There’s been an abundance of media commentary lately about Melbourne’s median property prices, and while it’s easy to get swept up in the headlines, it’s important to look closely at the figures to get an accurate picture of market performance. Median prices can move sharply in any given quarter due to a range of factors including fewer recorded sales in any particular suburb which makes the sample size too small for analysis, or an influx of lower or indeed higher-priced properties which skew the average sale price for that quarter. When you drill down into the figures to look at comparable sales and see what type of properties have been passing through the market recently, it’s clear that market is holding

up well in the price range up to $1 million. Market performance for properties up to $2 million is less consistent, but quality properties with individual merit are creating their own market.
