Hello Neighbors, Does this sound familiar? “I didn't know that the event was being presented;” or “I didn't know about the exercise class or when it is being held.” Maybe you were surprised about an event, or maybe; you had to tell a friend that you were going to see a movie in the Vista Room for free. There is no reason why you shouldn't know what's happening within or sponsored by our Association. This article will explain the ways we communicate with you and hopefully, you will now be in the know. Our beautiful magazine, “The Breeze” is sent at the beginning of every month to all homeowners. If you are a renter, ask your landlord if he or she will allow you to receive it. Another constant communication tool is the weekly eBlasts sent to all registered Sun City Aliante website users (www.suncityaliante.org). Numerous articles have been written explaining how to register to receive the eBlasts or ask any Communications Committee member who will gladly help you out. At the risk of boring you with my constant mantra, attending committee meetings are an excellent way to learn of the hot issues that are being discussed about our HOA. All committee meetings are open to residents except for Covenants Committee. Attend the monthly Board of Directors meetings and pay a visit to our Community Center, where postings of things for sale and upcoming events are clearly visible. Lastly, we have our wonderful FirstService Residential (FSR) employees who will gladly answer any of your questions or speak to any member of the Board of Directors. We are all very approachable and willing to assist you. FSR members and your Board work very hard to be sure you are very satisfied and knowledgeable about our fantastic community. Respectfully submitted, Warren M. Geller President, Sun City Board of Directors

BOARD MESSAGE I've Learned a Thing or Two Since Being Elected I've Learned a Thing or Two Since Being Elected to Your Board of Directors Greetings to all Sun City Aliante residents. I am excited to share with you some things I have learned since being elected to your Board of Directors in May of this year. Don't let the title of this article fool you – I have actually learned MANY things. As of this writing, I have attended SCAL Board meetings, Master Board meetings, and numerous educational Nancy Prince sessions. I was appointed as the Board Liaison to the Lifestyle Committee, and I have attended their meetings. I have also visited other Committee meetings to augment my learning. Sun City Aliante Board Meetings Most residents do not realize the amount of work that goes on behind the scenes before and after each Board meeting. You may find it interesting to attend Board Meetings to hear the decisions that are being made on your behalf and all that is going on in our community. Residents have two opportunities to speak at the meetings. Come and listen and see for yourself. And bring any comments or questions with you. You can find meeting dates, minutes and the current agenda on the Sun City Aliante website www.suncityaliante.org. The next meeting will be November 13, 2019, at 7 p.m. in the Vista Room of the Community Center. I hope to see you there!

Master Board Meetings (First Service Residential) These meetings are held monthly at the Smith's Aliante shopping area at First Serve Residential, 7951 Deer Springs Road on the 4th Thursday of the month at 7 p.m. It is very interesting to hear reports from the master committees, from our landscaping company and from our master security company. Although communities other than Sun City Aliante are represented, the decisions made by this Master Board impact our community – and our monthly master fees! Again, homeowners have two opportunities to speak. Educational Opportunities There are three main sponsors of the numerous classes I have attended: • FirstService Residential (FSR) • Community Associations Institute (CAI) • Nevada Real Estate Division (NRED) These three organizations provide different perspectives and points of view on what may seem to be the same topics. For instance, I attended three different programs on Reserves. FSR had a speaker who was a Certified Reserve Specialist who goes to Homeowners Associations to perform an onsite inspection and prepare a reserve report. The results of the study and the report provide the Homeowners Association with the ability to project how much money needs to be set aside to replace big-ticket items as they cycle through their life expectancy. CAI presented a panel of attorneys who spoke on handling the legal aspects of conducting reserve studies and making sure the Associations have adequate funding in the reserve fund. The NRED speaker provided information on complying with Nevada Revised Statute (NRS) 116 regarding the responsibilities of a Board of Directors to fiscally manage their reserve funding. Having adequately funded Reserves is fundamental to protecting, preserving and enhancing our Community. Committees In a previous article, I stated my belief that Committees are the lifeblood of a Homeowners Association. Our Association is no exception. We have many dedicated and very talented volunteers who work tirelessly to make sure our Association is meeting and exceeding the needs of our community. Standing committees have been created to provide advice and guidance to your Board of Directors. After visiting the various committee meetings at SCAL, I can strongly state our committees are fulfilling that purpose. Here are some highlights from the meetings I attended. • Architectural Review Committee. The committee reviewed 17 applications for property improvements and made their recommendations. One homeowner came to the meeting to get clarification on a project. This committee meets every two weeks to review applications, followed by a formal meeting the next day (every two weeks). • Communications Committee discussed enhancements to the Sun City Aliante website, website training sessions, 2019 Committee goals, and planned the communication for upcoming events. • Finance Advisory Committee (FAC), otherwise known as the Finance Committee, reviewed the monthly financial statements and addressed variances in actual versus budgeted amounts for revenue and expenses. • Lifestyle Committee reviewed requests from clubs, worked on revising the Club Guidelines and planned for the Inter Club Council Meeting. • Property and Grounds Committee reviewed the plants for our two main entrances and discussed the current remodeling project. • Inter Club Council Meeting had representatives from SCAL clubs and special interest groups. Presentations and Club updates were provided. GOOD NEWS Now for the best part. All of the training and committee meetings I have noted above can be attended by ANY homeowner. You do not need to be on the Board of Directors. Why don't you try attending one of these? I invite you to attend with me. I am happy to assist with logistics. Who knows? We just might learn a thing or two together! Respectfully, Nancy Prince Director, Sun City Aliante Board of Directors Princen715@gmail.com

