FROM THE PRESIDENT
MESSAGE FROM THE PRESIDENT Hello Neighbors,
Sun City Aliante Community Association 7394 Aliante Parkway N. Las Vegas, Nevada 89084 www.suncityaliante.org
A year ago, the Board began holding “Coffee with the Board” programs, which were intended to give all residents a chance to ask any questions, regarding our HOA, to Board members on any topic in an informal gathering. There were no time-limit restrictions, and the desire was to enhance the rapport you have with Board members and gather information on the workings of your HOA.

As attendance dwindled and questions were almost non-existent. the meetings were terminated as Board members felt there was little resident interest. I am not one to call it quits easily, and I asked Board members if they would be willing to give “Coffee with the Board” another try. They agreed and another meeting will be held October 3 from 10 a.m. to noon in the Vista Room. A Board member will make a presentation on Finance and another on Architectural standards. These presentations will give you a clearer understanding of what the committees' goals are and how the rules are implemented. Of course, any questions you have on any topic are welcome as well. Respectfully submitted,

BOARD MESSAGE The Finance Advisory Committee and the Operating Budget The Financial Advisory Committee (FAC) is responsible for overseeing the financial status and operations of the Association and its three money funds – Operating, Reserve, and Capitalization.
About three years ago, past budgets were put into a spreadsheet; so, we could track the trends of different line items. The General Manager also reports proposed expenditures from the Property and Grounds Committee. The guideline for expenditures is derived from a formal Reserve Study that is prepared every five years for the community and is updated as needed. Each year the amount transferred from the Operating Budget to the Reserve Budget changes due to the number of expenditures to replace items that age. The goal of past Boards was to keep the funding as close to 100% as possible. Our Reserve Study indicates we should have a beginning year balance of $1,939,829. Our actual June 30, 2019 balance was $2,109,536 (funded at 108%); Sun City Aliante's Reserve Budget is in an ideal situation. Once the budget was agreed to by the FAC this year, it became clear that a quarterly fee increase would be necessary, but it had to be well thought out. At that time, many different spreadsheet options were prepared and discussed as well as supporting cash flow projections for future years to determine the best course of action to recommend to the Board of Directors for the betterment of the community. During April FAC made the necessary tweaks to the document. At the end of the month, we developed a presentation outlining the proposed budget, which was presented at the Budget Workshop comprised of the Board of Directors, the FAC and interested stakeholders. We presented a proposed plan and all the options and cash flow situations the FAC had considered to ensure the decision the Board made in June would be in the best interest of the community. In the end, the Board adopted the proposed plan as presented. The FAC will continue to review the budget, cash flow, and expenditures on a monthly basis to provide critical controls so that spending and income remain within budget parameters. The FAC is critical in maintaining the financial health of the Association. Its monthly meetings are open to all residents. Any homeowner who is interested in becoming a FAC Committee member is encouraged to submit an application. If you have any questions about this information or anything dealing with the finances of the Association, please feel free to contact me. Ed Sloman Treasurer, Sun City Aliante Board of Directors
The Operating Fund is used to maintain the annual operating budget of the Association. Monies in the operating budget, generated by assessments and advertising in The Breeze magazine, pay for the daily operations of the Ed Sloman Association, such as administrative costs, utilities, repairs and maintenance, taxes and insurance, landscaping and more. The operating fund is budgeted each fiscal year in order to monitor and control expenditures. Have you ever wondered how the operating budget is formulated? It's a process that takes many months. Beginning in February, our General Manager presents worksheets, which are then analyzed by the members of the Financial Advisory Committee (FAC). Once FAC members have completed reviewing the numbers, we look at trends.

