How to choose Experts weigh in on helping older people decide if they want to live in a retirement village and, if so, how to go about selecting the right place BY BONNY FOURIE bronwyn.fourie@inl.co.za

ECIDING to move into a retirement village for your golden years is usually a big move. And even once you decide to take the plunge, other important choices follow. Our experts offer the following advice on considering if living in a retirement village is suitable for you and choosing the right one. BEFORE MAKING THE DECISION You need to consider what you can afford, as the costs of senior living range drastically from entry-level to luxury, says Aview Properties’s Gus van der Spek. “Consider the level of independence you want – do you want to live in your own unit, in frail care or in a development with health-care facilities on site? Consider what level of community and the kind of lifestyle you want as well.” Another consideration is location, says Phil Barker of Renishaw Property Developments, and into this decision needs to be factored the ability of the local municipality to provide basic services.
“It is well worth seriously considering those lifestyle estates that are in control of services, especially water and waste removal,” Barker says. Once a location has been decided, you should visit a number of villages to assess their ability to provide basic services, as well as your top three needs – first-class security, affordable health care and a thriving community. The most important consideration then should be to establish who the developer is, says Rabie director Mariska Auret. It is crucial to purchase from a reputable developer with a proven track record in retirement developments. “Second, ensure that you do your homework in terms of what is available in your price range, not only the initial capital cost, but the monthly expenses. “Factors such as enjoying 24/7 security, having access to primary health care, a clubhouse and other facilities are important. Being part of a community is one of the greatest benefits to a great retirement lifestyle.” John Webster of Widenham Retirement Village also believes
checking the developer is the most important thing to do when considering retirement villages. “What is their track record and how strong is the balance sheet? Check the contract and have a lawyer check it for you too. Are you represented on the body corporate or are you represented in the managing committees?” CHOOSING THE RIGHT ACCOMMODATION Making your final choice is often difficult as the living units of the retirement villages are generally the same, he says. The difference, however, comes in what you do in the garden and what you do in the house. “Choosing the right village is probably a more important decision than choosing the right type of house. Remember to downsize. Your children don’t want all your heirlooms. If they do, give them to them now before you move into your retirement home.” Barker says downscaling is often a challenge, so advises you to critically assess your needs to ensure you don’t over-capitalise.
“Choose accommodation options (and a climate) that promote outdoor living. If you don’t love the show unit when you walk into it, walk away.” In addition to checking the developer’s credentials, Van der Spek says you should find out about their pet policy – whether pets are allowed. You should also find out what services and amenities are available on site and what level of medical care is available. Auret also notes: “Your needs will change as you age, so choose carefully with your future in mind – not only your physical requirements but also your financial capabilities. “What is your lifestyle and your ideal location? Are you close to your loved ones? Do you like to entertain? Is there a garden? Do you have a pet? Make sure that where you choose to move to supports and complements your lifestyle.” CONSIDER LIFE RIGHTS The benefits of this model, Van der Spek says, include: • No property transfer: This makes life-right living a more affordable option, as there are no
transfer duties, no VAT and no bond registration fees involved. • No special levies: Life-right holders are far less likely to face hidden costs and special levies. Developers of a life-rights village are required to produce a transparent statement declaring how levies will be calculated, as well as a two-year projection of what levies will be. • Developers have a vested interest in property value: The developers are committed to maintaining the conditions of the unit, the facilities and the village as, when the life right terminates, ownership reverts to them. • Extensive facilities: Living in a modern village with extensive on-site facilities and access to health care is of major benefit to retirees and relieves a lot of the stress that would be a part of living in a freehold property. • Resort-like living: Secure, communal living which provides all the advantages of homeownership without the hassles of repairs and upgrades, domestic workers, garden upkeep, insurance and home maintenance leaves a lot of free time for a stress-free retirement.

I HAVE a friend who is flying in from overseas to help his parents move into a wonderful retirement village. The place is decked out with all sorts of amenities, plus it has frail care and dementia support centres. It’s so wonderful, he tells me, that he plans – when the time comes – to use it as his resting spot in his old age. In fact, he is tempted to buy a second one close by for his own retirement as he has every intention of seeing out his last years in the country of his birth. For him, it is value for money, with the added charm of the wonderful scenery this particular village, nestled on the coast, offers. Retirement villages certainly are attracting the younger brigade.

