Facing the challenges Moving to a retirement village may not be all plain sailing but there are plenty of advantages BY BONNY FOURIE bronwyn.fourie@inl.co.za

ODERN retirement developments, with their focus on quality lifestyles, well-being, and community, are a far cry from the often-restrictive “old-age homes” of the past but choosing to make the move can still be tough. Not only are you faced with the prospect of making a huge physical life change, but the idea can also affect you psychologically, depending on how you view your retirement years. Even if you are keen on moving into a thriving retirement community, you may be overwhelmed by the number of new accommodation choices available. Not only do you have to choose the right home but also the area in which you wish to enjoy your golden years. And while living in a modern retirement village or estate may be the new dream for many retirees, you will need to also take some negatives with the positives, especially if you are moving from your own home. UNDERSTANDING THE PROS AND CONS The advantages of living in such developments, says Andrew Crooks of the Hibiscus Retirement Villages group on the KZN South Coast, are plentiful and include safety and security; carefree and active living, as well as a lifestyle
revolving around supportive and caring communities, and a range of services and activities for happy and healthy living. Furthermore, in life rights villages, the hassle of maintenance, security, garden services and dealing with municipalities falls away as these are the responsibility of the organisation. However, a negative is that you will probably need to downsize from the larger property you have been accustomed to living in. “This should be planned in advance and you should see it as an opportunity to declutter,” he says. Retirement developments in which the properties are sold as sectional or full title also offer you an investment choice, says Harry Pretorius of Noble Resorts, which has retirement developments in the Western and Southern Cape. Agreeing with Crooks, he says positives include greater security, access to health-care support, companionship and less, if any, maintenance. “The high standard of living, with access to various services and facilities, and desirable locations are also appealing factors.” But he too cites downscaling as being a necessity you might not welcome. “Living in a smaller unit can be an adjustment. And although each residence is built with privacy in mind, you are living in an active
and social community which, if you are used to living on your own, could be a challenge too.” Additional disadvantages you may face, says Monique Norman of the Cape Peninsula Organisation for the Aged (CPOA) in Cape Town, include: • Getting rid of lifelong possessions while downscaling. • A change in environment. • The fear of starting over. • A concern for the quality of health care. • Being away from loved ones. • The physical toll of the move. • Not making the decision soon enough. But, the advantages cannot be ignored and include the convenience of living in a secure complex with lock-up-and-go facilities, as well as an opportunity for adventure and the creation of new memories, she says. There is often financial peace of mind and access to a quality lifestyle with a focus on physical and mental health. Furthermore, living in such developments means you are rewarded with ongoing support as your life changes, flexibility and comfort of location. You may also be able to bring pets with you. PRECONCEIVED IDEAS MAY BE FALSE Norman says retirees must also realise that modern retirement
estates or villages are not old-age homes “but an extension of your current lifestyle”. “Your choice of village should be able to adapt to your individual needs,” he says. The biggest misconception you might have concerns the difference between moving into a development with sectional and full-title properties and one that sells life rights, Pretorius adds. You might think that you face escalating annual levies at the former but not at the latter. “This is simply not true. You pay a monthly levy at both types of developments.” However, some developments, like those of Noble Resorts, have made provision for a contribution to be paid into a levy stabilisation fund that ensures residents are not faced with any unexpected major expenses. Another misconception, he says, is that moving into a retirement village means that you earn no capital growth on your property. “However, it is important to choose the ownership model of the retirement village carefully so your property remains an asset within your estate.” Crooks says you may also wrongly believe you lose your independence when you move into a retirement estate or village, or that you will no longer have access to sports and recreational facilities or activities, or live within inactive communities. “Secondary misconceptions may be the design of the cottages, for example, not being modern enough or not having a variety of cottage sizes to choose from.”
BE AWARE OF THE COSTS YOU MIGHT FACE All retiree’s financial needs and lifestyle needs are different, however, Norman says. At CPOA villages, for example, there is a variety of retirement rental and life rights options to accommodate people’s different financial situations. “We offer a variety of retirement living options from independent studio apartments to luxury homes. “In our care centres we offer cost-effective modular units or private suites at competitive rates,” she says. As another example, Pretorius says you can buy an affordable studio apartment from R1.1 million at Noble Resorts Allesverloren. “At Noble Resorts Harbour Bay, an entry-level apartment would cost R1.795m. Buying directly from the developer means that you save on VAT and transfer duties,” he says. Crooks adds: “There are certainly retirement estates that only the wealthy could afford but there are many others that offer affordable entry-level prices. The important factor is having options in terms of accommodation size and pricing. “Hibiscus Retirement Villages offer a range of life rights options across our villages, from bedsitters to three-bedroom cottages, priced from around R500 000 to just over R2m.” He says potential retirees should also factor in the levies – and find out exactly what they cover – and the costs of any additional services.

