WE LCO ME
Welcome
Who is Compass? The story behind the tech-centric real estate brokerage that’s sweeping the nation (and now Jackson Hole).
Robert Reffkin grew up the child of a hardworking single mother. A tireless entrepreneur, she spent most of her career as a real estate agent. She tried to instill an entrepreneurial spirit in Reffkin, too. “When she would put me to bed at night she would rub my head and say, ‘Robert know that you can be anything you want in this world. So go to bed and have big dreams.’” Reffkin told Compass employees during a speech.
COM PASS X JAC KSO N HO L E
In 2012, Reffkin founded Compass with tech mogul Ori Allon, who had previously sold two companies to Google and Twitter respectively. The idea for the company was deceptively simple: create better technological tools for real estate agents so that they can spend less time pouring over market reports and more time with their clients. It was an idea based on the tribulations that Reffkin had seen his mother undergo as a real estate agent.

WH O IS CO MPASS?
“We’re building the operating system for real estate,” Reffkin said. “We’re working across every part of the Compass team to elevate the most personal parts of the real estate process and build technology to streamline everything else.” Almost a decade later, Compass is now the largest independent real estate brokerage in the country. Its innovative blend of proprietary technologies has attracted the best real estate agents from Manhattan to Denver to San Francisco. As of 2021, the agents of Jackson Hole Real Estate Associates (now Compass Real Estate Associates) have joined the ranks. But, we are more than a fast-growing brokerage. We are a company that is dedicated to a singular mission. A mission that inspired Jackson Hole Real Estate’s former owners to pass the reins on to new leadership.
Our Mission is to help everyone find their place in the world.
SUPERIOR TECHNOLO GY As a silicon valley entrepreneur, Ori Allon gained a reputation for creating technological tools that provided exceptional solutions to common problems. According to Fast Company, code from Allon’s former company, Orion, “is now part of Google’s core search algorithm.” Allon took his solutions based approach, as well as a team of coders and machine learning experts, and applied it to Real Estate. “Across the real estate value chain–buyers, sellers, agents, developers, renters, et cetera–everyone is making decisions that have enormous financial ramifications, and the big secret is that no one is confident in making those decisions,” Allon told Fast Company. “We are bringing the science to what has for too long been only an art.” Now Compass operates a proprietary platform that allows stakeholders to make data-based real estate decisions. But, you don’t have to be a coder to understand Compass’ analytics. We have developed separate mobile applications, one for prospective home buyers and one for agents. The apps are intuitive and userfriendly. We also offer a collaborative platform that allows sellers to collaborate with agents on marketing strategy.
COM PASS X JAC KSO N HO L E
UNPAR ALLELED SELLER SUPPORT Compass may have been founded on an ideal of technological innovation, but our support for home buyers extends far beyond analytics. Buyers that choose to list with Compass have access to the best financial support and marketing networks in the industry. Through Compass Concierge, sellers receive funding for home improvements with zero up-front costs and zero interest. These loans allow sellers to update their homes with renovations that have a proven return-on-investment. The funds are paid back upon closing. 55% of concierge listings sell within 60 days versus the 33% average for MLS listings.
6
7
Bridge Loans are another way in which we empower clients to find their dream home. The program connects sellers with the funds to purchase a new home before they close a deal on their former residence. To make the transition as seamless as list with us. Last, but not least, sellers with Compass have access to the most exclusive real estate marketing networks in the world. Among these is Morgan Stanley Reserve, a network of Morgan Stanley clients that have, on average, $2 million invested with the bank. Our network is both exclusive and global.

At the end of the day, Compass’ technological tools and financial resources allow our agents to better serve their clients and share in our

North of Town The area north of the Town of Jackson towards the airport, most commonly known for the Jackson Hole Golf & Tennis Club, boasts a blend of the rugged West and a A RE A GU ID E
Robert Trent-Jones II designed golf course. As you continue north, the area features subdivisions, such as Solitude and Upper and Lower Cascade, as well as properties in Moran, Wyoming, which offer full views of the Teton Mountains. Many of these subdivisions are tucked off main roads and have Snake River access.
Town of Jackson The Town of Jackson was named in 1894 after Davey Jackson, who spent a winter in the late 1800s on Jackson Lake. Today, residents like to think of Jackson as the heart of the valley. Town is one of the most fun places to enjoy the Jackson Hole lifestyle with a bustling arts and culinary scene. Properties in town range from one bedroom condos to large family residences all within walking or biking distance to the town square.
South of Town The area south of town, which extends from High School Road to Astoria Hot Springs, offers properties that provide seclusion and privacy while still being conveniently located and accessible. South of Town features relatively affordable neighborhoods, like Rafter J, as well as high-end neighborhoods such as 3-Creek Ranch and Snake River Sporting Club, two of the valley’s most exclusive private clubs–not to mention some of the last privately held ranches.
Teton Village Located at the base of the Jackson Hole Mountain Resort, this resort village offers lodging, resorts, shopping, restaurants and spas. Summer or winter, “The Village,” as locals refer to it, serves as a base for a range of recreational and lifestyle pursuits. Additionally, the base of the mountain is only a few miles from the Grand Teton National Park’s southernmost entrance. With the addition of the Shooting Star development, Teton Village features a Tom Fazio-designed golf course.
West of Town The properties on and around East and West Gros Ventre buttes, which sit between COM PASS X JAC KSO N HO L E
the Town of Jackson and the Snake River, feature some of the most important protected landscapes in Jackson Hole. Additionally, this area encompasses the West Bank of the Snake River and stretches south down Fall Creek Road and north of Highway 22, including Teton Pines and the Aspens. Home to families, seasonal residents and recreationalists, residents enjoy easy access to the restaurants, conveniences and lifestyle amenities offered on the West Bank and in Wilson, Wyoming.

