Your Local Buzz Who will be your Community Champion 2018?

Thatcham Historical Society

The awards started with the Junior Citizen Award in 2001 and have now grown to consist of four awards to recognise the valuable contribution many local residents make to West Berkshire. THE FOUR CATEGORIES ARE: n

The Pat Eastop MBE Junior Citizen of the Year Award

n

Volunteer of the Year

n

Community Group of the Year

n

Lifetime Achievement Award

We now want to hear about residents of West Berkshire that make a valuable contribution to their community. This contribution can be made in many ways; organising environmental work, running social groups, organising community sports activities and events, co-ordinating resident groups or any other activities that improve the lives of the people of West Berkshire. Chairman of West Berkshire Council, Carol Jackson-Doerge, said: "In my

role as Chairman of West Berkshire Council, I am looking forward to being part of the 2018 awards. The standard of nominations in previous years have been very impressive and it is a pleasure to be presenting the awards to the winners this year." The awards will be presented by Chairman Jackson-Doerge, during the Full Council meeting, on Thursday 6 December 2018 and details of the winners will be recorded in the 'Roll of Civic Award' which will be available for future generations to review. The book will be available to view at the Council Offices in Market Street, Newbury. For more information about the categories and to download the nomination form please visit our Community Champion Award Scheme page. The closing date for your nominations is Friday 26 October 2018.

Line closures - more dates announced GWR and Network Rail have confirmed more dates when a significant part of the line between Newbury and Reading will be closed. This is to facilitate electrification works, track renewal and ballast work. The first phase of works is scheduled to take place over the following four working-day periods, with a number of additional line blocks required to complete the work.

West Berkshire Council launched its annual Community Champion Awards

Crookham Manor At the time of the Norman Conquest Crookham was owned by Alwi Ceuresbert and according to the Domesday record consisted of just three households. By c.1125 the manor had been granted to the newly formed Reading Abbey who in turn let it out to various people including the FitzHerbert family. There was also associated hunting grounds, parks. Henry III visited several times presumably hunting in the park. By 1299 there appears to have been a chapel attached to the manor house. It is unknown when the manor house was erected however the location is known as Manor Ash Moats and is situated about 1/2 a mile east of Crookham House (now known as Pinchington Hall). By c.1542 both the manor house and chapel appear to have been abandoned, the chapel had been leased to a farmer. George Amyand, a merchant from Hamburg, in c.1748 purchased the estate. He appears to have had a new manor house called Crookham House built at close to the present Crookham House. The estate passed into the hands of the Tull family where in c.1850 they had the manor house demolished and rebuilt. This is largely what remains today. Investing in Affordable homes paths and cycle ways programme It was good to see that West Berkshire has the highest rates for walking and cycling across the whole county. Yes, the highest! According to figures published by the Department of Transport, over 85% of us cycle or walk at least once a month and around 40% do this at least five times per week. Which, of course, should not be surprising given the access we have in this area to green spaces and the amount of work that is being done to make walking and cycling safer and easier.

In mid-August we launched the Social Housing Green Paper to kick start a better national conversation about the place of social housing in our society. Its origins lie in the terrible Grenfell Tower fire, when it became clear that the status and future of those living in social housing was very far from what we would wish it to be. Tenants told us they felt stigmatised and ignored, offered a second class service by their landlords and that they lacked the power to do anything effective about their problems or make themselves heard. We want to offer them a bold, new deal. We want to tackle any stigma attached to these tenancies and celebrate thriving communities. This means ending the sense of separateness that has pervaded design of social housing and often its location. We want to expand supply and supports home ownership too, while resolving complaints effectively and making sure we have powerful tenants.

The Council is investing in paths and cycle ways, in particular the project to improve the cycle and pedestrian route between Newbury and Calcot which is being funded with a grant of over £1 million from the Thames Valley Local Enterprise Partnership. Phase One between Newbury and Thatcham started earlier this year. You might have seen (or used) the new cycle path on Benham Hill for example which has one of the highest number of cyclists at peak times and is now wider and safer for both cyclists and pedestrians. A win-win on all fronts with benefits for all of us in terms of more exercise/better health and less pollution/better environment.

