EDITOR’S NOTE bought my first home—a 1920s Mediterranean—in Riverside roughly two years ago. My boyfriend and I immediately got to work undertaking fun projects, like rehabbing the dated kitchen and re-designing the detached garage, Instagramming the progress using the hashtag #projectbelvedere. It became a hobby (a second job, really) for both of us but the “fun” stuff quickly gave way to the dark underbelly of home ownership: the decidedly un-fun stuff. In the past two years, seemingly everything that could go wrong with the house, has: termites, water damage, foundation issues, a rogue fire in the driveway. If you can dream it, my house has done it.
I
What’s gotten us through the process is knowing that others are going through the exact same thing—and yet their homes manage to look like a million bucks after all is said and done. The bathroom renovation of local designer Judith Sisler-Johnston, featured on page 56, is a prime example: a challenging project, but well worth it. Just look at those before and after photos. And the renovations of the homes featured on this year’s Beaches Home Tour (a preview of which can be found
8
HOME | FALL 2019
on pages 64-85), came with their fair share of hiccups, too. Again, it was worth the effort. In short, you can think of our bi-annual Home supplement as a tangible form of the inspo found on Instagram and Pinterest. There are plenty of images and stories to inspire but, even more than that, we’ve included real life, local examples that illustrate how very doable a home transformation can be. P.S. I had been selling vintage art for a few years before I decided to create and sell my own works. Now, I’ve partnered with Anthropologie on a selection of prints to add a little color to your own abode (see one of the available works, above right).

It’s no big secret that wallpaper is hot again.
For the past several years, designers have been
utilizing it in bathrooms, bedrooms and beyond. But today’s crop is even more luxurious than ever before. Consider the new wallpaper line from luxury fashion purveyor Gucci, which features mural-like patterns of everything from herons to tigers (and retails for up to $400 per roll). Consider the function of the space—a powder bath versus a bedroom, for example, as well as other decorative elements in the space. “Then consider how you want the space to feel: fun and whimsical or elegant, rustic or refined,” says Riik.
Avoid pairing two fabrics of the same pattern and scale in close proximity. “Rather, a small or medium scale geometric or check/plaid works with a medium to large scale floral. And you can never go wrong with a stripe; they work with literally everything.”

Photographer Ashley Woodson Bailey has made wild, organic bouquets something of a calling card, photographing floral arrangements in her Jacksonville home before turning them in to prints and patterns to adorn wallpaper, fabrics and, yes, even furniture. Her collaboration with CB2—a modern housewares chain owned by Crate & Barrell—is full of the floral patterns for which she is best known, covering everything from shower curtains to armchairs. Feeling blue
Expect to see a whole lot more of a particular shade of moody, inky blue. Experts from paint brand PPG say “Chinese Porcelain,” a shade of blue somewhere between a cobalt and a navy, will be the color of the year for 2020. According to PPG’s senior color manager, the blue is growing in popularity thanks, in part, to a need to unplug. “The need for simplicity and escapism from technology is, in part, the reason that consumers are craving blues like Chinese Porcelain that bring us closer to natural elements such as the sea and sky—creating serenity in any space,” says Dee Schlotter. According to recent data released by Paintzen, a platform that allows customers to pick colors and schedule painting services, blue is the most explored color family by its users, with 34 percent higher engagement than neutrals.
Wood You Rather
The warm feeling that comes with hardwood floors also comes with a higher price tag—and pricey wood floors aren’t the easiest to maintain. Enter wood-look tiles, made of ceramic or porcelain and designed to mimic the appearance of real wood, which offer the aesthetic at a fraction of the price. Brooke Shimp, of Tile Market of San Marco, notes that faux wood tiles sold as planks convey an even more authentic look than the tiles sold in squares or rectangles, and work well on outdoor patios. Plus, they come with the added benefit of temperature control. “The porcelain even stays a few degrees cooler than traditional pavers,” she notes. "It’s not a lot, but those few degrees in Florida make a big difference.”

he answer to restless nights might be easier—and far more relaxing—than you think. While anecdotal evidence has been around for decades, it’s now confirmed by science: a warm bath before bedtime can significantly improve your sleep. In a study released in July, researchers from The University of Texas found that taking a bath one to two hours before going to bed could lessen the time that it takes to fall asleep (by an average of 10 minutes). Temperature matters, though, as the study found that a range of 104 to 109° worked best for improving overall sleep quality. z

GET INSPIRED Schwartzenberger recommends starting a design project by seeking inspiration from sources such as magazines, Pinterest and Instagram, then compiling them in a digital mood board. “It’s a good starting point,” she says. “And it allows for a more cohesive mood throughout the space.” If you’re stumped on where to begin, take inspiration from fashion or even travel destinations. “Where you like to go and what you like to surround yourself with—all of those things MOOD BOARD: DELIGHTFULL

TAKE A LESS IS MORE APPROACH When looking to design a space, it’s easy to buy too much and then get overwhelmed by the clutter. In this case “edit, edit, edit,” says Schwartzenberger. A lot of pieces in a room (too much art, too many bulky pieces of furniture) can throw it off. She suggests and starting fresh.

