The property market in RAK is witnessing an uptake, particularly in key areas like Al Marjan Island, a waterfront destination that is fast becoming a symbol of the emirate’s growth. Andrew highlights that “Al Marjan is seeing a surge in demand for off-plan projects in anticipation of the opening of the Wynn Resort and Casino and integrated resort on the island, which are expected to further elevate the region’s appeal, attracting both investors and tourists.”
Andrew also highlights that, “Ras Al Khaimah offers a more affordable option compared to Dubai and Abu Dhabi, with significantly lower property prices for both residential and commercial spaces.” This cost advantage, coupled with high-quality developments, is making RAK an increasingly attractive choice for those seeking value without compromising on lifestyle or investment potential. When it comes to identifying the most promising
areas for investment in addition to Al Marjan, Andrew explains, “Other areas like Al Hamra and Mina are also gaining traction. Al Hamra is known for its exclusive beachfront properties and high-end developments, while the Mina area is a vibrant hub for residential real estate, with high-quality branded and unbranded properties being introduced”. For commercial investors, the industrial zones near the RAK Free Trade Zone present lucrative opportunities, supported by enhanced infrastructure and strategic location advantages.
Foreign ownership has played a pivotal role in shaping RAK’s property market. Andrew emphasises, “This has had a positive impact on the property market in Ras Al Khaimah, attracting international investors, particularly in freehold areas such as Al Marjan Island and Al Hamra.” This influx of international capital has not only increased demand but also enhanced market liquidity, making RAK a competitive investment destination. The RAK government has implemented several policies to attract investors. Andrew highlights that these include, “100% foreign ownership in designated freehold areas, tax exemptions on property income, and the absence of property taxes.” Additionally, the availability of the 10-year Golden Visa for off-plan property purchases has been a significant driver of growth.
The rental market in RAK is also thriving, driven by the emirate’s affordability and growing

Andrew observes, “The demand for rental properties in Ras Al Khaimah is steadily increasing, driven by the emirate’s affordability, growing population, and influx of expatriates.” Areas like Al Hamra and Al Marjan Island are particularly popular, offering competitive rental rates compared to Dubai and Abu Dhabi.
Andrew points out, “Major developments like the Wynn Casino on Al Marjan Island are expected to drive property values up.” Drawing parallels with Macau’s property market boom, Andrew adds, “A similar trend was seen in Macau, where property prices rose from AED 2,300–2,760 per square foot before the casino industry was liberalised, with premium developments reaching up to AED 18,400–23,000 per square foot by 2013.”
While the opportunities are abundant, investors must also be mindful of potential risks. Andrew cautions, “Key risks in Ras Al Khaimah’s property market include market
volatility, as it is still developing compared to larger cities like Dubai, and the potential for oversupply in certain sectors if demand fails to match new developments.” However, with careful planning and due diligence, these risks can be effectively managed. RAK is also committed to balancing rapid development with environmental sustainability. Andrew explains, “Ras Al Khaimah is prioritising environmental sustainability alongside rapid development by adopting eco-friendly practices in its property sector.” This focus on sustainability not only supports long-term goals but also appeals to eco-conscious investors and residents.

“Demand remains strong, as there is such an appeal in owning a slice of history that these beautiful period properties represent. Beautiful Victorian, and Georgian houses for example, with character, grandeur and ambience that is so closely tied to the city’s identity are highly sought-after. A lot of international buyers, particularly Americans, love the period charm of London.” London’s property market has always attracted a diverse range of buyers, but period homes, in particular, evoke a sense of nostalgia - it’s about owning a piece of London’s past.
Typical buyers of period properties in London vary, with Arthur stating: “It is a complete mix when it comes to buyers, the city itself is made up of a series of different villages and within these there are various types of buyers and demographics who choose to live in them. They are governed by schools, green spaces and what specific places have to offer. Areas such as Hyde Park, Holland
Park, Hampstead Heath and Notting Hill tend to attract young professionals who want to be a part of whichever village appeals best. In Notting Hill, we tend to see about 60% British buyers, followed by Americans and then Europeans. I believe there is an expectation, particularly amongst international buyers that when they come to London, they want to own a slice of history that Brits may take for granted. For the more local buyer the appeal sits more with the location of schooling and green spaces, the unique village-y environments definitely lend themselves more to this demographic.

