DESPITE OUTSIDE EVENTS, LUXURY REAL ESTATE MARKET TRENDS UPWARD 2016 has proven to be an eventful year when it comes to geopolitical and security issues that in years past have impacted the real estate market. As recently as a couple years ago, the late summer U.S. Government partial shut down sucked the air out of the real estate market for a brief period, before confidence crept back into the market and transactions trended back upward. This year's housing market has so far proven to be fairly resilient (feel free to knock on the nearest wooden object...), withstanding several regional security events, the Brexit vote, and slow downs in some other areas of the world economy. These events have seemingly managed to delay Federal Reserve rate increases, something that is likely inevitable and may in fact positively influence the real estate market given the sign of confidence the action puts forth.
In our region, both Charlotte and Lake Norman are posting double digit increases in luxury unit sell-thru, albeit almost all of this activity is coming in the range below $2 million in list price. Ultra luxury unit sell thru in both areas is virtually flat with the first 8 months of 2015, while the lower level luxury segments have steamed forward, with both the $500K-$999K and $1M to $2M ranges showing increases in the 10-23% range in both Charlotte and Lake Norman. The remainder of the year looks to be more of the same, as quarter activity points to continued strength in the ranges that have thus far been highlights for 2016.
