Your Home from 18 Months to 18 Years… The Genesis School

The Genesis School, Longleaf Learning Center, and Genesis Preparatory School are the beginning places of great learning opportunities as well as amazing academic and personal journeys for children ages 18 months to 18 years. Head of the Genesis School System, Dr. Missy Nurrenbrock said, “We have worked hard to instill the importance of education in all of our students, and in so doing, we have established a foundation of educational excellence that is fortified with love and support from faculty, staff, and generations of Genesis Family members.” The Genesis School The Genesis School was founded in 1977 with an enrollment of 40 students and a mission to teach and develop fundamental academic skills as a foundation for learning and honing the educational experience. Deeply committed to the development of the unique qualities of each child in an atmosphere of respect and understanding, the school’s main goal is to promote the excitement of learning and the development of independent thinking. The school offers a traditional approach in all academic courses, and includes instruction is music, art, physical education, Spanish, library science, and computer technology. Each year, Genesis students score at least two grade levels ahead on standardized academic tests. Athletics and opportunities to participate in a full afterschool clubhouse program round out the exciting day for our students. Parents of students entering Preschool, or Grades Kindergarten through Fifth Grades are welcome to visit the campus at 8100 Mitchell Ranch Road, New Port Richey, look over the website, www.genesiselementary.com, or call 727-3729333, for more information. Genesis Preparatory School Established in 1993, Genesis Prep welcomes students from all over the world, Grades 6-12, who demonstrate ambition, promise, ability, and a can-do attitude. Academic performance is very important, and students also experience a wide variety of classes in the Fine Arts, join numerous extracurricular activities and clubs, and participate in an extensive athletic program. A college preparatory curriculum is provided by expert teachers, and all students receive individualized attention. Students who become Panthers at Genesis www.ItsYourHomeMagazine.com

Prep have a 100% rate of graduation and college acceptance, with 90% receiving academic scholarships. Parents and students alike are invited to tour the Genesis Preparatory School campus at 7710 Osteen Road, New Port Richey. Arrangements can be made for potential students to shadow current students to get an overall feel for the campus and the classrooms. To learn more, visit www.genesisprep. com, or call 727-846-8407. Longleaf Learning Center In 2003, Dr. Missy purchased Longleaf Learning Center as a Pre-K option for the Genesis Family and community. Longleaf Learning Center is designed with little ones in mind, and with faculty that proudly hold Birth to Five Florida Childcare Professional credentials, and who prepare them with core basics like writing, counting, matching, and even beginner reading skills, in preparation for Kindergarten. Youngsters need opportunities to develop creatively, as well, so singing, dancing, painting, crafting and simple computer basics are part of the Longleaf Learning plan. Heightened security keeps the facility and the children safe, but guests are welcome to the visitor-friendly lobby located at 3035 Alachua Place, Trinity. For more information about Longleaf Learning Center, visit www.longleaflearningcenter. com, or call 727-375-2664. With decades of educational excellence, more than 400 students between four campuses, a 100% college attendance rate achieved by their students (90% of whom receive academic scholarships), it’s “Your Home from 18 months to 18 years…The Genesis School.” *Definition from Merriam-Webster online Dictionary 3

Hometown STORY

THE PERFECT MIX OF HOME, COMMUNITY & BUSINESS Debbie Dawson & Lora Shipman, the Trinity Odessa Connection If there were ever two people destined to work together for a common cause, it is Debbie Dawson and Lora Shipman. They both share a passion for others, but none so much as their families, their neighbors and the small, local businesses that are the backbone of West Pasco County. Debbie and Lora are natives of the northeast – Debbie from Connecticut and Lora from New York and Canada, primarily. Both are highly-motivated, successful entrepreneurs working to make a difference in their community by connecting residents with local businesses and organizations, to keep these small businesses flourishing. “I love watching our small business owners thrive, because they are the heartbeat of our community. There are so many wonderful people that make Trinity-Odessa a great place to live, work & play!” Debbie said, “Being a Realtor, I also love helping others find their new homes, connecting them to the great local businesses in our area, and showing them what a great place this is to live.” As a means of doing that, Debbie and Lora collaborated and developed a concept they are currently bringing to fruition: The Welcome Bowl. “The Welcome Bowl is a fun way to connect our local businesses to the new residents moving into our area. We welcome them with a bowl filled with gifts from our local businesses to kick-start business-community relationships,” Debbie explained All local businesses are “welcome” to join this innovative out-reach by contributing a gift (not a coupon), to be included in The Welcome Bowl, which is made available to new residents when they move into the community. Lora added, “When Debbie pitched this idea to me over Thanksgiving, I jumped at the chance! We wanted an opportunity to connect the residents with the businesses, while www.ItsYourHomeMagazine.com

