Millionaires are coming Due to the consistently strong economy in China over the past 15 years, a new middle class has emerged that is estimated to be well over 300 million people, larger than the entire population of the United States. It’s a tale that began in 1913, and after one hundred years has become a story about one Canadian company’s outstanding achievements and dedication to quality and service excellence. The stars of this tale include proud immigrants who started the company, a legion of loyal staffers, and a family who are proud to carry on the legacy of their grandfather. Celebrating their 100th Anniversary, Sheridan Nurseries has built a rich heritage and achieved tremendous success, but it wasn’t always easy, admits company president, Karl Stensson. “Sheridan Nurseries was founded on the vision of two British landscape architects, Howard and Lorrie Dunington-Grubb, who, with the help of Swedish-born nurseryman, Herman Stensson (my grandfather), established the first nursery 26

in 1913. It was tough in those early years, but the business flourished, surviving the Great Depression, two World Wars and numerous other challenges along the way. These early struggles are what have made us strong and have kept us finding new and innovative ways to grow and cultivate plants, conserve water, and expand beyond our plant offerings to sell quality garden and landscape products.” Today, Sheridan Nurseries has over 900 acres of farmland where only the best and heartiest ornamental plants and perennials are grown. Known for their innovation, Sheridan is credited with introducing the Green Velvet™ Boxwood, Green Gem™ Boxwood, Ivory Silk Japanese™ Tree Lilac and DeGroot’s Spire Cedar.


Being in the forefront has brought multiple industry awards for this Canadian company, most recently the prestigious International Association of Horticultural Producers (AIPH)’s International Grower of the Year award, the Chrysler Garden Centre of the Year Award and, for the second year in a row, the Royal Bank of Canada (RBC) Grower of the Year Award. Awards and knowledgeable, loyal staff aside, what really sets Sheridan Nurseries apart from the rest is their steadfast commitment to growing and stocking the latest in plant material and garden supplies and providing top notch service to their customers – or “guests” as Karl calls them. “We spend a great deal of time travelling the world to learn best practices in our industry. Whether we are attending an international trade show discovering new product lines or visiting other growers and garden centres to learn and adapt the best practices of Europe, Canada, the United States, Asia, Australia or Africa, we are always looking for ways to improve our products and the service experience for our guests.”

They ship millions of plants annually to markets and garden centres across North America and have nine garden centres across the GTA, including Oakville. But for Karl, Sheridan’s exceptional products and services and the leadership and innovation they’ve shown in the industry has only been made possible by the people who have helped them along the way. “The professionalism and commitment of our staff has always kept Sheridan Nurseries in the forefront. From the beginning, we’ve relied on the expertise of professionals who’ve joined us from around the world and who’ve shared their knowledge from various cultures – Swedish, Scandinavian, Japanese, Jamaican, Mexican and others. We are proud of our rich history of cultural diversity and of the long list of dedicated long term employees who have helped grow the business, including 33 people who have been with us longer than 25 years.”

“For myself, Karl and our buyers, it’s about quality, diversity, service and warranty,” adds Valerie Stensson, the company’s Vice President, Marketing and Purchasing. “We spend a great deal of time finding unique items for your garden and home, and we test the quality to ensure that no matter where the items are from, here or overseas, they meet our standards. We were the first in the industry to offer a full two-year warranty on our hardy plants and we continue to offer this today. We also choose suppliers who stand behind their products.” 27


Purchasing Weall & Cullen may have made Sheridan Nurseries the largest ornamental horticultural nursery and garden centre in Canada and while size does matter, it’s the company’s knowledge, expertise and willingness to share that have them well respected in the industry. “We have been involved in association work throughout our 100 years,” Karl says. “Various members of our staff helped found associations such as the Canadian Society of Landscape Architects, Landscape Ontario Horticultural Trades Association and the Canadian Nursery and Landscape Association. We strongly believe that growing and supporting our industry and sharing what we’ve learned, benefits our staff greatly and keeps our industry relevant.” Another key to their success is the company’s ability to meet the ever-changing gardening needs of homeowners in Canada and across the globe. They’ve seen things change from the 1900’s to today, with the private garden becoming much more accessible than a century ago. “The private garden has changed in many ways,” explains Karl. “Gardens were either large and belonged to the rich or they were small and used for growing vegetables and flowers. Gardens now have water features, stonework, and custom designed planted containers to match the outdoor patio or deck. And the new “outdoor room” is bringing the inside “out” with large kitchens, deep seating furniture and fireplaces.” The Stenssons also point to water conservation, low maintenance plants, and container gardening as big trends in gardening. “However, the number one trend that never goes away in our business is colour – whether it is the flower bloom, the foliage, the mulch or the planters, our guests love adding vibrant colours to their gardens.” As urban cities grow, so, too, do the needs of today’s gardeners. Even those in condos want to grow a pretty garden on their balconies. Yet whatever the need or desire, Sheridan Nurseries believes wholeheartedly in customization and personalization to meet the needs of every guest – house owner and condo owner alike. Overview

