lowers blossoming, inchworms dropping and cleaning for all! Some may smile and others may sigh at Woodchuck the groundhogs decision on whether or not Spring is further away and winter is here to stay for a little bit longer. I guess it all depends on what your Springtime Tradition List entails! What is spring without some cleaning of the closets and tidying up all the winter clutter….. That is a tradition I will most definitely frown upon. Cinderelli, Cinderelli, night and day Cinderelli…… Oh my, it is true, not a fun to do! But I do know what will brighten your day after all the dusting and dumping…. Some relaxing with Mother Nature’s Garden. There is nothing like the start of spring to plant some color back in your life. Buddleia’s profuse blooms and heavenly scent sure will. Agapanthus and daylilies love it here in Florida and with a little TLC, will bloom forever. Roses are absolutely wonderful for the soul of love to grow

You're a good candidate for a short-sale purchase if: You're very patient. Even after you come to
agreement with the seller to buy a short-sale property, the seller’s lender (or lenders, if there is more than one mortgage) has to approve the sale before you can close. If you're pre approved, have a large down payment, and can close at any time, your offer will be viewed more favorably than that of a buyer whose financing is less secure. You don’t have any contingencies. If you have
a home to sell before you can close on the purchase of the short-sale property—or you need to be in your new home by a certain time—a short sale may not be for you. Lenders like no-contingency offers and flexible closing terms. If you're serious about purchasing a short-sale property, it's important for you to have expert assistance. Here are some people you want to work with:
Experienced real estate attorney. Only about two out of five short sales are approved by lenders. But a good real estate attorney who's knowledgeable about the short-sale process will increase your chances getting an approved contract. Also, if you want any provisions or very specialized language written into the purchase contract, a real estate attorney is essential throughout the negotiation. A qualified real estate professional.* You may have a close friend or relative in real estate, but if that person doesn’t know anything about short sales, working with him or her may hurt your chances of a successful closing. Interview a few practitioners and ask them how many buyers they've represented in a short sale and, of those, how many have successfully

A qualified real estate professional will be able to show you short-sale homes, help negotiate the purchase when you find the property you want to buy, and smooth communications with the lender. (All MLSs permit, and some now require, special notations to indicate that a listing is a short sale. There also are certain phrases you can watch for, such as “lender approval required.”)
Title officer. It’s a good idea to have a title officer
do an initial title search on a short-sale property to see all the liens attached to the property. If there are multiple lien holders (e.g., second or third mortgage or lines of credit, real estate tax lien, mechanic’s lien, homeowners association lien, etc.), it's much tougher to get that short sale contract to the closing table. Any of the lien holders could put a kink in the process even after you’ve waited for months for lender approval. If you don’t know a title officer, your real estate attorney or real estate professional should be able to recommend a few.
Some of the other risks faced by buyers of short-sale properties include:
Bad terms. Even when a lender approves a short sale, it could require that the sellers sign a promissory note to repay the deficient amount of the loan, which may not be acceptable to some financially desperate sellers. In that case, the sellers may refuse to go through with the short sale. Lenders also can change any of the terms of the contract that you’ve already negotiated, which may not be agreeable to you. No repairs or repair credits. You will most
likely be asked to take the property “as is.” Lenders are already taking a loss on the property and may not agree to requests for repair credits. The risks of a short sale are considerable. A
t the entrance of Five Star Auto Repair a sign on either side greets our customers, “Honest Mechanic.” Maria and I together with our son Kosta own and operate Five Star Auto Repair located, “In beautiful Down-Town Holiday.”