making sure both get the most out of what our community has to offer.” She continued, “There is something about growing businesses and watching them succeed that really excites me and gets the adrenaline pumping. I love celebrating other people’s victories!” Besides being a knowledgeable realtor with REMAX Advantage Realty, Debbie brings 20 years of business marketing experience as the proud owner and publisher of IT’s YOUR HOME Magazine, a beautiful, community lifestyle magazine serving West Pasco and North Pinellas Counties, and limitless in its digital scope across the web and social media platforms. Lora is sole proprietor of Virtual Assistant on Demand, a marketing company specializing in web design, social media marketing, blogging, graphic design, and print services, but that’s not all… She is also founder of Keep it Local, LLC, a seat-specific, business growth and development organization that meets weekly to share quality ideas, leads and referrals to help each other in the quest for success! Lora shared, “Keep It Local offers a business incubator program through CEO strategists, mentors, advertising opportunities, educational workshops, newsletters, hedge funds and private monies. What started as my 2013 New Year’s resolution has expanded to include chapters throughout Pasco, Pinellas Hernando and Hillsborough counties.” Debbie and Lora are a dynamic duo, fighting for their community, doing whatever it takes to support others, but most especially local businesses. Their mission is the same: to help local businesses succeed by connecting them with area residents. Spring Time Facelift Have a room that just doesn’t feel quite right anymore? Here is a 5-step solution to removing, refurbishing, painting, shifting & shopping your way to an improved room. 1. Remove - Before you add anything new (including paint), your first step should be to take away anything that is detracting from your room. Remove any furniture and decorative items that have lost their appeal. 10720 SR54 Suite 102 Trinity, FL 34655 Like Us, Or even Love Us! 727-376-1040 www.facebook.com/turtlesnestgifts

2. Refurbish - Take photos of what left in the space and look at them somewhere else. The goal in this step is to find at least one piece with good bones to refurbish. Reupholster or slipcovered a chair, paint a frame or accent table, add decorative knobs or trim. 3. Paint – Chose a new paint color. The trend now is leaning away from colored accent walls in favor of rich color throughout the room. You could even try painting built-ins, trim and ceilings to match for a luxurious look in a small space. 4. Shift - After you paint is a natural time to try a new furniture arrangement, because you will be moving your furniture around anyway; use it as an opportunity to think outside the box. Try shifting the focal point of your room. If you have always had your couch pushed against the wall, try pulling it closer to the center of the room, or add a sofa table with lamps behind it. Move your bed to a different wall or try it in a corner — challenge yourself to arrange things in a completely new way. With all of your artwork and photos down, try shuffling them into different groupings on the floor. Look around for a few found objects you could add to your gallery wall, like postcards or beaded necklaces; or dig out the childhood albums and make a family photo wall. 5. Shop – It’s time to shop! By this point you should have a good feel for what your room is missing so buy something new. Go for high impact, like a statement light fixture, bold artwork or bright accent pillows, colorful rugs and stylish curtains. Now live in a room you love!

KNOW Your OTC Allergy Medications At last, the first warm days of spring! Time to open the windows, pack away the winter coats, get out in the garden -and head to the pharmacy to stock up on allergy medications. Three main kinds of over-the-counter (OTC) medications are used to help control seasonal allergies: topical nasal sprays, inhaled corticosteroids, and antihistamines; oral antihistamines; and decongestants. If you have mild seasonal allergies, nasal sprays and inhalants and oral OTC antihistamines can both effectively manage your symptoms. Despite what you might have heard, antihistamines are not addictive, although they can lose some of their effectiveness over a few months. If your symptoms are not controlled, consider switching brands periodically to make sure your medication is still packing the greatest punch. You may want to buy the kind that is called “nonsedating” on the label (unless you’re planning to go straight to bed after taking them). The backbones of our organization are our volunteers. West Pasco Habitat for Humanity, Inc. would like to invite everyone to join on our construction team. Construction days are Mondays, Wednesdays and Saturdays from 8am-1pm. No experience is necessary! Activities include: Framing, Electrical, Plumbing, Drywall, Trim, Painting, Landscaping, Site-Cleanup and more.