Various technological advances allow for a functional, charming and easy lifestyle which is a huge appeal.

Restoring a period property can be a labour of love, but it comes with risks.
Arthur adds to this by stating, “In the case of unmodernised period homes, people are cautious about unearthing hidden problems, some of these homes can be over 100 years old and therefore a lot of maintenance is involved. Having the right advice and team around you is hugely important. With that, this allows incoming buyers to create the perfect home to their style.
There is a risk and reward factor to bringing back these old period homes to life whilst retaining their character. Again, this comes back to the point of people wanting immediate ease of living.
“There is another layer of due diligence required. With period homes, owners become custodians and have a duty to look after and maintain them. If you want to
renovate these glorious homes, there are various layers of permission to go through, but these protections allow these beautiful properties to continue to exist and are nothing to be worried by.
“The cost of every purchasing stage is inevitably higher because of this which causes buyers to think more and take longer to make decisions. The due diligence buyers need to take is far greater than it ever was and the market in general has slowed as a result, as people are more cautious. We have seen more recently, due to higher inflationary costs on works, that buyers favour more modernised homes over those that need work.”
In terms of sustainability, this remains a challenge, but technological advancements are helping period homes become more energy efficient. Arthur says: “Period
properties and sustainability do not typically go hand-in-hand, ever-changing technology however is allowing this to be more of a consideration for people and as a result we see more ground source heating and air source pumps are being installed in the place of gas boilers. Sustainability is certainly at the forefront of buyer’s minds though it comes with the consideration that the process of improving a period home can be complex and costly.
“I think the future is bright, as long as London continues to be a global centre of business, education and lifestyle, people will always want to own their slice of history with one of these beautiful homes” says Arthur.

BRAZIL! BRAZIL! THE BIRTH OF MODERNISM
Just over 80 years have elapsed since the Royal Academy in London hosted the first small show of Brazilian painting in the UK. It was intended as a diplomatic gesture, for the paintings were donated by a group of Brazilian artists keen to raise money for Britain’s embattled RAF and “cheer the country up. “
“This was the best way we could find to express to the English our admiration and solidarity,” Britain’s ambassador in Rio de Janeiro wrote to foreign secretary Anthony Eden, asking for £25 to cover transport costs. As an example of soft power –diplomacy through culture – it was hardly a success. The Royal Academicians didn’t like the pictures and critics were harsh. Sitwell said that he hoped the progress of painting in Brazil would “become slower and more serious” (and took a side swipe at Diego Rivera for good measure saying he painted
“too much”). Only 25 painting were sold with the rest distributed to provincial galleries where they languished for decades until 2018 when the Brazilian Embassy unearthed 24 of them for an exhibition called The Art of Diplomacy.
This backstory opens the latest show at the Royal Academy but it’s not clear why Brazil! Brazil! is limited to 10 artists from a limited period at the turn of the 20th century, thus neglecting some of the great talents that have emerged from that country. Among the artists chosen to represent the birth of modernism in a new and young country finding its way in the world are Tarsila do Amaral, founder of the influential Grupo dos Cinco and the pioneering Rubern Valentim whose work bridges Afro-Brazilian cultural traditions. A significant number of the 10 were more or less self taught while others went to art schools in France, Germany and America. It was
a challenging time to be an artist in Brazil – there were only two museums where they could see work and even fewer galleries to show their work. One of the pioneers, Anita Marfati, was so scorned when she first exhibited her modernist works that it scarred her for life and she put experimental art behind her for good. What so scandalised people, among other things, was simply the fact that these artists began celebrating ordinary Brazilians going about their way of life – as for example in naive landscapes of Amaral. True, Brazil! Brazil! is well staged with the main rooms ablaze with many colourful works that perhaps help cheer us up in a cold Spring but there’s also some terrible painting among the highlights.