Rt Hon Richard Benyon MP for Newbury

To do this we’ve allocated £9 billion to the affordable homes programme and we’ve increased council’s borrowing capacity by £1bn so they can build more social housing. We want to make sure homes are safe and decent because we understand the damage poor quality housing does to a family’s morale. The UK has one of the largest social housing stocks in the world with around 4 million people living in the sector, so this is a very important challenge for our country. The consultation on the paper is open until 8th November and you can find a link to it on my website, www.kitmalthouse.com. We want to hear your views on this vital issue.

halloween The tradition of dressing in costume for Halloween has both European and Celtic roots. Hundreds of years ago, winter was an uncertain and frightening time. Food supplies often ran low and, for the many people afraid of the dark, the short days of winter were full of constant worry. On Halloween, when it was believed that ghosts came back to the earthly world, people thought that they would encounter ghosts if they left their homes. To avoid being recognised by these ghosts, people would wear masks when they left their homes after dark so that the ghosts would mistake them for fellow spirits. On Halloween, to keep ghosts away from their houses, people would place bowls of food outside their homes to appease the ghosts and prevent them from attempting to enter.

Why isn’t all wine vegan?

e n i F e h T e

n i V

We all know now that most wine is made from grapes and grape is a fruit. So one would reason that all wine is therefore vegetarian and vegan friendly. But that is not the case. Why you may ask? After wine is fermented and before it is bottled, it usually goes through a filtration process. This is to remove organic impurities and improve clarity and flavours. The impurities are proteins, yeast and other organic particles that are suspended in the wine. If left unfiltered these impurities can leave the wine looking cloudy and some will eventually settle to the bottom of the bottle and leave a sediment. However this takes time and with wine producers under more and more pressure to produce and ship their wines, filtration products are used to remove these impurities. These filtration products are called “findings”. It is during this filtration where some wines become vegan “unfriendly”.

Historically wineries have used animal derived products to help settle out the impurities that are in suspension in the wine, and to filter and purify the wine. One of the more popular agents is “Isinglass” a substance obtained from fish and it comes in the form of collagen. Other animal products that may be used are gelatin, a flavourless food ingredient derived from various animal body parts, casein commonly found in cow’s milk, egg whites and chitosan which is derived from shrimp shells. So you can see none of these products are particularly attractive to vegetarians or vegans. There are however a number of non-animal products used in wine production by some producers that make the final product highly desirable for vegetarians and vegans. These filtration products have zero animal content and do a great job of removing those pesky impurities that can spoil the look and taste of your wine. Two such products are bentonite which is a clay mineral, and activated charcoal, being the more common ones.

Anyone for a Cuppa? India is one of the largest tea producers in the world, although over 70 percent of its tea is consumed within India itself. Assam and Darjeeling are world famous teas which are grown exclusively in India. The Indian tea industry has grown to own many global tea brands and evolved to one of the most technologically equipped tea industries in the world. Tea production, certification, exportation and all other facets of the tea trade in India is controlled by the Tea Board of India.

Bengal Tiger The Bengal tiger is found primarily in India with smaller populations in Bangladesh, Nepal, Bhutan, China and Myanmar. It is the most numerous of all tiger subspecies with more than 2,500 left in the wild. The creation of India’s tiger reserves in the 1970s helped to stabilise numbers, but poaching to meet a growing demand from Asia in recent years has once again put the Bengal tiger at risk.

Taj Mahal The Taj Mahal was commissioned in 1632 by the Mughal emperor, Shah Jahan (reigned from 1628 to 1658), to house the tomb of his favourite wife, Mumtaz Mahal. The tomb is the centrepiece of a 42 acre complex, which includes a mosque and a guest house. It is set in formal gardens bounded on three sides by a crenellated wall.

White Bengal Tiger The white fur is caused by a lack of pigment, which is found in orange tigers. The white bengal tiger grows faster and heavier than the orange tiger and are fully grown at 2 – 3 years of age. Male tigers reach weights of 200 to 230 kilograms and can grow up to 3 meters in length.

The Taj Mahal attracts 7 - 8 million visitors a year.