West Pasco Habitat for Humanity, Inc. is a non-profit, Christian organization working to eliminate substandard, inadequate housing and homelessness. It is our mission to build decent, affordable houses with community partners and qualified families. Through the work of Habitat, thousands of low-income families have found new hope in the form of affordable housing. Churches, community groups and others have joined together to successfully tackle a significant social problem... decent housing for all. Habitat for Humanity houses around the world are built according to the same guiding principles: Simple. Habitat houses are modestly-sized. They are large enough for the homeowner family’s needs, but small enough to keep construction and maintenance costs to a minimum.

For safety reasons, children under the age of 16 are not allowed on the construction site. We require one adult parent and guardian for every 4 children under the age of 18 on the construction site. Most tools are available on site, but it can be helpful to bring your own. We suggest a tool belt with hammer, tape measure, utility knife and pencils. Remember to label your tools. A Sound Investment in a Family’s Future Did you know that your gift does much more than help families escape from unsafe, unhealthy living conditions? You’re helping families to break the cycle of poverty and build long-term financial security. Habitat’s affordable, no-profit house payments free up money for food, child care, medicine and other necessities. And research has shown that decent housing improves health, increases children’s educational achievement and strengthens community ties.

Habitat for Humanity uses quality, locally-available building materials. Habitat house designs reflect the local climate and culture. The labor of volunteers and partner families, efficient building methods, modest house sizes and no-profit loans make it affordable for low-income families to purchase Habitat houses. In addition West Pasco Habitat for Humanity has a ReStore which sells new and gently-used home improvement goods, furniture, home accessories, building materials and appliances to the public at a fraction of the retail price. The proceeds are used to help build and renovate more homes and communities. The ReStore accepts new and gently used construction items, home improvement products, appliances and furniture that is in good, working condition. Donating to the ReStore is a GREEN way to help your community. Each year, the ReStore spares tons of good, usable materials from the local county landfill. Don’t hesitate to call ahead of time if you are unsure if your item meets our guidelines or if you have something that is NOT on our list that you think would be of value to our customers. Colors affects people in many ways, depending upon one’s age, gender, ethnic background and even their local climate. Certain colors tend to get a similar reactions with the overall difference being in the shade used. Understanding that colors behave in three basic ways: active, passive, and neutral will help you pick the right one for your space. Red raises a room’s energy level. Use it in living rooms, dining rooms or entryways. Yellow communicates happiness. Try this color for kitchens, dining rooms and bathrooms. Orange evokes excitement. Great for an exercise room as it will bring out all those pinned up. Blue can bring down blood pressure and slow respiration and heart rate. It is considered a good choice for bedrooms and bathrooms. Green is believed to relieve stress and promote relaxation. It is suited for almost any room in the house. Neutrals (black, gray, white & brown) All-neutral schemes provide flexibility, simply add and subtract color to easily change the mood. So grab yourself a paint color mood chart & get painting.

LETTER Home LIVING& FITNESS

Little Did I Know... From the time I was sufficiently on my own, my Dad encouraged me to purchase a home. “It’s an investment,” he said. “When you pay rent, you’re just throwing money away,” he said. My reason for renting was not as logical as his investment theory, but the way I looked at it, the responsibilities that came with being a homeowner were more frightening than handing the landlord rent payments each month to handle any unforeseen issues. Little did I know that my mortgage payments would be less than the rent payments I had been making for years, even with an escrow account to cover insurance and taxes. Plus, I wasn’t simply handing the money to someone else to keep a roof over my head, I was investing in my own property. Mine. My house. My home! When I purchased my first home, I learned a great deal about homeownership. Yes, it is an enormous responsibility, but it is also an incredible opportunity. Yes, I carry a mortgage for a long time, but with home improvement projects and renova-