As Above So Below
Turner prize winning artist Mark Leckey gets his first solo show in Paris thanks to the Lafayette Foundation – the cultural branch of the upmarket store.
The exhibition plays into our appetite for fun immersive experiences – here Leckey’s looped recordings of videos and sculptures are designed to bring onlookers to a temporary state of ecstasy. The artist makes a big promise: to remove you from your normal place of function and towards something “groundless, without horizon or axis.”
Desire and transformation, according to the Tate, are key motifs in Leckey’s work to which he returns in a variety of manifestations. His own life story provides a rich vein of experience which he has mined throughout his artistic journey from a Wirrel school dropout with one O level in art, via forming bands and becoming a professor of film
George Condo is in two places at once this spring with the exhibition Pastels that spans galleries at both Sprüth Magers and Hauser & Wirth in New York, offering a glimpse into the artist’s creative process and inventiveness through the medium of pastel.
Once used primarily for small works on paper and outdoor sketching – and with the exception of Degas rarely associated with the highest form of art – Condo’s new works push the medium to its limits, using gesso, fields of color, and dramatic strokes all laid down with no preparatory drawing. With such titles as Centrifuge, No Direction Home, and
Chaotic Combustion, these recent paintings evoke the chaos of spontaneity while at Hauser & Wirth we are faced with a collection of puzzlelike portraits which the artist calls his “bizarre characters.”

THE GREAT MUGHALS: Art, Architecture and Opulence
This show explores the cultural world created by the Mughal emperors of India, particularly Shah Jahan. His great monument, the Taj Mahal, hovers on a giant screen at the South Kensington museum overlooking a breathtaking display of treasures.
The Mughal dynasty was founded by a Central Asian warlord and its empire was built on conquest – wonderfully ornate weapons are among the exhibits – but its rulers were passionate about the arts and imported many skilled artists and artisans to their court resulting in the particular style known as ‘Mughal’. The works on show testify to their highly refined court life and visions of an earthly paradise.

A New Look at Cimabue
The Louvre has been much in the news recently following the report that President Macron has plans to move the Mona Lisa as part of a major renovation.
The 230-year-old museum now welcomes 9 million visitors a year. Its walls are leaking and the famous noisy glass pyramid entrance – which one visitor compared to being in a public swimming pool – is now far too small for the throngs. Many come to snap a selfie in front of La Giaconda (a cause of untold grief to the more serious visitors) but the reality must be faced and the solution, for Macron, will be that the portrait will have its own dedicated room in future.
That future is a long way off – 2031 at least –and in the meantime there’s no getting away from the crowds. But what treasures await those who patiently navigate the Instagram brigades and bother to explore one of the most important art collections in the world.
Current exhibitions include a new look at the early Renaissance master Cimabue. It follows the extraordinary discovery of a panel by Cimabue in a house in northern Paris just six years ago. Very few works by this Tuscany master survive and it is no surprise that the Louvre paid €24million for the acquisition. Cleaned and restored, the Mocking of Christ (c.1285-90) now goes on display alongside other Tuscan luminaries of the 13th and 14th centuries including Duccio and Giotto. Another restored Cimabue panel, the Maestà (c. 1280), can also be seen among these founders of the Renaissance. Somewhat eclipsed by the fame of Giotto, the contemporaneous art historian Vasari still viewed Cimabue as the “first light” of the Renaissance.

DEGENERATE ART: MODERN ART ON TRIAL UNDER THE NAZIS
The Nazi leaders may have loved art providing it was sufficiently valuable and largely traditional and bourgeois but they mounted a methodical attack on modern art.
In 1937 they staged an exhibition in Munich of what they termed Entartete Kunst – Degenerate Art. It featured over 600 works by 120 artists including names like Vassily Kandinsky, Emil Nolde, Paul Klee and Marc Chagall; many of course were Jewish. The works had been seized from German museums and the venue - a series of dark narrow rooms in the Archaeological Institute – was intended to provoke disgust.
It was however in one sense a huge success, more than a million people visited the show making it one of the first blockbuster art exhibitions! Munich was just one of a series of infamous exhibitions held from 1933 onwards. Beside works confiscated from German museums were others taken (or simply stolen) from dealers and private owners.
Behind the scenes there had been considerable friction between Hitler and Goebbels (who admired some of the Expressionists) over the latter’s choice of works for an exhibition called Great German Art that was intended to educate
the public in ‘good’ art. The Munich show was Goebbels’ attempt at atonement for having made, according to Hitler, poor choices for the Great German Art show.
Following the 1937 Degenerate Art event, thousands of works, including some by Vincent Van Gogh and Pablo Picasso (an exemplary case of the degenerate artist) were either sold at derisory prices due to the market now being flooded, or burned like the books. The Paris show is a chance not only to learn more about this fascinating episode but of course to see some of the exceptional works presented at the exhibition of 1937 and, more broadly, of paintings and sculptures confiscated from museums during this campaign.
It features works by Grosz, Klee, Kokoschka, Kandinsky and Picasso. A section is devoted to Jewish artists, who were most violently attacked. Paintings by Marc Chagall from the 1937 exhibition are flanked by works by Jankel Adler, Ludwig Meidner, and Otto Freundlich who was murdered by the Nazis in 1943.

