M
OST people dream of owning their own home and aspire to make that dream a reality one day. But achieving this takes more than just getting to the point of feeling financially ready as preparation for the house buying process starts long before going to view properties. Some of the steps that need to be taken first can take some time, so the sooner prospective home owners know what foundations they need to lay, the sooner they can start really preparing to buy. House prices are up all over the country, and with inflation and interest rates also on the rise, Gerhard Kotzé, managing director of the RealNet estate agency group, says newcomers to the market need to buy now. One of the challenges, though, is that, with the cost of living rising steadily, along with petrol and energy price hikes, you might find you have less disposable income which, he says, is one of the key factors that banks look at when considering a home loan application. In addition, house prices “have also risen quite considerably in the past year” and this means that many buyers are already in the situation where what they can afford to pay will buy less than it would have a year ago. Your credit report A good credit report is essential if you’re going to be applying for home finance, says David Jacobs,
Gauteng regional sales manager for the Rawson Property Group. “It shows lenders how responsible you are and how well you handle debt.” Although there are websites that claim to provide free access to credit reports online, Jacobs warns that these might not be as detailed as the official versions. For a more thorough report on your credit history, he recommends approaching a bond originator who will apply through official channels on your behalf, free of charge. “A bond originator can also help you interpret the data you get back and offer advice on remedying any black marks.” Tracey Hutton, of Just Property Port Elizabeth, says many buyers don’t even know their credit rating. “This is so important. It may indicate that you need to take some time to improve your score before starting the bond approval process.” Clean up your finances If your credit record isn’t as shiny as you’d expected, Jacobs says you should not lose hope as there is plenty you can do to improve it. Settling any overdue accounts is the first step. “After that, focus on consolidating and reducing overall debt and paying the remaining essentials on time, every time.” Lenders don’t just look at how much you owe, or how well you meet payment deadlines, though. They also like to see predictability and stability in
your financial background. “Try not to shift money between bank accounts too much, make any large or unusual purchases, or change jobs before making a property purchase.” Save up for a deposit If you are a tenant, Johannes van den Berg, of Just Property’s N1 City Branch, advises that you choose a rental property that will still allow you to save up for the deposit you’ll need when you buy one day. “Deposits impress the banks and have a positive impact on interest over the term of your home loan. “When you are ready to buy, choose a flexible bond so that, as soon as you are able to, you can put in more than the minimum payment. You’ll save big on interest over the long term.” Jacobs agrees: “Being able to put down a good deposit makes it easier to get bond approval and almost always results in better interest rates. The lower your total bond amount, the lower your repayments will be, and the less interest you’ll pay over the lifetime of your loan, too. That can have a very real impact on your financial future.” Know what you can afford Before you head out on your house hunt, Jacobs says you need to know what price range you can afford to look at. Using an online affordability calculator can give you a ballpark idea of the loan size you might qualify for. However, you must not set your budget based only on what you
would qualify for. “Buying a property comes with a lot of upfront costs like a deposit, attorneys’ fees and transfer taxes,” Jacobs says, adding: “Home ownership also has ongoing costs like rates, taxes, maintenance and insurance. “It’s essential to consider all these expenses when setting your price limits to ensure your postpurchase monthly budget still has enough wiggle room to handle interest rate fluctuations and unexpected expenses.” Understand what you are getting into While you need to learn as much as possible about the purchase process, Adrian Goslett, regional director and chief executive of Re/Max of Southern Africa, says you also need to understand market conditions because there are many external factors at play when buying, selling or renting property. There are two main ways to describe the condition of the property market – a seller’s market or a buyer’s market. Each of these conditions will affect you differently. • Buyer’s market: The market swings to the favour of buyers when there is an abundance of similar homes for sale in an area, he says. “This oversupply will drive down demand and prices are likely to be dragged down along with it. In these conditions, a seller might want to hold onto the current property until market conditions change.” • Seller’s market: In a seller’s market, there are fewer homes for sale and for rent. “This drives up demand which also pushes up asking prices,” Goslett says.
“Buyers will need to act fast and make competitive offers when looking to purchase in these kinds of markets.” While it is a challenge to time the market right so that you buy in a buyer’s market, Goslett says it is important that you remember that each suburb will also have its own micro trends. These can either mirror, or be completely opposite to, greater market trends. “While it is easy enough to find out what type of market conditions the country is experiencing as a whole, local suburb trends are best discovered through a conversation with a local suburb expert.” Get prequalified Maritza van Rooyen, of Just Property Durbanville, recommends that you first get pre-approved for a bond before you go looking for the right home to buy. “This ensures that you know their budget and don’t fall in love with properties you can’t afford.” Getting prequalified for a bond isn’t just a useful tool for figuring out what you can afford. It also gives you an important leg up on other buyers when making an offer to purchase. “Since most offers are subject to bond approval, sellers tend to give preference to buyers who are prequalified, It’s an easy way to beat the competition, if you’re up against other bidders on your dream home.” Van Rooyen adds that it is a good idea to buy for less than the full preapproved amount to ensure you can live comfortably and still afford the ongoing expenses of home ownership.

