There have been some reports in the media recently of wild fluctuations in median house prices of several Melbourne suburbs. For example, one recent report suggested median prices in Albert Park had risen by 29%. While it’s interesting to watch market fluctuations from quarter to quarter, it’s important to understand that median prices are not the same as average prices recorded over a longer period of time. The median price is calculated on whatever sample is available for the nominated period (usually per quarter). If a particular suburb records fewer sales during that quarter then the sample size will be greatly reduced. Sometimes the median price is calculated on fewer than 30 sales, and if the majority of those sales happened to be at either the upper or lower end of the market, they will significantly skew the median price due to the very small sample size.

Often in the inner suburbs, we see brief periods where fewer transactions are made - for instance over the summer holidays - and this can cause dramatic shifts in the median price, which in turn can affect people’s perception of market performance for those suburbs.