This incredible Grade II listed property is set in one of Hertfordshire’s beautiful market towns. Built in the early 19th century, this home highlights its traditional features while cleverly incorporating complementary contemporary design elements, including the restoration of an outbuilding, The Coach House, for modern living.
The open-plan kitchen, dining, and living rooms are filled with beautiful natural light and feature bespoke heavy linen curtains dressing over 8ft of bi-folding doors. The designers took inspiration from the stunning garden views, crafting a colour palette and using natural materials to create a grounded, organic, and relaxed atmosphere.
Each area has been zoned using soft furnishing details, including a custom-made downwrapped sofa and a completely bespoke handmade rug. The designers handpicked
every colour, texture, and pattern to work harmoniously within the space. Lighting and paint finishes were also carefully chosen to ensure each area encapsulates its own unique feeling while maintaining a consistent design scheme to tie everything together.
Adjacent to the house sits The Coach House, an outbuilding originally built to store carriages. It has now been transformed into a beautiful maisonette studio, complete with a splitlevel living and bedroom space, a kitchen, and a bathroom. The client wanted this more compact area to feel warm and full of character, which the designer achieved through carefully selected artwork and bespoke items, such as a uniquely shaped headboard and a scalloped ottoman. A slightly bolder colour palette with muted tones was used, along with layered patterns and textures, to create a cosy and relaxing studio perfect for hosting family and friends.

The Boutique Hotel AP Dona Aninhas, owned by the AP Hotels & Resorts Group, is a tribute by its chairman, António Parente, to his mother.
Known as Dona Aninhas, she lived and worked tirelessly in Viana do Castelo. Located in the historic centre of the city, this new four-star boutique hotel features 64 rooms and two suites, each reflecting themes from Viana’s culture such as navigators, filigree, and Viana embroidery integrated throughout its design.
The group renovated and reopened a previously degraded hotel, formerly known as Hotel Viana Sol, renaming it after António Parente’s mother, Dona Aninhas. Thanks to its central location, AP Dona Aninhas offers guests easy walking access to the city’s tourist attractions, heritage sites, scenic spots, and
cultural landmarks, as well as parks and green spaces. Guests can enjoy panoramic views of the city and the Lima River, especially from the higher floors, and are in close proximity to the Gil Eannes ship-museum, one of Viana’s main attractions.
ARQ Tailor’s studio was responsible for the transformation of this historic building. The intervention encompassed both structural and interior design aspects, ensuring the building met current regulations while preserving its historical character. The hotel features modern decor and incorporates the elegant and traditional ambience of the old Hotel Viana Sol. The design includes marbling techniques in the corridors, a traditional decorative method once used in noble houses. This method mimics the appearance of marble through multiple layers
of paint and was revived by ARQ Tailor’s to enhance the building’s aesthetic. The hotel is equipped with all the modern amenities of contemporary hospitality, including a gym, spa with pool, sauna, Turkish bath, and beauty treatments. ARQ Tailor’s also ensured that the hotel’s inviting atmosphere is enhanced by an outdoor terrace, where guests can enjoy live music, exhibitions, and cultural events that enrich the social and cultural life of the city, making the hotel a vibrant hub for both visitors and locals.
Before its closure, the Viana Sol hotel was a social landmark where locals gathered, especially in its well-known discotheque. The building faced years of degradation, including
fire damage and flooding caused by regional storms. ARQ Tailor’s managed the restoration and re-imagining of the space, successfully navigating the challenges of sea air and adverse weather conditions near the mouth of the Lima River. Their work ensured that the building met all necessary standards while retaining its historical essence.
Through ensuring that the hotel celebrates the beauty and history of Viana do Castelo, every detail was carefully selected, adding snippets of sophistication that would rival any other high-end hotel. With ARQ Tailor’s design, the hotel preserves the unique identity of this Minho region, offering an immersive experience for all who visit.

