Sebastian notes, “Richmond has long boasted an exceptional mix of shops, restaurants and pubs, all boosted by its proximity to Richmond Park, the River Thames and nearby Twickenham Stadium. And things here are only getting better, with more high-profile London brands deciding to create a home in the area. Most notably, luxury gym group, Third Space, is due to open its third south London site later this year following openings in Battersea and Clapham.”
He adds, “However, we also continue to see a good blend of both national and local brands opening, meaning that Richmond is still managing to retain its community feel, which is something we see buyers in the area really prioritising. A really good example of this is Mignonette, a uniquely modern bistro in the heart of Richmond, which offers high-quality, but affordable French-inspired cuisine. And of course, it’s hard to ignore the pull of nearby Kew Gardens and the iconic Christmas events that continue to bring thousands of people to the area every year.”
On the property market, Sebastian comments, “There’s a real mix of property types available here, meaning that we see interest from a wide variety of buyers, but particularly those that are looking to move further out of the city in search of more space both at home and at the nearby parks. We anticipate that the drop in interest rates will have a positive impact on Richmond, with increased affordability allowing more buyers to enter the market here. As
this demand increases, this could likely lead to appreciation in property values across the area.” Adding to this perspective, James highlights Richmond’s ability to balance expansion with its historical charm. “Richmond has always struck a balance between growth and heritage, and new developments are controlled to ensure they do not compromise the borough’s historical charm and conservation areas,” he says. Among notable developments, he mentions, “Richmond Chase, a medium-sized development of townhouses and apartments near Richmond Park in Ham, and the Star & Garter redevelopment at the top of Richmond Hill, which saw an iconic local landmark transformed into luxury apartments with a gym, spa, concierge and breathtaking views west over Petersham meadows and the River Thames. All units in both developments have now sold, highlighting the continued strength of demand for high-end property in Richmond.”
Turning to the Richmond Riverside area, James notes, “Richmond Riverside is protected, and its timeless elegance and the fact it doesn’t change are central to its charm. The area’s main draw is the Terrace, next to Richmond Bridge, which offers a relaxed seating area by the river’s edge, with a good selection of restaurants and pubs as the backdrop.”

The 2025 Porsche Taycan range has expanded to 13 models, with a new Taycan 4 and a revised Taycan GTS now part of the lineup. The GTS, available as a sedan or Sport Turismo, gains a substantial performance upgrade, boasting 690hp with Launch Control – 100hp more than the previous version. A new push-to-pass feature offers an additional 10-second power boost.
This increase in power comes from an enhanced rear motor, upgraded software for the pulse inverter, and improved cooling. Charging has also been improved, with rates of up to 320kW now possible, alongside a maximum regenerative braking capacity of 400kW.
The GTS accelerates from 0-60 mph in 3.1 seconds, shaving 0.4 seconds off its predecessor’s time. The quarter-mile time is also quicker at 11.1 seconds. It comes equipped with the Performance Battery Plus as standard.
The Taycan 4, sitting above the base model, offers up to 429hp with the optional Performance Battery Plus and a 0-60 mph time of 4.4 seconds. It includes features like 19-inch wheels and Porsche’s advanced suspension systems.

LONDON TO BRIGHTON VETERAN CAR RUN CELEBRATES 120 YEARS OF MOTORING HISTORY WITH VINTAGE CARS, PIONEERING WOMEN, AND SUSTAINABLE INNOVATION
The first weekend of November 2024 witnessed a fantastic car spectacle with the London to Brighton Veteran Car Run, launching the world’s oldest and longest-established motoring event, which also honoured women pioneers of motoring.
Over 10,000 visitors flocked to Pall Mall in central London to admire 70 pre-1905 vehicles and their period-dressed drivers and passengers participating in the St James’s Concours. These vehicles were lined up in front of the Royal Automobile Club, organisers of the world’s most prestigious beauty parade for vehicles from that pioneering period.
Many women drivers in period costume paid tribute to the 120th anniversary of the Ladies’ Automobile Club, founded in 1904 by several prominent society women with a shared interest in motoring. They organised their first driving event 120 years ago.
The Ladies’ Automobile Club was eventually absorbed into the Royal Automobile Club. By that time, however, it had made a significant impact in recognising women as motorists in their own right for the first time. This important achievement was celebrated during this year’s special Veteran Car Run, which took place on Sunday, 3rd November.
HRH Prince Michael of Kent, President of the Royal Automobile Club, was present alongside the Club chairman, Duncan Wiltshire, and was joined by TV and film personalities Rowan Atkinson, Ed China, and Alan Titchmarsh. An array of awards was presented, including a special prize awarded to Andrea Holden, who drove a 1902 Thomas specially imported from Australia for her to drive to Brighton.
The Overseas Award went to Herman Layher, whose 1894 Benz was the oldest car participating in the run. The Historic Award was presented to Rob Walton, the new owner of the rare 1903 Mercedes Simplex 60HP Roi des-Belges. This car was owned by the Harmsworth family for 121 years, from its production in 1903 until its record-breaking sale earlier this year for $12,105,000 (£9,508,287).
In contrast to the veteran cars with less than 10 HP, there was also a collection of modern hypercars, some boasting over 1,000 HP. These included an Aston Martin Valkyrie, Pagani Huayra Roadster, Koenigsegg Regera, McLaren P1, Porsche 918 Spyder, Aston Martin DB12 Volante, a Mercedes-Benz W196R streamlined Grand Prix car, and a Porsche 963 prototype from this year’s 24 Hours of Le Mans. One of the gadget-laden Aston Martin DB5s built to promote the James Bond film Goldfinger was another major attraction.
On Sunday, 3rd November, Joy Tacon and Queenie Louwman performed the pre-dawn ritual of tearing up the red flag to signal the start of the run. Around 400 veteran cars departed Hyde Park at daybreak, heading for Brighton on the 60-mile journey to the Sussex coast.
The evocative field of threeand four-wheelers headed south through Wellington Arch. While the majority of the pre1905 pioneers are petrol-driven, some are powered by steam, and there are even a few very early electric vehicles.
Additionally, with a focus on the future, increasing numbers of the veterans are running on sustainable fuels. All four of the veterans entered by the Royal Automobile Club ran on such a drop-in fuel provided by SUSTAIN. A notable development, especially for those who have recently purchased electric cars.