The start of 2013 saw a wealth of information reported regarding mortgage tightening rules in the Canadian housing market. This season, I explore how the new mortgage guidelines shaped the first quarter and reveal what is expected for the housing market into the fall. As we navigate through the first quarter’s housing market, we’ll realize that real estate investing remains one of the strongest methods to creating wealth. We’ve seen perhaps the best evidence of this in most recent years, when house prices increased by 109 per cent from 2000 to 2011, as reported by the Teranet National Bank composite index. Increasing home prices raise net worth and allow for additional investing in real estate. Lastly, I announce a new endeavor - a trip across the world to Beijing, China. The Invidiata Team will be taking on a challenge that will allow increased opportunities for the sale of your home, as Chinese interest builds in Canadian real estate.

First quarter report: Momentum builds Tighter mortgage lending rules and guidelines implemented in July 2012 are now sending the Canadian real estate market towards a balanced territory. The first quarter of 2013 had us seeing how a balanced housing market looks in Canada. According to The Canadian Real Estate Association (CREA) Canada’s real estate sales slowed on a monthover-month basis in February, following increased sales in January. The association reported that home sales increased in slightly under half of local markets from January to February. The number of newly listed homes increased 3.2 per cent month-over-month in March. New listings were up in two thirds of all local markets, led by Toronto, Montreal, London, St. Thomas and Calgary, as reported by Advisor.ca. What we saw in the first quarter served as a reminder that often most desirable locations withstand pressures such as mortgage tightening rules. We certainly saw evidence of that in smaller and stronger luxury markets such as, Oakville.

Chart one showcases, how the average price of Oakville homes increased in the first quarter. According to the Oakville, Milton and District Real Estate Board, January had an average home price of $671,006. In February, this increased to $697,884 and in March we saw Oakville’s average home price increase to $737,755. As a sought-after suburban market Oakville’s home prices continued to remain strong and in a pattern of growth. Further, despite the tighter mortgage rules and guidelines, residential real estate can be a good investment. According to CREA interest rates are expected to remain low, which is expected to fuel continued economic growth. This can improve housing sales later this year and opportunities for investing in real estate.

High home starts impacting economy During the first quarter, the U.S. saw the highest housing starts since 2008, breaking the one-million mark. Condominium construction provided the strongest results. It increased to nearly 31 per cent which was to an annual rate of 417,000 – the fastest pace since January 2006, according to Advisor.ca. Further, according to the website, job growth, low mortgage rates and rising home values had encouraged people to purchase real estate. This can stimulate further consumer spending and is now expected to further contribute to economic growth. Also, the demand and lower supply of new homes saw builders increase construction. New home starts this past March were nearly 46 per cent higher than in March 2012. Available land is now a concern however the builder’s outlook for sales over the next six months has increased to the highest level since 2006, as reported on Advisor.ca. China: World’s fastest growing economy fuels opportunity The first quarter saw China’s home sales soaring as citizens

purchased properties quickly in anticipation of possible nproperty policy pressures to take place. Bloomberg reported homes sales increased by 69 per cent in the first quarter. In addition, the value of homes sold rose to 1.2 trillion yuan.

China’s impact on the rest of the world was expected to fuel opportunities for investment. Jim Allworth, an investment strategist for RBC Wealth Management, in an Oakville Advisory presentation asserted that China is the driver of global commodities. The country is the single largest global purchaser and changes in its commodity markets such as mining and energy affect the rest of the world. Also, as the world’s fastest growing economy, China created opportunities for Canadian investment. The Invidiata Team is now in discussions regarding opening a real estate office in Beijing.

