Conduct a high profile public marketing campaign to create a competitive selling environment, chiefly between the owners of the immediately adjacent development properties. Convince our client that this would achieve a better result than direct negotiation.
The initial bids did not meet the clients’ required contract conditions. The competitive environment and strong underbidder presence made the ultimate sale price ($19.7 million) much higher together with an unconditional contract of sale on a 12 month settlement.

By the nominated closing date, tenders had been received from Stockland Trust Group, AXA/National Mutual, Australand, A.V. Jennings, Peet & Co and Sunland Corporation. Initial tender bids varied from $10 million to $15.3 million. Further negotiations resulted in a $16.35 million contract of sale price.