Construction of the mausoleum was essentially completed in 1643 but work continued on other phases of the project for another 10 years. The Taj Mahal complex is believed to have been completed in its entirety in 1653. It was designated as a UNESCO World Heritage Site in 1983 for being "the jewel of Muslim art in India and one of the universally admired masterpieces of the world's heritage".

National Curry Week 22nd - 28th October

Namas Coriander Coriander is a flowering plant that belongs to the parsley family and originates from South Europe, North Africa and West Asia. Cultivation of coriander started 2000 years BC and was one of the many plants cultivated in the Hanging Gardens of Babylon. It was popular and often consumed in ancient Egypt and Greece. Coriander is still one of the most widely used spices in the world. It can also be used as a remedy because it contains numerous compounds that act beneficially on the human health.

Facts

Even though all parts of coriander are edible, people usually consume leaves and seed. Rich source of dietary fibres, vitamins K, A and C and minerals such as magnesium, iron and potassium. Used as flavoring agent for some types of beer in Belgium. 22

The first National Curry Week took place in October 1998 and was founded by the late Peter Grove. His vision was to drive awareness and appreciation of the burgeoning Indian restaurant industry, whilst also raising funds for charity. The UK’s love of curry is stronger than ever, and National Curry Week continues to grow in importance every year. Kingfisher Beer is the lead sponsor of National Curry Week. Being India’s No.1, it is the first choice of Delhi to Doddanapudi, and the leading beer the world over. With a variety of ways to get involved in National Curry Week, from holding your own cracking curry night at home to eating out at one of the tip-top participating restaurants, be sure to join in as Kingfisher Beer make the 20th National Curry Week second-to-naan.

ste! Why we love a curry The first profitable Indian restaurant was the Veeraswamy, opened by Anglo-Indian Edward Palmer at the British Empire Exhibition of 1924.

The migrant workers established cafes and canteens to feed their families. Curious natives soon discovered the spicy food which was a revelation compared with rationed British food. From these cafes grew a national obsession with the likes of chicken tikka massala, chicken

Interesting facts about Indian cuisine:

1

India is rightly called the Land of Spices. No country in the world produces as many varieties of spices as India.

2

Greek, Roman and Arab traders have contributed a lot to the first foreign flavours in Indian cuisine. Who did you think brought the amazing saffron to India?

3

Staple ingredients of Indian cuisine like potato, tomato and chilli don't have Indian origin. They were brought to India by the Portuguese.

4

Not only this, the Portuguese also introduced us to refined sugar. Before that? Fruits and honey were used as sweeteners in Indian food.

5

Here comes a blow! Our very favourite Chicken Tikka Masala, a popular dish in India, is not Indian. It was invented in Glasgow, Scotland!

6

The first Indian restaurant in the USA was opened in the mid-1960s. Today, there are around 80,000 Indian restaurants in America.

It was so popular he moved to Regent Street where to this day it is frequently fully booked. At the start of the Second World War, there were six curry houses in Britain. Six years later, Indians arriving to help rebuild London started the growth of the nation’s favourite restaurants.

8

7

Very little is known about the food and eating habits of the earliest Indian civilisation, Indus Valley Civilisation, because the ancient language has not been deciphered yet.

korma and the challenging vindaloo! Two-thirds of our dining out is in curry restaurants, spending £5million a day. We eat approximately 205 million poppadoms every year. With London having more Indian restaurants than either Mumbai or Delhi.

8

According to Indian Food Theory, our food has 6 different flavours: sweet, salty, bitter, sour, astringent and spicy.

The word 'curry' was coined by the British in India and has no direct translation into any of the sub-continent’s languages.

Taj Mahal is the most popular name in Britain for an Indian restaurant. 23

Uses of the Tamarind pulp include traditional medicine and metal polish.

Fenugreek

This is an aromatic Mediterranean plant that produces long pods containing brownish seeds. The seeds have a slightly bitter taste and are roasted and ground and used as a flavouring in curries. The leaves from the plant (often sold as methi) can be used in salads. The seeds and the leaves have a strong aroma. TRY Masala chicken with minted yoghurt sauce.