WE ARE...

COMMUNITY MGR FROM YOUR COMMUNITY MANAGER Progress on the Community Center Construction There have been a lot of questions and requests for updates from residents about the Expansion and Enclosure Project. I would like to take this opportunity to bring you up-to-date. The project has been progressing, and we've had multiple areas that we are working on at the same time. Initially, the architect and general contractor referred to the “As-Built” plans to remove the Damian Carrasco breezeway structure and expand the building. Once the general contractors got further into the project, they realized some structural changes had been made which were not shown in the “As-Built” plans. When you add square footage and renovate an existing building, you may e x p e r i e n c e u n f o r e s e e n challenges as you move into the project. In our case, the “As-Built” plans did not match our architect's plans for the expansion. This is not uncommon for a construction project. A few inches off can make a huge difference in the structural needs of the project. Due to that situation, we had to go back to review the plan with the architect, structural engineer, general contractor, representatives of Sun City Aliante, City of North Las Vegas and our third-party inspector. Before anything could move forward, these issues were addressed. Due to those needs, the new expected completion date is March 27. This photo shows the framing for the new front entryway.

Currently, the completed work includes the framing of the Front Desk and the offices and most of the interior. The structural changes needed should be completed. During the month of November, the steel beams should be installed and more interior work completed. Then the trusses will be fabricated based on the measurements of the steel beams. We anticipate that once the trusses are fabricated, on-site and

installed, progression should move very quickly with the project because it will be mostly interior work to complete. At that point, multiple groups of construction workers will be on-site to take care of all the remaining work. We have provided a new construction schedule on the website (www.suncityaliante.org) at the bottom of the home page in the section titled “Caution, Work in Progress.” Even with the delays, there is still great excitement for the finished product, which will include: • An expansive, spacious room with an additional 3,500 square feet of space and an additional 2,000 square feet of remodeled space. • The new space will be a great area for people to congregate. There will be seating areas in several locations to enjoy our million-dollar view to the 9th hole, watch television movies or sporting events or come together before you depart for a show/tour. • A larger billiard area will have pool tables, shuffleboard, and a dartboard. • An attractive outside entrance and covering that will provide cover and protection from the elements for anyone standing and waiting outside. • A central point of entry into the building, providing easy access and better security. • A new Front Desk as you enter the building, where you will be greeted by Lifestyle Associates who will assist you with checkins for fitness, classes, Lunch 'n' Learns, club activities or signing up for events/shows. You can now obtain comprehensive information on the new website. On the bottom of the home page of the site, there is a dedicated section called “Caution, W o r k i n Progress” that contains an animated video showing the design concept and the current timeline. This photo shows the back of the building which will afford a million-dollar view through its expansive windows.

In closing, I hope you are able to better understand why we have experienced delays in the project; and look forward, as I do, to the grand opening of the new Community Center with a fresh, more modern look. I want to thank all of the team members for their continued hard work, dedication and positive attitude while working under other than normal conditions. I also want to convey a very warm welcome back to two former team members, Shirley Spivey and Cinda Carpino, who have decided to rejoin the team as Lifestyle Associates. “We are what we repeatedly do; excellence, then, is not an act but a habit.” - Aristotle Damian Carrasco Community Manager, Sun City Aliante WWW.SUNCITYALIANTE.ORG | THE BREEZE

BOARD MEETING Sun City Aliante Board of Directors Meeting Summary Please read below for a quick update on highlights from the October 7 Board of Directors (BOD) monthly meeting: Annual Audit Year Ending June 30, 2019 – Letter of Representation Phil Bateman, CPA from Hilburn & Lein, gave the Board and the Association's audit financial statement an Unqualified Rating, which is the highest level of rating for audits. Sun City Aliante continues to have an excellent financial standing due to the diligent work of the Financial Committee and the Board. The Board approved the Annual Audit and the Letter of Representation.