The year 1973 was a landmark one for me. My father became ill, and I remember thinking that someone had to take care of the family. So I left, in my junior year, the University in NYC and bought a service station Dealership on Long Island-falling back on basic mechanical courses I had taken at a technical night school in Greece. Business was disappointing at first, but then the Arab embargo hit, and being a new Dealer with a higher allocation of fuel, I was able to take care of the area residents by providing them with gas. Strict orders to the employees were issued: “no one is to charge more than what the pump indicates.” The customers did not forget! In 1974 a home was purchased, in 1977 I tied the knot with my wife Maria, in 1978 our daughter Helen was born and a home for my parents was purchased. Having operated the station for several years, lack of room for expansion prompted us to sell out and enter a new phase. In April 1979 we bought a Supermarket in Brooklyn. Two years later, long hours, the pressure of raising a family and the neighborhood deterioration, prompted us to sell the business and the house, and try a fresh start elsewhere, just as my father did when the family left Greece for a better life. Maria and I, looked at the Tampa Bay area, liked it, and settled in Tarpon Springs, where our Greek background, made my parents and our family feel at home. Looking for a business opportunity, in 1982, we bought a Service station in St. Petersburg. Being aware that the lease will not be renewed we managed to purchase an acre of land and started planning for something of our own, big enough, so we wouldn’t have to worry about expansion and leases. Two years later our family grew, our son Kosta was born, time to expand the business! After carefully developed plans, (falling back to my University years as an Architecture major), for a large Auto Repair Facility, we started construction in April 1986. Shortly thereafter Union 76 Officials contacted us and we agreed to modify the plans and open the first Tire Store, east of Mississippi, using the logo of the oil company. Mid October we closed the St Petersburg station, and on Nov. 3rd the new facility was opened. The new state of the art equipment and an attractive get acquainted offer, as a draw, we performed 78 oil changes the very first day of business. Jumping up to a 4000 square foot facility from a service station was a big move; we had no one to tell us if it would work. That first day proved that it would.
Twenty five years later, we at Five Star Auto Repair are celebrating our 25th anniversary. We are proud of our accomplishments, but we are especially thankful to our customers and consider them as friends. At Five Star Auto Repair we try to get involved in the community, including our support for the 60 member Chorus at Gulfside Elementary, and other institutions. Five Star Auto Repair is an AAA Approved Auto Repair facility, in the waiting room you can see pictures of baseball and soccer teams we have sponsored, whereas the wall behind the counter is full of ASE and Master Tech Certificates. But most importantly, Alan (the top tech at Five Star Auto Repair), and myself have 75 years of combined experience. Both of us grew up in the days where “full service” was the rule not the exception. We at Five Star Auto Repair believe that the quality of repairs, Honesty and fair price are the key factors that provide the best service for our customers. No mechanics are on “Commission”, for two main reasons. 1) No unneeded service or repairs are done; 2) By working together the jobs are done right on time, and done right the first time! Today, considering the economic downturn, business has been good, and we are thankful for the many blessings, but most importantly, we are thrilled at having had the opportunity to create a family business. We, also provide RV & Boat Storage, U-Haul rentals and Propane for homes, commercial accounts and motor homes. ello friends and supporters of IT‘s Your Home Trinity/Odessa. Please allow me to introduce myself. My name is Sandra Testo-Michaud. I am very excited to announce that I am the “new” media marketing consultant for Topaz Marketing Group as well as one of the newest contributing writers for this wonderful community magazine. Although, I am not “new” to this community, I do have a very important story to tell. January 27, 2004 is the day my life changed. That was the day my 2-year-old little girl Katelyn T. Michaud drowned in my backyard pool. Katelyn and I were just following our normal routine at home. Almost every mid morning Katelyn looked forward to her milk, cookies and Dora, and that is what I did this very same morning. At that time I slipped into my office to check my phone messages. Moments later, I went to check on Katelyn and she was gone…..Katelyn had slipped out of a sliding glass door and I found her floating at the deep end of my “newly built-in pool!” She was pronounced dead at the local hospital. How could this happen to me? Safety has always been a top priority of mine. My friends and family often joked that my house was like Fort Knox. I had magnetic locks on the cabinets, a safety gate at the top of the stairs and bottom of the stairs, we installed plastic barriers at the top of the sliding glass doors for extra safety and safety handles on the doorknobs throughout the house. The bottom line is… ..”Toddlers are quick and drowning is silent!” Burying my youngest daughter gave birth to a wonderful cause: The Katelyn Foundation, which promotes child safety and awareness. In 2006 my brother Robert J. Testo, III and I started The Katelyn Foundation. (My marriage broke up from the stress of Katelyn's death so my brother has been a source of emotional support.) The nonprofit foundation is dedicated to educating the public about water safety and pays for swimming lessons for children ages six months to 12-years old to prevent accidents such as the one that took my Katelyn. This past year my foundation has provided about 300 children with free swimming lessons and since it was started it has provided close to 800 children with free 30
swimming lessons. "Every year it keeps growing.” Last summer I became a certified swim instructor and I will be teaching swim lessons at my local YMCA, in my backyard and your home if need be. I am very excited to announce that on April 5th (for the 3rd year in a row) I will be receiving a proclamation from our Mayor for “National Drowning Prevention”. I will also be flying out to Colorado Springs, Colorado on April 13th to accept a National Award “The Community Lifesaving Award” from the NDPA (National Drowning Prevention Alliance) at their Symposium. No worries….Every six weeks I will be in “Your Home” to keep you abreast of what’s going on with child safety and drowning prevention. Florida leads the nation in drownings for children aged 4 and under. The amount of children that drown in Florida, in a year, can fill up 4 classrooms. “A World With Less Cancer is a World With More Weddings”by Mary Perrone Davis Marketing/Publicity Chair of the 2011 Relay For Life of Trinity In April 2009 the American Cancer Society (ACS) became known as “The Official Sponsor of Birthdays” with the theme “A world with less cancer is a world with more birthdays.” The 2011 Relay For Life of Trinity plans to take that theme one step farther by proclaiming “A world with less cancer is a world with more weddings, too.” During the closing ceremonies of that event, Brian Verrette, event co-chair, will marry Karrol D’Elia.