Letter from the editor WE COULD all do with a bit of support and care after the turbulence of the past two years. Over a lunch with property professionals recently, it became clear that everyone had suffered during the hard lockdowns. Estate agents had not been able to work, construction workers were sent home, not knowing where their next meal would come from, and developers were tearing their hair out as cranes stopped working. At the lunch, what was so clear was just how hard it had been for many to be shut down. However, it wasn’t only concern about where the next rand was coming from, but the isolation, that got to some. Isolation was real, and we all agreed it was the elderly who felt it most I remembered our beloved writer Alan Simmonds, who died last year. Before we even went into lockdown as a country the retirement establishment in which he was staying shut its doors. He survived Covid twice – he was tough like that – and, at 80 years of age, was still a brilliant writer. In the end, it was a heart attack that took him on the day he was going to meet the outside world for the first time after almost 18 months of being in lockdown. I remember the many conversations and WhatsApps Al and I shared. He told me how he enjoyed the companionship he had at the spot in which he lived and how he loved the birdlife and pottering in the garden. It helped a bit knowing he wasn’t completely alone. However, I do know Al missed the companionship of the younger generation as much as we missed his wisdom. According to the experts I lunched with, it is this in particular that is driving the development of multi-generational retirement villages. I am all for it. My wise mom used to say, if you don’t have an old person in your life, go and buy one. She would have loved the idea of multi-generational accommodation. Warm regards

EMAND for retirement accommodation has increased since the hard lockdown as retirees, and those nearing retirement age, look for a stronger sense of community. “Loneliness during lockdown greatly affected the well-being of the elderly, and being within a retirement village assisted with this,” says Monique Norman, operations manager at the Cape Peninsula Organisation for the Aged (CPOA). She says there has also been growth in the number of retirees looking to rent retirement homes, or buy them on a life rights basis within such villages, as they seek varied lifestyle offerings in secure settings. “We have noted that communal areas, where retirees can freely socialise and interact with each other, are extremely important.” Andrew Crooks, chief executive of the Hibiscus Retirement Villages group, says the Covid pandemic amplified the benefits of retirement estate living, with people seeing retirement villages as havens of support, community and care. “Many retirees took the opportunity to move into such villages in this time or have decided to do so sooner rather than later. “For some, the decision to move into a retirement establishment may never have been on the cards but they have now revisited this as Covid has amplified the benefits.” Harry Pretorius, chief executive and developer of Noble Resorts, agrees that retirement accommodation in South Africa is in high demand – and estate living is especially popular. Today’s retirees are also the “healthiest and most active” they have ever been. “They don’t want to be defined by their age nor segregated by it.
“Post-pandemic, people also no longer want to live separated from loved ones. They want to live closer and more connected lives.” Post-Covid trends In response to this, Pretorius says the group has multi-generational developments, such as Noble Resorts Allesverloren, where young families and retirees can live together. In these developments there are facilities and amenities available for older residents when they need them later in life. In another model, the group has retirement resorts for over-50s. “We have brought the ‘entry’ age down from the traditional 65 years old, thereby creating a community of people both nearing retirement and already in the retirement phase of their lives. This creates a vibrant dynamic where people are truly able to live their best lives.” Interestingly, Pretorius adds, frail-care units within retirement developments are now being eschewed in favour of home-based frail care. This is a result of many residents in frail-care facilities contracting Covid and dying. “As a direct result of these cases, there has been a complete rethink of how we care for frail-care patients in retirement developments. “Fortunately, it has been ascertained that home-based frail care has far more success. The patients’ recovery rates are higher, because they are taken care of in the comfort of their own homes. “It is also more affordable as you pay only for the billable hours of the nurse caring for you and, of course, there is containment if there is an outbreak of any kind of infection.” Crooks says that Covid has “brought certain offerings to the fore”, notably in terms of support,
care and community. “Hibiscus Retirement Villages has always offered support services to cottages, such as meals (takeaway or deliveries); transport to doctors, hospitals and shops; on-site care centres and clinics; support groups or ‘buddy-systems’ and a range of activities in the villages. These services and this support have been invaluable to our residents during the lockdowns. “Retirees will be looking for these in new developments, not merely in the event of further Covid waves or new pandemics, but for the carefree, safe and active lifestyles they want.” Since the height of the pandemic and lockdown, Norman says the CPOA, which owns more than 25 retirement facilities, has altered its service offerings to include assistance with online shopping, doctor’s appointments via phone and family Zoom calls. These offerings, as well as lockup-and-go facilities and long-term rentals, are among the changes required in modern retirement villages and estates. 2022 and beyond In terms of the year ahead, Norman says the CPOA has noticed a younger audience expressing interest in retirement villages. Current and future retirees are also looking for support, security and estate living that offers a “hassle-free” lifestyle. These demands will remain over the next five to 10 years, she says, although more people will be after cost-effective options, lock-upand-go facilities and more service offerings for convenient living. “They will want safe, secure, and well-maintained villages with accessible facilities, as well
as tranquil environments and assurance of support.” The biggest lesson learned over the past two years, Pretorius says, has been that older people no longer accept “being put out to pasture upon retirement”. This means the future of retirement living is based on the “senior living” concept and “a new focus on intentional intergenerational living”. “This trend looks at the development of pocket neighbourhoods; innovative, mutually beneficial intergenerational co-living models and strategies for designing for intergenerationality.” The future of the retirement market is “exciting” as there are “loads of fresh, new ideas being implemented by developers”. “We foresee a considerable increase in the demand for retirement accommodation as younger people start to understand the value of investing in these property types at a younger age. “I believe the stigma and concept of ‘old-age homes’ will be replaced with developments where the emphasis is on lifestyle and resort-style living.” Crooks says connectivity is an essential offering. Retirees need it to communicate with family and friends, as well as for entertainment or work-from-home opportunities. “Retirees are also looking for choice in accommodation, ranging from smaller one-bedroom apartments to larger cottages. “Affordability and value for money also remain key criteria, not only for entry, but the cost of levies and services.” And back-up for essential services such as water and power are increasingly an important consideration for retirees, he says.

