In Arizona, when we submit an offer on a home we submit it with a full prequalification. This makes the process of purchasing your home go much more smoothly. Your pre-qualification from your lender will give you a maximum qualification amount and you can then adjust your search accordingly, based on what you are comfortable with. We will always work hand in hand with you to achieve your goals, focusing on the criteria that is most important to you. There are many different loan programs available for buyers these days and your lender will work with you to determine which program is the best fit for your circumstance. CREATE YOUR VISION 3. START THE HOME SEARCH We will set up a home search tailored to your specific criteria. Our goal is to show you only homes that truly work for you, based on what we've discussed. At any point in the search process we can adjust your criteria, either expanding or narrowing your search. Once you find the one you love... it's time to determine the market value of that property. We will create a market analysis for you, comparing that home to others that have sold and from there we will determine the best offer for the home!
4. MAKING AN OFFER When you are ready to write an offer, we will first discuss the best strategy based on current market conditions. We will then walk you through the contract. INSPECTIONS AND MORE 5. HOME INSPECTION Prior to an offer being accepted, and depending on the competitive nature of the market, we may hold an inspection time in anticipation of an accepted offer. Timing completion of all inspections is critical to keeping important timelines and protecting your earnest money. You will have a pre-determined and contractually agreed upon number of days to complete this inspection after the offer is accepted. Your home inspector will provide a full report which you will review so that we can discuss any issues that arise in the buyers response to inspection.
6. APPRAISAL, TITLE & ESCROW An appraisal can only be completed by a licensed professional and is used by lenders to determine an estimate of the property value based on area comps. This is the instrument that the lender will use to determine your loan amount. If the appraisal comes in at or above your contract amount, things move forward. If the appraisal comes in lower than your offer amount, then we can go back to the sellers and negotiate a lower purchase price or you will have to make up the difference in cash. Your lender will order an appraisal, usually after all inspection contingencies are satisfied. They may require you to pay for the appraisal up front or charge you the fee at closing. Title & Escrow. Upon mutual acceptance, buyer is responsible for depositing earnest money with escrow, where it will be held until closing or until escrow receives written instruction agreed upon by both parties for disbursement. Before closing a title search will be completed to ensure there are no clouds on title, preventing a clean title for you to close on the home.
TIME TO CLOSE 7. CLOSING The closing process finalizes the purchase of your home. Escrow will receive loan documents from your lender and prepare those documents for you to sign at closing.

prepare your home CLEAN, DECLUTTER & DE-PERSONALIZE Walking into a fresh space that is well organized and staged allows a buyer to imagine themselves living there. As they walk from room to room all the reasons that your home became 'the one' for you, become theirs. Preparing your home for buyers is an essential step to a successful sale of your home. • Consider hiring a cleaning service to do the prep-work for you • Host a garage sale to declutter or sell the items that you don't need • Flooring: shampoo, vacuum, and clean carpets and rugs • Bathroom: wash and/or replace shower curtains, treat mildew or mold in the show or tub and clear the countertop of all personal toiletries • Kitchen: clean the countertops and store small appliances.