LETIZIA BATTAGLIA: LIFE, LOVE AND DEATH IN SICILY
All considered, it is astonishing that Letizia Battaglia (1935-2022) lived to the grand age of 87. In her forties, as a photojournalist she flirted almost daily with danger, recording the mafia’s terrifying regime in her native land of Italy.
Born in Sicily, Battaglia had to flee to Milan when her first husband tried to murder her for having an affair – he would probably have gone unpunished if he had succeeded. On her return to Sicily in 1974 she found work with l’Ora, a left wing newspaper in Palermo.
The Mafia’s rackets in Sicily were booming again after a difficult time in the 1960s. The Photographers’ Gallery picks up her story as Battaglia recorded daily life in Palermo – the parties, dances, children, festivals and bloody gang warfare. On some days she recorded up to five murders.
She lived in constant fear of assassination. “You no longer knew who your friends or enemies are,” she once told a reporter. “In the morning you came out of the house and did not know if you’d come back in the evening”.

When politicians and judges were assassinated and mobsters, Battaglia was often first at the scene. Among the 60,000 images she took there’s a lot of blood; thankfully she mostly used black and white out of respect for the dead.
Alongside the images of gun toting Mafiosi, it’s also a record of life in the shadow of violence and the effect on society, particularly children, as in the shocking image of a boy with a stocking over his face pointing a gun towards Battaglia’s camera.

Dora Carrington; Beyond Bloomsbury
While the great Surrealist painter Leonora Carrington has long been out of the shadows (see Vol. 31, No. 5), Dora – the ‘other Carrington’ (1893-1932) – remains an obscure figure.
It’s 30 years since her previous major show at the Barbican but late last year she was propelled quite literally into the spotlight once more with the release of Pedro Almodóvar’s award winning film, The Room Next Door, with its reflections on assisted dying. The director has long been intrigued by Carrington’s complex and fragile life as an artist living in a patriarchal society. Her obsession with the writer Lytton Strachey – which led ultimately to her own suicide – is one of the underlying themes of the film.
Released on the eve of a new exhibition devoted to Carrington at Pallant House, a gallery in West Sussex, the timing could not have been better. “It
was extraordinary,” said co-curator Anne Chisholm. “We didn’t know that the film was in the offing.”
Both Carrington and Strachey were part of the Bloomsbury Group, a collection of intellectuals in the early 20th century, mostly Cambridgeeducated, who had the means and freedom to explore unconventional lives centered around love, art, and ideas. Carrington’s own life had started conventionally enough in a middle class home and at the Slade art school, where she was the only female in a class tutored by the traditionalist Henry Tonks.
She was an exceptional painter and draughtswoman and by the age of 19 had won a scholarship and prizes for two portraits. One of the great works on show at Pallant House is Carrington’s
brilliant painting of Mrs Box, done at the age of 26, on loan from the National Portrait Gallery. It is an
endearing picture of a Cornish farmer’s wife, Mrs Box, whom she met on a walking holiday. “She is full of vigour, fetches the cows from the marshes every day,” wrote Carrington who painted her in full Sunday finery with a look of deep resignation.
However, Carrington’s artistic journey took a complex turn when she broke free from the constraints of her early life and embraced the innovative movements of the early 20th century. Her style fluctuated between Futurism, PostImpressionism, Fauvism, and Surrealism, but never found a lasting home and never returned to the great early portraits such as that of Mrs Box and Lytton Strachey, the most iconic image known of the writer and also on loan from the NPG to Pallant House.
Carrington’s art was overshadowed by her complicated love life. She was openly bisexual but also deeply in love with Strachey and lived with him platonically for a few years. Among visitors to their Wiltshire home was another Bloomsbury creature, Ralph Partridge, who fancied Strachey. At the age of 28 Carrington married Partridge to cement a three-way relationship – curator Ariane Bankes called this “the Trinity of Happiness.”
The final room of the exhibition looks at Carrington from the perspective of her homemaking at Ham Spray house in Wiltshire where this trinity settled in 1924. Here, Carrington created imaginative decorative schemes and experimented with ‘tinsel pictures,’ glass paintings inspired by folk art. It seems as though Carrington turned to homemaking when her interest in painting waned.
Strachey, always delicate in health, remained at Ham Spray until his death in 1932. His demise left Carrington heartbroken and depressed. She took her own life the same year, leaving a trinity of great portraits but hardly one of happiness.

NOAH DAVIS
The American artist Noah Davis (1983-2015) gets a show at the Barbican this year. Born in Seattle, in 2004 he moved to Los Angeles where in 2012 he co-founded the Underground Museum with his wife Karen – now a revered institution in the historically Black and Latin neighborhood of Arlington Heights.
He felt it his duty to record “the people around me.” Using a range of materials and techniques including vintage photographs bought at flea markets, his images have a dreamlike, sometimes nightmarish quality. Notwithstanding his pledge to record the reality around him, his characters are often fictional but they do things that people in LA liked to do: dive into swimming pools; dance; go to the beach; visit art shows.
Davis moved between painting styles, often using unorthodox techniques and a noticeably diverse palette. Davis liked to think that
art was for everyone. His centre was free and open to all and here Davis made his studio and offered residencies. He convinced the Los Angeles Museum of Contemporary Art to lend works and planned 18 exhibitions for his museum motivated by the desire to “change the way people view art, the way they buy art, the way they make art.”
Some 50 of Davis’s works can be seen at the Barbican: they chart his interest in politics and current affairs, everyday life, ancient Egypt, family history, the racism of the American media, art history and architecture. The paintings are positioned alongside Davis’s experimentations in sculpture and works on paper and there’s a fascinating selection of his eclectic source material on display for the first time.