One easy way to transform a space is with the addition of molding. In the model home project, Schwartzenberger added vertical wood beams on the walls in the dining room. “It was a fairly inexpensive way to make a dramatic impact and make visitors look and experience that room differently,” she says.

A strip of painter’s tape and a few coats of paint create the effect that a painting was dip-dyed (and the look doesn’t actually require any messy dipping, at all).

Materials • Old painting (preferably one that will remain visually interesting once part of it is covered up—a landscape or portrait, for instance) • Painter’s tape • One tube or gallon of paint • Paintbrush
Instructions 1. Apply painter’s tape in a straight line across a portion of the painting, taking into account which side won’t be covered with paint (to ensure it will still look aesthetically pleasing). 2. Apply paint to one side of the painter’s tape. Depending on what shade of paint you go for, you might have to apply a couple coats to get the opacity you want—just remember to allow each layer to fully dry before adding a new one. 3. Once the paint is an ideal shade, gently remove the painter’s tape and…voilà! New painting. For even more impact, find a painting that’s already framed, and dip-dye the entire thing.

In the 1980s and ‘90s, artists created highly textured, mixed-media pieces with abandon. While most were done in dated shades of pastels, they look modern when painted over, so that the texture still shows through.
Materials • Vintage painting with plenty of texture • A single color of paint • Paintbrush
Instructions 1. Apply a solid shade of paint over the entire canvas (bright whites, dark grays and greens look best, so that the texture is highly visible). 2. Let dry.

FRAMED PAGE FROM AN ART BOOK Art books are easy to find at vintage and thrift store and take on new life when painted over and framed.
Materials • Vintage art book • X-ACTO knife • Small paint brush • Paint • Frame
Instructions 1. Select a single page from the book (a portrait or a photograph of a sculpture works best) and carefully cut out of the book with an X-ACTO knife, to ensure a straight line. 2. If the page is numbered, paint over the number in a shade similar to the color of the page. 3. Using a small paintbrush, apply a single swipe of paint in a contrasting color over the eyes of the portrait or statue, or in an interesting design somewhere on the page. 4. Let dry and frame.

While it’s tempting to be swayed by aesthetics alone, the ability to withstand wear and tear is equally important. If not more. From butcher block to marble, here is a breakdown of top choices.

Butcher Block (typically $55-$200 per square foot) This sturdy option is made of slabs of wood glued together to create a durable surface that can take a beating and handle chopping and cutting. “Wood countertops or wood inserts are a great way to bring warmth into a space,” says Benton Hosea, owner of Beetree Homes. The downside is that butcher block is neither heat nor stain resistant; moving a hot pan directly from the stove to this type of surface can result in scorch marks and charring to form, which will then have to be sanded out. Additionally, unfinished butcher block can be prone to water damage and excessive water may cause the wood to rot over time.
Laminate ($15-$45 per square foot) Laminate surfaces stand up to everyday stains and scratches, and can be designed to resemble pricier natural stones, such as Carrara marble. It is prone to chipping, however, and is more sensitive to heat than natural stones. Laminate countertops don’t react well to spills, as letting them sit can cause the laminate to swell.

→ Concrete (typically $75-$145 per square foot) “Concrete countertops are a great way to add some flair to your kitchen,” says Hosea. The cement and sand mixture can either be poured in place or cast off-site. As Hosea notes, the material once relegated to industrial floors is now a popular countertop option, and leaves plenty of room for personalization. For a unique look, concrete can be cast in a variety of shapes, tinted, or stained. However, this surface has a tendency to show scratches and stains over time, so best practice is to have a concrete countertop resealed every one to three years.

→ Ceramic ($5-$50 per square foot) With this clay-fired stone option, the possibilities are nearly endless. Ceramic tiles come in a wide variety of colors, patterns, and styles and are fairly easy to install. The downside to this option is the grout in between the tiles makes for an uneven work surface, and has a tendency to catch crumbs.