The reception lobby was completely replanned. The back of house offices were relocated to ‘open up’ this space to allow lots of light from the new tall windows. A magnificent custom designed hand-tufted wall hanging portraying the Maasai tribe was commissioned and sits centre stage behind the new reception desk. On the floor, a huge carpet was designed which reflects the Ngorongoro Crater shape and colours.

This project by Bobby Mukherrji Architects combines high-end hospitality with facilities tailored for police personnel, creating a landmark destination in Muscat.
The Hilton Hotel offers a range of accommodation options, including deluxe rooms and suites, designed to meet the expectations of both business and leisure travellers. Facilities include restaurants, bars, conference and meeting rooms, a fitness centre, spa, and business centre. The design is modern and luxurious, integrating with other parts of the complex while maintaining privacy and exclusivity for hotel guests.
This entrance lobby showcases opulence with soaring ceilings, intricately detailed arches, and warm, ambient lighting. The design combines traditional Arabesque elements with
modern luxury, featuring ornate latticework, polished marble surfaces, and a central seating area that exudes sophistication. Inspired by traditional Omani patterns, ceilings feature intricate latticework, with tall arches and grand columns contributing to a majestic space.

Warm lighting highlights the textured surfaces, while elegant dining furniture combines dark wood with light upholstery. The hotel facilities include amenities such as a reception area, concierge services, housekeeping, and security to provide the perfect guest experience. Dining options range from a full-service restaurant offering international cuisine to more casual cafes and bars. Recreational facilities include a gymnasium with modern exercise equipment, a swimming pool, and outdoor spaces for lounging and social gatherings. The design emphasised accessibility to ensure comfort
for all guests, including those with disabilities, alongside sustainable design principles such as energy-efficient lighting and eco-friendly materials to minimise environmental impact.

Fit-out services cover turnkey interior construction, designand-build solutions, wall panelling, carpentry and joinery works, MEP systems, HVAC, lighting, and professional project management. Furnishing services include the supply and installation of furniture sourced globally from countries such as Germany, Italy, Spain, and Malaysia.
A notable project was the Al Tamayyuz Academy in the King Abdullah Financial District (KAFD), spanning 42,000 sq. ft. and delivered as a turnkey project. This highquality institution featured full acoustic control, academic furniture, and branding throughout. A standout design element was the four-metre-wide staircase connecting floors, paired with LED screens and collaboration areas. Facilities included classrooms, a computer lab, testing rooms, breakout zones, offices, and a VIP lounge. The project emphasised energy efficiency, sustainability, and locally sourced materials, incorporating smart technologies like electric signage and interactive boards.
Another significant project was the CNTXT headquarters and academy, also located in the KAFD District. CNTXT, a joint venture between Saudi Aramco Development Company and Cognite AS, focuses on advanced cloud and digital transformation solutions. This project covered 2,516m² across

