What to look for when buying a house 2-51
For most of us, buying a house will be one of the most significant purchases we’ll ever make. The process of finding and buying your dream home can be challenging but there are a few things you can do to make the process as smooth as possible. Think about your living requirements for the next 5-10 years: Will the kids still be at home or will you be looking to downsize? Knowing whether you’ll need a four bedroom family home or a two bedroom townhouse will help focus your search. Be clear about your budget: Know exactly how much money you can afford to spend. Make sure you factor in all the costs involved in buying property such as stamp duty and conveyancy fees. Research your preferred location: What sort of amenities will you need? Is proximity to transport, schools and shops important? Keep an open mind about location as much as possible – you might have your heart set on a particular postcode but could end up finding a more suitable property in a neighbouring suburb. Know exactly what features are ‘must haves’: This goes beyond the number of bedrooms you need and includes things like off street parking, storage, entertaining spaces, heating and cooling. For example, if you’re an avid gardener then outdoor space will be important, but if you’re not a green thumb perhaps you’d prefer a small courtyard. Do your homework: Look at recent sales of comparable properties to get a feel for what represents good value for money. 1