Soapstone (typically $75-$150 per square foot) Like many natural stones, soapstone is sourced from a quarry and made up mostly of mineral talc, which gives it a milky matte texture and an off-white to grey coloring. This material is known for its sturdiness, and is not likely to crack or scratch under pressure. This low maintenance stone is great for a kitchen with a rustic look. However, it isn’t heat resistant so it is best to put down a cutting board before moving a hot pan onto the surface.

Quartz (typically $60-$150 per square foot) This man-made stone countertop has all the heat-, stain-, and scratch-resistance of natural stones like granite and marble. It lacks the natural dramatic patterns associated with granite and marble, though, which some might find distracting. “It requires less maintenance than granite or marble and is more durable and less prone to staining and chipping,” says Hosea, who notes that a range of price points allow it to fit into many budgets. Depending on the size of the quartz surface needed, there may be visible seams in the surface. However, unlike granite or marble—which typically require the purchase of an entire slab regardless of how little is needed— quartz can be purchased by the square foot, so you won’t be paying for anything you don’t use.
Stainless Steel (typically $80-$225 per square foot) This virtually indestructible material is a favorite among chefs, those who spend a lot of time in their kitchen, or anyone looking for a contemporary style. Stainless steel is nonporous so it stands up against heat and water easily, and is simple to clean after cooking. While this countertop may seem immune to any and all damage, it is not resistant to dents and scratches. his vast weekend flea market hosts periodic vintage sales throughout the year but the time to go is during the Antiques & Collector’s Extravaganzas—held in November, January and February. A designer’s master bathroom undergoes a dramatic transformation
nterior designer Judith Sisler-Johnston had already renovated three of the five bathrooms in her 25-year-old oceanfront home when she decided to add the master to her list. “Our home has a ‘his’ and ‘hers’ bath,” she says. “Since we had already refitted ‘his’ bath, we knew we could share for a season.” So she and her husband undertook a complete renovation of her bathroom, hiring general contractor On Target Renovations to oversee the project.
For the vanity, the designer worked with First Coast Supply on a floating cabinet layout featuring under-counter dimmable lights.

“Being in the interior design business for more than 25 years, I had begun to assemble a notebook of ideas, finishes, products and suppliers,” says SislerJohnston. Working with On Target’s
subcontractors, the team set out to demolish large portions of the existing room, including all flooring, wall tile, plumbing fixtures and lighting. The demolition also included the removal of two walls, opening up the room for a glass enclosed shower. “It also allowed us to build out the cabinet wall to accommodate four recessed storage chests.” The tiles were sourced from Mediterranean Designs, which imports the bulk of its materials from Italy. “I wanted a grey and white marble but not the popular variety. They were able to provide marble tiles that had subtle traces of aqua in shades of white and ivory.” The result is clean and chic, with a touch of glam. z

The designer added custom window treatments, an imported shag rug and satin gold accents, including battery-operated flicker candles that turn on automatically each evening and offer a soft glow.

254 East Coast Drive n a word, the beach cottage located at 254 East Coast Drive in Atlantic Beach is “charming.” And the charm extends well beyond the home’s bones. “It’s a classic beach house and it’s been well-loved by its previous owners,” says Robyn McQuiston who, along with her husband Stan and their son Miller, has lived in the house for four years. When the McQuistons bought the fourbedroom, four-and-a-half bath, it was owned by a Georgia family, and used primarily as a vacation retreat. Prior to that, it had been a duplex. So, when the couple purchased the property, it was still divided in much the same way, with kitchens upstairs and downstairs, and living spaces on both floors.

Initially, the couple planned on removing the second kitchen and making it more of a traditional home. “We tossed around the idea of getting rid of the upstairs kitchen and putting in a pool table or game area,” Robyn recalls. “But I’m so glad we didn’t. The upstairs

space is now the hangout spot for my son and his friends and we often have out-of-town guests, who use that extra kitchen a lot.” The extra kitchen also came in handy when the couple transformed their downstairs cooking and entertaining area. “We replaced all the flooring, removed a wall and expanded the kitchen into an area that was once a porch,” she says. And while they added modern appliances, Robyn—an interior designer herself—was anxious to preserve the home’s charm. “I didn’t want a bright and shiny kitchen. I wanted it to reflect the age of the house.” Today, it’s warm, lived-in and still retains the character the McQuistons fell in love with initially. And the location? It can’t be beat. “We walk to the corner a lot. North Beach Fish Camp, margaritas at Flying Iguana—we’re lucky enough to live at the beach, so we try to take advantage of that.” Who wouldn’t, right?
“The house itself is an oldschool beach house and I wanted to stick to that theme,” says McQuiston. “Adding anything too modern would look out of place.”

