Make your home warm and cosy this winter – and use less electricity Our experts also offer advice on how to protect your home against damage caused by winter rainfall and lower temperatures BY BONNY FOURIE bronwyn.fourie@inl.co.za

ITH the cold season fast approaching, many of us are already relying on our heaters, using the geyser more for deeper and hotter baths, and eating a lot of hearty, oven-cooked meals. But there are ways we can stay warm this winter while still doing what is right by the environment – and our electricity bills. Although temperatures might not often drop below zero in most parts of South Africa, it can still get very cold and most homes are built for enjoying long summer days, not for keeping the winter chill at bay,” Yael Geffen, chief executive of Lew Geffen Sotheby’s International Realty, says. “South Africans like to believe it’s all sunshine and braais, and that, other than occasional rain, we don’t really have bad weather in this country. But the truth is that it can be really cold for at least three months of the year. “And in winter we do tend to stay in more often, spending time at home with family and friends or snuggling up with a book or movie.”
Therefore, she says, it makes sense to winter-proof our homes so that we can enjoy them as much during the colder months as we do in summer. “In addition, with the cost of electricity being what it is, we would all prefer to stay warm and comfortable in winter without having to face a huge monthly bill.” This is not to mention the impact that extra energy consumption, through the use of heaters, stoves and other appliances, has on the environment. Geffen offers some suggestions on how we can keep snug this winter without relying too much on electricity: Layer on the blankets, throws and cushions: Nothing says cosy like fleecy throws or woolly blankets. Extra pillows will ensure additional comfort when snuggling in front of a movie on a cold winter’s day. Include area rugs: Rugs will add warmth and style to your living spaces, especially next to your bed
where you have to put your warm feet onto a cold floor. Choose textured materials with thicker weaves and vibrant colours for extra warmth and charm. Change your curtains: Curtains are more than merely decorative drapes which get closed at night as they also contribute to the retention of heat in the home. So, when the nights start to get chilly, replace your light summer curtains with heavier ones. Soften the lighting: Add a few candles and buy a table or standing lamp for softer evening lighting. Go for gas: Gas heaters are a great investment as they heat up smaller areas quite quickly and they can also be moved from room to room. And, with load shedding a regular feature of our lives, they offer both heat and light. Invest in winter bedding: Cotton flannel, velvet flannel or heavyweight Egyptian cotton sheets are wonderfully warm alternatives to crisp, lightweight cotton sheets and will make your bed a whole lot cosier and more comfortable.
Bulk up your towels: A new, plush set of towels will not only keep you warm, but make the prospect of getting up while it’s still dark, much easier Outdoor heating: If you like spending time outdoors, regardless of the weather, consider adding a fire pit to the patio or buying a standing gas heater. Not only should you be thinking about alternative ways to keep warm in the coming months, but Graeme Steen, chief operating officer at Kandua.com, says a little cost-effective maintenance to winter-proof your home now could save thousands in unnecessary heating or repair costs. Professional service providers have seen first-hand how preventative maintenance – and lack thereof – can make a big difference in the long term, and shares some of their top maintenance tips: Your roof is the best place to start: Whether you are coming out of the rainy season, or entering it, check your roof for leaks. Unchecked water damage can even lead to structural issues, which can cost a fortune to fix. Check ceilings and cornices for damp spots and ensure all the damp-proofing measures you’ve implemented previously are still in place. Insulation is a game changer: Adequate insulation will help keep your home warm in the winter and cool in the summer. If your insulation is insufficient, your heating system will have to work overtime this winter, which means higher utility or gas bills. Mind the gap: Another thing that will make your heating system work harder than it needs to – and cost you more money – is when cold air creeps in under doors and through gaps around windows. It is best to get someone to install rubber seals on existing frames or choose doors and windows with weather seals. This will also help to keep dust out in the dry months.