WE ARE...
COMMUNITY MGR FROM YOUR COMMUNITY MANAGER Get to Know Your Board – Stay Informed. Have you ever attended a Board of Directors Meeting at Sun City Aliante? Have you joined other residents at a mid-morning “Coffee with the Board?” If not, I am sure you will find that both meetings are effective ways to stay informed about the ideas, projects and the decision-making process that protect, preserve and enhance your HOA community's assets and, ultimately, your property values.
with the Board and bring you up to date on what's going on in your Association. Everything we do revolves around communications, transparency and keeping you up to date with events, programs and activities in our Association. Please go to our website (suncityaliante.org), which offers a wealth of information on what's going in the community and is consistently updated. For example: •
• •
As part of their fiduciary responsibility, our seven-member Damian Carrasco Board of Directors meets the second Wednesday of every month in the Vista Room at 7 p.m., and the Board usually concludes at about 8:30 p.m. It's one of the best ways for you to observe the actions and decisions taken on a monthly basis. During the meeting, the Board discusses and makes decisions based on a pre-established meeting Agenda. The Board Agenda is available on our website (suncityaliante.org) and at our Front Desk the Thursday before the meeting. Homeowners are encouraged to attend the Board meetings and observe, but you are not permitted to speak during the business portion of the meeting. However, two Homeowners Open Forums are offered during the meeting, when homeowners can address the Board for a limited period (three minutes or less) with your ideas, comments and/or suggestions pertaining to the community. At the beginning of the meeting, the Homeowners Open Forum offers residents the opportunity to speak briefly on any of the Agenda items. At the close, homeowners can briefly speak on any subject. Although important issues may be brought to the Board during the Open Forum, the Board won't act on these issues at that time. Many ideas are turned over to management for research and to determine options. A more informal session with the Board of Directors is our “Coffee with the Board,” which provides homeowners an opportunity to meet with Board members in a relaxed, casual setting. At this event, you will have a chance to hear what's going on, ask questions, bring up ideas, learn more about the things that are important to you and meet friends and neighbors. We hope you will join us for the next “Coffee with the Board” scheduled on Thursday, October 3 at 10 a.m. in the Vista Room. Light refreshments will be served. In addition to staying in the know, attending Board events gives you an opportunity to get involved; find out what's going on in your neighborhood; learn about community projects; become better informed about HOA policies and procedures; and connect with your neighbors and make new friends. We want you to get involved and become a part of this active community. That's why we've created several lines of communications to keep you informed about opportunities to meet

At the bottom of the page, you can read the Weekly eBlast, look at Homes for Sale/Lease or explore the milestones of the Community Center Expansion. Mid-way up the homepage, you'll see Emergency Contacts and News Flash (for the latest important information). In the blue bar at the top of the page, click on the arrow next to Boards/Committees to find the Board Meeting Agenda, information about Board members, Board meeting minutes and more. Under Resources, select the Calendar for up-to-date information on Board Meetings, Committee Meetings, Fitness Classes, Events, Seminars and more.
Another valuable communications resource is The Breeze magazine, which contains timely information about Board and Committee meetings, events, clubs, seminars and articles that are relevant to the community. In addition, the Breeze advertisers offers valuable information about products and services related to your health, finances, home maintenance and more. Every Thursday, we send out the Weekly eBlast, which provides you with a quick overview of upcoming events in three sections: 1. Meetings Notices & Schedules; 2. Special Events scheduled by the Lifestyle Department; and 3. Seminars provided by the many Breeze advertisers. If you don't receive the eBlast and would like to sign up, please follow these simple steps: Go our website (www.suncityaliante.org). Login with your username and password. Go to “Your Profile” (top of homepage), go to “Update Profile” and be sure your information is correct and select “Yes” to receive eBlasts. If you can't remember your username/password, go to “Contact Us,” select “Webmaster” and complete the required information. You will receive an email on how to proceed. In conclusion, I hope you will decide to attend our monthly Board meetings and “Coffee with the Board” and become an active participant in our many HOA activities. My goal, as your community manager, is to offer the best communications tools to keep you informed on an ongoing basis about issues and programs that affect you as a Sun City Aliante homeowner. I look forward to seeing you at the next Board event. "Communication leads to community, that is, to understanding, intimacy and mutual valuing." – Rollo May