Tamarind

A tart fruit from the tamarind tree, used as a spice and souring agent. The pulp can be pressed to form a ‘cake’ or processed to make a paste. Tamarind tastes a bit like a date but is less sweet (and more sour), and is sometimes known as the Indian date. It is a key ingredient in Worcestershire sauce. TRY Tamarind and lemongrass beef.

ine

Due to their water resistance, coconuts are able to stay afloat over the ocean.

FOOD Indian

Garlic

China consumes the most garlic. Some Chinese people eat up to 12 cloves a day!

Part of the lily, or alium, family, of which onions are also a member, garlic is one of the most indispensible ingredients around, and plays a central role in Mediterranean and Asian cookery.

The use of garlic in China dates back thousands of years. It was also consumed by ancient Greek and Roman soldiers. Garlic was rare in traditional English cuisine (though it is said to have been grown in England before 1548) and has been a much more common ingredient in Mediterranean Europe. Garlic was used as an antiseptic to prevent gangrene during World War I and World War II.

Indian cuisine consists of a wide variety of regional and traditional dishes. Due to the diversity in soil type, climate, culture, ethnic groups, and occupations, these cuisines vary substantially from each other.

Coconut milk

Coconut milk is made by grating fresh coconut flesh and then working that with water, traditionally by hand. Always best used as fresh as possible and storage advice in commercial products should be adhered to strictly. TRY Roast cauliflower, cumin and coconut milk soup.

Saffron

Saffron comes from the plant commonly known as the 'saffron crocus' (pictured). The vivid crimson stigmas and styles, called threads, are collected and dried to be used mainly as a seasoning and colouring agent. It is among the world's most costly spices by weight. TRY Pistachio saffron seera.

TRY Coconut fish curry. 25

Cook Indian Classic Bombay Potatoes These simple spiced potatoes are one of the most popular Indian side dishes. Serve as part of any Indian meal, although they are particularly good with chicken or vegetable curries.

“Many people go through chemotherapy isolated and alone and even for those who have support it is a very daunting time. It’s all about letting breast cancer patients know that others care”.

Have you heard of

Chemogiftbags? Each bag has been prepared by people who care and includes useful items such as. . .

Well, we all say that sometimes, simple ideas are the best. It all started when Lynne Shipton was compiling a list of necessary items to help and support breast cancer patients. The list got bigger and bigger, and subsequently, the concept of putting it all together, Chemogiftbags was founded. Back in 2015, with its main objective to create goodie-bags with products for Breast Cancer patients, Lynne had no idea how it would grow and today, Chemogiftbags is available within the Thames Valley area. Chemogiftbags became a registered charity in 2016 and won an award for Organisation Champions 2016 Against Breast Cancer – This brought the media attention and soon after they appeared on national TV. Lynne says, “Many people go through chemotherapy isolated and alone and even for those who have support it is a very daunting time. It’s all about letting breast cancer patients know that others care”. As well as receiving money, they also have an Amazon wish list that people can purchase items to put in the Chemogiftbags.

An example of just some of the goodies in the Chemogiftbags: n

Natural products such as body wash and shampoo

n

Deodorants/natural products

n

Tropic donations All-Natural Products. (if you would like to donate any natural product free from chemicals (no alcohol, perfume and are paraben free), please get in touch

n

Pill box as many patients have various tablets to take

n

Note book and pen

n

Beanie hats/head scarves and cosy fluffy socks as chemotherapy can cause cracked skin

n

Blankets can be fleeced, crotchet or knitted and quilted, over 1mtr square

n

Toiletry bag for overnight stay; face cloth, toothpaste and non-alcohol mouth wash

n

Children’s toothbrush as gums can be very sore

n

Wide toothed comb

n

Anti-bacterial wipes, to keep those germs away

n

We also provide a heart shaped cushion for mastectomy use and chemo/rads and other operations Friends, family and breast cancer patients can request a Chemogiftbag via their web page. www.chemogiftbags.org or www.facebook.com/Chemogiftbags. Chemogiftbags’ Ambassadors will arrange with the patient for the bag to be delivered to them during their hospital appointment. Their strap line says, “From People Who Care”, meaning not just our volunteers, but the public and businesses that donate.