tions, my husband and I can build equity in the property and make it our own. The possibilities are endless! This spring, we are building a new deck out back and expanding the doggie doors to accommodate our Rottweiler-mix, Magnus. Next is renovating the bathroom, and before the fall and winter months, we are hoping to replace the old windows that were painted shut by previous owners. (Of course, we will be patronizing our local businesses to accomplish these goals!) If we work hard enough, we can make our little place worth a lot more than when I purchased it in 2005. We have 20 more years to go before we start planning a mortgage burning party, but who knows what the future holds? Maybe we will contact Debbie Dawson at REMAX Advantage Realty to help us flip this house and find a new home together. One thing is certain, I will never rent-a-roof again! As always, Daddy was right. Unfortunately, he passed away before he ever got to see my first home, which just so happens to bear a house number matching his birthday: 711. Thanks, Dad! <3

What materials should I use for my patio? With an outdoor space, your materials help dictate the overall style and feel, so make sure your patio accurately reflects the style of your home. Choose from a variety of brick, natural stone, pavers and more. Don’t forget the container gardens to soften the hardscape. What should I incorporate into my patio? You can add a pergola, arbor, awning or trellis. Water features provide soothing sounds while fire features are great for ambience. An outdoor kitchen and bar make it the ideal party spot and a grill and patio table is a must for al fresco dining. How should I decorate my patio? Everything you place outdoors should be weatherproof. Rugs, throw pillows and chair cushions all give your outdoor space that indoor feel. Sofas, arm chairs and tables can be purchased in sets. Choose outdoor lighting to set the mood for evening entertaining. Like any other room, decorate your space to ensure that it’s welcoming, interesting and colorful.

Local Families Open Their Hearts and Homes

Hosts of foreign exchange students open their hearts and their homes while the students are attending school, but also they also demonstrate the daily life of an American family. It is a learning experience for everyone involved, but most importantly, it is a means of destroying negative stereotypes those from other countries believe of Americans. Three families here in West Pasco County have found their experiences rewarding beyond measure!

Lora & Guy Shipman With a desire to learn more about different world cultures, Lora and Guy Shipman, their 8th-grade daughter Kaitlyn, and shih tzu, Max, were excited to become a host family to foreign exchange students from around the world. Lora said, “We jumped at the chance to have an exchange student in our home. We love the opportunity to experience new things, cultures, and people.” The Shipman family hosted two boys from France in 2007, and this year, they are happy to welcome a female student, Yan, from China. Not only do they feel this is a chance to develop good-will between countries, but it is a way to dispel stereotypes people outside of the United States believe to be true about Americans and vice versa. The Shipman’s have adopted the unique culinary styles of their visiting students, especially those from Asia. Plus, they are thankful to have learned more about a variety of international celebrations, as well as the differences in “education rigor” between cultures. The family regularly reconnects with the students they have hosted via email, Facebook, and through communication applications like “WeChat”, which is the Asian equivalent to Facebook. Lora suggests to others interested in hosting exchange students, “It’s important to remain open to new experiences, to exercise patience, and to truly take an interest in communicating - even through atypical methods - to make sure you understand each other.”

Marla Spellman When Marla Spellman recognized the enthusiasm projected by her friend and colleague, Terry Holback, as she discussed the options of hosting foreign exchange students, it was contagious. A single mom to Jeff, who is in the United States Air Force and is stationed in Tyndall AFB in Panama City; and Jake, her dualenrollment 10th grader at JW Mitchell High School, Marla has taught intensive reading at Seven Springs Middle School for ten years. She discussed the possibility of hosting exchange students with Jake, and the two decided it would be a fun. They forged ahead, and today, they host not one, but two, twelve year-old, sixth grade students from Beijing, China, Jeremy Song and Bill Lu. “We decided to host two so they could travel across the world together more comfortably and to help bridge the language barrier,”

www.ItsYourHomeMagazine.com

Marla explained. It’s amazing how quickly they have picked up the English language, both in speaking and comprehension.” But cooking needs no translation, the boys were trained by their chef at the Beijing New Talent Academy in how to prepare delicious meals for their host family and what a great time they have had in the kitchen. Jeremy & Bill are not the only ones learning in this experience. Marla and Jake found that going barefoot and using a shower curtain are unheard of in the Chinese culture. Furthermore, they drink and use very little water there, due to the excessive pollution in China. The two boys will study in America for two months, but Marla expects to continue communicating with Jeremy and Bill after they return home. “It is amazing how strangers can feel like family so quickly,” she added.

