A

RCHITECTURE is more than just the structural design of buildings. Rather, it encompasses wider skills of design and building which ensure the places where we live and work meet both our functional and aesthetic needs. Within the property sector, there are a number of architectural professions and many of these work hand in hand with the others, creating a blend between outdoors, indoors, sustainability, and visual appeal. RESIDENTIAL ARCHITECTS These professionals specialise in the design of homes – either from scratch or through renovations – but their work transcends just what can be seen. In addition to actually designing living spaces they need to take into account zoning laws, environmental factors and structural stability. They also need to incorporate safety guidelines and building codes in their designs and deal with homes’ plumbing and electrical systems. Residential architects meet, and develop relationships with, clients in order to give them products they want, and also work with contractors, builders and interior designers to ensure the final product is as envisaged. They are typically involved in a project from conception to completion. COMMERCIAL ARCHITECTS These architects specialise in the design of offices, factories, retail buildings, hotels, hospitals and other commercial properties. Although their work process is similar to that of residential architects when it comes to client liaison, design and project management, these professionals need to also have their finger on the pulse of customers, employees, guests and other end-users of the buildings they are creating. This is in order to create spaces that are not only functional but enjoyable. SUSTAINABLE-DESIGN ARCHITECTS Whether designing homes or commercial properties, sustainabledesign architects – also referred to green architects – focus on building design and construction that lessens the impact of urban development on the environment. The World Commission on Environment and Development defines sustainability as development that meets the needs of the present without compromising the ability of future generations to meet their own needs. These architects are committed not only to creating buildings that offer environment sustainability, but creating these properties using sustainable materials and practices, and opting for developing them on land that, as far as possible, requires little to no destruction of natural resources. INDUSTRIAL ARCHITECTS Industrial architects use their expertise to design spaces where functional requirements are the priority. These architects typically design buildings such as warehouses; factories; storage buildings; distribution and logistics facilities; production and processing plants; power plants; transport hubs and terminals. Industrial architecture caters for distinct buildings which meet the needs of commerce and industry, integrating the different processes, machinery, equipment and other requirements of a specific industry into a functional building design.

CONSERVATION ARCHITECTS These provide expert advice for conserving the architectural heritage of buildings and sites, which is increasingly important in a world where spaces are becoming homogenised. The objectives of conservation architects include retaining the visual identity of buildings and land and adaptively reusing and restoring them. This is in addition to sustainable building. These professionals draw up plans for conserving or updating buildings and oversee this work. They need to have in-depth knowledge of various architectural periods and styles.

LANDSCAPE ARCHITECTS Operating in residential, commercial and public spaces, landscape architects create beautiful outdoor spaces by focusing on planning, design and project management. The aesthetic appeal of these spaces is one of their priorities. Landscape architects analyse land conditions and plan the locations of buildings, roads, walkways, flowers, shrubs and trees within environments. They also collaborate with environmental scientists, foresters and other professionals to find the best way to conserve or restore natural resources.

These professionals create detailed plans indicating new topography, vegetation, walkways and other landscaping details, such as fountains and other decorative features. URBAN-DESIGN ARCHITECTS Urban-design architects work with a number of other professionals, such as engineers, other architects and developers, to create spaces that benefit everyone. They also work with local communities in doing so. Their scope of work includes designing towns and cities; villages; parks and open landscapes. They survey land and

buildings, analyse their current use and make recommendations for their future development. These professionals shape the physical setting for life in these spaces. INTERIOR ARCHITECTS Not to be confused with interior designers, these architects design and oversee interior construction. They consider the functionality, safety and appearances of buildings and focus on designs that ensure proper light adjustment, ventilation, aesthetics, and utility of a property’s interior. In comparison, interior designers focus on the furnishing and decoration of an interior.