Exploring new opportunities Chinese immigrants have increasingly made Canada their new home. According to Citizenship and Immigration Canada, Canada issued a record number of visas for Chinese nationals. Also, Canada issued 235,000 visitor visas to Chinese applicants in 2012, an increase of 158 per cent as compared to 2004. The strong pace of Chinese immigration is expected to continue as Canada’s immigration guidelines include a focus on attracting top talent to ensure a strong economy. What this means for The Invidiata Team is that we’ll be exploring new opportunities. We’ll be attending the Luxury Property Show in China this spring. With a surge of Chinese citizens planning to move to Canada, our team will match Canadian properties with Chinese buyers.

According to the Canadian Department of Justice, human trafficking involves “the recruitment, transportation, and/ or harbouring of persons…typically for sexual exploitation or forced labour.” In simple terms, however, human trafficking is a crime that targets the most vulnerable people in society—mostly women and children—and exploits them abominably, while emptying their lives of hope. According to The A21 Campaign, a group renowned for its dedication to eradicating social injustice, only 1 to 2% of victims are ever found.

Thankfully, awareness is being brought to the subject. Recently, Johanna Quinn, owner of the GTA’s JQ Fitness gyms, organized a second annual Iluvthis Boot Camp fundraiser in the interest of ending this crime. All proceeds from the April 13th event, which took place in Mississauga, were donated to [free-them]: an organization that—in its founder, Shae Invidiata’s, words—is “dedicated to working closely with all levels of government and law enforcement,” and to “raising awareness and funds to fight human trafficking in Canada and abroad.” In fact, in 18 months, [free-them] has helped sponsor the rescue of over 150 victims through its outstanding frontline partner, Walk With Me. Of the victims released, 89% have been Canadian.

This year, 140 people participated in the boot camp—up from last year’s 110 attendees. The event, which lasted a full morning, started off with multimedia presentations and videos about human trafficking, as well as a talk by [free-them]’s Lori Folkerson. Johanna decided to bring awareness to the issue after seeing a presentation by the aforementioned A21 Campaign a few years ago. Looking for a similar charity on Canadian turf, she found [free-them]. As Johanna says,

So if you’re considering an update or a full renovation, Cameo offers these 5 helpful steps and guidelines: 1. Think layout and lifestyle Don’t focus on the current layout and simply think of replacing the cabinets using the old footprint. This is your chance to make your dream come true. Perhaps the sink is better situated on the other side or perhaps you need to accommodate an additional wall oven. At Cameo, they say, “We start by looking at your lifestyle. Are you all about entertaining? Do you have friends over? What’s the size of your family? What type of cooking do you do? How much baking are you into or what small appliances do you make use of? Will your kitchen be task oriented or entertainment oriented?” Questions like these will help you find the best solutions to how your kitchen should function and how it should be planned. 2. Choose your look This is the fun part - your opportunity to add “wow” to your kitchen. This means relying a bit more on your emotion. What look gets you excited? Although most kitchens are constructed using Low Pressure Laminate (LPL), it’s surprising that some makers take short cuts with less expensive LPL. Many homeowners don’t realize there are different grades of LPL, so test driving the cabinets in person will help reveal the difference in quality.

4. Accommodating the gadgets – Big and small Collect brochures of appliances you like and bring them to your kitchen designer. This will provide dimensions your designer can work with. Do you want a smaller or an oversized refrigerator or a grill function?

“There’s nothing worse than trying to accommodate a wine cooler later when the space hasn’t been taken into account,” says designer Frias. “Identifying the appliances and kitchen gadgets you want now will save time, money and any headaches down the road.” 5. Think small - The finishing touches When it comes to dressing up the kitchen, it’s all in the details. Even though there are thousands of faucets, backsplash tiles, countertops, and cabinet hardware to choose from, it’s important that everything you choose integrates with the look you are trying to achieve. The secret to success could very well be passion, according to Ferris Rafauli, President of the design-build firm, Ferris Rafauli-Grandeur Luxury Homes. As one of Canada’s influential designers and builders, Rafauli is passionate about designing and building some of the most beautiful homes in Canada and abroad. You have seen his “FR” logo in front of some of the most luxurious and spectacular architectural projects. The company logo which represents his personal initials has also become a symbol of excellence in architectural design and construction. Further, with homes in varying sizes, including homes that exceed, a whopping 40,000 square feet, Rafauli specializes in the design and construction of truly iconic properties. Recently, I had the opportunity to sit down with Rafauli himself. He revealed how his design and construction firm has become a sought-after brand and a symbol of lavish lifestyles. “I think we all have a responsibility to give back to those that are in need of our help,” said Rafauli. I enjoy giving

back most to children.

