S

ignificant market news during August came in the form of unexpected interest rate reductions, not from the Reserve Bank but from some of the big four banks themselves. Just days after industry experts were warning of interest rate rises, Commonwealth Bank, Westpac and St George took the unusual step of reducing their interest rates on fixed-term loans. Their fixed-term rates were reduced well below the average discount variable rates, with variable loans being favoured by the majority of borrowers. However, the head of retail banking services at Commonwealth Bank, Ross McEwan, commented that many borrowers now wanted certainty with their home loan repayments and that fixed loans offered that peace of mind. These cuts follow growing global economic concern about the Euro zone debt crisis and the possibility of a double dip recession in the US which triggered turmoil on international financial markets. The decision by ratings agency Standard & Poor's to downgrade the sovereign credit rating of the United States to AA+ from AAA has contributed to the volatility. The interest rates on long-term bonds have also fallen sharply, making it cheaper for lenders to fund mortgages. There is also speculation that official interest rates will also fall soon. Despite the global financial unease, our property market has remained resilient, especially when compared to the volatile stockmarket. While June is a traditionally quiet period in the property market, figures released by the Bureau of Statistics show that the number of new loans to owner-occupiers remained unchanged that month and didn't show the expected decrease. When it comes to the property market, it's time to think long-term as real estate continues to be a strong long-term performer. We're now eagerly waiting to see the results of the busy Spring sales period which has just kicked off. Properties are selling and during the month we recorded an increase in investor enquiry and buyer numbers at our open homes. While prices have softened, buyers are still commenting to us that they are confident in the local property market. Confidence is a critical element and you only have to see what happens to the share market when confidence fails. Thankfully, we feel the majority of sellers now entering the market have realistic expectations and buyers are responding positively. 48 transactions in our reported zone is an improving number and does provide confidence as we enter the Spring cycle. We anticipate new property listings will quickly increase in September and the sense is that buyers appetite for property has improved in recent weeks.

THE BEGINNERS GUIDE TO AUCTIONS So you've found your dream home and you want to make it yours now! There's just one hurdle, it's up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.