Letter from the editor THE WORK-from-home trend, spurred on by anti-Covid strategies, has certainly changed not only the residential, but also the commercial, property market. Chatting to colleagues in the UK, I was interested to find out that there has been a big drive to get people back into offices and to get the cities working again. The latest Knight Frank The Wealth Report shows cities still have life in them: “As we predicted last year, cities came roaring back to life in 2021 and still have further to go,” it says. I do have to laugh as I recall my city slicker friend, who dreamed of a home in the countryside, renting such a place last year. He could not wait for his lease to be up and to move back to the city. He has vowed never, ever to return. “I hated everything about it,” he said. In life, there are many types of people. Property developers would be wise to make room for all of them. In my opinion, cities and city living are far from over. I recently moved to the city – I have been energised by the buzz, the creativity and all that is on offer on my doorstep. Even if we work from home, we all have different desires and needs – and wise developers will ensure that both the cities and outskirts cater to these. Warm regards

ONTINUING workfrom-home practices are shifting residential real estate trends as property markets respond to new demands from buyers and tenants. Even hybrid work approaches, involving a mix of office and home working, are affecting where people want to live and the types of homes they want to live in. Remote working might not be a new movement to emerge from the coronavirus pandemic, as it was already growing pre-2020, but the lockdowns boosted this trend – and it looks set to remain the preferred method of working for many companies across the globe. As a result, people now have more freedom and choice when it comes to lifestyles and where they want to live.
L O C AT I O N Home owners and tenants who work from home now find themselves able to move away from their homes, metros, and even provinces, as they no longer need to drive to their offices daily. Those who are still required to occasionally go in to work might have less of a choice but many are still choosing to do two or three long commutes a week so they can live in smaller towns, away from the hustle and bustle of commercial hubs and the surrounding areas. Carl Coetzee, chief executive of BetterBond, says buyers' needs have changed and more people are semigrating to the coast or smaller towns where they can work remotely and enjoy a better quality of life. “This trend is expected to bolster buyer activity over the next few months, notwithstanding the
gradual rise in interest rates.” The Western Cape has seen the bulk of this semigration as residents and home owners from other parts of the country, and within the province, relocate to its coastal towns. Steve Thomas and Dave Burger, secure estates specialists for Lew Geffen Sotheby’s International Realty in Constantiaberg, experienced the “busiest December in almost 20 years”, with the constant stream of enquiries spilling over into January. “Most buyers in our area are buying into the Cape Town lifestyle and the close proximity to a host of amenities such as golf courses, mountain bike and hiking trails, beaches and sailing. “The increase in the secure environment trend is partly driven by the growing number of families who are relocating for a favourable lifestyle but where the husband or wife has to regularly commute to another city.” Echoing this, Berry Everitt, chief executive of the Chas Everitt International property group, says gated lifestyle estates in and around the big metros have been finding favour again over the past two years. This is thanks to remote working and online education which mean many residents no longer have to worry about daily commutes in traffic to an office or their children’s schools. “In addition, many estates now have back-up power, water and internet systems that often enable residents to avoid the worst of the Eskom and municipal supply interruptions.” According to a blog from the DMP Property Group, remote working has employees
questioning whether they live in city centres because of the community or because it is convenient for their jobs. “With long or traffic-heavy commutes no longer an issue, suburbs outside the city centre are growing in popularity. “You’ll find lower rentals and greater value for money without the price surge related to location popularity,” it says. Jacqui Savage, national rentals manager for the Rawson Property Group, believes the demand in the so-called ‘Zoom towns’ could begin to outstrip supply in the coming year. “We’ve seen an amazing about-face in demand, thanks to Covid and work from home,” she says. “Where metros were once thriving rental centres, we’re now seeing properties in small towns – particularly on the coast – flying off the metaphorical shelves.” With commute times no longer an issue, she says people are clearly choosing quality of life over city proximity. H O M E F E AT U R E S Remote working has also altered what features people are looking for, or need, in their homes. While many remote workers are happy to log in from their kitchen counter, the DMP group says an increasing number of people are searching for a dedicated home office. “It’s a productive space away from personal distractions, where you can take uninterrupted Zoom calls without having to push dirty dishes out of camera view. “At the end of the day, you can even shut the door which makes it easier to separate home from the office.”
People also want more space because they are spending more time at home. “You’ll find that families, and homes with multiple remote workers, feel the pull heavily as they compete for quiet and space around the house. “Moving to a more costeffective neighbourhood means you’ll get more space for your money which is a win-win for everyone.” Yael Geffen, chief executive of Lew Geffen Sotheby’s International Realty, says it is no longer enough for homes to only be ideal places to live; they must also be places where people can work, where their children can learn and, increasingly, where multiple generations can live together. “However, most people prefer not to be sequestered away all alone in individual rooms so, instead of open-plan design, think broken-plan layouts that distinguish between living and working spaces and provide opportunities for both communal use and privacy.” There is also a growing demand for dedicated rooms for specific functions, she says. “The home office has become indispensable and will remain high on home owners’ priorities lists, however, going forward, we will see rooms dedicated to specific purposes rise further up the wish list. “We’re starting to see gyms, spa bathrooms, meditation rooms, wine rooms, and even larger storage rooms, make their way onto the list of must-haves and many new-construction clients are requesting specialised spaces that minimise the need to leave home,” Geffen says.

