The story so far 1992 Parks Residential is founded by Managing Director Graham Jasper who has over 24 years of letting experience in the Brighton and Hove area.

1994 Office moves from start-up location 27 Queens Road to 37 Queens Road, Brighton.

2000 Office location moves to 107 Queens Road where the office stands today.

2008 Parks business rapidly expands when its managed property portfolio exceeds the ÂŁ100 million milestone.

2014 Parks undertakes a full rebrand, spearheaded by an innovative office design to promote the famous Parks friendly approach. The rebrand itself is both based on and demonstrates the core values; professional, informed and passionate about finding and letting quality homes. 5 5

Parks believe that providing a smooth, professional and pro-active service will allow you to do that. Our processes are designed to help you by making things easy, this is the Parks way. Starting the right way

Managing your property

In our first meeting we’ll always provide you with an example of how we advertise our landlords’ properties. We do everything ourselves including photographs, description etc. which means we can move quickly; within 24 hours of the photographs being taken and your instruction being received, your property goes out on our website and property search sites. We are a lettings specialist with many years’ experience; we know how to attract the right tenants by providing the right type of information and the right level of detail. Parks experience of the local area means we know what

The main aim of our experienced team of Property Managers is to safeguard your property and they achieve this by simply getting to know your tenant and your property. Communication with tenants is proactive and open; they receive a welcome pack detailing everything they need to know, copies of documentation and comprehensive contact information. We are there to answer any questions or deal with any issues – so you don’t need to.

Finding the right tenant One of things that Parks do differently and with great success is our tenant selection process, because we do it all in house. We take the responsibility of finding the right tenant seriously and therefore prefer to handle all checks; referencing, credit checking and communication. You benefit from a faster and more accurate service with no 3rd parties to slow things down. You also have the opportunity to review references yourself and even meet your prospective tenants should you wish. Our high standards and thorough approach pays off, Parks landlords are more likely to have a quality, long term tenancy.

Documentation We pride ourselves on both the strength of our relationships and our processes, which includes the completion of necessary documentation. Based on our experience in property management and knowledge of the legal requirements, we’ll guide you through the creation and completion of legal paperwork for your property. We also use an electronic sign-off tool which means you don’t need to come into the office and it speeds up the process. The Parks way of doing things is about being transparent so that you’ll always know where we are in the process and why. As a member of ARLA and The Property Ombudsman, Parks follows a strict code of conduct which includes the handling of confidential information and the execution of tenancy agreements.

We always organise to meet you at your property, that way you can be provided with a realistic view of potential rental value straight away. To give you a guide, we’ll supply comparisons to similar properties in the same area and examples of how we market and advertise. We’re transparent about our Terms of Business and provide a copy of that too, so that you have everything you need to make an informed decision.

Every prospective tenant undergoes a pre-qualification check to meet referencing criteria and all property viewings are accompanied. A formal application is made to you the landlord and requests or questions are acknowledged by all parties. Final checks are completed, a date for your tenant to move in is agreed and legal documentation is prepared.

This is a big day for your tenant and our Property Inspector will be there to greet them by guiding them through the elements of the property and the inventory if relevant. We provide a Welcome Pack that includes copies of the important documents, contact details and essential information about your property and the surrounding area. When this process is complete, the keys are released and the Tenancy Agreement is executed (dated).

Once we’ve received your instruction to move forward, we aim to start advertising your property within 24 hours of the photographs being taken.

You may wish to meet your new tenant prior to the move-in date and this can easily be arranged.

Renewal negotiations

After the move-in date, the management of your property is the responsibility of our Property Management team. Your dedicated Property Manager will act on your behalf; dealing with questions as they arise from you or your tenant. You’ll get to know them, they’ll keep you informed about tenant communication or property management matters by either calling or writing to you.

Parks will liaise with you the landlord to review the tenancy before the agreed expiry date. We prefer to provide both the property owner and the tenant with around 3 months’ notice of this date. This allows for any negotiated changes to the agreement or arrangement of a check-out and re-advertising.

We prefer to be pro-active and pre-empt any questions you may have and if you’d like minimal communication that’s fine too.
