What a Difference 10 Years Makes A recent blog posted on the Real Estate Institute of Victoria website shed some interesting light on changes to property values and cost trends over the last decade. Melbourne’s current median house price is $590,000. This is 103% higher than the $291,000 recorded at the same time in 2001. A decade ago the stamp duty payable was $13,120. This was 132% less than the $30,470 which was payable on the median house if purchased in the June quarter of this year. Unlike a decade ago however, first home buyers can now benefit from a 20% reduction on this bill for most homes. But the First Home Owners Grant was valued at $7,000 in 2001 and is still valued at $7,000.

Finally, according to latest Australian Bureau of Statistics, the average home loan to a nonfirst home buyer was $291,200 in June this year, 99% more than the $146,500 recorded in June 2001. Most would agree that these are interesting numbers, given the ups and downs of the last ten years, including the strong downturn experienced during the global financial crisis. In summary the Inner West represents excellent long term value, when compared to either Inner City suburbs, like Fitzroy, Richmond or Brunswick. Craig J.