Late last year, thieves blew open the door of a Dutch gallery in an attempt to steal four screen prints by Andy Warhol. In the botched raid, they only got away with two but managed to damage all the works. “The bomb attack was so violent that my entire building was destroyed” gallery owner Mark Peet Visser told the press. “And when they ran to the car, the artworks wouldn’t fit inside it.”
Warhol prints are a favourite for thieves. According to a new book by Susie Hodge, Art Heist, more than 40 were stolen between 2008 and 2016. One reason for their value, says Hodge, is the rapidly improving quality of printing that enables criminals to produce fakes that most people cannot detect. The book is peppered with botched heists, some of which are mildly amusing but most of which are tragic.
One particularly sorry story is that of Olga Dogaru, the mother of a Romanian member of a gang which stole six masterpieces from Kunsthal Museum in Rotterdam in 2013. When her son Radu was arrested after having stashed the paintings at his home in Romania, Olga threw all seven pictures into a furnace, reducing the priceless works to ashes. They included a Picasso, two Thames scenes by Claude Monet and a portrait by Freud.
This fully illustrated book is rich in detail and filled with photograph of pictures (many lost forever) that the art historian has unearthed from the archives.

PICASSO: PRINTMAKER
The latest Picasso show at the British Museum is devoted to some of the 2,400 prints he made over his lifetime. It spans the gamut of this considerable body, featuring works from the turn of the century through Cubism and up to the last decade of his life when at the remarkable age of 87 he published the 347 Suite, a series of etchings and drypoints made in the course of just nine months. The series baffled art historians and reporters at the time of its publication by Phaidon. Even though Picasso was notorious for his ability to churn out works quickly – he could manage three oil paintings in a single day – Rembrandt produced no more than 300 etchings in his lifetime.
There was also a whiff of scandal because the octogenarian had deliberately included provocatively erotic works. Despite the porn – or possibly because of it – the 347 Series was popular and toured America the same year.
The British Museum, incidentally, has not chosen to exhibit any of the 20 works which were deemed particularly offensive at the exhibition.
Such material aside, it often seems that we can never get enough of the great Spanish painter. Other major Picasso exhibitions this coming year include ‘Picasso: From the Studio’ at the National Gallery of Ireland, which looks at Picasso through the prism of his working environment. In March Hong Kong’s M+Museum explores the relationship between Picasso and Asia placing loans from the Musée National Picasso in Paris alongside contemporary Asian works. September sees Tate Modern London hosting ‘Dances’ celebrating Picasso’s iconic 1925 painting The Three Dancers while Charleston in Lewis offers Collecting Modernism: Pablo Picasso to Winifred Nicholson in the same month.

Florence may have stolen the limelight and is traditionally crowned the home of the Renaissance but let’s take a detour and step into Siena, the hidden gem of central Italy.
Here, at the dawn of the 14th century, a group of trailblazing artists – Duccio, Simone Martini, and the brilliant brothers Pietro and Ambrogio Lorenzetti – were beginning to rewrite the artistic rulebook. Their canvases are filled with drama unknown to the earlier Byzantine artists. Faces show emotion, bodies are alive with movement and dramatic stories unfold in vibrant, colourful scenes. Painters, metalworkers, weavers, and carvers all contributed to this cultural explosion.
At London’s National Gallery this spring we are given a taste of a regional powerhouse that, while overshadowed by Florence, has left us some of the most stunning works of the early Renaissance. Among the marvels, the panels of Duccio’s monumental ‘Maestà’ altarpiece, today scattered across churches and collections, have been reunited in a never-before-seen display.

What effect does exile have on the creative abilities of artists? Does it render them less capable or make their work more distinctive?
At this year’s Venice Biennale curator Adriano Pedrosa chose to fill a room with works by a diverse collection of Italians who had all made their homes abroad. This worked well with the theme of the Biennale which was “Foreigners Everywhere.” Artistically, however, the works were hard to praise; perhaps they would have been better to stay in Italy, a land of great artists. At Louvre Lens, an offshoot of the Paris museum, exile is seen in the context of a forced departure – be it for political, economic or health reasons – and so there’s a broader platform.
The artists represented range from Homer and Victor Hugo to Marc Chagall and Barthélémy Toguo. Their works examine the complexities of being prooted as well as being planted in an new environment. Featuring more than 200 works, the exhibition is intended as an immersive experience, highlighting artistic, literary and philosophical creations spanning the centuries.

A Renaissance ‘Where’s Wally’

Among the highlights of the 2025 exhibition programme announced by the National Gallery of Ireland, including exhibitions devoted to Pablo Picasso, J.M.W. Turner and two Irish modernists, is the unveiling of the newly conserved masterpiece by the Renaissance painter Ludovico Mazzolino (1480-1528).
Mazzolino’s Crossing of the Red Sea, a rare large late work of 1521, uses all the dramatic techniques available to the painter in this fantastical vision of the famous Biblical story. The painter uses a bird’s eye view of the action, flattening the perspective in a rather un-Renaissance manner. The writhing mass of Egyptians and horses plunged into the sea contrasts with the motionless crowd of the Israelites on the banks, above whom God works his magic. Colour is of course called into use in this magnificent drama, but
here the painter is restrained and uses a palette limited to blues, whites and earth tones.
The painting has never been on show due to conservation problems. Speaking to the Art Newspaper, curator Aoife Brady, said: “It’s quite a wild thing, a sort of Renaissance Where’s Wally? The gallery bought it in 1914 so it’s a very early part of our collection, but I can find no record that it has ever been on display.”
Thanks to a European Fine Art Foundation (Tefaf), grant, the National Gallery of Ireland will finally be able to unveil this masterpiece in mid February. It is noteworthy that the immense cost of the restoration is undoubtedly why despite repeated appearances at auction after coming to Britain in the 18th century, this masterpiece failed to sell. When the hammer finally fell at £36.15 in 1915, Ireland got an expensive bargain.