Harvest pumpkins for eating as well as carving! Lawn care

Clearing up

Spring bedding

Care for your lawn by raking or brushing leaves off the grass. Try collecting them in a leaf bag, which will turn them into useful leaf mould. You can also cut the grass for one last time this year. Make that last cut slightly higher to protect the lawn from winter frost.

October is the time for clearing up. Greenhouses, ponds, gutters and water butts may all need cleaning out, wooden garden furniture will need covering or storing for the winter and terracotta pots will need bringing inside.

Plant out spring bedding and biennials, such as wall-flowers, for spring displays. Pots and hanging baskets can be planted with spring bedding, and teamed with bulbs, grasses, cyclamen and violas for a colourful and textural display.

Garlic

Experiment with bulbs in pots – try something unusual or go for tried and tested crocuses, tulips and daffodils.

In the veg patch plant garlic cloves with their pointed ends up, and spaced 10cm apart.

Gardening Tips For the colourful month of October

Dig up Dig up temporary summer crops – runner beans, root veg such as carrots and beetroot or pumpkins and squashes. Leave vegetables that can be harvested into autumn and winter, such as Brussels sprouts, cabbages and cauliflowers. Pick the last of any summer crop fruits such as raspberries, apples and pears.

Pumpkins To harvest the pumpkin, cut the fruit off the vine carefully with a sharp knife or pruners; do not tear. Be sure not to cut too close to the pumpkin; a liberal amount of stem (3 to 4 inches) will increase the pumpkin’s keeping time. If you are saving seeds, they should last for six years.

Herbaceous Perennials Most herbaceous perennials will be wintering underground and can be protected with a layer of bark compost. Bring small succulents indoors and protect larger plants such as tree ferns where they stand by tying horticultural fleece around their tops.

Hyacinths

Trees

‘Plant’ prepared hyacinths in vases for winter scent and colour in the house.

October is a good month for planting large trees and shrubs. It gives their roots time to get established before winter sets in. 31

October Home Security Month Having established success and gained growing support over the past few years, National Home Security Month returns this October to highlight the importance of home security. National Home Security Month (NHSM) is designed to highlight home security to homeowners across the UK, as well as driving demand for security products and installation services. Now in its third year, the initiative runs throughout October and features a series of hints and tips to highlight the ways homeowners can keep their homes, families and possessions safe as the nights draw in. Homeowners should assess their home security from cylinders and window locks through to advanced smart locks. Generally, people tend to turn to security when something goes wrong, rather than preventing the issue beforehand. A key aim of the NHSM campaign is to change this habit, by pushing home security to the forefront of people’s minds at a time when statistics show that domestic burglaries increase by around 20% and continue at a high level throughout the winter months. For example, a new door fitted with a high security cylinder and handle combination presents a powerful proposition and it will make any opportunist burglar think twice.

For more information visit www.homesecuritymonth.com . email info@homesecuritymonth.com or search for ‘home security month’ on Twitter and Facebook 34

Top tips for keeping your home secure

TOP TIP! Turn home appliances on/off remotely using a power switch via your smartphone – ideal for giving the impression you are home when away.

Alarms

Setting the standard

Lights, camera, action

Over 81% of burglars admit to stopping or selecting another target if the property has an alarm installed.

Did you know. . . homes with no security measures in place are five times more likely to be burgled than those with simple security measures.

As the evenings begin to get darker, we are helping you secure your great outdoors ready for winter.

Get instant alerts. Smart Home Alarms can now send notifications, emails and even images to your smartphone when triggered by motion.

Despite this alarming statistic, 25% of Brits admit to having no home security at all!

Some Smart Alarms will even integrate with third party devices to create a superior security suite to scare away any would-be thieves.

Burglars are opportunists and they notice areas of weakness. Don’t get caught out, learn how to keep your home protected for complete peace of mind.

Do you have a pet and worry about false alarms? Invest in a pet-friendly alarm with PIR cameras so your furry friend can pass-through unnoticed.

Ensure external timber doors are secured with a mortice lock and/or nightlatch that meet British Standard BS3621.

TOP TIP! Don’t share your plans for the festivities on social media until after the event. Burglars can use this information to know when your home will be left empty and vulnerable.