FirstService Residential Contract Addendum - Board President Geller and Treasurer Sloman met with FirstService Residential Vice President Metrius Fair to negotiate a reduction of the burden costs for payroll. The Board approved the contract addendum to save the Association approximately $25,000 a year. Broadwing and Widewing Entrances Project – Gothic Landscape presented a $16,540 proposal to change the landscape at the two entrances to the community on Broadwing and Widewing. They proposed removing 1,900 sq. ft of turf to reduce water consumption, therefore, saving money on Association's water bill. By removing the turf, the Association will receive an approximate $5,700 rebate from the Southern Nevada Water Authority. The total landscape changes will cost $10,840 after the turf removal rebate. The installation of new plants will create a more appealing desert landscape. The other two features adding a “Wow” factor to the entrances are signage backlighting for a more illuminated community sign and installing stack stones to add a mix of rustic and modern styles to our entrances. The Board approved the Gothic Landscape, Allied lighting proposal for $8,060, and the MK House stack stone for $5,800. The project cost with the grass rebate is $24,700.

COFFEE WITH THE BOARD

“Coffee with the Board” More than 60 residents attended the “Coffee with the Board” on Thursday, October 3 at 10 a.m. in the Vista Room. They had an opportunity to speak with the members of the Board of Directors (BOD) and enjoy delicious pastries, while visiting with their neighbors and friends. BOD President Warren Geller welcomed the guests and gave an update on the Expansion and Enclosure Project explaining that unforeseen delays have moved the completion of the project to March 2020. BOD Treasurer Ed Sloman discussed the role of the Finance Committee and credited members for unqualified audits for the past 15 years (an unqualified audit is the highest rating you can receive). He explained the committee's fiduciary responsibilities to residents. He also recognized Mike Rowen for meeting with US bank to handle the Association's investments, and he thanked Dave Grossman for putting together the spread sheets for the five-year plan. BOD Director Mark Smith explained the responsibilities of the Covenants Committee were to ensure that residents were following the HOA governing documents – the CC&Rs, Bylaws, Rules & Regulations and Design Guidelines. He outlined the process of a hearing and noted residents are given multiple opportunities to come into compliance before they are brought to a confidential hearing. He also thanked Director of Compliance Nelenie Aronce for resolving compliance issues resulting in no hearings for the past four months, and he expressed his appreciation to the seven-member Covenants Committee for their hard work. Several residents thanked the Board and asked them to continue “Coffee with the Board.” Residents asked about the following topics during the meeting:

The Enclosure and Expansion Project (please read the Community Manager Damian Carrasco's article on page 7).

The need to paint the red curbs in the community in front of all the fire hydrants. The Association is responsible for painting the curbs, and the City of North Las Vegas is responsible for painting the fire hydrants. We are working on getting bids to paint the curbs. •

Speeding in the community. There are rumble strips placed on the streets to slow down traffic. Also, the City of North Las Vegas placed a radar speed sign off Widewing to deter traffic. Due to the need for emergency vehicles, speed bumps are not an option, as stated by the City. We will continue to work with the City to ensure our public streets are safe.

Businesses that will be built on the vacant land adjacent to the ER at Aliante. The current plan is to have a gas station and a convenience store.

Before closing the meeting, President Geller thanked everyone for attending this very positive event.

Dear Residents

Hello Residents:

Attitude of Gratitude Hello November! Thank you for reminding us we have so much to be grateful for… The more you thank life; the more life gives you to be thankful for. Start each day with the attitude of gratitude and positive thoughts, setting the tone for your day.

Happy Thanksgiving and a warm welcome to our new homeowners. It's incredible how time swept by so quickly this year – it's already November! I have a couple of things I want to cover in this issue.