Brian and Karrol then decided that they could think of no better way to prove to the world and to this horrible disease that they will fight back than to be married at the closing ceremony of the Relay For Life of Trinity. Karrol and Brian invite the entire community to join them at their wedding at 10:00 am on Saturday, April 30 in the stadium at J.W. Mitchell High School, 2323 Little Rd., New Port Richey.
When Brian first met Karrol he had been in remission from colorectal cancer for almost four years. Brian was volunteering as the event chair for a Relay For Life in Louisiana. He was also traveling to several states, sharing his cancer story, hoping to raise awareness of colorectal cancer to motivate those in treatment and raise funds for research. Two weeks after Brian proposed to Karrol he received the news that his colorectal cancer had returned. The oncologist voiced confidence that remission was possible but only for a few years because Brian has a genetic disorder that causes the proliferation of polyps in his colon. His first colonoscopy in 2006 found a four inch by two and a half inch mass and over 2,000 cancerous and pre-cancerous polyps.
Survivors of all types of cancer are invited to a complimentary dinner prior to the start of the Relay For Life of Trinity. They are invited to bring one caregiver with them to the dinner to be held on Friday, April 29, from 4:30-6:00pm in the cafeteria at Seven Springs Middle School, next to the Mitchell H.S. stadium. The survivors and caregivers are then invited to walk a victory lap at 6:00pm in the Mitchell H.S. stadium to begin the Relay For Life. The entire community is invited to come to the event to cheer on the cancer survivors and then stay to enjoy an evening of live entertainment and a touching luminaria ceremony that will be held at 9 pm to honor all those who have battled cancer. Teams will hold on-site fundraisers, selling delicious food and fun items throughout the night to support the American Cancer Society. T.E.A.R.S. Foundation Hello All! My name is Kristin Vogt; I am the proud Director of Charities/Foundations here at its Your Home. We have several charities and foundations that we take pride in working with in our community, but recently have joined hands with one near and dear to me. The T.E.A.R.S Foundation. This foundation is a nonprofit origination to help ad and assist extend family members of Florida Fallen Officers. It was founded by Sandra Kocab (mother of local fallen hero Jeff Kocab) and Stephanie Kocab (sister). Through working and getting to know The Kocab’s, it has become so much more than a foundation and work for me. They have become an everyday name in my family’s home and part of our extend family. Growing up with my Uncle Lee, who was a police officer and later on became Chief of Police up North, I always had the utmost respect for men and woman in uniform. Harry and Lee, two out of my three cousins have become Law Enforcement officers as well and followed in his footsteps. It is absolutely heartbreaking to see and know that in today’s society the respect factor has changed dramatically for all the amazing officers that protect us, keep us safe and enforce the laws to keep our communities and families safe. 38
In the past 2 years, the state of Florida has lost 18 officers in the line of duty, 7 in which are from the immediate Greater Tampa Bay area. Out of those 7 officers, we have lost 3 just this year alone. With all that in mind, I have made a commitment to The T.E.A.R.S Foundation to not just be part of The Kocab Family, but become part of them in the foundation. I am now the proud Executive Board Member for the Social Media and Marketing Division of the foundation, will be an advocate in teaching our youth to respect Officers for a safer today, tomorrow and future generations and will help support all family members and loved ones of our ever so loved fallen heroes. Join hands with us in The T.E.A.R.S Foundation and walk with us in our communities, along with our brave men and woman in uniform to make our communities and officers safe!