Don’t get left in the dark: Generators are noisy, and with the petrol price increasing, they have become incredibly expensive to fuel. An inverter and battery back-up system could be a great alternative, depending on what your needs are. Steen adds now might be a good time to start putting money away for a green alternative, such as solar power. “Some of the banks and leading financial service providers are providing loans for solar power so it’s advisable to investigate this.” Carha Anderson of Leapfrog Durbanville agrees that you should ensure your property can withstand the upcoming winter weather. “Preparing your home for winter not only ensures that you and your family stay warm and cosy but also that your house is kept in good condition.” To do this, Anderson offers the following tips: Ensure that your gutters are clean: With trees shedding their leaves in autumn, there tends to be a lot of build-up in gutters over this period. Clearing this out will help protect your home from damp as rainwater will be redirected down clear gutters instead of landing on your house. Check all your windows: Sometimes there might be a small crack or a faulty window fitting that you don’t know about. Walk around your house and check on all your window panes and frames to ensure that they are in good condition. Prepare the fireplace: If you are lucky enough to have a fireplace in your home, this is the time to get it ready. Clean out the catchment tray and check that your chimney doesn’t have any blockages. Wrap your geyser in a blanket: A great investment for winter and beyond is a blanket to insulate your geyser and retain the heat without the use of electricity. IOL WEALTH

Letter from the editor THE CLIMATE crisis is a worrying issue facing humanity right now. It has an impact on everything, especially on our future on Earth. It also affects where we build and buy homes. With rising sea levels, and an increase in floods and other natural disasters, the number of climate refugees – people escaping the worst that Earth has to offer – is set to grow at an alarming rate. We saw devastating floods that claimed hundreds of lives in KZN recently. And we are not alone. New York, among other cities, have also recently faced devastating floods. Environmentalists are quick to warn us against adopting a “no-hope attitude”. They continue to lobby governments and big business to change their ways to give us a chance at survival. They tell us to do what we can, where we are. This includes recycling at home, adopting a circular economy by upcycling, saving water, growing our own food and adopting other greener ways. An environmentalist friend once told me if we switched off every air conditioner in the world there would be an immediate positive impact on saving Earth as we know it for future generations. Going off the grid is also helpful, and with load shedding, it’s a no-brainer. Leaving the grid has some barriers to entry, including high initial costs, but those who have bitten the bullet say the rewards are abundant. Whatever you choose to do in your home, please keep it green and be gentle to Earth. It truly is the only true home we have. Warm regards

Green home upgrades where you score too

CO-FRIENDLY habits are being adopted in all spheres of life and your home can also be a space that does more good than bad for our environment. Not only will such enhancements to your home contribute positively to the world around you but could also increase your property’s value. Upgrading what you have Nest Seekers International’s chief economist Erin Sykes says examples of upgrades that will add value to your home include solar panels; reclaimed hardwood accents; impact-resistant and dual-pane windows and smart thermostats and lights. “Taxpayers who upgrade to renewable energy systems for their homes, such as solar panels or geothermal heat pumps, may be eligible for a non-refundable tax credit,” she says. While reclaimed and repurposed wood gives a unique sense of history and texture to a space, Sykes adds that smart thermostats and lights are just as eco-friendly – and also energy efficient. “Being able to adjust thermostats and lights remotely is a big win for busy folks or those who travel often.” If you install impact-resistant or dual-pane windows, these will not only lower your insurance premiums in high-wind areas but have a “substantial impact” on lowering your energy bill. “The gas between the two panes serves as insulation, thus trapping warmer air in the winter and cooled air in the summer, lowering your heating and cooling expenses.” Making your property more sustainable can go a long way towards attracting buyers who value these featues, agrees Adrian Goslett, regional director and chief executive of Re/Max of Southern Africa. “Whether buying new,