When I asked why his focus is on children, Rafauli responded, “Simple, children are the most precious and important group of people in this world. It feels good to make a difference in their lives.”

As our conservation continued, Rafauli’s philanthropic side was revealed. I learned that over the last several years Rafauli has donated his time and funds towards charitable community work.

When my conversation with Rafauli concluded, I could see that he has made a name for himself by doing what he enjoys: designing and building ultra luxury dream homes. And just how did Rafauli reach his influential status? I was reminded of what Rafauli first told me. “The secret is passion. If you don’t have passion for what you do, you won’t succeed,” said Rafauli. “I live and breathe this lifestyle. The great architectural designs, perfect layouts, colours, exotic materials are aspects of my work that excite me.” I quickly understood that it was this particular excitement that had kept Rafauli going throughout his career and is something that has allowed him the honour of creating what is truly the dream home for families.

What is Canada known for producing besides maple syrup, bacon and poutine? How about for producing fully armored, custom designed luxury SUVs that make the Batmobile look like a pip squeak. Surprised? Don’t be. Thanks to Torontobased Conquest Vehicles, Canada has taken center stage in the high end luxury automotive marketplace and with the first of its unarmored vehicles, the EVADE, hot off the production line, the world is once again taking notice. Conquest first took the world by storm in 2008 when they introduced the fully armored Knight XV. “We launched the Knight XV in 2008 at the SEMA show in Las Vegas. As you can imagine, we generated quite the buzz,” says company founder and president, William Maizlin. “Since that launch, the Knight XV has been featured on the DISCOVERY channel’s ‘World’s Most Expensive Rides’, Tech Toys 360 and Daily Planet, on Top Speed, on the BBC’s Top Gear and elsewhere. We even opened the Top Marques Monaco Show where we presented a company jacket in a hand crafted aluminum case to Prince Albert of Monaco.” The Knight XV is a 14,000 lb, handcrafted, fully armored production vehicle with enough protective gadgets on it to make Optimus Prime suffer from low self-esteem. From bullet proof windows to FLIR night-vision camera systems monitoring the front and rear of the vehicle, this SUV would be nothing more than a tank if it

weren’t for the ultra-luxurious interior options like Andrew Muirhead leather and Wilton Wool carpets typically found in a Rolls Royce or Jag, not an armored SUV. Initially offering only 100 Knight XVs, the company has been inundated with orders from around the world. It was then that Maizlin began to get requests for an unarmored version and that’s when the EVADE was born. “With EVADE, we wanted to maintain that tough look that’s inspired by military designs while at the same time providing the ultimate luxury experience our clients have come to expect,” says Maizlin. The new EVADE is actually a design evolution of the Knight XV. The new body style and design features headlights and taillights that sleekly wrap around the sides of the vehicle, narrower fender flares, a redesigned grille, hood scoop, the addition of a third tandem sunroof and a wider backdoor to accommodate EVADE’s wider body frame (it’s 8 inches wider than the Knight XV). Both the Knight XV and EVADE are built on a Ford F550 Super Duty Chassis but where the Knight XV is fully armored, the EVADE’s unarmored skin will be made from an aluminum alloy-steel blend, making it significantly lighter than the Knight XV. Moving forward, the Knight XV will inherit this new, sleeker look as well.


“The Knight XV is built out of ballistic hardened steel from the ground up, as opposed to being up armored and, as such, offers our clients the ultimate in security and protection. It’s like being in an armored cocoon while seated in the lap of luxury. The Knight XV is also available in different levels of armor based on our client’s needs” says Maizlin The EVADE’s steering wheel, proprietary hinge system, running boards and even the key itself are machined out of stainless steel and the handles are machined out of solid aluminum billet. The suspension is commercial grade air ride front and rear. With power windows and 360-degree roof mounted, joystick controlled searchlights, the EVADE is offered in 4x4, and is available with either a gasoline or diesel engine. The EVADE will also come equipped with FLIR night vision thermal seeking camera systems in the front and rear of the vehicle and electrostatic windows where with just a touch of a button the windows go from clear to fully tinted.

