Whilst some properties are taking longer to sell, the overall sentiment is that the commercial and industrial sectors are a preferred investment option offering higher annual returns than many other sectors with the potential for strong capital growth in the mid to long term.
According to the Nichols Crowder transactional data, over 50% of all purchases are being made by investors and owner occupiers in their SMSF. There are many compelling reasons; • Y ou can use your super to borrow and buy commercial and industrial property. The rules changed in 2007 and this option has become common place. • Y ou can combine your super. A Self-Managed Super Fund can be the combination of up to 4 people in the one fund – ie; your spouse, parent, friend, business partner etc. • Start your super fund by transferring the funds you have accrued in your Industry Fund. • A bank doesn’t have to be your lender – You can be the lender from other equity (house, business) or cash reserves. • B anks are becoming more familiar and comfortable with lending to SMSF. Banks often lend up to 70% at very competitive rates. • F or owner occupiers of commercial/industrial property it is an ideal way to increase your super contributions tax effectively. Mr Crowder added that these tips are general in nature and potential investors should speak to their advisors for specific information.
