HOW THE BANK OF MUM AND DAD CAN HELP THEIR CHILDREN BECOME FIRST TIME BUYERS
Research undertaken by Legal and General*, in association with CEBR the economics consultancy, indicates that in 2017 the Bank of Mum and Dad will become the UK’s 9th biggest lender to first time buyers. The report highlights this is due to a number of factors; including rising house prices, slow wage growth and the size of deposits required in more expensive housing regions. And, geographically, parents in the South West of England on average contribute the most per transaction, even more than in London. So, in which ways can you help your child (or grandchild) buy their first home? 1.

By gifted deposit – family members can gift a deposit sum which will help towards their child’s or grandchild’s property purchase. In the South West, without a sizeable deposit you are unable to buy a property with a mortgage. Help with providing a larger deposit, will both give your child the opportunity to buy and potentially lower the cost of the interest rate that will be payable. Additional borrowing on the family home – providing you own your own home, being retired or of older age does not mean you are not able to release equity from your property. If you do not have savings to gift, or your savings are tied into investments, you could possibly take out a mortgage on your home and gift the funds to your children to help them towards buying a home. Joint mortgage – sole ownership - If you, as parents, are employed or retired your income could be used towards obtaining a mortgage jointly with your child. This could potentially increase your child’s purchasing power and enable them to get onto the property ladder. You would be jointly named on the mortgage, however the ownership of the property would remain in the name of your child, this would mean you would not be liable for second home stamp duty costs.

