Self Managed Super Funds for property investment Last year, changes were made to the rules governing self managed super funds (SMSFs), effectively allowing funds to borrow to buy an asset. Previously, SMSFs were forbidden to gear their funds. So if you wanted to buy property, the fund had to buy it outright without a loan. All that changed with amendments to superannuation legislation which allowed the use of instalment warrants to buy (leveraged) real estate.

There are numerous tax advantages in using a SMSF to purchase property. Some of these include: • a maximum of 15% tax payable on rental income; • 10% capital gains if held for more than 12 months and potentially nil if the property is sold when the fund is in the pension phase; • Interest costs are tax deductible and you may be able to receive a tax deduction (via salary sacrifice) for loan repayments.