This Jaquet Droz watch pays tribute to The Rolling Stones’ 1978 album “Some Girls” with a uniquely crafted automaton design.
Handmade in its entirety, the piece centres on a portrait of Mick Jagger, styled to echo the album’s iconic graphics. Jagger’s image serves as the watch’s timekeeper, with two hand-polished gold hands marking the hours and minutes.
A miniature stage scene features engraved representations of the band’s instruments, including Ron Wood and Keith Richards’ guitars, Charlie Watts’ minimalist drum kit, and Jagger’s microphone and harmonica. Each instrument is carved from solid gold, set against a hand-painted reproduction of the original “Some Girls” cover.
Eddy Jaquet, renowned for his engraving skills, began working with MB&F in 2011, initially tasked with inscribing names on the Legacy Machine’s calibres.
Although beautifully executed, these engravings did not fully showcase Jaquet’s abilities. This changed when he proposed doing more. This led to the creation of eight unique pieces inspired by Jules Verne’s novels, engraved on the LM Split Escapement. These timepieces captured literary scenes, and one piece even won the Artistic Crafts Award in 2021.
MB&F extended the project with a new set, inspired by famous novels like Robinson Crusoe and Treasure Island. Each piece features intricate engravings on stainless steel cases with black and white dial plates. Jaquet’s scenes depict characters and key moments, crafted to capture the essence of each story. The timepieces come with Jaquet’s original sketches and a macro lens for detailed viewing, offering collectors a unique appreciation of Jaquet’s artistry in miniature.
The automaton function includes a vinyl disc that rotates every 30 seconds, activated by a button on the crown. While in motion, The Stones’ famous tongue logo at 9 o’clock moves up and down, with the tonearm lifting to display the power reserve. This entire scene is framed by a bright pop-art background, hand-painted in the spirit of “Some Girls.”

We can definitely say that these areas provide a well-rounded lifestyle experience that is attractive to all buyers – be it international or local.”
The market has undergone significant changes over time. Timo explains, “The property market in Mauritius has undergone significant transformation over the past two decades, with sales value rising from around MUR 0.5 billion in 2005 to nearly MUR 24 billion in 2023. In terms of FDI influx, we have an increase of more than 50% from 2015 to 2023 – which is considerable. The price trend has also been changing over the years, increasing with demand and of course, in terms of sales we can see that the North and the West have grown in popularity over the years.”
Shifts in global economic conditions have also had an impact, creating opportunities for new buyers. “As for the buyers, new markets continue to emerge, as global economic conditions shift, attracting families looking for safe, attractive expatriation options and fiscal benefits. Based on the data trends and sustained demand from foreign buyers, I foresee continued growth in the real estate market, with a shift towards higher-value properties. Discerning buyers are increasingly recognising the unique and unparalleled value of our property offerings. As for the local market, increased revenue and more accessible banking facilities have made it easier for locals to acquire property in Mauritius. This segment is expected to grow as European-style apartments and penthouses become more common among Mauritian buyers,” Timo adds.

Additionally, with tourism being a pillar of the Mauritian economy, properties near the ocean, in forests, or on golf courses offer higher rental potential compared to inland properties. Ultimately, it’s about the property size, lifestyle, and architectural uniqueness. The emerging Smart Cities and the integrated lifestyle they offer also play a significant role in shaping property values.”

“Morocco is one of the most stable countries on the southern shore of the Mediterranean. The cost of living is much more attractive than in Europe. With all these advantages – and the list is not exhaustive –the destination is particularly attractive.”
Tourism stands out as a significant factor underpinning the property market’s growth. As Nicolas observes, “There are many investment opportunities in Morocco. If we were to pick out one in particular, the strong development of tourism
is a factor to be considered. With almost 15 million tourists in 2023, and a trend towards 2024 that will exceed this figure, property investment in the main tourist resorts is highly promising. Marrakech in the first instance, but also Tangier, Rabat, Agadir and even Essaouira. In particular, rental yields are particularly attractive, and the hotel, restaurant, sports and craft sectors are also buoyant.”
The country’s investment in infrastructure over the past two decades has further enhanced the appeal of the property market. “With Morocco having invested heavily in its development over the last twenty years, the property market is particularly buoyant in many regions, driven in particular by its appeal to tourists. In the case of Marrakech, market prices are estimated to have risen by almost 20% since the end of the Covid-19 pandemic.
“Whether it’s industry in Tangier, tourism in Marrakech or Agadir, or residential and commercial investment in Casablanca, each region’s property market is developing in line with its own development drivers. The high-speed rail link, the project to build a tunnel under the Strait of Gibraltar and, above all, the co-hosting of the 2030 World Cup with Portugal and Spain, are creating a considerable extra attraction for the entire country, from which the Moroccan property sector is benefiting substantially.”
Foreign investors also enjoy considerable benefits when entering the Moroccan property market. Nicolas explains, “Morocco’s facilities for foreign investors, particularly in the property sector, are attractive. For example, the re-transfer guarantee ensures that foreign investors can repatriate the proceeds from the sale of their property, provided
that the property was purchased in a foreign currency. Once the deed of sale has been signed, the proceeds from the sale of a property can be repatriated almost immediately to the investor-seller’s country of origin. It is also becoming increasingly common for foreigners to have part of their purchase financed by a Moroccan bank, insofar as part of the purchase is also financed in foreign currency.”
Marrakech remains a key player in the property market due to its robust tourism sector. “The attractiveness of the sector, coupled with the specific characteristics of each city, influences price variations. For example, Marrakech, as the driving force
behind the tourist industry, is seeing strong growth in its residential property market. As a result, property prices are being driven upwards. The fundamentals of its tourist industry have been considerably strengthened over the last 15 years, and the market is expanding rapidly, driven by Moroccan and foreign investors and Moroccans living abroad. Other areas may experience less buoyant property development,” Nicolas comments.