the 23rd and 24th floors, accommodating up to 200 employees. Inspired by CNTXT’s brand identity, the design featured greens and blues balanced with neutral greys. Materials such as carpets and acoustic solutions were selected to optimise sound quality and aesthetics, while smart lighting and advanced technologies created a modern, high-tech environment. Facilities included executive offices, openplan workspaces, meeting rooms, classrooms, reception areas, and quiet zones.
Building on the theme of integrating cultural identity with functionality, the Aseer Investment Company’s (AIC) office project in KAFD drew inspiration from Aseer’s natural beauty and heritage. Traditional motifs were incorporated into stucco-covered columns, while teak wood finishes reflected the style of old Aseer homes. The office accommodated 100 workstations with open-plan areas, executive offices, meeting rooms, and breakout
spaces. The design balanced cultural elements with advanced functionality to create a cohesive and productive workspace.
IDWorks also contributed to the renovation of a 26-floor residential tower in KAFD. Apartments, ranging from one-bedroom units to penthouses, were redesigned with neutral tones and warm accents inspired by the desert.
The focus was on enhancing layouts through new finishes and furniture without altering existing structures. Materials and finishes maintained a sophisticated yet functional aesthetic, aligning with the project’s vision. Each project demonstrates the firm’s ability to translate client visions into innovative, functional, and inspiring environments.
The Ethara HQ project is a state-of-theart facility located in the Grand Stands of the Yas Marina Circuit, Abu Dhabi. Completed in September 2022, it serves as the new headquarters for Ethara, formerly known as FLASH Entertainment. The project reflects the client’s vision for a modern workspace that embodies innovation and creativity while showcasing a strong brand identity.
The headquarters integrates advanced technological solutions and sustainable practices, offering a dynamic environment that supports individual tasks and team collaboration. Key features include adaptable workspaces, biophilic design elements, and ergonomic furniture, all designed to enhance employee well-being. Communal areas, including lounges and meeting rooms,
encourage collaboration and innovation. The facility’s strategic location in Yas Marina, a vibrant hub, further elevates its appeal, providing connectivity, scenic views, and access to local amenities.
The Saray Spa at Marriott Resort Palm Jumeirah offers a refined and welcoming environment, defined by its contemporary design, clean lines, and attention to detail. High-quality materials, including wood, stone, and fine fabrics, create a warm and relaxing atmosphere. Soft, diffused lighting and carefully chosen decorative elements enhance the experience.
The spa features a common reception, gender-segregated areas, spacious changing rooms, wet zones (sauna, steam, experience showers, hydropool), treatment rooms, relaxation areas, and a hammam with dedicated spaces for unwinding. Acoustics ensure noise levels remain between 32-38 dB, while precise temperature and humidity controls ensure comfort.
Designed to connect indoor and outdoor spaces, the spa provides open views of its surroundings, delivering a highquality experience.

The Viola Penthouse by Mercury Projects involved transforming a standard penthouse in the Al Shahla building on Palm Jumeirah into a super-prime residential property.
This complete renovation adhered to architectural best practices and met stringent timelines and budgets. The design aimed to enhance the property’s lifestyle, wellness, and aesthetic appeal, while ensuring sustainability and accessibility.
The design style combined classical and contemporary elements, featuring luxe fabrics, unique marbles, and glamorous accents. Smart technology, a sauna, meditation space, and a home entertainment bar were key additions.

A bespoke recycled glass chandelier from the Czech Republic was installed as a dramatic centrepoint, illuminated by a meticulously designed lighting scheme. The study was transformed into a functional work space complete with infrared sauna and meditation area, while the maid’s room was reconfigured for practical back-of-house use.

The RU Villa project involved transforming an existing villa in Jeddah that was last renovated between 2000 and 2005. This two-floor home originally included a master bedroom and two children’s bedrooms, but the client, who has three daughters, requested an additional bedroom and a bathroom for each bedroom. The villa was characterised by long, dark corridors and unused spaces, which the client wanted to brighten and make functional.
The client’s style is eclectic and maximalist, with a love for vintage pieces and local art. As a fashion designer, she enjoys mixing styles and patterns, and her fondness for retro films inspired the use of glam retro pieces throughout the home. The living room, a place for movie nights and relaxation, features a dark moody library and a velvet sofa, evoking a piece of London. To maintain a tropical, beachy
vibe, tropical cushions and cannage screens were used, along with Mediterranean-style cement tiles inspired by Syrian and Lebanese homes. A red console symbolises the Red Sea, and Mashrabiya woodwork reflects local architectural traditions. Blue chinoiserie jars, common in traditional Damascus homes, add a contrasting touch.
The lounge between the living room, salon, and bar includes vintage Hollywood Regency chairs, tropical fabric armchairs, and mirrored coffee tables. In the bedrooms, styles range from Japanese-inspired natural tones in the master suite to playful pinks in the youngest daughter’s room. The bar area and family TV room combine mid-century and Nordic influences, while the bathrooms blend fresh colours and textures. The design integrates the client’s heritage, love for art, and eclectic tastes, creating a home that is both personal and functional.