Julie & Gil McWilliams Gil and Julie McWilliams, owners of McWilliams and Son, Inc., Air Conditioning and Heating, and active members of the West Pasco community, have hosted four exchange students, so far, since learning about it a few years ago through the Trinity Rotary Club, and the local Interact Students program. Parents to Devin (24) and Lauren (12), the McWilliams family determined they had plenty of room in their hearts and their home to host (primarily) young, female exchange students around Lauren’s age, with whom to share American family life experiences. To the McWilliams’, building relationships and breaking stereotypes that some foreigners have of Americans, were also big factors in their decision. “We get to learn about cultures from different countries and teach about ours, as well,” Julie explained. “My daughter now has sisters and I have children all over the world that we love and can visit in the future.” Lauren’s “sisters” include Sophie Prokop (16), from Austria; Tora Brandstrom (16), of Sweden; and Livia Prampero (17), Brazil; and her new “little brother”, Xiao Ming (12) – AKA “Zack” – hails from China. The McWilliams family has embraced the opportunity to teach these young people and learn from them, too. They have shared first-time activities like family cruises, trips to the mountains, and SCUBA diving, to fulfill dreams and open a new world of possibilities for the young people they host. Julie added, “It’s the ‘firsts’ that we will always remember.”

debbie@YourHomeTampaBay.com www.YourHomeTampaBay.com Your neighborhood has a big impact on your lifestyle. Follow these steps to find the perfect community to call home. • Is it close to your favorite spots? Make a list of the activities — movies, health club, church, etc. — you engage in regularly and stores you visit frequently. See how far you would have to travel from each neighborhood you’re considering to engage in your most common activities.

The gated enclave of Trinity Lakes features elegant home designs with striking exterior details, two to three-car garages and elegant interior finishes. No CDD fees · Low HOA · Gated Entrance · Park Area Close to Trinity Shopping, Hospital, Golf, Parks, Dining & Entertainment Easy Access to Suncoast Parkway “A” Rated Schools - Odessa Elementary, Seven Springs Middle & J.W. Mitchell High

• Check out the school district. This is especially important if you have children, but it also can affect resale value. The Department of Education in your town can probably provide information on test scores, class size, percentage of students who attend college, and special enrichment programs. • Find out if the neighborhood is safe. Ask the police department for neighborhood crime statistics. Consider not only the number of crimes but also the type — such as burglaries or armed robberies — and the trend of increasing or decreasing crime. Also, is crime centered in only one part of the neighborhood, such as near a retail area? • Determine if the neighborhood is economically stable. Check with your local city economic development office to see if income and property values in the neighborhood are stable or rising. What is the percentage of homes to apartments? Apartments don’t necessarily diminish value, but do mean a more transient population. Do you see vacant businesses or homes that have been for sale for months? • See if you’ll make money. Ask a local realtor to get information about price appreciation in the neighborhood. Although past performance is no guarantee of future results, this information may give you a sense of how good of an investment your home will be. A realtor or the government planning agency also may be able to tell you about planned developments or other changes in the neighborhood — like a new school or highway — that might affect value. • Make personal observations. Once you’ve narrowed your focus to two or three neighborhoods, go there at different times of the day. Are homes tidy and well maintained? Are streets quiet? Pick a warm day if you can and walk around, chat with people working or playing outside. HOME MOVING TIPS Avoid moving day headaches and prepare for the big day with these easy tips.

• Make reservations for movers two to four weeks before your expected move date. • For large appliances, check your owner’s manuals for moving instructions. • Don’t attempt to get rid of your children’s favorite things before the move - even if it simplifies moving. Kids sometimes have a tough time dealing with the change of the move itself. • As you take apart furniture and other items, tape all parts to the base. • By law, a moving company can’t transport hazardous materials such as gasoline, bottled gases, and other flammables such as ammunition or explosives. Plan ahead for these items. • Clean out closets, the attic, and the basement as soon as you decide it’s time to move. • Two weeks prior to your move, don’t forget to transfer school records. • Make a “survival closet” of things for the last cleanup before you move out – broom, dust cloth, dust pan, and mop. • Remember to stock up on snacks for move day. • Schedule disconnect times about a week before your move day - you don’t want to have to pay for cable, phone, and utilities beyond move day! • Cancel newspapers, cable, pest control, cleaning help, and lawn services about a week before the move. • Mail in your change of address forms a week before your move date. • Clean your stove and other appliances prior to moving out. • The day before your move, defrost the fridge. • Make sure to get enough cash to get you through move day. • Take time to say bye to friends & neighbors before your busy move day. • If you are depending on friends & family to help move, have a back-up plan if they don’t show. “Courtesy of Two Men And A Truck: www.twomenpasco.com/packing_ services.html”