Appreciation of Volunteers Sincere appreciation to those volunteers who assisted with the MOM's of North Las Vegas and Nells AFB with the Children's Halloween Party on October 6, in the Vista Room. You provided support to make the day special for so many children of parents serving our country. Many thanks to all who volunteered at the New Resident Welcome, on October 19, with Skechers, Shredding, Shot Clinic, and the informational presentation. To all the Clubs and Special Interest Groups who do so many wonderful acts of kindness in our city…Thank you! Lifestyle Department Survey Thank you to those residents who took the time to complete the survey that was included in the October 2019 Breeze. Your feedback is invaluable for the continued growth of the Lifestyle Department. And one lucky Sun City Aliante resident will win a $100 VISA Gift Card, and others will win exciting prizes. The drawing will be held on Friday, November 1, at the beginning of the movie, Pavarotti, in the Vista Room. Good luck to everyone! Holiday Decorating in the Community Center Clubs and Special Interest Groups are invited to partake in this year's holiday decorating. Please complete the enclosed form in this issue of the Breeze and return to the Lifestyle Department. For your safety and for your furry four-legged family members, please refrain from taking a stroll on the golf course for leisure. Errant balls can seriously harm you and/or your pet. Aliante Golf Club has clear signs that are placed in prominent places to warn you of the dangers of walking on the golf course. Residents who have wrought iron fences that are clearly showing signs of rust and faded color must take steps to repair and/or repaint the fence. “No property or improvement on a dwelling unit shall be permitted to fall into disrepair, and all property (including any improvements) in the properties shall at all times be kept in a safe condition, and in good condition and repair.” Please use powder coated Aliante Grey Beige color for painting. If you are thinking of installing a wrought iron fence on your lot, please review the Design Guidelines available on the community website www.suncityaliate.org. Submit a Home Improvement Application to the Customer Service office before you move forward with your project. Please be reminded that, except for trained service animals, no animals are allowed within Association facilities, whether in arms or on a leash. Remember the driving speed in our community is 25 miles per hour. Speeding is a factor in about one-third of all fatal crashes. When driving, focus on the road and avoid distractions. Be especially diligent around crosswalks and remember to look both ways for bikes. Residents, who own golf carts, please refrain from driving too fast. Lastly, only vehicles displaying legal handicap parking identification are allowed in designated handicapped parking spaces. Violators will be subject to towing. Please be courteous and refrain from using the Golf Course's limited handicapped parking spaces, specifically the spaces by the pool entrance. Reminder: Trash pick-up is every Tuesday and bulk pick up dates for the month are November 5 and November 19. Please don't place garbage cans at the curb before 6 p.m. on Mondays and remove them no later than 6 p.m. on Tuesdays. Fun Fact: Homing Pigeons have concentrations of iron particles in their beaks that would allow them to detect magnetic fields easily. Nelenie Aronce Assistant Manager, Director of Standards & Compliance

The Sun City Aliante management team is thankful to have residents like you! The friendships and fun we share create wonderful memories! We believe in “forever young” and “living life to the fullest” and creating unity in our community. Debbie Kent Lifestyle Director

You can now obtain comprehensive information on the new website. On the bottom of the home page of the site, there is a dedicated section called “Caution, Work in Progress” that contains an animated video showing the design concept and the current timeline. We appreciate your patience throughout the duration of this construction project. We are confident you will be excited about the changes we are making for a larger and more attractive Community Center.

NEIGHBORHOOD NEIGHBORHOOD WATCH MONTHLY BULLETIN: Holiday Season Tips NEIGHBORHOOD WATCH

NOVEMBER 2019

[ [

November is the start of the holiday shopping season. It is important to remember that criminals will be trying to do their shopping too – from your house, your garage or your parked car. Are you prepared for this type of unwelcome intrusion? Following are some tips to keep you one step ahead of any criminal activity: Let's start with your house. Keep your garage door closed -- day and night. Lock the house doors, including the door that goes from the garage into the house. Leave your outside lights on all night.

Next let's talk about your car. If you leave your car outside in the driveway or on the street, take everything out of it – the garage door opener, valuables in the glove compartment and packages. Lock and alarm the car. When you return from shopping and pull your car into the garage, shut the garage door before unloading. Important: if you have company visiting, apply these tips to their cars too. Packages are an especially important issue at this time of year. If you are gone for a few days or longer, be careful with orders; so, they do not come when you are away. Arrange for packages to be picked up and kept out of the sight of “porch pickers”.