Experts give advice on readers’ queries about retirement options Q: MY HUSBAND and I live in Gauteng and want to retire to the coast but, as we are outof-the-box thinkers, we want to live somewhere different, not somewhere that everyone goes to retire. We do want to meet, and live among, other retirees but also want a bit of a smalltown bustle, with younger people, as we are still young at heart. Do you have any suggestions? A: Stilbaai is renowned among water sports enthusiasts and has long been a popular holiday and surfing destination for both Capetonians and visitors from South Africa’s northern provinces. However, its location just 26km off the main N2 Garden Route between Cape Town and Mossel Bay, and its temperate climate with warm summers and mild winters, are also making it a hot choice for retirees, remote workers and work-from-home business owners. Situated at the mouth of the Goukou River, it is a prime spot for whale watching in spring and attracts a huge influx of holidaymakers in the summer who enjoy swimming, boating and waterskiing in its lagoon. It has pristine beaches on either side of the river, a wide range of accommodation options and several excellent restaurants. Other attractions for permanent residents include panoramic views from many homes.
The village has three retirement communities, two shopping centres containing supermarkets and a range of other outlets to meet most convenience retail needs, as well as its own small medical centre. There are also two public primary schools in the village and one private primary school. Retirement home prices start at around R1.45 million for a three-bedroom cottage and those for freehold family homes start at around R1.8m and range up to around R6.5m. – Charles de Kock, Chas Everitt Southern Cape franchisee

Q: My parents (Baby Boomers) are nearing retirement age and we are looking at options for accommodation. I am doing most of the research, so would like advice on what I should be looking for as, I want them to be happy.
A: An age-in-place policy – also known as home-based care – means that if you’re living in a retirement village or estate, we’ll bring care services, like nursing, to you instead of you going to a frail-care facility. This trend has been embraced globally and is fast becoming the preferred approach to modern aged health-care. This “best of both worlds” option appeals to retirees who are conscious that their health needs monitoring but don’t require intensive medical care round the clock. It also helps them to retain their independence for as long as possible and keeps costs down with care charged on an “as you need it” basis. – Gus van der Spek, property developer and owner of Wytham Estate

Q: What exactly is an age-in-place policy when it comes to retirement villages? We are deciding between two developments and one of them has this policy and the other does not.
Q: I am on the hunt for a retirement home but am so overwhelmed by the choices and developments, not to mention all the new lingo. I have been told that I should look for a CCRC development but am not sure what this is. Can you please help? A: Retirement villages might be increasingly plentiful in South Africa but they’re not all created equal. The most modern, comprehensive option today is the model known as a Continuing Care Retirement Community. “Continuing care” is about providing an ongoing environment for your best life, one which includes great opportunities for social contact; a wide range of hospitality services; a safe, well-managed environment; comprehensive well-being programmes and, of course, access to professional care and support if needed. Choosing a CCRC is not about altering your life. You don’t even need to be retired to live in a senior living community, nor be at a stage where you need care. The Continuing Care Retirement Community model is about a lifestyle with the flexibility to accommodate everybody’s individual needs, whether you are single or a couple. – Barry Kaganson, chief executive of Auria Senior living