The idea of a secure home, with lots of activities on hand, plus knowing you won’t have to go far should you ever need extra care, is appealing. Also, for those helping their parents or grandparents transition to the next phase of their lives, there is some relief in knowing they will be well cared for, plus have friends on hand, getting rid of the worry that their loved ones will be lonely. This kind of retirement option is such a far cry from the old-age home in my hometown I used to visit as a young girl. It was a place where people went to die. Today, retirement villages have become places where people come to live. What a difference! We hope you get a lot out of our stories this week. Warm regards

EVELOPMENT of retirement properties is predicted to slow over the next year as developers take stock of the impacts of the pandemic and the country’s economic state. Currently, retirement villages are trying to recover from the severe impacts of the pandemic and, at the same time, making adjustments to their offerings. The effects of Covid-19 and the lockdowns encouraged a shift in residents’ demands and priorities, while property managers and developers are implementing changes in the event of future pandemics. The recent unrest and riots in KwaZulu-Natal have also instigated changes for retirees there. Phil Barker, consultant for Renishaw Property Development, says demand for retirement property was initially hit hard by the restrictions and pandemic but there has been a “marked recovery”, especially in mature lifestyle villages. “At Renishaw Hills (in Scottburgh on the KZN South Coast), we noted that prospective purchasers were specifically focusing on security, health-care options and relaxed community living,” he says. John Webster, project coordinator for Widenham Retirement Village, also on the South Coast, echoes this, saying sales of retirement units were affected as retirees were unable to sell their homes to enable them to move. Those who were able to sell got substantially reduced prices and this made it difficult for them to replace their homes with retirement units. The recent riots in the province also caused retirees to rethink the security of their homes and pushed
to consider moving to secure villages. “People who were only interested in moving into a retirement village in their late 70s are now moving into the village in their middle 60s. Security is a major factor in this rethink. “Similarly, the knowledge that frail care is available when needed is a contributing factor.” The isolation brought about by lockdown, says Mariska Auret, director at Rabie, resulted in many people realising that it is preferable to be part of a community than be alone in their stand-alone homes, without contact with others. This could mean living on a secure estate and being part of a likeminded community, with access to a clubhouse and ancillary facilities, has increased in popularity. CHANGED PRIORITIES Another realisation is that lifestyle – enjoying the best years of your life in an environment where you still have autonomy – is a crucial factor to the success of developing modern retirement estates and their sustainability, she notes. “There is a substantial difference between a step-down facility or care-centre environment, and a modern retirement estate for the youthful senior, where the residents are all active and seeking enjoyment, security and quality of lifestyle.” Barker too says current and soon-to-be retirees are assessing their lifestyle priorities and, as such, there has been a “strong demand” for coastal living. “Another change has been the increased focus on wide-open spaces and the opportunity for activities that allow one to remain fit as one ages. The walking trails and mountain-bike tracks in the
coastal forest in Renishaw have proved an attraction.” He believes that these changes are long-term, as is the increased demand for villages that focus on a high level of security and affordable health-care options. Webster agrees: “We continue to emphasise security and community living... Residents will tell you that they lived in their previous homes for a number of years and hardly knew their neighbours. Now, in the retirement village, because of the pod system we have introduced, residents know everybody in their street. There is a genuine interest in each other’s well-being.” People, including retirees, have been re-evaluating what is really important in their lives, adds Gus van der Spek of Aview Properties, developers of Wytham Estate in Cape Town’s Upper Kenilworth. This has spurred those nearing retirement age to look ahead to their futures and put firm plans in place for their golden years. “Retirement villages have also become more popular because the elderly are yearning for a sense of community after the isolation of the Covid-19 pandemic which prevented many from safely seeing their family and friends. NEW TRENDS While Auret believes there will be an increase in retirement developments – following on from growth this year – Webster believes development of retirement property will “probably slow down” next year as developers take stock of the country’s economic status. “Can we afford to continue to build large developments for a very small sector of the South African community? The answer is probably no. Next year needs to be a period of taking stock of your

development and consolidating your investment.” For any new and ongoing projects, Webster says construction and design trends will focus on “smaller is better” and lock-up-andgo living. Maintenance is also a critical factor as retirees should not have to worry about fixing leaking taps or loose tiles. “Today, it is important to ensure you are provided with fibre to the home, a decent panic alarm system and security patrols 24/7.” Furthermore, retirees will be placing more emphasis on the amenities and facilities provided by villages. These include frail-care and out-patient clinics, sporting facilities and coffee shops. Where necessary, transport to doctors and clinics will also be considerations. For the next year, Barker says retirement property developers, in general, remain “cautiously bullish”, particularly in coastal KZN, due to the reassessment of lifestyle choices of those nearing retirement age. This reassessment is also encouraging a trend towards earlier semi-retirement. “This impacts on the offering that the retirement property industry must provide to meet the need for working from home, including relatively high-speed, scalable internet connectivity. The expected trend of an increase of people in their 50s buying in mature-lifestyle gated estates could also impact on design trends.” In terms of lifestyle offerings and trends over the next year, he adds that “lifestyle is everything” and this includes more focus on location and leisure time to stay fit and engaged. “To remain relevant and in demand, the retirement property industry will need to adapt to what the younger purchaser requires without compromising that which is already offered.” At face value, though, Auret says that while there are often no distinguishable feature of most retirement houses or apartments, with homes “as modern and slick as any other development”, Rabie has introduced several age-tailored adaptations such as eye-level ovens, no steps and toilets that are slightly higher. The emphasis is also on the lifestyle and the facilities offered. “Views, gardens, green open spaces, together with restaurants, libraries and access to activities and events, are all important elements to be incorporated in new retirement developments.” Van der Spek maintains that developers will continue to embrace the “age-in-place” model which enables residents to retain their independence and receive health care either in their homes or at an on-site wellness centre. This will delay the need for frail or hospital care for as long as possible. “Research has shown that there are multiple physical and mental benefits to opting for the age-inplace model.” Design trends next year will be community-orientated and promote open spaces and gathering areas, he adds. Outdoor spaces and leisure options, too, will be a focus. “We also expect an increase in ‘green’ energy choices such as solar power, rainwater collection points and other eco-friendly options.”