Be aware that you may be watched not only when away from home but when you are leaving the house. Before you drive away check out the street. Is someone sitting in an unfamiliar car or truck on your street? If you feel uncomfortable, circle the block after you leave and make sure that the car or truck has not moved in front of your house. Is someone walking up to your door? Immediately call the police. If you plan to be away for any part of the holiday season, let your Block Captain and neighbors know when you are leaving and for how long. Also, give them a contact number so they can call if there is any problem around your home. Ask them to watch for flyers hanging on your door or papers in the driveway – all of which can tell a criminal your house is a potential target. If your area does not have a Block Captain, maybe you and your neighbors should talk about someone becoming one. Simple precautions can keep your holiday season happy and joyful. SEMINAR AARP SAFE DRIVING CLASS

SNACK ‘N’ LEARN WATCH OUT FOR SCAMMERS DURING THE HOLIDAYS Tuesday, November 19, 10:30 a.m. Join representatives from the Federal Trade Commission and Nevada Consumer Affairs for an important presentation about fraudulent scam prevalent during the holidays. Know how NOT to pay. If someone asks you to pay with an iTunes or Amazon gift card or tells you to wire money through Western Union or MoneyGram. Don't do it. Scammers ask you to pay in ways that let them get the money fast — and make it nearly impossible for you to get it back. If you're shopping online, know that credit cards have a lot of fraud protection built in. Spot imposters. Imposters pretend to be someone you trust to convince you to send money or personal information. They might say you qualified for a free government grant, but you must pay a fee to get it. Or they might send phishing emails that seem to be from your bank asking you to “verify” your credit card or checking account number. Don't buy it. Make sure your money goes to real charities. The holidays are an important time to share with people in need. Unfortunately, sometimes charity scammers try to take advantage of your good will. It's important to make sure a charity will spend your donation the way you want it to. Check out a charity before you give. Please sign up at the Front Desk by November 18.

Anka is still a powerful performer who does what he does with consummate skill. ~ Los Angeles Times The youngest performer to headline in Vegas in the '60s, Paul Anka remembers from his days carousing around the city with the Rat Pack. He still feels the tug of Las Vegas, too. He would love to do a residency here, he says. “It's got to be the right one. That's really where I'd like to wrap it up.” Looking at Paul Anka's tour schedule, it's easy to mistake the 76-yearold for the teenager he was when his career first began. He juggles two worlds with his musical career. So, be forewarned; changes are coming. As I'm currently updating my annual certifications with each individual Medicare licensed company, I can tell you there are some big changes for 2020. With new acquisitions in the prescription drug world, plan names and benefit changes will be happening.

AEP (Annual Enrollment Period) - Yes, it's back here again, another year has passed! There are specific times when you can sign up for Medicare and prescription drug plans and make changes to coverage you already have. You don't have to sign up every year; however, each year, you'll have a chance to review your Medicare coverage. If you like your plan, why would you want to change? The biggest reason to save money or get more access to doctors. By late September, you should receive your annual notification of change from your existing insurance company. If you have an Advantage plan or a stand-alone prescription drug plan (which is 97% of all Medicare eligible people), this is very important. In most cases, your existing plan will change from 2019 to 2020. Will it matter to you? You won't know unless you review your current needs and review the changes.

30

WWW.SUNCITYALIANTE.ORG | THE BREEZE

If you're like most people, after you look over the annual change notice and get thoroughly confused, keep watching for my new advertorials in THE BREEZE and come to one of my Lunch 'n' Learns to learn about the changes and how they might affect you directly. Could you save on Medicare without giving up benefits? Maybe, it just takes a little time for a no-cost appointment and evaluation. What you don't know will cost you! In stress, time, and money.

SENIORS WITH WARM HEARTS

SUN CITY ALIANTE STEPPERS

Seniors with Warm Hearts (SWWH) have adopted a new approach this year to help spread a little extra happiness to those less fortunate for Thanksgiving, Chanukah and Christmas. They have foregone their annual “Giving Tree” for the Seniors with Warm Hearts “12 Days of Giving.”

The Sun City Aliante Steppers are focusing on upcoming presentations for Veterans Day, the Bridge Retirement Home, and holiday festivities. Dances vary from flag saluting to lyrical ensembles to vivacious upbeat numbers. This premier senior dance group appreciates their Aliante friends, family, and opportunities to participate right here in our community, especially at yearend celebrations.

Members will be located at a table in the Community Center where you can drop off your checks or gift cards. The Seniors with Warm Hearts appreciate the community's help in making the holiday season a little brighter for the organizations and children they serve.