Help to Buy and Shared Ownership – there are also government schemes which offer the opportunity to purchase a share in a new build or resale property. The Shared Ownership scheme is a cross between buying and renting, and allows the purchaser to buy a share in a property, usually between 25% and 75% of the purchase price, and then pay rent on the remaining share. In these schemes, the deposit can be a lot lower than would be required when purchasing outright, therefore the help required with the deposit would be less.
Before you make any decisions, it’s always advisable to seek independent advice. Helping your child may seem like the right thing to do, but do ensure that it is affordable for you and that any agreements entered into are clear to all parties involved. Throughout July hundreds of vet practices up and down the country, including the Berkshire practices listed below are backing the Pet Parasite Action campaign to encourage people to help protect their pet (and their family) against harmful parasites inside and out.
Protect your pet The campaign is being supported by TV and radio presenter Jenni Falconer, “As a dog owner and a mum I want to be sure I do the best thing for my pet and my family. During the Pet Parasite Action campaign I’m encouraging all pet owners to visit their vet for a simple way to help protect their pet against parasites inside and out, including those that might be harmful to rest of the family. Let’s act now to protect all the members of our family, furry or otherwise.” After conducting a nationwide survey of over 1000 dog owners, Pet Parasite Action says the findings confirm that dogs are important members of the family and most owners say that losing their pet would be devastating. The most important reason for owning a pet is to keep active but other reasons, such as non-judgemental love and
an ability to give comfort, become more important across the regions. During the Pet Parasite Action campaign throughout July, dog and cat owners can ask for advice from vets in and around the county for advice on protecting their pet against parasites inside and out. New library opening hours from 3 July 2017 From Monday 3 July, opening hours will change at several West Berkshire Libraries. Newbury Library will close at 6pm on Thursday evenings and open from 10am to 4pm on Saturdays. All other branches will open from 10am until 12.30pm on Saturdays. Other weekday changes are at Thatcham, which will close at 5pm on Tuesdays, and Theale which will be open between 2pm and 6pm on Thursdays.
Newbury Library will be operating with reduced staffing and the other libraries will be run by one member of staff assisted by volunteers. The library service is looking for more volunteers to assist in all libraries in many different ways. update. . . One of the great things about Thatcham is the number of local groups, run by volunteers, that give the town such a warm community spirit. Of course, not everyone belongs to one, but many people do and I know from the many conversations I’ve had that they get a lot out of it. For some it’s about learning new skills or sharing their experiences; others join because they want to contribute something back or simply want to get out of the house and meet new faces. Whatever the reason, the voluntary groups are adding a great richness to people’s lives and they should be encouraged and supported. Some groups to find out more about are Edible Thatcham (which is planting and tracking edible plants), Thatcham Youth, Cameo, Thatcham Gardening Club and Friends of Thatcham Library. Thatcham Vision aims to support these and many other groups in the town, so they can grow and make the town a better place for all its residents. Meanwhile, our Action Groups are continuing their work to drive forward the Parish Plan and are always looking for more volunteers. Your new album ’24 Hrs’ is your 4th consecutive number 1 album that must be a great feeling? Amazing. I’m very proud of that you know to have 4 consecutive number 1 albums is brilliant. I never expected in my wildest dreams that I would’ve got this far so, it’s really really amazing so thank you. What do you reckon has been the appeal of your music and yourself to make you the most successful male artist to ever come from the X Factor? I dunno, I’d like to think that I’ve done some great songs and, think people love what I do. This album’s probably the most heartbreaking, most honest album that I’ve done. I think with previous albums I have a lot of fun, my album’s are happy and people enjoy listening to them. Its just luck you know that people like me and people have bought my albums and I’m very lucky that they do, I’m very very grateful. You mention this is your most honest album to date, do you feel you are constantly progressing as an artist and songwriter? Yeah 50/50 I mean, I did run out of ideas, I wanted to do something different and I felt with this album I just didn’t know where to go next. What I was gonna do? I felt like writing about what’s been actually, genuinely happening was the right thing to do. I’m just really happy that I did this album and the fact that it went to number 1 and people really like it. At the start of the year I was like ‘what am I gonna write about? What am I gonna do?’. I wrote most of my hits so this album was just an opportunity to do something different and to keep my fans interested and show them a different side to me and I’m really happy and proud of how well it’s done and I can’t wait for people to hear the second track from the album next year with the other single that we’re gonna release it’s exciting. Is there a particular track on this album that you’re most proud of you, that you really want people to hear? I think ’24 Hrs’ and ‘Flaws’ are the two songs on the album that I’m really proud of because for me ’24 Hrs’ the song was something else, a different song that I’ve never done before, production wise and the feel of the song, but also ‘Flaws’ was, I feel like one of the best songs that I’ve written with the guys that I wrote with. It was really sad but I think you have to listen to the songs really to kinda get the idea
of what I mean but I love writing really happy feel-good songs but at the same time I mean it’s nice to show people a different side to me and show some emotion and that’s what this album was about. You’ve got a huge run of outdoor shows that will see you come to Newbury Racecourse on the 19th August, how do they vary - from the indoors to the outdoor? It’s really fun being outside and you know the show that we’re doing at Newbury is a different gig for me. I’ve never done anything like this before, I’ve done racecourse gigs in the past but not this sort of size and I’m really proud to do it. I can’t wait I mean, go to a racecourse during the day and have a little flutter and then do a gig in the evening, perfect. How do you go about choosing your set list? It’s gonna be difficult, you know five albums but you’ve just gotta play the hits and the songs that people know; that’s what I’ll do with the set make it as entertaining as possible. I’ll throw in a few covers there as well, have a bit of a laugh with the fans and it’ll be a really fun day out and I promise any fan that comes along, it’ll be a right laugh from the start of the day to the end of it. Have you got ay kind of pre-stage ritual that you do before you go on? Me and the band have a little huddle up before the show and we sing one of our songs, well not a song, a song that we’ve got as a team and we’ve been doing it for the last six/seven years so it’s a bit of a ritual. I’m sure we’ll be sinking a few shots before the show as well just to get into the racecourse spirit. It must be great being able to get out and play to your fans, essentially in their areas without them having to travel a few hours into a major city? These are shows you get to see the real people; they are days out, family days at racecourses it’s slightly different you know. Over the years I’ve done loads of different festivals, I just feel like going to a racecourse is so different and people get to see a different vibe, different set, different sound and you get to see different people. You know, there’s some of these people that come to the racecourse who are people that maybe have never been
to a music festival before so, it’s nice that, I just thought its refreshing for me to do a gig like this. I mean I’m really looking forward to having a day out with my mates at Newbury racecourse as well as everyone else and then at the end of it, get up and sing and just have some fun. The day that you’re headlining is ladies day. Could you ever be tempted to be a judge for the best outfit? (laughs) Yes of course, line the ladies up and I’ll pick the best outfit! When you go out on tour playing these types of shows, do you get to see much of the locality? Obviously for Newbury for instance, Downton Abbey’s just a couple miles away from the track. I haven’t been to many racecourses over the last few years as I’ve been so busy but I love the atmosphere, I love the people, you got out there and put a few bets on and the only problem for me on the day of these racecourse gigs is not to be drinking too much! So I’ve had a few little sly beers, it doesn’t get much better in the summer. If you’re a fan of my music or not it’ll be a fantastic day out. Residents come to these events because it’s an opportunity to see an artist like you on their doorstep, there’s always been fantastic reactions at the courses to the music nights. That’s the great thing about doing these racecourse events it’s about going to different parts of the country, different areas that necessarily other artists might not have been to for a while. For me it’s just great to be involved and, like I say I can’t wait to get go out to see all the fans it’s gonna be a great one and I’m sure I’ll have a massive hangover at the end of it but I’ll enjoy it.