Letter from the editor NO ONE tells you how incredibly nerve racking it is to put in an offer to purchase on a home – especially if you are a first-time home buyer. A lot of what you put in the offer is guided by what the estate agent tells you, so a feeling of complete trust has to be established between you. Some are fortunate enough to have family or friends who have gone through the process before who can help but when you are the first generation to buy, the process can be filled with anxiety. You are tying yourself in to something for the next two decades (normally) and scary thoughts can start looping in your head… Are you making the right decision? Will the area stay stable? Will the value appreciate? Will you live happily in this place? Will you have good neighbours? You might even feel frozen by fear. But, speaking to people, it seems immediate buyer’s remorse is common and affects almost 70% of buyers, quickly followed by a settling in and joy at the investment. Also, I am told the feeling of owning your own piece of property is second to none. As much as you do all your homework, tick all the boxes and dot all the i’s, eventually you do have to take the plunge and put in that offer. It can be a scary experience as you ponder whether you will or will not have your offer accepted and whether or not you’ve made the right decision. I think knowing that it’s common to have these feelings allows you to exhale as you wait for that call or email to say whether you’ve got the spot or not. PEN spaces, extra rooms, and smart home design are among the world’s most in-demand architectural trends as people look to balance time alone with the need to remain connected to those living with them. Green architecture is also a growing trend in the way residential properties are designed and developed. If the pandemic has taught us anything, it is the value of relationships and the importance of simple and sustainable living, so it is no surprise that those who are able to are having dream dwellings designed to their specifications. Open-plan living appears to be the design of the future as the main areas of the home become communal spaces to interact with loved ones. Whether it is entertaining guests or just enjoying family time together, people want to keep connected. However, this does not mean homes will no longer cater for privacy as, countering the openplan design trend, there is the need for people to have spaces such as man caves, she sheds and rooms where they can send time engaging in hobbies or enjoying down time. And there is also the need for office and study spaces following the global switch to remote working and home learning. This integration of communal and private space is referred to as “broken-plan” design, says Chris Cilliers, chief executive and co-principal for Lew Geffen Sotheby’s International Realty in the Winelands. “No one can deny the benefits of open-plan spaces which create a sense of sociability, allow for roomier and brighter living areas

and enable multiple functions to be performed in the same area. “However, with Covid restrictions in place, there is a greater need for privacy and personal space and for us to add boundaries to our living and work zones so they don’t constantly spill over on to one another.” The most practical and economical solution is to shift from open-plan to broken-plan living. “In a nutshell, broken plan is still an open-concept design but with the focus on integrated living. You retain the spacious airiness of open-plan living but, through the clever use of the available space and the creation of distinct zones, you allow for more flexible use throughout the day. “Essentially, you create separate personal hubs in your home for working, family time, dining, study and leisure. “This also adds visual interest and enhances the liveable aspect of an open-plan area.” Another trend in residential architecture design is additional “main bedrooms” to cater for the rise in multi-generational living and house sharing. In conjunction with a growing emphasis on family connection, many friends and relatives are choosing to live together for a number of reasons including being able to pool resources – financial and other – or save money to buy property. Indoor-outdoor living is not a new concept in home design but, similar to the factors influencing the need for open-plan spaces to connect and interact, it is here to stay. As people spend more time at home, they want to be able to experience beauty and fresh air in their gardens and outdoor areas. Of all the architectural design

trends, however, the biggest is probably the move to green living. And while concern for the environment is a huge motivator for this, cutting back on the costs associated with on-grid living is also a push factor. This is especially true in South Africa where rising utility tariffs and unstable supply of these services is a reality. When it comes to home improvements, says Arjun Khoosal, chief technology officer and co-founder of Kandua.com, more South Africans are looking for solutions that will reduce energy and water consumption, to save money and to reduce their reliance on utility providers. “It’s no longer unusual to see solar panels or rainwater-harvesting tanks. Smart home systems are also emerging as a way to make homes more sustainable and less reliant on the grid.” For the owners of luxury properties, there is an increasing demand for homes that offer the best in comfort, practicality, functionality, convenience and style, says Cilliers. After a long year of spending an inordinate amount of time at home, it’s no surprise that the “less is more” trend of the past few years has been supplanted by “bigger is better”. Citing a recently released 2021 report published by the Coldwell Banker Global Luxury programme, she says nearly 55% of the 40 luxury specialist respondents reported additional square meterage was the prime buyer priority that changed between 2019 and last year. Many listed megamansions; expansive homes with large gardens; family compounds and even private islands as the ultimate social-distancing retreats.

HOW TO SWITCH TO A SMART HOME – ONE STEP AT A TIME A smart home involves the connection of appliances, devices and systems to the internet, enabling the automation and remote control of things like lighting, temperature and security, says Kandua.com’s Arjun Khoosal. He advises those concerned about hefty upfront costs to take it one step at a time.

Smart lighting solutions Most people are aware of the energy savings achieved by replacing incandescent lighting with LED bulbs but smart lighting solutions can take this to the next level. “These systems allow you to adjust the brightness, turn lights off and on based on time or motion sensors, and even change the colour of your lights. You can control everything from your phone or laptop or have things manage themselves by selecting an automated setting.” Automated temperature control When it comes to keeping your home cosy in winter and cool in summer, he notes that combining traditional solutions with new technology reduces your reliance on expensive heaters or air conditioners. “For example, you can install automated window shutters or outdoor pergolas that respond to weather conditions to take advantage of the warming power of the sun and then also seal all the gaps around windows and door frames to make sure you keep the heat in.” Smart strips Khoosal says a simple way to deal with appliances and devices that continue to draw power even when they are turned off – such as gaming consoles, laptops, TVs, coffee machines and microwaves – is to use a smart power strip. These strips not only offer remote monitoring and control, and cut off energy supply to specific devices when they go into standby mode, but surge protection too. Water savings If you have an irrigation system, it’s easy to install a timing switch so it automatically goes on and off at set times, giving your garden only as much water as it needs. Inside the home, he says the key is to keep washing machines and dishwashers clean and well maintained or to upgrade to newer, more efficient models. Network connection A good, reliable internet connection is the backbone of any smart home. For larger homes especially, it is more than just plugging in the wi-fi router that your internet service provider supplied. “You may want to get a pro to set up the network properly, so all your devices work,” Khoosal says.