Located on a secluded two-acre plot within Calgary, Alberta, the Prominence Point project by Dean Thomas Design Group reflects a carefully considered vision of urban living paired with natural materials. The clients aimed to create a warm yet contemporary home, with a focus on maximising the panoramic views offered by the inner-city location.
To enhance these views, the design of the east-facing façade incorporated extensive glazing, enabling a flow of natural light and providing a continuous connection to the surrounding environment. The garage, which accommodates seven vehicles including a show garage, was positioned at the rear of the property to keep it out of view, maintaining a
clean and unobstructed approach. The layout of the home was designed to create distinct areas within the floorplan, while maintaining a sense of openness. The formal great room and dining room were developed as the main feature of the public spaces, with double-height ceilings and floor-to-ceiling windows framing the dramatic skyline views. Meanwhile, the informal living and dining areas were created as part of an open-plan concept to accommodate the clients’ daily family life with their three children.
An additional requirement was the inclusion of a spacious home office, private and large enough to host board meetings. This was thoughtfully located away from the more social areas of the home, providing a peaceful retreat
for work. The second floor was dedicated to the family’s private quarters, featuring a luxurious primary suite with an oversized en suite and walk-in wardrobe. The suite was designed to feel like a retreat, located away from the secondary bedrooms for added privacy. Each of the children’s rooms was spacious, featuring walk-in wardrobes, en suite bathrooms, and private balconies, offering independence and space to grow.
For leisure and entertainment, the lower level of the home was designed to accommodate adult activities, including a media room, wet bar, wine room, and spa. This level opens directly onto the pool and hot tub area, reinforcing the clients’ desire
for a strong connection between the interior and exterior living spaces. The outdoor living areas also include a sports court, strategically placed to shelter it from the elements, and a home gym complete with a basketball key. The gym is physically separated from the rest of the house, with a two-storey loft space allowing for various activities.
The finished design of Prominence Point takes advantage of the site’s natural beauty and city views, providing an elegant and functional space tailored to the needs of the family. The carefully curated balance of living spaces ensures that the house has both aesthetic appeal and the practicality required for modern family life.

Building on the success of their high-end projects, Bobby Mukherrji Architects undertook a prestigious commission, catering to the needs of elite travellers in the Caribbean.
The terminal, covering 50,000 sq. ft., is built on five acres of land right next to the Robert Llewellyn Bradshaw International Airport in Basseterre, St. Kitts. It’s designed to withstand common strong cyclonic weather in the region, built with concrete and topped with a special solid-wood roof made in Miami, along with shatter-proof windows.
Reflecting the area’s luxury and comfort, the terminal has a resort-like feel. It’s a singlestorey building, featuring courtyards, water features, lawns and gardens. The design uses tropical materials with custom-made details, including light fixtures from Thailand. The lounge has an upscale, comfortable atmosphere and sun-loungers facing the airstrip where
guests enjoy a remote immigration process while sipping on Caribbean cocktails and sampling food from Michelin-star chefs. Meeting rooms are available for high-profile individuals to discuss business while on the island. It also considers the comfort of pilots, giving them lounges, restrooms and shower facilities.
This private jet terminal has become the ultimate luxury, attracting the Western world’s elite. From Hollywood A-listers to global business magnates, this opulent gateway has garnered widespread acclaim for its seamless blend of opulence and efficiency.

The Favour of Rivington project in New York marks the return of Bobby Mukherrji Architects (BMA) to the US market since company began with a healthcare facility in the Bronx, New York. Since then, BMA’s portfolio has exploded with hospitality, residential, real estate and commercial projects with high end clients across the globe. The hotel, an aluminium and glass high-rise set among the district’s low-rise buildings, has been transformed into an elegant and stylish destination now known as The Favour of Rivington.
The new design brings a sense of refined elegance, combining vibrancy with sophistication. The interiors feature customcrafted furniture, lighting, floor coverings, and artwork, all of which reflect a chic mid-century New York style. The spaces create an immersive
environment tailored for a discerning clientele, attracting those who frequent some of the finest venues in New York City.
One of the most striking features of the hotel is the stunning view of the New York skyline, including landmarks such as the World Trade Center, the Empire State Building, and Midtown. The guest rooms and public spaces, with their floor-to-ceiling glass facades and large terraces, are perfect for gatherings and offer guests an impressive experience. Glass study tables, positioned by the windows, heighten this sense of openness, creating a feeling of floating above the city.

The company’s Nomadic Luxe Kitchen Design project in Texas embodies modern elegance with organic, earthy elements, creating a luxurious yet grounded aesthetic. This transformation stems from previous updates to the home’s lighting and window treatments, which served as the foundation for a cohesive design throughout the space. The kitchen island was enlarged to include a centred sink aligned with the range, incorporating pull-out trash/recycling, an under-counter fridge for snacks, and additional storage. Waterfall edges on both sides enhance the sleek, modern look.
To increase storage and achieve symmetry, two windows were removed, allowing for a balanced alignment with the new range hood, improving both functionality and visual appeal.
A dedicated bar area was created, featuring a tall wine fridge with cabinets on either side, while floating shelves in front of the window
offer stylish display options for glassware. The appliances, designed to blend in with the cabinetry, contribute to the flawless look. This design balances luxurious and natural elements, creating what is called “Nomadic Luxe,” a style that combines quality materials with a rich, earthy colour palette for an inviting and grounded feel.
The Ice Interior Design team was also enlisted by a repeat client to revitalise their primary bath, re-imagining the space to balance both functionality and aesthetic appeal. The main challenges included an oversized, outdated jacuzzi tub that dominated the room, was difficult to access, and disrupted the flow. The cramped shower, with its poorly positioned shower head and curb, created accessibility issues. Additionally, mismatched vanities with bulky storage contributed to the clutter. The new bath goes beyond practical use, reflecting the client’s personal journey toward a brighter future. Thoughtful design elements and whimsical touches reflect her vibrant personality and “joie de vivre.” This bathroom project showcases

The UT Golf Club private residence project involved a comprehensive remodelling. The redesign started with the downstairs area, modernising the home to reflect the client’s style, fusing organic modern style with a touch of warmth. The home received several improvements, including updated decorative lighting, new flooring, paint, trim work, and doors. In the laundry room, arched openings were introduced, decorative columns were removed in the entry and dining areas, and material and plumbing updates were made with the addition of a waterfall countertop. Original cabinet boxes were retained but given new fronts. The kitchen received updated
cabinet fronts, and in the living room, new ceiling boxes were added with colour-blocking cabinetry and new hardware.
The staircase was updated with glass upper shelves and square arches, while the bathrooms featured an island with an additional cabinet bank and a Panda marble waterfall countertop. The primary bath underwent a full redesign, while the guest baths were gutted and remodelled, introducing modern, functional layouts to the home.

