Downsizing to a cheaper home is actually a pretty smart move

I
T IS no secret that many homeowners are battling to meet their home loan repayments every month. If you are one of them, you could consider selling your home and downscaling to one that will cost you less. This will not not change your homeowner status and it will take away a lot of the financial stress. Downsizing is a move that should not be viewed in terms only of affordability but also for the convenience and benefits a smaller property offers. There is also the added advantage of being able to buy in the same market, says Stephen Cohen, the Dogon agent on the Atlantic Seaboard.
Downsizing is not failure Downscaling has become a global trend and homeowners going this route should not see themselves as failures, he notes, citing himself as a prime example. “Having semigrated from Johannesburg, where I had a fairly large home, to Cape Town 11 years ago, it became apparent that I certainly could not afford to have the same type of home in the Cape as the one I had in Joburg. “I found a very small 90-yearold home and, with the help of a brilliant architect and clever budgeting, the property was converted into a practical and manageable home with a small garden for my pets and a plunge
pool. I do not miss being bound to weekends of working in the garden and constantly paying for maintenance, upkeep, repairs and high bond repayments.” Still, knowing when it’s time to say goodbye to that sentimental property can be a difficult and emotional decision, acknowledges Craig Mott, the Western Cape sales manager for the Rawson Property Group. “Downscaling isn’t just about selling well and buying a more affordable property. It’s also about finding a home that fulfills your needs during the next chapter of your life. “So, be positive and start thinking about a bright and happy
future to avoid being depressed over the financial side of downscaling.” Start planning a fulfilling future When searching for a suitable property, you should make it a fun and positive experience for the entire family, Mott suggests. “Create a property checklist together; list what you and your family will need; and make a list of the must-haves, deal-breakers, and non-negotiables that you’re looking for in a property, such as the number of bedrooms and bathrooms, how important off-street parking is and whether you need a garden for your pet. “Once you have determined the must-haves, you can narrow down your search even more.” Creative and visual people could also create a mood board on which to pin their goals and visual elements of their new home. These activities, he says, seem to be therapeutic and will help everyone connect and get excited about moving. These days, there are so many choices in finding a suitable, smaller home, townhouse, simplex or an apartment, Cohen says. Depending on the age group, there are also modern and trendy retirement villages that are designed for community living and which have become popular. “Disposing of furniture and household items can also be of great benefit to family members, or charitable institutions.” Don’t assume you have to live in an apartment or complex Downscaling does not mean you are forced to abandon the
free-standing home lifestyle you are accustomed to either. Cohen says there are many options available, where architects are specifically designing and catering to the public who want the luxury and privacy of small, manageable homes. “There are cottages and freestanding simplex units – freehold and not sectional title – that offer an easy lock-up-and-go lifestyle.” Mott agrees: “There are free-standing homes – two and three bedrooms, that are smaller and more manageable. It all depends on affordability and whether you prefer living in a free-standing home or sectional title unit.” You do not necessarily have to give up your pets. If you opt for a sectional title home, then check what is allowed. Each apartment/estate/ complex has its own code of conduct by which residents are expected to live, Mott says. “Some apartment blocks/ complexes are pet friendly and even stipulate the type of pet and up to how many you are allowed.” If you do have pets you are moving with, you must inform your real estate agent so that they can find you a pet-friendly home. Echoing this, Cohen says it is important to ask the agent for a copy of the sectional title rules, to ensure that pets are allowed. Sometimes the wrong information is given and this could be a traumatic. “Very often, one can get written permission from the chairman or the managing agent, allowing you to keep a small pet.”