For 24-hour protection, ensure your CCTV system has infrared LED night vision, enabling you to keep an eye on your property around the clock. Security lighting not only increases visibility, but also acts as a great deterrent for those thieves who are shy in the spotlight. TOP TIP! Use automatic timer-switches to turn lights on or off when you’re out to make the property appear occupied.

If you have a PVC-u or composite door, consider upgrading the cylinder to a British Standard, TS007 Kitemarked model.

Don’t make the perimeter around your property easy to access. Secure gates with a heavy-duty, weatherproof padlock, trim hedges for improved visibility and make sure fences are in good repair.

TOP TIP! By installing simple security measures that meet the required British standard, you can reduce home insurance premiums by up to 5%.

As the weather cools, don’t leave ladders, tools or garden furniture lying around outside. Lock these items away with a heavy-duty padlock.

All windows, upstairs and down, should be fitted with at least one appropriate key-operated lock.

For extra peace of mind secure individual items with anchor locks and cables.

If you do not want to be disturbed over the Halloween period, display a preventative ‘No Trick or Treaters’ sign on your front door (available from most local police constabularies).

Beautifully practical fencing Fencing blends in, but chances are that the last timber fence you noticed was because it was falling down. This revolutionary fencing is attractive and practical. Unique Colorbond TM steel offers low maintenance and longevity plus versatile style and colour combinations to match your theme or make a statement. No more painting or repairs, just a beautiful backdrop for years to come.

Will withstand gusts of wind up to 130mph Low maintenance – hose off twice a year No painting or repairs required Guaranteed for 25 years* *T&C’s apply - visit website for details

We are delighted with this product for its strength and appearance and the knowledge that it will never rot, rust or fall apart. It will also withstand the strongest gales which gives us great peace of mind. We would strongly recommend having ColourFence

Windows are a building's most prominent feature and because window design has evolved over the centuries windows can be invaluable in dating and in recognising later phases of alteration.

The Window A brief history

Window design reflects the status of the building and the social hierarchy within that building. Local style was usually far slower to respond to the latest fashion, and frequently developed in differing ways in differing regions. Consequently localised types of window style contribute to creating a sense of local identity.

only for the highest status buildings and were constructed of small panes of glass quarrels, (also known as quarries), held together in a lattice of lead strips (cames).

Pre Sixteenth Century Constructed from stone mullions or timber frames with unglazed openings. They could be closed by use of sliding or folding wooden shutters, oiled cloth, paper or even thin sheets of horn. Glazed windows were used

Sixteenth Century Tudor stability and prosperity was reflected in window size. The much larger windows were subdivided into smaller openings (lights). Both stone and timber had vertical bars (mullions) and horizontal bars (transoms). A wrought-iron frame set into the mullions with smaller opening frame (hinged casement) provided an opening window. It would be latched shut with an iron catch or held open with an iron stay.

The importance of

Work Life Balance Work plays a significant part in all our lives. Our earnings ensure that the lights stay on, there’s food on the table and the rainy-day pot is full.

42

It is no easy task to achieve work-life balance in today’s unpredictable and fast-paced business world. As we grow increasingly more connected through technology and social media, it is becoming more and more difficult to separate work from our personal lives. It is commonplace to check emails at all hours, take business calls at the dinner table and work on our laptops on weekends. How has this become acceptable? Employers expect more from their people, which leads to them feeling more pressure to achieve greater results. Consequently, this leads to longer working hours, and less time spent at home. As a business leader, you have a responsibility to help all your team juggle the demands of their work and personal lives. Even your most engaged employees may still be struggling to find balance. . .

How important is work-life balance? Maintaining a healthy work-life balance is not only important for health and relationships, but it can also improve your employee’s productivity, and ultimately performance. Put simply, if your people don’t view work as a chore, then they will work harder, make fewer mistakes and are more likely to become advocates for your brand.

YOU CAN DO THIS BY: Creating realistic boundaries between work and non-work items. Whether it’s by giving yourself a clear working day (e.g. eight hours) and ensuring you don’t overdo it or resisting the urge to check your emails on your days off – there are several ways to keep your work and personal life separate. Prioritising tasks and events within both. From setting achievable goals to organising your tasks, there are many key ways to ensure your focus is always on the most important/time sensitive thing – whether it’s at work or at home.