Q: WE ARE almost at retirement age and own properties. How do we know when it is good to sell one of them – or not? A: Investing in growth assets has proven to be the best way to increase your wealth. Inevitable periods of market volatility may, however, test your nerves. You might feel the urge to panic and change your asset mix when you see a sudden sharp drop in the value of your portfolio. Giving in to your emotions and switching when the market is down will merely lock in your losses and leave you with the prospect of a permanently lower income afterwards. Based on global life expectancy figures (as reported by the World Health Organisation last year), individuals who retire at 60 are likely to live another 15 years or more, which means they have time on their hands to ride out bouts of market weakness and recover any losses. The trick is to keep your eyes fixed on your long-term horizon and not react to short-term market events. – Andre Tuck, senior investment consultant at 10X Investments Q: I am considering moving to the Western Cape for my retirement years but perhaps somewhere like the Boland region as I do not want to live near the city or in other more mainstream areas. Is this a good idea? A: Lifestyle and affordability play a significant role when it comes to outlying
areas, such as Robertson and Montagu. Here, we find an older age group looking to retire – either now, or as a leisure getaway with a view to retiring here in the future, and therefore seeking good amenities, a reputable hospital – such as the highlyrated hospital in Robertson – and affordable homes where the cost of living is lower. “They also want to be part of a smaller community, where they can enjoy the natural surroundings, but still have access to Cape Town which is two hours away. – Annien Borg, managing director of Pam Golding Properties in the Boland and Overberg Q: We are not yet at retirement age but are looking ahead to make sure we are as prepared as we can be. How important is it for us to still own a property at that stage of our life? A: When one finally reaches the golden years of retirement, and is living off savings or a pension fund, owning a home that is paid off in full can be incredibly helpful. Not only does this reduce monthly expenses but it also provides an asset that could be sold if you run into financial difficulty. Planning for this in your younger years will prove invaluable for future financial security. A professional financial planner would be useful when it comes to developing strategies to meet ever-changing lifestyles, goals and priorities. Having a working relationship with a
reliable real estate professional will also prove helpful in this regard. While a home may not be in the market at the moment, life could change in an instant. Keeping in contact with a reliable real estate professional will help you stay informed of current market trends, which will go a long way towards helping you become better prepared if and when the need to buy or sell suddenly arises. – Adrian Goslett, chief executive of Re/Max of Southern Africa Q: What are some of the benefits of living in a retirement estate that is part of a residential estate for younger individuals and families? A: These large-scale estates offer accommodation for young and old alike – either in freestanding homes, town houses, cottages or apartments – along with educational, medical, sports and recreational facilities that cater to the diverse needs of the elderly, working adults, families and children. Not only are multi-generational estates ideal for young retirees wanting to prolong active, independent living in a secure environment, they also have crossgenerational appeal. Integrated estates offer the best of both worlds for the elderly and their families. Retirees get all the benefits of living within a stand-alone retirement village but with the additional benefits of being able to live close to their children and grandchildren
while enjoying access to the broad range of lifestyle and leisure benefits on offer within the estate. – Cobus Bedeker, managing director of Evergreen Property Developments Q: What are some of the most important things to consider when choosing where to retire? A: Where property is concerned, location always has a key role to play. Some people plan to move to the country or seaside on retirement, while others prefer to stay in the neighbourhood they know and love. Deciding on a location, perhaps in order of first, second and third choice, is important because different areas offer different things, particularly in terms of infrastructure. The cost of property can also differ vastly from, say, a suburban area in the north of Johannesburg to a small town in the middle of the Karoo. Retirees tend to need more medical care than younger generations, so looking at such facilities in your location of choice is an important consideration. You also want to consider the accessibility of the location, like how quick and easy it is to reach from major centres. Is it important to you to live near an airport because you’re likely to have regular visitors from abroad? Other factors to consider around location include the weather and activities in the area like sports clubs and cultural societies. – Bruce Swain, chief executive of Leapfrog Property Group