With the nuts and bolts of the vehicle out of the way, here’s where the fun truly begins – with customization. Conquest’s first custom EVADE has been built for a client from Asia who spent a whopping US $700,000 with upgrades and unique features (compare that to the base price of US $579,000).

Rather than 2+2 limousine-style seating, this client chose two reclining leather seats in the back with matching handcrafted retractable footstools. Also in the cabin are an iPod station, a 32” TV that comes up remotely from the decanter bar, a humidor for cigars, built in fridge, PlayStation console, and laptop stations. The cool factor of the gadgets are only rivaled by the incredible touches of luxury including black granite counters on the decanter bar and the laptop tables tops, hand stitched Andrew Muirhead leather seats, Wilton Wool carpets, exotic wood inlays and custom carbon fiber. “Our client wanted an executive office on wheels that could also double as a place to wind down and have fun,” says Maizlin, adding that clients who order a Knight XV or an EVADE are those who are really looking to make a statement with their vehicles.

“Our clients are refined individuals who are looking for a specific experience. Yes, they want the ultimate in safety and security but they also want to make a statement, a grand entrance. Whether they are an automotive collector, a celebrity, a politician or a family with kids, our clients are looking for the ultimate bespoke vehicle that is tailor made to their wants and needs. The EVADE can take on the personality of the client and become their signature vehicle.” To celebrate the milestone production of the first EVADE built, Conquest has outfitted the SUV with a custom #1 signature plate handcrafted by Conquest with signatures from all of the craftsmen. It took about eight months to build the vehicle and over 4,000 man hours because everything on the SUV, from the wheels up, is hand built and it’s the incredible talents of his team of automotive engineers and designers that Maizlin credits for the beauty of the first EVADE as well as the company’s lightning bolt success.

Thanks to our multitalented team of automotive engineers, designers, customizing specialists, and ballistic specialists, we have succeeded in producing a true bespoke vehicle, hand crafted and custom designed to each client’s individual tastes.”


Maizlin takes great pride in the fact that both the Knight XV and EVADE are bespoke, that each vehicle is designed and built to the exact specifications and desires of each and every client and the fact that the vehicles are Canadian built. “Before we even begin production, we sit down with the client to fully understand what our clients need – how will they be using the vehicle? Is it for business, pleasure, or both? Then we sit down to go over the many upgrade features we offer, from over 100 different leather swatches to exotic wood finishes and different carbon fibers. In this way, each vehicle is built to carry our clients’ personal signature.” While clients can pick and choose from an impressive list of upgrade features, Maizlin and his team can pretty much add any luxury detail to the vehicle you can imagine. “We’ve had requests for custom monogramed seats, gold plated handles, and semi-precious stones in the instrument cluster. We’ve even been asked to imbed a client’s family crest in mother of pearl into armrests. And, of course, you can order the EVADE in any colour, even candy apple red.”

Sound extravagant? You bet, but for Maizlin, that’s really the whole point. “Our clients have the private jets, the yachts, the mansions, and of course a great collection of cars – but the Knight XV and the EVADE is the jewel of their collection. Whatever you drive, whatever you wear, you make a statement. Our vehicles are so custom, so bespoke, our clients have a very discriminate taste and want something that is totally their own and that’s what we deliver.” While clients can imagine the luxurious interior, reminiscent of a private jet, what they can’t imagine is just how big the EVADE is.

“It’s a challenge to get across the size of the vehicle – photos just don’t do it justice. So when clients see it in person they are blown away because the vehicle has such a presence.” That presence has also got Hollywood calling. “When we take a demo vehicle out people take out their cell phones to take a picture – they think it’s a car out of a Batman or Transformers movie. So we’re thrilled to be in talks with a few major production companies in LA who have expressed great interest in featuring one of our vehicles in a few of their action films.” Whether it’s to drive the kids to school (yes, one client does just that) or to arrive to any destination in style, what does Maizlin say to those who think the EVADE is way too extravagant? “I say if you can do it, why not!” The next EVADE is in production stage but for now, there’s one lucky client a few thousand miles away who will soon be driving the very first EVADE, and will likely make one huge statement when the key hits the ignition.
