The REIV’s recent median house price data for the June quarter shows prices remain steady across Melbourne. Since the dip in prices in 2011, the overall median price has remained unchanged for the past six months. The REIV calculates that the median price of a house in Melbourne is $535,000 (based on 8,419 sales) while the median price of a unit (based on 4.440 sales) is $450,000. As always when you’re looking at any type of median figure, it’s essential that you keep in mind that these numbers are based on sales volumes across a broad cross-section of the market, spanning high-end properties through to more modest ones. When you drill down into the figures for a specific suburb, you’ll see just how broad the price variation can be. For instance, in South Yarra the median house price for the quarter is $1,240,000, but actual house prices in the suburb ranged from the lower quartile figure of $781,250 through to the upper quartile of $1,920,000 which makes it difficult to generalise when the price spectrum is so wide. Similarly, if a suburb experiences a low volume of sales or a series of sales of lower priced

properties during a quarter it can distort the median figure, skewing the median downwards. So, if you’re confused or concerned about a sharp rise, or fall, in your suburb’s median price, it’s important to remember that the median figure reflects the volume of sales activity recorded in the last quarter.