The only thing the McQuistons changed in the DOWNSTAIRS LIVING ROOM was the flooring. The couple even kept a couple of the previous owners’ design choices—buying the two rugs and the coral chandelier from them to keep in the home.
In addition to entertaining in the kitchen, the McQuistons often spend time on their PATIO, which features an outdoor fireplace and space to relax.

Don't overdo it.
The best way to reference the beach is through accessories— upholstery on a chair, artwork, pillows. “It doesn’t need to be obvious,” says McQuiston.
Mix materials.
Coastal doesn’t just mean rattan or wicker. Weathered wood also conveys a, beachy feel.
Provide some contrast.
“I could have gone way overboard with coastal here, but I tried to reign it in.” In her upstairs living area, for instance, McQuiston pulled in a lucite chair to juxtapose the more weathered elements.

CUTIE PIE is the family’s newest addition. The rescued Jack Russell mix had lived in two homes prior. "The third time’s a charm,” says Robyn. "He likes hanging out in the kitchen and on the couch. He's the best.”
When the McQuistons purchased the home, the KITCHEN was a 1960s style, smaller and with dated fixtures. They completely revamped it, inspired in large part by the kitchen in a Brooklyn townhome Robyn fell in love with via Pinterest. “We found wood at Eco Relics and wrapped the existing beam to give it that rustic look.” Any remaining wood was used for shelves, supported by industrial pipes. For contrast, they installed floor-to-ceiling subway tile and had new countertops cut. HOME | FALL 2019

109 Beach Ave., Atlantic Beach lizabeth and Frank Guidone purchased their Atlantic Beach home in 2015 from the Fechtal family, who had owned the house since 1950. “We absolutely love Atlantic Beach. We have seen quite a change in 20 years and love what the town has become.” Built in 1912, the home carries a fascinating history. “The Fechtals used to rent it during the summers when it was known as the Needlepoint Inn. We think it was originally built as a bed and breakfast with 14 bedrooms. Original room numbers are still on the bedroom doors. We have heard it also was a convalescent house for people with tuberculosis.” Shortly after purchasing the property, the Guidones renovated the kitchen, bathrooms, and combined two of the bedrooms, leaving 12 bedrooms. They also added a two-bedroom guest house (pictured right) behind the main house.

1890 Beach Ave., Atlantic Beach ebbie Sumner and her husband, Darrrell, have been residing in their Atlantic Beach area home since 2004. “We found that beach living was just what we were looking for. Atlantic Beach is pet friendly, family oriented and a real neighborhood.” The Sumners have since renovated the kitchen, first floor, and outdoor space to include an impressive dining deck with grill area, pool and paved patios. The couple have also added some renovations to the guest house, including a coffee bar. “If there’s one thing we most enjoy about living in this home it is the back yard.”

Their rental property at 384 First Street originally was a double lot before the Marcos enlisted Richard Skinner to design their home. “Richard Skinner designed the home and took some convincing since he normally designs on the ocean front. But we convinced him to build a small house off the ocean and he partnered with Chris Lambertson of Elite Homes and

Robyn McQuiston Designs and built a one-story Low Country design with a breezeway typical of Old Florida and the Carolinas. They did an amazing job with the historical floors, knobs, and special details throughout.” The 2000-square-foot property also has a garage apartment. “The garage apartment is only 600 square feet and it’s the coolest place of all. We are keeping that space for ourselves.”

574 Timber Bridge Lane, Atlantic Beach Country Club icky Lane, co-founder of Jacksonville Mom, and her husband John moved into their home in 2016 when it was brand new. This coastal style home features white oak floors, a limestone fireplace, and “light and bright” decor. “When we chose this floor plan, we did so knowing we wanted most of our living space on the

first floor. The master and two children’s bedrooms are all downstairs. We were lucky enough to be able to add on a huge playroom, extra bedroom, and bathroom upstairs.” The home had a pool and hot tub constructed in 2018. The Lanes plan to add an outdoor summer kitchen soon.
581 Timber Bridge Lane, Atlantic Beach Country Club eth Richardson and her husband Michael are retired U.S. Army officers. In 2016 they moved into their home in Atlantic Beach Country Club. “We have lived all over the world and we have found this community to be special with its laid back, yet caring attitude.” The couple chose this floor plan because of its spacious foyer and outdoor space. They recently renovated the interior and backyard of the home: outside, they added a pool, firepit, and did extensive landscaping. The Richardsons also completely renovated the kitchen—from the cabinets to the backsplash. Additionally, the couple removed the original pantry to install a pull-out pantry and 180-degree wine refrigerator.