or improving your current environment, you can make your house more sustainable with some quick changes and some thoughtful investments to save on energy, water and maintenance costs.” In addition to some of the measures listed by Sykes, he says homeowners should upgrade their water-efficiency. “Those with solar power will be able to heat their water sustainably without relying on the grid. However, there are many other ways to optimise the way that your property uses this precious resource. For example, you could install a rainwater tank to reduce pressure on your local water supply systems and invest in water-wise shower heads in your bathrooms. “It can also be as simple as adding a bucket to your shower to capture excess water for your garden, but if you invest in a proper grey-water system to maintain your garden during times of drought, this could double as a way to invest in the resale value of the property.” Homeowners can also look into their municipality’s recycling guidelines or find out where they can drop off recycling in their area. “If you feel your neighbourhood is under-served, consider spearheading communications to suggest that recycling be collected from the households in your community for even more convenience,” Goslett says. People with the garden space should also create a composting system to reduce the amount of waste the household produces. “Investing in plants is also wonderful for naturally purifying the air and helping to dampen street noise. They can also provide shade to cool the home in summer which in turn will lessen your property’s reliance on non-natural and expensive cooling systems. “Planting your own fruit, vegetables and herbs will also
reduce your reliance on the local grocery store which will reduce the amount of packaging waste your household produces.” Goslett says green features are becoming increasingly popular among buyers in South Africa, especially given the ongoing load shedding and the prevalence of droughts in the country. Building green While most businesses and households are doing a “fair bit” to curb the effects of a rapidly heating planet, Hermann Haupt, vice-president of CHEP Sub-Saharan Africa, says it is evident “we need to do more in order to slow down the effects of environmental change”. “Behavioural change now goes even further than the noble act of recycling waste and turning off power sources not in use. We need to scrutinise every business activity and consult with the relevant industry specialists to find ways to implement these in a smarter, environmentally sound way thus saving our planet for the generations to come.” He says the use of raw materials is often overlooked. “Wood is renowned for being one of the most eco-friendly and sustainable materials available. “It enjoys its hierarchical spot in the sustainability chart given its ability to absorb carbon dioxide while growing. “However, choose wisely when it comes to using wood. You want to look out for a brand which doesn’t only prioritise quality but, also prioritises the environment and its commitment to sustainability.” Glass is infinitely recyclable. “Made from all-natural sources, such as sand, soda ash and limestone, it never loses its purity, regardless of how many times it enters the recycling chain.” In terms of metals, Haupt says: “It has been reported that the roof on the Chrysler Building in New
York is nearly 100 years old and has been cleaned only once. It is expected to perform well for at least another century. “Zinc roofs in Paris have held up since the Napoleonic era.” He explains that almost all metals are recyclable and the process does not have an impact on the material’s properties. “This means that the use of metals proves sound as far as ecofriendliness is concerned. According to the American Iron and Steel Institute, steel is the most recycled material on the planet. “Other highly recyclable metals include aluminium, copper, silver and brass, which makes this raw material ideal for consideration,” he says. Yael Geffen, chief executive of Lew Geffen Sotheby’s International Realty, believes that the way in which houses are designed and constructed must be adapted to meet new demands and priorities. While concrete has long been considered the most stable and reliable building material, buyers have become more environmentally conscious and the demand for eco-friendly buildings has increased dramatically. “There are now a multitude of sustainable building materials available, from bamboo to composite plastic, and these are likely to be increasingly popular features when it comes to selling down the line.” She says the pandemic has turned the spotlight on holistic wellness and so there is a growing focus on how homes can affect people’s health. “Buyers are already starting to look for features like lowlow volatile organic compounds paint and more efficient heating, ventilation and air conditioning systems and insulation materials that can help improve indoor air quality,” Geffen says.