Is how you sleep causing you pain? Did you know that complaints such as fatigue, sleep apnea, headaches, heartburn and musculoskeletal aches, can all be linked with improper sleeping habits? For those that like to sleep on their front I'm afraid, this is the worst position. As we can't breathe through pillows, we turn our heads, putting a huge amount of rotation through our necks, causing joint restrictions and muscle strains. Your spine is also completely unsupported in this position. So what about your side? Again your spine is unsupported, but on top of this, there is a lot of compression through the joints on one side. Joint and nerve compression can also come from having your arms above your head. Sleeping on your side also impacts your internal organs which may lead to restricted breathing and blood flow. If you suffer from acid reflux or you are pregnant, avoid sleeping on your right side. The best position to sleep, is on your back with your arms down by your side. It is also advised to use pillows for support under your knees or between your legs, especially those who suffers from lower back, hip or knee pain. Make sure you pillow under your head is also the correct height, as the added curvature through your neck, may lead to pain. Please note: I will be back from maternity leave in August.

This year I decided to buy an all-weather seat for my garden. Bizarrely I didn’t actually have a permanent place to sit where I could admire my hard work. There is an art to choosing and placing garden seating. First decide whether you want to sit in full sun, or dappled shade. Watch the path of the sun and make a note of which particular parts of the garden are illuminated at each time of day. Think about when you will sit in you garden. Will you want to eat breakfast out there? If so pop a seat and little table in a spot which catches the morning sun. If like many of us the only chance you get to sit out is during the evening then look for an area which is bathed in golden light of late afternoon. Would you like to dine out doors in the evening? Can you make room for a table, and would a patio heater be a good investment, so you can make the most of the setting. If the only area you can place a bench is in baking sun then it’s good to place some sort of overhead structure. It can be as simple or elaborate as you like. Sawn tanalised timbers can be used to make a very simple frame over which you can train a vine or climber. Use galvanised screws and it should last 20 years, providing a delightful place to rest.

cheap but can look very tacky. There are some wonderful synthetic wicker style pieces available now though, and excellent metal furniture which requires no care at all. My favourite material is wood though mostly this does require ongoing maintenance. I did discover some rather attractive polystyrene slatted furniture on an aluminium frame which looked remarkably like the real deal. If finances allow you can buy beautiful teak wood furniture which requires very little in the way of after care. Try before you buy! Yes you want your furniture to look wonderful but the most important factor is comfort. Are the seats wide enough?
Outdoor rugs Finally, to bring a touch of indoor comfort and style to an outdoor area I discovered outdoor rugs! Yes really. Made from long-lasting material, outdoor rugs can cope with rain or shine. They are made from robust, resistant, easy-care synthetic fibres, which absorb minimal moisture and which dry quickly afterwards. They don’t fade even when exposed to bright sunlight and are cleaned easily by vacuuming, with a broom, or by beating them. I was a sceptic, but I think I’m a convert and bought a little one to place in front of my bench. My dog loves it!