580 Timber Bridge Lane, Atlantic Beach Country Club tephanie and Kirk Fisher are empty nesters who have lived in homes across the country but now call Atlantic Beach home. “We like the laid back friendly vibe here. There is a great sense of community and people are concerned about you. Stores and restaurants are concerned too and all want to help make things better. I love that.” The couple opted for personal and creative customization on their home—such as wood ceilings made with old fences—to incorporate into the beachstyle architecture. With a penchant for entertaining guests, the Fishers wanted the house to invite people in and then lead them to the beautiful backyard.

1619 Atlantic Beach Dr., Atlantic Beach Country Club rchitect Bill Ebert and his wife Cindy, a retired mortgage banker, have enjoyed living at the beaches for some time. “I have designed and lived in three different houses at the beaches—one in Neptune Beach and two in Atlantic Beach. Cindy and I previously lived in Oceanwalk before jointly designing our new house at Atlantic Beach Country Club.” The home is tailored to the architectural style of the community while having contemporary interior design. Bill and Cindy also chose this home for its welcoming outdoor living spaces and views of the golf course.

2446 Seminole Rd., Atlantic Beach wner Paula Coughlin works from home for a non-profit in military advocacy and teaches yoga. She’s lived in Atlantic Beach since 1995 and has raised her family at her current address since 2004. The original property was removed after a newer home was built in 2014. Paula wanted to showcase the natural palm and oak hammock on her property, which she says is integral to her home. “We live in a home designed to honor nature.” The

5,200-square-foot dwelling was designed by Atlantic Beach architect James Dupree and built by Rex Williams to showcase the tremendous natural view of the tree canopy of Hanna Park. It boasts 11-foot ceilings, can sleep up to 15 people, and is complemented by a natural backdrop. “If we need a little fun, we ride our bikes down the bike path to Beaches Town Center and have a great meal, and ride back...easy peasy.”
500 Ocean Front, Neptune Beach dward Jones, owner of the Shoppes, Offices & Courtyard at 200 First Street, was drawn to Neptune Beach because of its charm and accessibility. “I like Neptune Beach because it’s a quaint little beachside community with a traditional neighborhood grid design that gives everyone access to the beach.” He purchased the property at 500 Ocean Front as a real estate investment to rent out, saying, “any investment in beach real estate is a good investment. It also gives others an opportunity to enjoy our beaches.” The house features ample amenities, an ideal oceanfront location within walking distance of shops and restaurants, and renovations on the master bed/bath. And “a great pool,” says Jones.

519 Davis St., Neptune Beach nterior designer Kathleen Hines Franza first discovered the home at 519 Davis Street when one of her clients purchased it at auction, hiring her to remodel it so he could re-sell the property. “During the process, my husband [Gerard] and I fell in love with it and decided we would buy it. It turned out to be a very client-specific project, especially considering I was the client!” The couple undertook a complete remodel on the interior, but didn’t make many changes to the floor plan, other than opening up some
I
walls. “It was a small three-bedroom and one-bath rancher with not much character but, since it was built in 1954 and there were other mid-century homes all around us, we were guided by that aesthetic. Plus, that’s my favorite architectural period and I knew just what I wanted to do.” In addition to expanding some rooms inside, the couple converted a screened porch into a living room, added a bathroom, closed in the car port, and placed a deck on the back with sliding doors to the inside.
218 Bay St., Neptune Beach eggy Cornelius, owner of Cornelius Construction, is a Jacksonville native who dreamed of moving to the Beaches as a child. “As an adult, I could hardly wait to move to Atlantic Beach and never planned to leave,” she says. She and her husband ended up settling in their 1924 home on Bay Street. While the name of the original owner is unknown, Peggy is the third owner of the historic property, which pre-dates the city of Neptune Beach. “Our home is small, originally 775 square feet. We desperately needed another bathroom and two closets, so we wanted to add 451 square feet and a terrace,” she says. Unortunately, the city wasn’t enamored with the idea. At least not at first. “We overcame those hurdles and now have 1,226 square feet.” Peggy says the home’s stand-out feature is a magnolia tree that is 85 feet in diameter: “It is the largest magnolia east of A1A in Neptune Beach.”