How can I achieve a better work-life balance?

Setting time aside for you.

The first step to achieving a better work-life balance is to think about the current demands of your professional and personal life.

Give yourself a break to relax and enjoy yourself at least once a day. Whether you go for dinner with friends or simply catch up on your latest Netflix series, it’ll do wonders for your wellbeing.

Then, you’ll be able to establish your own set of rules that allow you to strike the right balance between each one.

Learning to say no. It can be easy to overwork yourself simply by saying yes to every task that comes your way – but don’t feel like you must do everything. Instead, figure out if you really have the time and energy by assessing your workload first. It’s OK to say no sometimes.

Give yourself a break to relax and enjoy yourself at least once a day. 43

You boost the local economy For every ÂŁ1 spent with a small or medium-sized business 63p stayed in the local economy, compared to 40p with a larger business.

It is more ethical When you shop at local butchers, bakers, farm shops and green grocers, it is likely that a decent percentage of the produce has had a short field-to-fork journey. As a bonus it means the food is likely to contain more nutrients and have less packaging.

You support local entrepreneurs Head for your local artisan market. These help foster the talents of the next generation of British designers and retailers. There is a constant turnover of new products, and sellers listen to customers' demands. From food to fledgling clothing designers there will be something for everyone.

Reasons to

Shop Local 1. You boost the local economy 2. You increase the value of your home 3. It is more ethical 4. You support local entrepreneurs

You help to build your local community Bookshops, cafes and craft shops often drum up custom by hosting events, from reading groups to knitting clubs and children's events. If local businesses are not supported, these fun local groups tend to disappear too.

5. You help to build your local community 6. You might get a better deal or some good advice

You increase the value of your home High streets populated with thriving independent businesses boost the prices of nearby homes. Discount stores and charity shops decrease home values in the area.

You might get a better deal or some good advice Local independent businesses can use their discretion to reward regular custom. Butchers will give advice on cooking times, and how large a joint you might need to feed a family gettogether, with some leftovers. Get to know your local traders.

Additional borrowing can open up a world of different opportunities Over the duration of your mortgage your circumstances could change. This means you may need to borrow additional funds on top of your current mortgage. There are a number of reasons why you may want to consider additional borrowing. Below, we’ve listed four of the most common motivations many of our members choose to take on a little bit extra: 1. Build the extension you’ve been waiting for Home improvements are a common reason for borrowing extra money. Whether that is to convert the dead space in your loft or simply to upgrade your kitchen, renovating your home is not only enjoyable, but it may also add a boost to the value of your property when you come to sell. 2. Raise capital and gift to a loved-one as a deposit Providing the parent or grandparent owns their home, equity can be released from their property by raising a mortgage. By doing so, parents can unlock cash on their property to gift their children or grandchildren a deposit for their own home purchase. 3. Buy out a joint-borrower and/or partner following a separation (transfer of equity) As your circumstances change you may find that you need to tweak an existing mortgage. Transfer of equity refers to making a change to a mortgage – either adding or removing a person – for a range of reasons such as divorce, separation and bereavement. For example, additional borrowing may help one half of a partnership buy out the other half to change the deeds into one name and continue the monthly repayments.

4. Purchase further shares of your Shared Ownership property Staircasing is a term given to buy extra shares in a property purchased through the government’s part-rent part-buy Shared Ownership scheme. To be able to do so successfully, your current lender must confirm that they are willing to lend you a further funds to be able to afford an extra slice of the property. The amount you can borrow will ultimately help determine the size of your further share. If you are considering borrowing additional funds, please contact us and arrange an appointment. We provide a tailored and individual service, and our qualified mortgage advisers are available for Saturday appointments. Shared Ownership Shared Ownership can be an affordable way of getting onto the property ladder.

If you cannot afford to buy a house or flat outright, then this could be an option for you. It allows you to buy a share in a property and then pay rent on the rest. However, you need to be sure that you can afford the mortgage and the rent. People who go through the shared ownership option typically own between 25% to 75% of the property initially.

What questions do you have? Allow me to share with you the answers. No obligation, free meeting.

Start enjoying the retirement you deserve.