Q
: We are considering moving to another province but are trying to work out the costs. How much could such a move potentially set us back? A: A move from one side of the country to the other starts at around R10 000 and can go up to R50 000 or more. There are a lot of factors that influence costs when moving house, especially with a long-distance move. Every mover operates differently, therefore prices of home removals vary. Key factors that influence costs are: 1 Where you are going: Distance is a huge factor as it affects fuel consumption, and with the current state of our fuel price per litre, this could add up quickly. It also means paying the driver for additional time or hiring a second driver. 2 How much needs to be moved: Naturally, the moving costs incurred for a one-bedroom flat move compared to those of a four-bedroom house are vastly different. 3 What needs to be moved: The type of items being moved also plays an important role. Moving a piano, for example, will require specialised equipment and extra removal staff which may add to the overall cost of the move. Moving can also become more expensive based on how booked up the furniture removal company is. You can expect prices to start going up as you near the month-end. Weekends are also very busy for removals, so expect a price jump. – Graeme Steen, chief operating officer at Kandua.com Q: What are some ways I can prepare to be financially ready to buy a home? A: There may be a lot of paperwork, logistics and a fair amount of money involved in purchasing and insuring your home, but it’s absolutely worth it, especially if you do your homework and act wisely. Here are some tips: 1 Take time to save up: Prepare early for buying a home, giving you enough time to save up for a good deposit, the costs involved in the purchase process and renovations. A good deposit could save you thousands over the life of your home loan. Also bear in mind that, in addition to the purchase price, you’ll need to budget for transfer duty, attorney transfer and

bond registration fees, as well as initiation fees. 2 Check the insurance tick box: Make sure you can afford insurance on the property – covering the bond, building, home contents and personal liability. 3 All-clear on debt: Service your debt well and improve your credit score. The better your credit score, the better your risk profile and the higher your chances of getting a competitive interest rate. Make sure that all your accounts are up to date and paid regularly, check your credit score and address any problems before applying for a home loan. – Susan Steward, spokesperson for Budget Insurance Q: Once I have made and signed an offer to purchase (OTP), can I withdraw it if I have a good enough reason to? A: In short, if the signatures of the seller and buyer (or their agent) appear on the offer to purchase, then both parties are bound to honour the contractual agreement. Not doing so puts you in breach of said contract. This means you will probably have to foot the bill for some hefty penalties if you pull out at this stage – even if you’re backing out for reasons that are completely beyond your control. If the OTP has been signed, neither party can opt out – without incurring legal
repercussions – simply because they are no longer interested. There needs to be a legal basis for cancelling the agreement and some of these reasons include: 1 A suspensive condition was not met: These are conditions in the OTP that suspend the obligations of the contract (for all parties) until they have been fulfilled. 2 A breach of contract: If this happens, the party not at fault can justifiably cancel the OTP and claim any legitimate damages or losses from the party in breach. 3 The home is priced under R250 000: A buyer can cancel their OTP, regardless of suspensive conditions or other clauses, on a home priced under R250 000. In this case, notification in writing is provided to the seller within five days of signing (as stipulated in section 29A of the Alienation of Land Act). This cooling-off period does not apply to residential homes that are sold for more than the R250 000 threshold. – Adrian Goslett, regional director and chief executive of RE/MAX of Southern Africa Q: We do not live in KZN but watched footage of the devastating floods. If we are ever in that position, how should we deal with removing the water from our home? A: Being prepared is half the victory. So, whether you have a water-logged room from this recent hundred-year flood or
if you just want to be better prepared for a future plumbing malfunction, here are some tips to getting the water out as soon as possible: 1 The first thing to do is turn off (and disconnect, if possible) electricity points that are affected before you go anywhere near the water. Risk of electrocution is real. 2 Ensure you put on protective gear like gumboots and rubber gloves, if possible. 3 Remove loose furniture and wooden items first. Most wood, but particularly reconstituted products (like chipboard or laminated wood) swell when they come into contact with water. 4 If the water has not been able to drain out of the affected spaces, it should be removed as quickly as possible, preferably with a pump. Once the water is out, the cleaning can start. If a lot of debris and soil came in with the water, this will be a manual process. If flooring, like carpets, has to be removed anyway, consider loosening them around the edges and rolling the dirt up in them; thereby removing the dirt and damaged flooring simultaneously. Consider washing the walls and floors with a disinfectant to combat any nasties that could have come in with the water. 5 To dry the floors and walls you can use heaters, fans or even a leaf blower. – Johan Kruger, national sales manager at Husqvarna South Africa