Dated Kitchens Get Long Overdue Makeovers By Melissa Dittmann Tracey, REALTOR® Magazine

Dated kitchens are getting a makeover in many homes this year. About a quarter of about 3,500 homeowners recently surveyed say they are remodeling kitchens that are more than 30 years old and another 41 percent are updating kitchens that are 16 to 30 years old. Wow, have styles changed in three decades too – when red oak cabinets, laminate countertops, and brass fixtures were “in.” Here’s an interesting stat: Homeowners seem to be more committed to their kitchen than their spouse. Most kitchens last two to four times longer than the typical U.S. marriage – which is 8 years, according to Houzz’s Kitchen Remodeling Survey. That means when homeowners remodel a kitchen, they devote a lot of time to making sure it’s just right since they’ll likely stick with it for many years to come. So, what are homeowners’ kitchen renovation plans?

Classic finishes: Homeowners mostly are sticking to the classics, with finishes like white cabinets in shaker or raised-panel styles. They’re also staying loyal to granite countertops and stainless steel appliances Added storage: Ease of storage is a top priority driving remodeling trends. Organization features like a built-in pantry, pull-out shelves, deep cabinet organizers, and built-in pet bowls are popular.

Entertainment spaces: An open-concept layout, bar with seating, and built-in wine storage are making kitchens a gathering place for family and friends. Big makeovers with big dollars: When homeowners choose to undergo a kitchen remodel, the majority are going big with projects requiring substantial construction. As such, homeowners are spending big too, with 36 percent planning to spend between $25,000 and $75,000 on updating their kitchens. More than half of homeowners budget $25,000 or less for their upcoming remodels. Complimenting the rest of the house: Homeowners want their kitchens stylish and beautiful, but they also want to make sure that the remodel integrates with the rest of the home too. Other characteristics they say are important is that it is filled with natural light, adds to the resale value of their home, energy-efficient appliances, and pro-style cooking set-up. Home Renovations

In today’s real estate market there is still a lot of housing inventory that are foreclosures and short sales that may have been sitting vacant for an extended period of time. Often these homes are in need of extensive repairs. If you are considering purchasing on of these homes there are mortgage programs that allow you to purchase the home and secure the funds needed for renovations all in one loan.

are also renovation programs available for investment properties. It is recommended to seek advice from a licensed realtor to best determine the value of the property and whether your market area will substantiate the cost of repairs. They can also help to negotiate the correct acquisition cost for homes that you may be interested in making an offer on. As a buyer you have the right to have a buyer’s agent represent your interest and more times than not that cost is paid by the seller. Programs vary depending on the amount and the extent of the renovation. At Movement Mortgage we are a direct lender and have an entire processing division dedicated to doing nothing but these renovation programs. If you would like additional information pertaining to renovation loan programs and which one is the best for you particular situation please contact Scott Leslie, Certified Renovation Specialist, NMLS 589392 at scott.leslie@movement. com or by phone at 727-688-2700.

Another misconception is that these mortgage programs are only available for purchases. This is not true; you can also use the programs for a home you already own. You can upgrade kitchens and bathrooms to adding a second floor. There are even programs that allow for swimming pools to be added. So whether you are improving your home to stay for years to come or you have repairs you would like to complete prior to putting your house on the market this may be a perfect solution. There

