n major property market news for NSW, the O'Farrell Government has announced it will cut the existing stamp duty concessions to first homebuyers for all but newly constructed properties from 1 January 2012.
In a move designed to stimulate construction of new homes (as well as reap a $1 billion windfall for the Government), stamp duty exemptions for first time buyers will no longer apply for people who buy existing properties. First home buyers will still have stamp duty payments waived only on purchases of new and off-the-plan properties priced at less than $500,000, with partial exemptions available for new properties valued between $500,000 and $600,000. Developers have predicted it will encourage more home building on the city fringes, where new home prices are more likely to remain below the threshold. There is concern that this threshold is so low that it will largely only apply to two-bedroom units in Western Sydney, some smaller freestanding houses in Sydney's south-west, studio apartments nearer the city centre and homes in more affordable regional centres. Since the announcement of the changes our One Agency agents have been reporting heightened activity in the apartment market, of which first home buyers make up a significant proportion, with first time buyers eager to get into the market before the January 1 changes. However, in general, stock levels are lower than traditional Springtime levels, meaning that vendors are well positioned to benefit from plenty of competition for available properties.
Good news for the property market nationally is the fact that the Reserve Bank elected to keep rates on hold at its most recent meeting, leaving the cash rate unchanged at 4.75%. In fact, we haven't seen a rate rise since November last year, with the Government clearly acknowledging the tenuous state of the economy and the need to add no further burden to borrowers.

THE BEGINNERS GUIDE TO AUCTIONS So you've found your dream home and you want to make it yours now! There's just one hurdle, it's up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.