The sculpture parks and trails of England are a rather well-kept secret. They are found all over the country and are great places to visit and introduce the kids to real art. Mount Rushmore National Park was the brainchild of Doane Robinson. His goal was to create an attraction that would draw people from all over the country to his state. Robinson contacted Gutzon Borglum, the sculptor who was working on
the monument at Stone Mountain, Georgia. Borglum met with Robinson during 1924 and 1925. He was the one who identified Mount Rushmore as a perfect location for a grand monument. Borglum decided which presidents to include on the
mountain. Congress agreed to match up to $250,000 of funding for the project. Borglum continued to work on the project until his death in 1941.The monument was deemed complete and ready for dedication on October 31 1941. 29

When I was younger, I loved the game Cluedo. I’ve actually done a little research into the psychology of playing, based on how notes are taken, questions are asked and solutions arrived at. Finding solutions When I read a detective novel (or participate in a murder mystery) I want to work out who did it. I want to investigate all of the avenues to piece the information together to come up with an effective conclusion and leave no loose ends. In a workplace environment, these skills come to the fore in every job I have been employed in; I want to find solutions to problems, to come up with systems and approaches to make processes easier and more efficient, and to ‘finish’ a project satisfactorily, leaving no loose ends.
Active listening Take the skill of Active Listening, for example. Many people simply hear what others are saying to them, without fully concentrating on what is being said but rather just passively hearing the message of the person talking to them. If you are tasked with finding the solution 32

In 2005 it was established that people involved in family court proceedings were entitled to have someone present with them if they could not afford legal representation. The court calls these people “McKenzie friends” (after the 2 parents involved in the case). Many people going through divorce or who are separated are unaware that there is this alternative to instructing a solicitor. Graham assists parents in a variety of court cases. Backups
Your last line of defence against Ransomware! Everybody was shocked by the chaos caused following last month’s cyberattack on NHS and other systems, but how safe is your data? We normally hear people say “I haven’t got any important data”, but their faces drop when we ask “So, no family photos or anything like that then? I presume you have all those files backed up and you wouldn’t mind losing them?” These days, our computers hold much of the everyday data and treasured memories of our lives – so what can we do to protect them against disaster?
Store data elsewhere The answer of course is backups. Stuff stored in only one place (the disk in your PC) is vulnerable to whatever happens to that one place. To take the Ransomware example, if one of these malicious programs enters your machine, its first job is to identify all your data files and encrypt them so that

However, if you have all your important data stored elsewhere, then you can just copy it all back and get on with your life – an inconvenience for sure, but not a disaster. An external backup disk is very cheap these days (about £60 per terabyte), and backups can easily be automated so that they are always current. A crucial point to remember is that one backup should always be kept “offline” (i.e. not connected to your system), so that it is totally isolated from any nasties.
Good backup system Of course, if you keep your machine properly updated and have reliable (and updated) antivirus software installed,
then your outer walls are pretty well shored up against this sort of attack, but there are always cracks – in particular, it is an “arms race” between the bad guys and the good guys, and new vulnerabilities are always being discovered. More importantly, a good backup system protects not just against malware, but against human error (accidental deletion) and physical failure too – ALL disks fail, it’s not an “if” but a “when”. Furthermore, with multiple backups, your data can be protected against physical disasters such as fire and theft too. In short, backups are your last (and best) line of defence against multiple disaster risks, both intentional and accidental.