The Story of Your Home

DEFY AGING

By Barbara Marville Kelly & Dennis Kelly | Master L.I.F.E. Institute/Defy Aging, Inc. The story of your home can be and usually is the reflection of ourselves, our personalities, our favorite things and our “retreat” or what we like to call it, our “sacred space!” Look around your home. What do you see? How does it feel when you come home to rest, regenerate, and nourish your spirit? Does your home feel good? Are you inspired in your home? Do you have a special corner, room or easy chair, where you love to nestle, meditate pray or just enjoy the peace and tranquility we are all seeking? As a licensed Real Estate Associate for over 31 years, in my former career, it was such a pleasure matching up families with a home that would become “their story!” It takes time, diligence and commitment to really making a house a home that is a delight to live in. As a Master L.I.F.E. Institute© Trainer/Coach it is critical to live in “harmonious surroundings. There are many things that you can do to affordably use Feng Shui, the Asian art of placement, decorate and, have fun while gaining such satisfaction during your search for special treasures to reflect the members in your family. It can be a family project, choosing coordinating colors, themes and favorite accessories.

www.ItsYourHomeMagazine.com

Our favorite room in our home is actually our family room, where we spend time relaxing with family, friends or guests, so it is important to us to be cozy, comfortable and ALIVE! Allowing as much natural light to come into the room makes a “happy” room. Light colors of choice on the walls will open the room up as well. However a darker, yet complimentary wall can be fun. Fountains with water flowing adds to a positive energy. Candles add the coziness! Live plants add great energy and are pleasing as a great decorating item, adding oxygen to the air too. Spring time is a great time to clear out clutter, getting rid of “stuff ” that is no longer serving a purpose in your home!!! Especially if it doesn’t make you smile!!! This is a great way to refresh the energy in the room and you will actually “feel” the difference in the room you just cleared. A cluttered home contributes to a cluttered mind. Life Force is the powerful energy flowing in and around our homes that can affect our lives, sense of wellbeing, peace and harmony. We feel the very best component to add to your home is “LOVE!” When your home is infused with good old fashioned “LOVE” it changes everything! It just “makes the difference!” Love is what organically changes a house into a home, your “Sacred Space!” Home truly IS where the heart is! Owning a franchise can be a great way to break into the world of entrepreneurship. In fact, many of our small business tax, accounting, payroll and insurance clients own a franchised business. However, franchising isn’t for everyone. It’s best to review the possible pros and cons of franchising before making any commitments.

potential Advantages

• Mentorship: Most franchisors offer some managerial coaching to new franchisees. • Trusted brand and/or product or service: Many franchises offer a brand and/or product or service that is typically recognized by your target market. • Time-tested operating system: With the purchase of a franchise comes an operating system that ideally has been tried and proven through the years. • Group purchasing power: Most franchisors have contracts with suppliers, providing the cost benefits of buying in bulk. • Advertising and marketing: After paying a small percentage of gross profits to the franchisor, franchisees can usually take advantage of professionally created campaigns launched by the franchisor. • Financial help: Some franchisors will provide assistance to new franchisees in securing financing.

