OVER the past few years, the number of people suddenly changing a lifelong career or giving up their part-time hustles to become an esate agent has become noticeable. The reasons are obvious: From the outside, it looks like agents work their own hours, and it is no secret that they earn really good commissions when they sell a property.Whilethis might be true to a certain extent, there is a lot more to being an estate agent. For the right person, the career could be exciting and rewarding, but for the wrong personality type, it could be disappointing. How do you know if you are fit for a career in real estate? What qualities or personality traits should I have? In most of the traditional real estate agency sector, says Carla Clarke, the public relations and communications manager for the Rawson Property Group, earning is commission-based and the hours are not limited to 9am to 5pm. “The harder you work at upskilling yourself, generating business, and delivering excellent service, the more you will earn. You have the ability to write your own cheque. Good agents are definitely driven, self-motivated individuals willing to put in the time and effort to make sure they are the go-to agents in the areas theySuccessfuloperate.”agents also have good interpersonal skills and are able to relate well to clients; they are able to understand clients’ needs and emotions; and guide and support them through often complicated or emotionally challenging situations. “At the end of the day, property decisions are big decisions, hard decisions; and good agents are able to make sure that their clients are in the best possible position to make the right decision for them.” Nikki Elliot, of Country and Coastal Properties, says aspiring agents must be self-motivated and tenacious, and have strong values like honesty, and integrity. “They must also be problem solvers and be prepared to be available at all times. A good agent must be reliable, emotionally strong, and willing to serve and walk the extra mile.” And they must be interested in their areas or specialities. Paul Stevens, the chief executive of Just Property, says people with a can-do attitude and a good work ethic, who love helping people and working in a competitive team environment, will thrive in the propertyWhileindustry.notingthat there are no income guarantees, he says the earnings potential of rookie estate agents far exceeds what they might earn in other entrylevel positions. Are there particular skills or qualifications that are recommended? In terms of the industry regulations, Stevens says trainee agents need to complete a 12-month internship under the supervision of a fully qualified agent. There are also formal qualifications to achieve, •including:FurtherEducation & Training •(FET).National Qualification Forum (NQF) Level 4.

What are your prospects for advancement? One should check if the company has a vested interest in the success and happiness of its agents. “If you hope to be able to buy your own franchise one day, ask about such opportunities, and listen closely to what the franchisee says about the parent company. Is there support from their head office?”

• Access to technology, systems and data that enables agents to be more efficient and professional, as well as added value offerings that put them ahead of the game in their services to clients. “The recent ‘rude awakening’ due to 2020’s Covid-19 lockdown effects on our industry showed that brands offering online solutions to agents and clients were able to do much more than just survive. They thrived by implementing better, more efficient ways of adding value and conducting business.” Other questions that potential agents should ask revolve around an agency’s mindset, Stevens says. “Does the agency have a forward-thinking creative mindset? How did they transition to working from home, for example? Were they able to nimbly adjust? You don’t want to be stuck in a business that is holding onto legacy processes and ways of working. The standard of their technology will tell you a lot about how much a firm values its agents.”Echoing Clarke, Stevens says that when selecting the right brand to work for, potential agents should ask: Do they place value on staff development? “Your internship is a learning period so try to determine if the agency has a strong development culture. Do they offer a structured on-boarding programme for interns? Do they even have a specific internship programme?” He advises that one asks about intern logbook training and mentorship as “that will clearly illustrate whether internships are well managed or a waste of time”.

• Real Estate and Professional Designation Exam Level 4 (PDE4). “These can be acquired while you undertake your internship.” Before becoming an intern agent though, Clarke says any tertiary qualification in fields such as finance, sales, legal or marketing would be “advantageous” as it would add valuable knowledge and skills to what the agent has to offer an employer and clients. However, it is “most definitely not a requirement for the majority of real estate agencies”.

How do I choose the right agency to work for? While the answer can be subjective, Clarke recommends that potential agents consider several aspects about a real estate agency brand: • Its presence in the area you want to operate in. • Its values and culture, including team leadership. • Access to ongoing training and upskilling, as well as supporting and facilitating you to obtain the relevant real estate qualifications.

There might be outstanding debts on the property and beneficiaries need to consider the estate taxes and other financial implications associated with the inheritance, she says. “Once the property is officially transferred to the beneficiary, other expenses related to maintenance, possible renovations and monthly rates and taxes need to be taken intoOnceaccount.”allthe necessary steps have been taken to evaluate the financial implications of owning the property, beneficiaries need to decide whether to move in, sell it or findFortenants.some people, sentimental value is more important than profit while, for others, a clean break is easier from emotional and financial points of view.

Her experience in real estate has seen close and distant relatives – and, in some cases, even criminals – attempting to be appointed as executors and claiming an inheritance. “We see a lot of properties being sold by the person whose name rightfully appears on the title deed but later, it emerges that they managed to somehow transfer the late parent’s home into their name without informing other family“Sometimesmembers.family members know that the property is in this person’s name but never expected the person to sell the family home without the family’s consent. In most townships, relatives live with children who have come to live with them for various reasons, and the question then is whether the children have ownership of the property when the owners are deceased.“Mostattorneys dealing with deceased estates will advise that it’s best to avoid conflict pertaining to late estates, and that a family must sit down and appoint an executor of an estate under the Administration of Estates Act 66 of 1965… Once the family agrees on who should be appointed, then the appointed person would then be responsible for winding up a deceased estate.”

The often-contentious issues that arise relate to the legal and emotional aspects of the deceased estate

Where the registered owner of immovable property has died, Pearl Scheltema, then chief executive of Fitzanne Estates, says the property will need to be transferred to another person, normally a family member. The property will often need to be transferred to an heir or beneficiary nominated in the will of the deceased, but sometimes it may be in terms of the Intestate Succession Act. “When a person dies, the Master of the High Court appoints an executor to administer the deceased estate. The executor is the only person who is lawfully authorised and empowered to deal with the assets of the deceased. “The purpose is to ensure an orderly winding up of the financial affairs of the deceased, and the protection of the financial interests of the“Untilheirs.an executor is appointed, no one can act on behalf of the deceased estate.”

ZANELE SITHOLE* is finding out how difficult it can be to wind up a loved one’s estate, not only as she is trying to deal with the recent death of her mother, but also because she does not want her much-loved home to be lost to the family. Her brothers want to sell it but she wants it to stay in the family. “My mother loved her house. She worked hard to afford it. It was her pride and joy. I am sure that she would have loved her children and grandchildren to enjoy it just as much as she did.”

Maybe we are too afraid of death.”

This is just one example of the special space family homes hold in the hearts of those who spent many memorable moments there. And so, when the registered owner passes away, conflict and complexities can arise. The often-contentious issues relate to the legal and emotional aspects of the deceased estate and if not handled correctly and sensitively, could have profound – and unnecessary –effects on families.