COMMUNITY STANDARDS September ushers in the beginning of autumn on September 23. It also marks the celebration of Labor Day on September 2, and the beginning of American college and professional football. I love September! I hope you had a great summer and your autumn is amazing. A few topics I would like to cover include the golf course, the importance of showering before and after using the pool and getting rid of “tree suckers.” Some homeowners may not be familiar with the language of the governing documents they signed, when they became part of the Association, pertaining to the golf course. In these documents, it specifically states the risk and indemnification each owner assumes. To paraphrase, if you purchase a lot in the vicinity of the golf course, you assume the risk of noise, personal injury or property damage caused by maintenance and operation of the golf course, including the noise from maintenance equipment and golfers. Moreover, you assume personal injury or damage to property by errant golf balls and clubs. Golfers have five-minutes starting with departure of a golf ball onto the property of an owner to retrieve/recover golf balls; the golfer must seek the owner's permission before entry (if the property is fenced/walled). The existence of this easement does not relieve golfers of liability for damage caused by errant golf balls. We often receive calls about such things, and I would like to remind new owners to please read the governing documents. If you need further clarifications, please speak with me. The Water Quality and Health Council highlighted a contradictory finding from a swimmer hygiene survey. The result showed, although a vast majority of American adults (93%) would never reuse someone else's bath water, over 40% skip the shower before entering the swimming pool. Some may agree that's communal bathing! Showering before you enter the pool, makes sense because it helps keep swimming healthy for everyone in the pool. The Center for Disease Control and Prevention (CDC) urges people to shower with soap before swimming. Why? Because a shower with soap helps remove sweat, body oils, cosmetics and traces of urine and fecal matter on the body. Removing these substances helps reduce the “gross and yuck factor” for all who share the pool. When you take a shower before entering the pool, you help reduce the risk of waterborne illnesses, such as diarrhea, swimmer's ear and skin infections. Fecal matter, especially, contains germs that may be ingested when swimmers swallow contaminated water. On the same token, showering after swimming is just as important to remove bacteria from your skin's surface, your hair and eliminate germs. Our facilities have showers by the pool and in the change rooms; please use them. Be courteous and respectful for everyone's sake and your own. The next time you inspect your trees -- if your find something that looks green and healthy growing on the base of your tree -- you may have “tree suckers.” This bushy clump of stems removes (sucks) water and nutrients from the main tree. “Tree suckers” will zap the energy from your healthy tree. Remove them as soon as possible. It is better to try to prevent them, rather than dealing with removing them. According to Heather Rhodes, in GARDENING KNOW HOW, there are three ways to prevent “tree suckers.” First, keep plants in good health. The rootstock on a tree will start to grow plant suckers when stresses, such as drought, overwatering, disease or pests, threaten the tree. Second, don't over-prune. This can stimulate the growth of tree suckers. Third, prune regularly. While over-pruning can cause tree suckers, regular healthy pruning can keep them under control. Reminder: Trash pickup is every Tuesday and bulk pick-up dates for the month are September 10 and September 24. Please don't place your garbage cans at the curb earlier than 6 p.m. on Mondays, and please remove them no later than 6 p.m. on Tuesdays. If you have any questions, please contact me at 702-638-5006 or email assistantmanager@suncityaliante.us. Nelenie Aronce Assistant Manager, Director of Standards & Compliance

NEIGHBORHOOD WATCH MONTHLY TIP: Block
Captains Needed NEIGHBORHOOD WATCH
In Sun City Aliante Neighborhood Watch, we have 50 active Block Captains. That may sound like a lot, but let's look at reality. A Block Captain is assigned 10 to 20 homes in their immediate neighborhood. That would mean our current Block Captains are in contact with about 500 homes max! We are a community of over 2000 homes, leaving over 1500 homes with no Block Captain contact. We, in Neighborhood Watch, are appealing to those of you who are looking for a great way to connect with your neighbors and feel good about your contribution to the community. What does a Block Captain do? 1. Be a good neighbor. 2. Pick up a neighbor's newspaper when they tell the Block Captain they will be away for a few days. 3. Watch for any unusual activity at a neighbor's house if they are away. It is often an open gate, an open electrical box, a flyer on a door, to name a few observations, that could signal criminal interest in a home. 4. Watch for strangers roaming the neighborhood or unknown or unidentified vehicles in the area. 5. Check on a neighbor if he/she doesn't seem to be keeping their usual routine – make sure all is okay.
What are the skills needed? 1. A Block Captain is fingerprinted, and a background check is made by the North Las Vegas Police Department. The cost of the process is paid for by the Sun City Aliante Board of Directors. 2. Block Captains handle their contacts with neighbors in the manner that reflects their comfort level. From a simple “hello” to a fun “block party” – you do what is best for you to keep in contact with current and new neighbors.

Rock 'n' Roll Hall of Famer John Fogerty returns to Wynn Las Vegas in April to debut “My 50-Year Trip,” a n e w c o n c e r t celebrating both the iconic musician's halfcentury onstage and perhaps his bestknown performance: the legendary New York music festival, Woodstock. Encore Theater is the perfect venue for this special evening, combining outstanding acoustics with an intimate vibe to showcase a montage of vintage photography and Fogerty's own stories about one of the greatest musical gatherings of all time. CLUB DIAL Members of Club Dial (Line Dance) got a real treat when they recently practiced the art of hula dancing. Twice a year the BUNCO Club hosts a potluck dinner before its monthly night of ACTION!
Bunco is a simple dice game using 3 die for play. The two sets played takes about 1-1/2 hours with many winners determined after the play finishes. Twice a year, the club gathers an hour early to indulge in a potluck before the evening of play. These special potluck evenings are usually held in July and November. The July Bunco was attended by almost 40 people. Club members come hungry and leave full, satisfied, and possibly with a few extra bucks in their pockets. Founder Mary Kaufmann, reminisces, “I started the BUNCO Club 11 years ago. At the time, my purpose was a desire to socialize with friends and neighbors and have fun while playing a simple dice game.” The Bunco club has grown so much since those early days! BUNCO Game night is the second Thursday of the month starting promptly at 6:30 p.m. Players are asked for a donation of $5. The money collected is distributed as awards and door prizes at the end of the evening. If this sounds like something you would enjoy, come join us next month!