his luxury private residence, with interiors by Antrobus Design Collective, is yet another example of the studio’s high standard in design, creating some of the most celebrated properties across America and beyond.
The home is situated on a scenic island off Miami Beach, offering spectacular views of the water and the surrounding tropical landscape. The project stemmed from the owner’s deep connection to the property, as it was originally the site of his childhood home.
Designer Alison Antrobus was brought on board during the early planning phases to craft a unique and luxurious interior, with a focus on preserving walls for art, as per the client’s personal philosophy. The project brief emphasised layering elements of surprise, humour, and pops of colour that reflected the local environment and the client’s love of art and design. As a result, the home is filled with
thoughtful design elements to entertain the eye and enjoy.
The study was designed as an architectural marvel, featuring a free-standing coral stone wall with floating shelves that appear to be “sliced” through by the glass walls of the room, offering shelving on both sides. The master bathroom was designed to take in the magnificent water views, uninterrupted by a one-of-a-kind floating vanity and a large glass and marble shower. One of the standout features is the custom elevator, where whimsical wallpaper featuring an audience sitting in theatre balconies clads each wall, making the guest feel like a “star on stage” as they ride to and from the rooftop terrace.
Other key areas include a music den drenched in rich blue tones, adorned with Jean Paul Gaultier fabrics and rock and roll regalia, making this home not only one to enjoy but one to remember.
The Project Faye kitchen renovation, located in a Toronto penthouse, was a collaborative effort between Aloe Design Studio and the client. The main objective was to transform a basic buildergrade kitchen into a highly functional, modern space that complemented the open-concept living area. The design incorporated lowmaintenance materials and a neutral colour palette to create a calm and welcoming atmosphere.
The client, who enjoys hosting gatherings, specifically requested more counter space, storage, and a unified design with the dining area. Aloe Design Studio addressed these needs by expanding the kitchen island, which provided additional workspace, seating for guests, and extra storage. The use of integrated appliances maintained a streamlined, modern appearance. To maximise space without overcrowding the kitchen, a dedicated coffee
station was cleverly placed in a repurposed bedroom, which was converted into a home office. This solution allowed the kitchen to remain open and efficient.
The final design featured matte finishes, recessed finger pulls on the cabinetry, and motion-activated lighting, adding to the modern yet practical feel. Additionally, a custom porcelain dining table was crafted, resistant to heat and stains, ensuring durability and easy maintenance.
Wooden accents were introduced on the fridge panels and cabinetry to soften the space, balancing the stone materials and adding a sense of warmth. This thoughtful combination of elements resulted in a highly functional and visually appealing kitchen, perfectly suited to the client’s hosting preferences and their desire for modern, efficient design. The renovation created a space that was both practical and inviting.

Situated in the vibrant Edgewater neighbourhood, this residential tower is crafted to offer a lifestyle reminiscent of the luxurious Italian villas found along Lake Como and the South of France. Despite being on a small site, the design maximises space by incorporating separate parking and prioritising uninterrupted views of Biscayne Bay, ensuring every floor benefits from its waterfront setting. The project is a blend of luxury and innovation. The podium is designed as a distinct architectural entity, harmonious yet separate from the residential tower, elevating the overall aesthetic. Drawing inspiration from Miami’s upscale retail environments, the design resonates with discerning residents who
seek exclusivity and sophistication. The tower’s striking geometric façade, referred to as the “geofacade,” is inspired by the rippling effects of the bay’s waters. Its copper exoskeleton and glass “bubbles” evoke the refractive qualities of gemstones, creating a stunning interplay of light and shadow that changes with the surroundings.
Inside, Villa Miami provides a range of highend amenities, including private gardens, a wellness centre, sauna, and an MFG restaurant with bayfront dining. AYRA Pinheiros is a modern residential development in São Paulo, designed by Angelo Bucci and conceptualised by SKR Arquitetura Viva. The building, located between Rua dos Pinheiros and Avenida Rebouças, features 25 floors and 220 apartments, offering units in sizes ranging from 35 to 165m². It also includes a 360° rooftop with a sky lounge, swimming pool, and panoramic views of the Jardins neighbourhood and surrounding areas. It introduces the multifamily concept, commonly seen in the US and Europe, with a focus on high-end rental units.
The project places a strong emphasis on sustainability. Key features include solar and gas-powered central water heating, individual water metering, and 100% LED lighting. Thermal and acoustic insulation, as well as
brise-soleil facades, further enhance the building’s eco-friendly design.
AYRA Pinheiros offers a range of shared services such as coworking spaces, laundry, and cleaning services. The Apepe app allows residents to manage personal experiences like visitor access and parcel deliveries, with lockers available for parcel storage. The development also includes a service infrastructure open to the surrounding community, providing valuable amenities.
Built under the guidelines of São Paulo’s 2016 Zoning Law, AYRA Pinheiros combines functionality and contemporary design, reflecting modern Brazilian architecture. he ODM project by TPA, located in San José, Costa Rica, represents a comprehensive landscape architecture and urban design initiative for the Banco Central de Costa Rica. The project tackles the complex task of transforming a previously neglected and disconnected urban area into a vibrant and sustainable space that harmoniously integrates the natural environment with urban life. Set in the northern part of the city, in Barrio Tournón, it seeks to establish a meaningful connection between the city’s infrastructure and the nearby Torres River. The project spans 13,000m², with a combination of 2,500m² of paved urban areas, 8,000m² dedicated to restored green spaces, and 2,500m² of open spaces built atop structures.
These areas are designed to encourage outdoor recreation, improve mobility, and restore a sense of community interaction with nature. A key focus is opening access to the Torres River and supporting the broader vision of a linear park, known as “Rutas Naturbanas.”
LEED Gold-certified and awarded the Ecological Blue Flag, this project also received the 2019 Sustainable Construction Award in Costa Rica. By integrating local vegetation, such as beautiful native tree species, the project enhances biodiversity and helps address urban pollution and erosion, particularly along the riverbanks. The design aligns with San José’s vision for modernity, contributing to a larger urban regeneration effort that benefits both the environment and the people who use the space.
The projects undertaken by Bill Rooney Studio reflect an innovative balance between heritage and contemporary design elements, each with its own distinct narrative. The 21c Museum Hotel in St. Louis, a member of Historic Hotels of America, is rooted in its Renaissance Revivalstyle building, originally dating back to 1926. Under Rooney’s guidance, the 173-room hotel showcases architectural history and curated modernism. The design fosters a soothing environment with warm wood tones, soft contours, and recessed alcoves, creating an expansive yet restful atmosphere.
Transitioning to the Four Seasons Hotel New York Downtown, the design focuses on differentiation through orchestrated elements that resonate with each guest. Inspired by Tribeca’s confident and forward-looking aesthetic, the interiors balance vintage pieces
with contemporary designs. Each suite embodies the layered history of New York, combining rich textures and finishes that tell a story of both old and new. In The Westin Philadelphia project, Bill Rooney Studio juxtaposes contemporary design elements with the building’s historic architecture. Soft organic carpet patterns, biophilic art, and neutral tones bring a sense of calm. The careful curation of furniture and minimalistic finishes, combined with biophilic inspiration, creates a restful retreat, harmonising heritage and modernity.
Finally, the Winter Haven Hotel in Miami Beach channels 20th-century Deco influences into a relaxed yet sophisticated design. The soft tones of sand and shell, paired with dramatic lighting and fluted details, reflect the essence of South Beach. The space is both a modern execution of Deco and a tribute to the classic beachside aesthetic.