Is cash really king? Experts give the pros and cons of buying for cash and advise on attaining a second home in Mauritius BY BONNY FOURIE bronwyn.fourie@inl.co.za Q: WHAT are the benefits of buying a home cash and how does one afford to do this? A: There are several benefits to purchasing a home with cash. Beyond saving the cost of interest charges, buyers will also stand a better chance of having their offer accepted by the seller – especially when the seller is in a hurry to sell. These sellers might even be willing to accept a lower cash offer over a higher offer pending home finance approval. However, finding the necessary funds to afford a cash offer is no easy feat. Unless the buyer has inherited a large sum of money or has recently sold a business for a large sum of money, finding enough available cash to purchase a home without any credit can be complicated. My advice is to start small and work your way up. If the goal is one day to purchase a home in cash, I would suggest starting with an affordable home in a desirable suburb that will grow in value and can be paid off within five to 10 years. Once the house is paid for in full, the homeowner can sell it and use the whole amount, plus the profit generated from the sale, to purchase a new home in cash. The alternative to this is to save aggressively to afford to purchase a home in cash from the very outset. My advice to those who attempt this method is to find the most affordable place to rent while saving up to purchase. – Adrian Goslett, regional director and chief executive of Re/Max of Southern Africa

Q: The market is said to be favourable at the moment but we are struggling to sell our house. What could we be doing wrong? A: If your property is in the right area and price range for the current market, you should be attracting an offer. If you are still struggling to sell, you need to look at either your price or your agent. Keep your asking price relevant to current selling prices and don’t wait too long for a higher price as it might never come. Do not dismiss offers too quickly unless they are completely off the mark. If an offer is close enough, or the agent advises that it is a good offer compared to current selling prices in the area, accept it. The best offer comes in the first month, thereafter buyers will move on to competing properties. If your house has been on the market for a while and is just not selling, listen to your agent’s advice in terms of why the property is not attracting offers, especially since we are in a market where it is easy to access mortgage loans and conditions are favourable for buying. Ensure your property is in top condition with all maintenance done including fixing or replacing what is broken; painting the interior and exterior; and decluttering. Buyers will always look to discount your price if they spot something wrong with the house. If your property is in great condition, and the price is fair in relation to the current selling prices in the area, and you

are still battling to attract an offer, it is time to change your agent. Look for an agent who is achieving sales success in the current market. And stick to a sole mandate. – Samuel Seeff, chairperson of the Seeff Property Group Q: We are looking to buy our first home, and I want to buy in a suburb, although I could be convinced to live in or near a modern commercial hub. What things should we bear in mind when deciding? A: Residential property prices tend to increase the closer one gets to a commercial hub. So, bear in mind that there are nearby suburbs that offer similar benefits without the premium price tag. Safety is a priority, so look for developments and homes within a boomed neighbourhood that provide perimeter electric fencing, CCTV surveillance, armed response or a panic button linked to an off-site response room. – Tyron Baird, of HB Realty Q: We want to buy a second property in another country and are quite keen on Mauritius. Is this country a good choice? And what options are available in terms of residency there, as we will ideally live between both countries? A: South Africans make up the secondlargest number of foreign investors in Mauritius, after the French. They are drawn to the island’s political stability, strong economy, productive business

environment and recognised rule of law, as well great tax incentives, excellent schools, low crime rate, world-class health care and fantastic quality of life. Now, with borders reopening and interest rates at record lows, a lot more South Africans are expected to push play on plans to relocate their families and businesses on to Mauritian soil. Buying property is actually one of the easiest ways to get Mauritian residency. All you need to do is invest in one of the designated real estate schemes. Investment options include the Property Development Scheme, Integrated Resort Scheme, Real Estate Scheme, Smart City Scheme and G+2. Each scheme has its own benefits and price points, with buy-ins ranging from 6 million Mauritian rupees (± R2m) to $370 000 (± R5.4m). Most South Africans tend to look for properties between MUR8.5m and MUR20m. Favourite locations include Black River and Tamarin on the west coast. As for financing, most Mauritian banks offer mortgages to foreign buyers. Interest rates vary depending on the currency of choice. One thing to be aware of is the maximum loan-to-value ratio for foreigners, which is about 70% of the appraised value of the property. Loan terms also tend to be capped at 15 years, which means investors need to prepare for a sizable deposit and shorter repayment period than they may be used to at home. – Isabelle Hardy, branch manager for Rawson Properties Mauritius