Tenants are forking out more for rent, report says

ZANZIBAR LIVING IS NOW AN OPTION CONSTRUCTION of East Africa’s largest luxury property development is under way, and it will be the first to offer South Africans the opportunity to buy property on the island of Zanzibar. Blue Amber, which nestles along 4km of magnificent, untouched Indian Ocean coastline – occupying 410 hectares of tropical landscape on the north-eastern side of Zanzibar – incorporates residential, hotel, tourism, community and public amenities which will include luxury villas to purchase. Zanzibar only opened its doors to non-Tanzanian resident investors recently
when the government announced a new tax and residency programme and so now, for the first time, nonTanzanian residents can invest in property on the tropical island. The Blue Amber resort enables non-Tanzanian residents to buy residential property in Zanzibar on 99-year leases with the option of extending ownership by 49 years. Grant Anderson, chief executive of Blue Amber, says buyers will receive a host of tax benefits when purchasing within the development and also receive residency permits for themselves and their immediate family.
ENANTS in the Western Cape paid the highest average rent last year, followed by those in KwaZulu-Natal. South Africa’s rental growth over the last quarter of 2021 was “promising” compared to the rest of the year, with the average rent in December increasing by 1.5% year-on-year, reveals PayProp’s Annual Market Report for the year. This is the fastest rise since July 2020. Rental growth of 0.3% and 0.6% was recorded in October and November. respectively, taking the overall Q4 increase to 0.8%, which translates to average rent going up to R7 906 from R7 854. “Granted, an increase of R52 per month doesn’t seem like a lot, but the uptick is

Record solar install planned for SA

HE LARGEST rooftop solar PV plant in the country’s history is due to be installed on the roof of Cornubia Mall in North Durban. The plant will be installed by commercial real estate developer Investec Property and is part of its mission to embrace renewable, low-carbon emission technology across its assets, thereby decreasing their environmental impact. The venture will reduce the amount of electricity the mall will have to use and ease pressure on the national power grid. “We are incredibly proud of our team for securing this deal and for
being able to enhance the value of the exceptional shopping centre, Cornubia Mall,” says Investec co-chief executive Gavin Bernstein. The property group’s solar partner, Terra Firma Solutions, will install the plant, one of the biggest in the world, over the next five months. And with a direct current capacity of 5 254 kWp (5.25 MWp) and an alternating current capacity of 4 290 kW (4.29 MW), Cornubia Mall’s solar PV plant will be the largest rooftop-only solar PV plant in Africa. The current biggest rooftop-only system in Africa has a DC capacity of 4 755 kWp (4.75 MWp).

COVER ALL BASES FOR HOME INSURANCE ONE MAJOR necessity when becoming a home owner is insurance, not only for the physical property, but also the home’s contents. Owners need to know the difference between the two, and also ensure they are adequately insured, explains Ynnis Willson, branch manager at Jawitz Properties Randburg. “Building insurance covers home owners from structural
damage caused by fire, extreme weather or burst geysers and pipes. Interestingly, it also covers the replacement of keys, locks and remote-control units, and accidental breakage to fixed glass and sanitaryware.” She says a building’s market value isn’t the same as its insured value and the amount insured should cover the cost of rebuilding your home. “Building insurance should cover what it would cost to rebuild your property from the foundations up, including your boundary walls, solar panels, swimming pool, taps and tiles. “And if you’ve made major improvements to your home, such as adding a new room, tell your insurer, or risk being
under-insured.” With up to 60% of South Africans being under-insured, Wilson says home owners must make it a priority to check that their home contents policy covers the current replacement value of their household goods and not what they paid for them. “High-value items that are only kept in the house should be covered, but the moment you take any high-value items outside the house, they must be included under your portable possessions cover (specified all risks) or they’re effectively uninsured. “This includes phones, laptops, jewellery, watches, sunglasses, clothing, your gym bag and its contents and luggage, for example.”