The Denver project focused on the renovation of a traditional-style home, with a particular emphasis on enhancing the primary bathroom. The aim was to create a luxurious spa-like retreat that balanced modern elegance with the timeless architecture of the home. Muted olive and gold tones were set against a black tile floor, while Art Deco-inspired finishes brought added sophistication and a touch of glamour.
A light, airy atmosphere was achieved through the use of white in the walls, countertops, and natural stone shower. The
result was a dramatic yet calming space that reflects both opulence and serenity, while maintaining a high degree of functionality.
The Winter Palace Project in California embraced a more daring and playful approach. Inspired by the clients’ love for Burning Man, the design of this home was infused with bold colours, striking artwork, and vibrant textures. The living room featured a deep teal velvet sofa with lime green accents, creating a dynamic environment perfect for entertaining. Child-friendly elements were integrated into the design, ensuring practicality without sacrificing style. Designed by Mark Weaver & Associates, the project involved transforming a modest 1970s stucco home into a 20,000 sq. ft. masterpiece that functions both as a practical family home and an elegant space that fits well with its natural surroundings.

The couple actively contributed to the design, and the result is a home that not only reflects their vision but also enhances the natural beauty that surrounds it.
Central Park is a 12-acre, environmentally sustainable community reimagining modern living. Located in Toronto, Canada, the timeless, contemporary architecture draws inspiration from the adjacent East Don Parkland ravine, incorporating nature-inspired elements throughout its design. Expressing a harmonious coexistence between sparkling glass and nature, the towers’ façades feature organic, leaf like architectural details.
The development has been awarded the IPAX Americas Property Award for ‘Best Sustainable Residential Development’ in Canada. The award adds to a growing list of accolades for Central Park, further solidifying Amexon’s leadership in environmentally focused design and innovation.
Central Park incorporates a range of industry-leading green features and building practices including green roofs, solar power panels and individually controlled HVAC systems. Residences are designed as places to reflect and revitalise, with floor-to ceiling windows, oversized balconies, and impeccable finishes that evoke the allure and comfort of nature.
As part of the Bayview Village neighbourhood, residents are connected to chic retail and vibrant restaurants, with subway and GO transit right at their door. Just steps away from the East Don River, residents can cycle along the trails or enjoy an afternoon picnic, while pedestrian bridges invite exploration through 500-acre parklands.
Completing this experience of elevated living, The Park Club offers 55,000 sq. ft. of indoor amenities across four floors, including two rooftop terraces. The lounges foster connection, where you can relax or work with extreme-speed internet and smart technology.

The project began with an architect who later withdrew, leaving the clients in need of a firm to communicate their vision to the construction team. The design required slight spatial adjustments, focusing on maximising the coastal view while ensuring functionality and creating a balanced 4,800 sq. ft. ranch-style home. A significant modification was the introduction of a dividing wall in the primary bathroom to provide privacy for the bathtub, creating intimacy in the otherwise open concept space. In the great room, coastal views were emphasised by installing pocket doors,
allowing uninterrupted views when open. Adjustments to the fireplace wall were also made to improve the transition to the adjoining office and primary suite, ensuring symmetry, which was a key preference of the clients. The couple also wished to incorporate family keepsakes, leading to an updated kitchen design. An underutilised wall behind the oven was reimagined to enhance functionality. The front entrance was redesigned to accommodate the couple’s passion for entertaining, converting one of the central archways into an inset bar, providing a better use of space and complementing their lifestyle.

The Bramston family was a dream client for Inside Job Luxury Interiors, granting complete creative freedom for the design of their grand home in Chigwell, Essex. The brief was to create a luxurious yet practical space that would be both timeless and welcoming for the family. Quality and durability drove every design choice, from bespoke furniture to handcrafted finishes, ensuring the home was both beautiful and enduring.

The hand-crafted glass-tiered chandelier cascaded through the two floors, adding a touch of grandeur. Each room, while maintaining a consistent flow with a neutral base, had its own distinct character, enhanced by unique bursts of colour. Integrated LED lighting, coffered ceilings, and bespoke feature lights completed the cohesive, luxurious ambiance.