112 North 20th Ave., Jacksonvie Beach arolyn Klutcha lived in Fruit Cove for ten years before relocating to the beach in 2011. The home she shares with her fiancé Keith had been on the market for five years before she found it. “It’s a duplex built in 2007 and we’re the first and only owners. It was originally listed when the market crashed so I got it for a steal.” Over the past eight years, Klutcha has updated nearly every square inch of the house to her more modern taste. “It was originally a beach cottage but today, it’s contemporary, showcasing how a duplex can be whatever you make it.”

390 Plaza, Atlantic Beach olf course builder Tom Weber and his wife Julie, who works for Johnson & Johnson, are 23-year residents of Atlantic Beach. They are presently working on building their third home in the area. Construction is expected to be complete in late September on this classic cracker style home, or “dogtrot.” “It includes basically three separate structures connected by covered porches,” says Tom. “The dogtrot is designed to create airflow and provide some respite from the sun, heat and elements. What we love about our house is the interplay between the outdoor spaces and the interior of the structure. Unlike most homes where you are outside or you are inside we have many spaces that are intrinsically entwined.” z

The wall paint shade came as the result of trial and error. “It’s hard to get a dark paint without it going black, so this is a custom shade. We started with something really dark and kept lightening it up until it was exactly what we wanted,” says Johanna
A
fter living in a house adjacent to the Intracoastal Waterway, the Wingates never questioned where their next home would be. Owen—president and co-owner of benefit administration company Abentras—and Johanna had each lived at the beach their entire lives, both graduating from Fletcher High School. With their extended family—brothers, sisters, nephews and nieces—scattered throughout Neptune and Atlantic Beaches, it only made sense that they find a place to call their own there, too.
They found exactly what they were looking for and then some in a sprawling estate at 300 5th Street in Atlantic Beach, which they ultimately purchased and moved in to in 2013. Today, it’s home to the couple, their two sons—Wyatt and Walker—and two dogs: a Frenchie named Jonah and a Cane Corso named LuLu. Driving by, it looks like a fairly typical beach house, albeit one that’s expertly landscaped and has plenty of space for entertaining. But to enter the couple’s back gate is to walk in to another world, one with an outdoor oasis (complete with fireplace and fish pond) leading to a vivid, boldly decorated home. In short, it’s a case in point for breaking design rules and throwing caution to the wind. The home itself comes with an excellent back story: it was built in 1934 by an internationally acclaimed singer named Lawrence Haynes. Haynes performed in the Ziegfeld Follies with Will Rogers

and Fanny Brice and palled around with a host of notable figures, including Oscar Hammerstein, Flo Ziegfeld and Winston Churchill. “Haynes wrote a book and it’s just full of stories—he hosted wonderful parties where he would come out in a tux and tails and sing opera,” says Johanna. “Frank Sinatra even apparently spent time here.” The home he built reflected that bon vivant lifestyle with arches, towers and French doors modeled after a French Chateau. “Haynes named the home ‘L’Abri,’ which means, ‘a safe place where no harm can reach us,’” says Owen. In the ‘80s, a local couple purchased the home, adding two rooms in between the original towers that flank the house and the pool. The Wingates began their own transformation in 2013, but they’ve worked hard to preserve the home’s character and charm. “It never even went on the market, we just happened to find out it was about to be put up for sale and we snapped it up.” They’ve made a few changes in the years since. “It had the structure but it was missing a lot of its original flair,” says Johanna. “The dining room was incredibly small and there was a laundry room in the kitchen. So we moved the laundry room upstairs and expanded the dining area, adding a coffee bar, a fireplace, and many decorative touches. We were trying to keep the feel of the original home—a place for entertaining, but one that was safe, fun and inviting for family and friends.” We’d say, “mission accomplished.”

Like style or home decor trends, house plants go in and out of fashion. Banana leaf palms gained popularity recently, as succulents topped every table. Fiddle leaf figs had their moment, and now pileas are dominating the house plant scene, becoming one of the most common plants to pop up in Instagram feeds. The scientific name of the small, circle leafed plant is pilea peperomioides, but it’s also known as the Chinese money plant or friendship plant. The “friendship” nickname comes from it being a highly propagable shrub. Cut one of its stems and place the end of into a jar of water for it to sprout roots into. Once roots emerge, it’s ready to be transferred to its own soiled pot, where it will grow into a bush of its own. Take a stem from that one and pass it on to friends so everyone has an easy to care for, and Instagrammable, house plant.