potential Advantages

• Fees: In addition to the upfront franchise fee, there may be ongoing royalties and, advertising fees, typically required even if you don’t want to utilize the campaigns. • Control: You will generally have to abide by the many restrictions set by the franchisor. These can affect operations, types of goods sold, vendor relationships, marketing strategies, geographic location, and even website content/presence, among other key management decisions. • Renewal policies: Franchises are generally governed under a contract with an end date, and franchisors may choose not to renew at the time of expiration or may decide to raise fees or impose new restrictions. Dining & ENTERTAINMENT Chef Du Jour – Chris Michael, Central Park Family Restaurant Experience the flavors of New York without the 1,200-mile trip, thanks to native New Yorker, Chef Chris Michael, owner of Central Park Family Restaurant! Chef Chris and his family have been culinary artists throughout West Tampa Bay for almost a quarter century. They started with Four Coins Family Restaurant in St Petersburg in 1991. From there, they expanded to the North in 2006, and started Central Park Deli & Grill in Oldsmar, before opening Central Park Family Restaurant in New Port Richey in 2007. Shortly thereafter, Central Park Restaurant in Temple Terrace was born and quickly became their “catering hub.” Chef Chris takes enormous pleasure and gratification in providing his guests with a great variety of delicious, fresh food in authentic New York style. “My father raised us in the restaurant business, which was a great source of inspiration…along with my Mother’s cooking,” he shared. “I love cooking for people and making special dishes they request. That challenge and becoming involved in peoples’ lives is an amazing experience!” Speaking of amazing experiences, his trip to Greece proved quite memorable, as well as inspirational. It was there Chef Chris learned about the enormous influence of Yia Yia’s (Grandma’s) old family recipes on Greek cuisine and the very nature of Greek family culture. Yia Yia’s dishes were always prepared using the freshest of ingredients, which is exactly what Chef Chris offers his guests at Central Park Family Restaurant. “All of our produce is carefully inspected and purchased locally, direct from the farms, and our suppliers are the same as when our family started in 1991. They are dependable and provide only the highest quality ingredients,” he assured. That assurance is quite significant when it comes to the extensive menu Chef Chris offers his guests. With as many as ten pages of choices ranging from American classics to Italian favorites and traditional Greek fare, there is something for everyone at Central Park Family Restaurant! Chef Chris is proud of the variety he is able to provide his guests, and the sizable menu that sets his restaurant apart from any other in West Tampa Bay. However, the amazing staff goes above and beyond to serve guests their favorites, whether it’s featured on the big menu, or not. “Our menu is huge,” Chef Chris admits. “But if you want something special, simply make the request, and we will do everything possible to bring it to your table. If necessary, our kitchen staff will set a day and time for you to return for your special preparation, and it will be served to your table with pride!” Chef Chris’ favorite dishes to prepare include the Chicken Bryan and a Greek version of lasagna known as Mousaka. Yet, it is his signature Filet Stroganoff that would be the special meal he would prepare and share with his Grandparents, if only he could. Family is incredibly important in the life of Chef Chris, and is the primary reason he loves the New Port Richey community so much. The support he has received from the beginning of Central Park Family Restaurant has helped them survive. “I want to thank everyone for all the support and for giving us a chance to show what we can do. The word of mouth compliments have helped us become this popular little place!” Chef Chris has been married to his wife Justine for four years, and they have two children, Sofia (2 ½) and Andrew (4 mos). 34 Spring Issue 2015

I grew up in Valrico Florida, before Brandon experienced its growth spurt much like Trinity is going through today. My backyard was adjacent the fields full cows and orange groves teaming with wildlife from bugs to bunnies. I still fondly remember after a day of exploring, proudly showing mother my prize find of the day, a baby rabbit. I could not understand her panic as she rushed me out the door and made me return the baby to its grassy nest. A trip to the pet store for a proper pet rabbit soon followed. Now an adult of a certain age, I value the natural spaces around us and welcome wildlife into my yard but no longer catch them, rather enjoy their brief encounters. We are fortunate to have so many green spaces in our community and seeing wildlife is a regular occasion. Florida is home to two species of rabbits, the eastern cottontail and the smaller marsh rabbit. While Cottontails are only out at dawn and dusk, the marsh rabbit is seen during the day so any time is a good time to see a native rabbit. Pet CORNER Genesis School along with interested parents and friends have come together to create a program which provides needed pet food for the animals of Senior citizens in our area. Cindy’s Pets is working in conjunction with Pasco County’s Elderly Nutrition “Meals on Wheels” program. Many seniors participating in the “Meals on Wheels” program give a portion of their delivered meals to their beloved pets, 192 such pets have been identified thus far. These companion pets are frequently a homebound senior’s only “family” member, and the pet’s well-being is naturally very important to them. Our goal, is to provide good nutritional food for the animals, We purchased and package it according to each pet’s size, and deliver the appropriate supply either once or twice a month. This enables the elderly to enjoy their own meals with the knowledge that their pet is also being taken care of. Cindy’s Pets (The Cindy Allgood Fund) was created in memory of Cindy, pet lover extraordinaire! How can you help? www.cindyspets.org

h your cat... t i w ng cati

•K eep your cat indoors for at least two weeks to get used to the new environment • Provide small frequent meals •M aintain routines adopted in your previous house to provide continuity and familiarity •H elp your cat feel secure in its new home by spreading her scent throughout the house. Take a soft cotton cloth and rub your cat gently around the cheeks and head to collect the scent from glands around her face. Rub this cloth or glove against the corners of doorways, walls and furniture at cat height to help your cat to become familiar with her territory as quickly as possible. Repeat this process daily until you start to see your cat rubbing against objects. Extra care should be given to an indoor cat because a new environment will be potentially unsettling. http://www.hillspet.com/cat-care/relocating-with-your-cat-ma.html