Inside Job’s talented team of designers, architects, and visualisers ensured every detail was executed seamlessly from start to finish. The Chigwell project was a showcase of their creative leadership, transforming ideas into reality while making the process an effortless and stress-free experience from start to finish.
DiCasa Homes presents two remarkable properties in Jersey, each crafted with exceptional detail and vision. Le Vivier and La Brecque represent the pinnacle of luxury, tailored for an elite clientele who seek high-end finishes and thoughtful, elegant spaces.
The Le Vivier refurbishment, over two years in the making, is DiCasa’s most luxurious branded residence to date in Jersey. Originally a four-bedroom manor, it has been reconfigured to feature all en suite bedrooms, a family kitchen, and luxurious outdoor spaces. This estate, situated on nearly seven acres in St. Martin and covering over 15,000 sq. ft, features a grand main staircase leading to a master suite. The staircase is crafted from European oak with a custom-made structural glass balustrade, enhancing the minimalist yet luxurious design. The second bedroom is also accessible from this level.
A second spiral staircase sits in the hall like a piece of art and clever architectural feat but
presents total functionality as it leads to the third and fourth bedrooms on the first floor. DiCasa’s complete transformation of this 1980s manor delivers an ultra-luxe, multi-generational estate that fulfills every expectation of the discerning HNW buyer.
With La Brecque, the CEO of DiCasa Homes, Hayley Walters, discovered a prime beachfront property in Jersey, recognising an opportunity to add a beach house to their portfolio. She tasked designers Jane Cook and Jo DiCasa to create the ultimate beach front house for their discerning HNW clientele. Inspired by Ibiza charm and a warm Malibu aesthetic, the team transformed this 1980s property into a contemporary beach retreat. The four-bedroom en suite villa and onebedroom guest house feature soft palettes of biscuit, nudes, and creams, opulent bohemian accessories, high-end appliances, and custombuilt, handcrafted interiors. La Brecque embodies barefoot, boho luxury, steps from the sand and sea.

oderno Interiors’ client brief for this luxury apartment in Mayfair was based on a design that reflects opulence and a traditional timeless style. The blueprint focused on symmetry and geometric detailing, defined by decorative mouldings and friezes. Further requirements included a cohesive palette extending across walls, ceilings, and classical architectural detailing, with ornate plasterwork to emphasise social spaces. A two-bedroom apartment was fully renovated with a modern classic look, providing depth and sophistication. Given the relatively small space, the living and dining area were combined with a bar to entertain and provide additional seating, creating a functional room where guests can enjoy good conversations. Adaptable furniture added flexibility, while built-in cabinetry on either side of the fireplace takes centre stage with a
Samsung Frame TV, which, when turned off, transforms the fireplace with art.
In the master bedroom, the classic feel is continued with ornate mouldings, an upholstered headboard, brushed brass wall lights, and high ceilings to create volume. Textured velvet wallpaper and an upholstered armchair add versatility. The compact en suite incorporates a large LED mirror with a shaver socket and wall-hung TOTO Japanese WC, designed for functionality and style.
The hallway flows with black-and-white geometric flooring and smoke bronze mirrors, adding the illusion of space. Statement chandeliers by Castro Lighting add opulence, while blue and warm-toned fabrics on chairs bring depth. High-quality materials, such as Graphite Denver Oak joinery and onyx resin panels, ensure this apartment meets the client’s luxurious and durable requirements.
Poppyfield House is a modern new build with a mix of single and two-storey structures, located in the village of Dummer in Hampshire. It replaces a previously dilapidated single-storey home situated on a large rural plot overlooking rolling hills and farmland to the west.
Initially, the client considered refurbishing or reusing parts of the original structure, but due to its poor condition, replacing it with a new, energy-efficient home proved to be the more sustainable option.
The design achieves a thoughtful balance between privacy and openness. It shields the interior from neighboring properties while featuring large glazed sections that connect the house to the gardens and surrounding landscape. Skylights, along with carefully planned views, enhance the interior with maximum flow of natural light, creating a bright and airy atmosphere. The design includes key features in the principal kitchen,
dining, and living space, such as wide concealed sliding pocket doors leading from the hallway, providing a clear, open view to the garden. The L-shaped kitchen has a generous island and breakfast bar as part of the openplan living arrangement. Skyframe doubleglazed sliding doors provide uninterrupted views of the west garden, while a wood-burning fire sits within a feature fireplace finished in Moroccan Tadelakt plaster.
The house comprises five bedrooms, including a generous master suite with a dressing area and en-suite, two bedrooms for the client’s sons, and two guest rooms, each with an en suite. Additional spaces include a study, boot room, laundry utility, dog-friendly zones, and a separate gym. With its modern flatroof design, the two-storey layout maximises views of the neighbouring listed properties and a listed pub. The house is both functional and welcoming, showcasing a carefully considered approach to design and sustainability.

The exterior design draws inspiration from traditional Georgian architecture, with contrasting brick quoins emphasising the building’s symmetry and classical formality. Six-pane timber sash windows further enhance the timeless aesthetic, while the use of a distinctive multi-coloured handmade brick in hues of orange, purple, and brown provides a modern touch. High-quality materials, including natural stones and bespoke joinery, ensure a premium finish that resonates with the exclusivity of the location.
The ensuite bathroom features a resin stone standalone bathtub, Sahara Noir marble surfaces with dual basins, and a spacious shower enclosure. A bespoke walk-in wardrobe and dressing area complete the sense of indulgence and sophistication. 21st-century automation is seamlessly integrated throughout the home, ensuring it meets the demands of contemporary living.

Located at a historical heritage building on 94 Fulham Road, London, Deco Moore | Studio by Sia Moore Architecture Interior Design sits at a prime corner spot just 15 minutes from Knightsbridge, a hub for luxury brands and a tourist magnet. Previously, this property was occupied by a bohemian-styled antique shop called Edition 94, recognisable by its burgundy facade.
The interiors of Edition 94 were highly neglected, with a basic decor – antique items displayed on shelves and console tables, lacking wall cladding, ceiling decor, and limited to spotlight lighting. After the shop closed in January 2022, Sia Moore took over the property in February 2022, embarking on a three-month renovation.
The project’s focus was to transform the neglected shop into a modern, elegant, and timeless “interior design and furniture” showroom, spanning 101m2 across two
storeys. The ground floor was repurposed as the showroom, and the basement became storage, with vinyl flooring to prevent scratches when moving large items. The basement also includes a WC and a small kitchenette. In the showroom, lacquered shelving with classical lath details and matching wall panels in white matte lacquer add elegance, complemented by a beige, white, and hardcoal colour palette. A welcoming seating area with an electric fireplace, sofas, and a marble coffee table, enhances the ambiance. The facade was painted dark coal, with a white canopy displaying Deco Moore Studio branding, and gold-plated brass signage with italic typography, illuminated by spotlights for a sophisticated exterior.
The overall renovation of Deco Moore | Studio aimed to create a luxurious, high-end retail experience for the upper-class clientele, accomplished through carefully curated design elements and refined architectural choices.