OUTH Africans are struggling to keep up with inflation, fuel and food price increases – not to mention the ongoing interest rate hikes. For this reason, many people are hesitant about buying a home as they not only worry about being able to meet their bond repayments but are also unsure about what their future holds. Property has, however, always been a resilient asset class as people require housing security, and its value, over the long term, tends to go up. Therefore, in times of crisis, people tend to want to own physical assets such as property, gold and cash as opposed to being invested in equities, says David Sedgwick, the managing director of Horizon Capital. “This crisis, like all the ones before, will pass and when it does, one will still own their physical property which is a real asset.” During the global crisis of 2008, he says, commercial FIND US HERE: @iolproperty @iolproperty @iolproperty.co.za
property prices fell by a far higher level than residential property – 30% compared to 2% – which showed that residential property prices retained their value better than commercial property. The resilience in the residential property market is also driven by the fact that being forced to sell one’s home, especially at a big loss, is always the last resort, Sedgwick adds. “Before this, people will cut back on all discretionary expenses, trade down their car, stop contributions to their pensions, rent out a spare room, borrow money from family if possible, negotiate new bond payment terms and get a second job if need be.” Echoing this, Tony Clarke, of the Rawson Property Group, says property is one of the most stable investments to have during a major economic crisis. “The biggest thing for new homeowners to remember is that even if money is tight at times, your property is a valuable asset that is worth sacrificing for.
“Discipline is key from the getgo, so try to stay positive and take control over your finances. Cut back on luxury items and take a careful look at your monthly debit orders and expenses. Review each area and think about which items are necessities, and which are costing more than they’re worth.” Citing ooba data, Andrew Golding, the chief executive of the Pam Golding Property group, says the impact of the recent 0.5% interest rate hike is not expected to be significant, especially as this is the lowest level of prime interest rate in more than two decades. The prime interest rate was 8.5% between July 2012 and December 2013. “According to ooba, the average approval rate for 100% bonds inched higher – from 81.3% in March to 82.8% last month, the highest rate for the year to date, with the approval rate for first-time buyers at 79.9%. This indicates that financial institutions still demonstrate a strong and competitive appetite for lending.
“Bearing in mind that the desire among our country’s sizeable young generation of savvy, aspirational citizens is to own their own homes, and that activity in the marketplace is also fuelled by people relocating for a variety of lifestyle and other reasons, we are optimistic that the residential property market will continue to retain its resilience, as evidenced over the years despite numerous economic and other challenges.” Carl Coetzee, the chief executive of BetterBond, agrees. He says the property market remains in far better shape than it was in 2008, when the property bubble burst and house prices plunged. “Of course, the increase will mean a change in monthly repayments, and we encourage homeowners to factor this into their budget calculations. But we are still in a far better position than we were in 2008, when the property market collapsed and inflation was at 11.5%.” Furthermore, Coetzee says, the recent increase in interest rates has
not dampened the banks’ appetite to lend. “BetterBond has seen an almost 10% increase in the ratio of formally granted bonds for April, year-on-year, which is significant coming off the high base set last year.” And with some banks offering loans of up to 105% for qualifying applicants, there are options for aspirant homeowners. The trend among property buyers, says Adrian Goslett, the regional director and chief executive of Re/Max of Southern Africa, is the strong favouring of the coastal lifestyle over the urban hustle and bustle. Demand for suburbs that offer a higher quality of lifestyle is expected to remain high for the foreseeable future. “The pandemic saw buyers spread further afield to find homes that offer a higher quality of lifestyle. This trend seems to be holding strong for as long as the option to work remotely continues.”

A tenant’s O guide to deposit rights and everything inbetween Landlords and renters must familiarise themselves with the conditions stipulated in the Rental Housing Act
NE OF the most contentious stages of a lease period is when the lease is terminated, and discussions around the return of the deposit begin, says Paul Stevens, the chief executive of Just Property. Offering insight into how the process is regulated, and what tenants and landlords can do to avoid disappointment, stress and anger, he says the Rental Housing Act governs how deposits and interest earned are handled. The act states that landlords may require tenants to pay a deposit before moving into a dwelling and that the deposit may not be greater than the amount agreed between the landlord and the tenant. In other words, the amount is a point of negotiation and agreement; it may be led by market norms, the landlord’s appetite for risk, the type of property and the tenant’s credit history, among other factors. The Rental Housing Act also dictates that deposits must be invested by the landlord in an interest-bearing account with a financial institution. “Best practice is to hold the deposit in a dedicated Trust account, independent of the business/landlord’s operating account.” The act also states that “the interest rate applicable to such account may not be less than the rate applicable to a savings account with that financial institution”. Stevens says tenants can request written proof of how much interest was earned on the deposit while it was in
the account, and the landlord needs to show the tenant proof if requested. “The process and timelines for paying back deposits is addressed in the Rental Housing Act too. It states that deposits must be repaid to the tenant, together with any interest accrued to such account on the expiration of the lease. This can be achieved within seven days of the end of the lease if certain conditions are met.” Protect yourself from the outset The tenant and landlord/ representative need to attend the incoming and outgoing inspections, the act states. In this way, both parties will be aware of damage that is placed on record, and if they happened before or after the tenant moved in. This evidence, Stevens says, allows the tenant and landlord/ representative to more easily navigate the common issue of normal wear and tear versus damage to property, whether intentional or not. “Tenants and landlords should keep copies of the inspection report and datestamped photographs for their own record and in case other records are misplaced or damaged. “These should include things like doors without keys, damp patches, missing light covers, scratches on wood floors, stained carpets, nails in walls, and anything that is broken or might be an issue in the future.” He says tenants should also make sure that things
like all lights, plugs and stove plates work and remember to record issues with regard to the exterior too. The inspection report should include descriptions for each photograph as it can be difficult to remember details down the line. “Protect yourself by carefully reviewing the landlord’s or representing agent’s incoming inspection report and associated photographs. Insist that the records be edited if anything has been omitted or misrepresented. Careful attention here will help to avoid future disputes. “When it’s time for the exit inspection, tenants will have accurate, documented proof of the condition of the property from when they moved in.” Getting your deposit back If the property is in tip-top condition and the is no damage, the tenant should receive their full deposit, Stevens says. “There are milestones at seven and 14 days after the termination of the lease, and then another 14 days after the restoration of a property (if there is damage). “If there are outstanding amounts from the tenant, then the landlord can use the deposit to pay for anything such as outstanding rent or utilities and damage to the property. “Remember, your full deposit is not guaranteed. It is best to have saved up for a new deposit and the first month’s rent before terminating your old lease.”