Star Valley, Wyoming “Star of All Valleys” for its natural beauty. Commonly known as Star Valley today, this area includes Alpine, Afton, Thayne and Star Valley Ranch as well as the communities of Etna, Freedom, Grover, Smoot, Fairview, Osmond, Auburn, Bedford and Turnerville. Located 35 miles south of Jackson Hole, Star Valley offers amazing outdoor opportunities as the valley is surrounded by national forests and four major rivers.
Teton Valley, Idaho Teton Valley, Idaho includes the popular communities of Victor, Driggs and Tetonia as well as Alta, Wyoming. Referred to by locals as “the sunny side of the Tetons,” these charming towns have drawn people from all over the world attracted to the world-class fishing, countless mountain activities in three national forests and the Grand Targhee Resort, known for tremendous snow fall. Teton Valley, Idaho was aptly named for its beautiful valley along the west side of the Tetons, 24 miles from Jackson Hole.

Why Wyoming Tax Benefits Are Attracting Buyers from around the Country Wyoming has long been renown for its stunning beauty. From the regal Grand Tetons to the wonders of Yellowstone National Park to the magnificence of the Big Horn Mountains, the state’s natural grandeur and biodiversity are second to none. That rugged charm has attracted homebuyers of every variety and from around the world. There are plenty of reasons to own a home in Wyoming: Two national parks, three ski resorts, twenty-five historic landmarks, countless art galleries and restaurants, unique Western heritage and some of the most philanthropic communities in the country. Today, discerning buyers, investors and businesses are finding another reason to call Wyoming home, and it’s one that affects their pocketbooks. Wyoming’s tax code is among the most beneficial in the country. A study this year by the Tax Foundation ranked Wyoming as the most tax-friendly state in the nation, as have reports from MoneyRates.com and Bloomberg Wealth Management. Last year Kiplinger awarded the Equality State the second-best tax destination for retirees, behind only Alaska. It’s not hard to see why Wyoming consistently scores at the top of the country. There is no individual or corporate state income tax, no state capital gains tax, no tax on trust
income, no state gift tax, no estate or inheritance tax, and no intangible tax. The state sales tax is tied for the eighth lowest in the nation, and property taxes as a percentage of home value are the seventh lowest. Wyoming also boasts strong privacy and trust-friendly laws. Here, individuals and families can shield real estate from federal estate taxes for up to 1,000 years through dynasty trusts, which can be established to benefit family members or other beneficiaries. Wyoming is one only a few states that permits single family private family trust companies (PFTCs) to act as trustee for a trust or group of trusts. This structure creates privacy and facilitates family involvement in the decision-making process, allows for control over the investment asset mix, trustee succession and, importantly, is a tool by which the younger generation can be educated about valued family assets. To learn more about Wyoming’s tax codes, contact our dedicated team. Our agents are knowledgeable about the protections and benefits available and can help you take maximize your value.

was looking for songbirds along a faint trail in the Gros Ventre Mountains, a rugged limestone range just south of Jackson Hole. She carried binoculars to identify each bird and a datasheet to log the details. It was a peaceful sunny day, but Gura was on edge. The Gros Ventres are famous for having an ample population of grizzly bears, and she was alone. Suddenly, a deep guttural sound reverberated from somewhere nearby. She froze. It seemed to be coming from somewhere above. “It was a great gray owl sitting in a nest right above me with two chicks,” she remembers. “I went from being super paranoid to incredibly excited.” It was the first time that Gura had ever laid eyes on a great gray owl — the species is known to be elusive and difficult to spot. But, Gura soon fell in love with the species. Since that time, she has dedicated years of research to uncovering the behaviors and whereabouts of the great grays. The depth and longevity of her research has been made possible through the Teton Raptor Center, a Jackson-based nonprofit dedicated to birds of prey.
...the raptor center has grown into a thriving nonprofit staffed by scientists, educators and leaders.

Researchers at the Teton Raptor Center (TRC) have led projects that have greatly expanded our knowledge of western birds of prey, but the organization’s work doesn’t stop there. Over nearly 30 years, the nonprofit has rehabilitated hundreds of injured birds, contributed to important conservation efforts in and around the Tetons and educated community members of all ages about the valley’s feathered inhabitants. Today, they care for raptors and run programs from a beautiful facility next to the banks of Fish Creek in Wilson. In the early 1990s, field biologists Roger Smith and Margaret Creel began caring for injured birds in their home in Rafter J. As word spread, more and more birds showed up at their door. “Birds were in their garage in their hallways in their bathrooms,” TRC executive director Amy McCarthy says. “They did the best they could with very limited supplies and very

limited facilities.”

A few years later, Roger managed to convince he worked as a naturalist at the time, to let him build a structure to house recuperating raptors in. In 1997, Creel and Smith attained nonprofit status for their organization as well as education and rehabilitation permits from the U.S. Fish and Wildlife Service and the State of Wyoming. Since that time, the raptor center has grown into a thriving nonprofit staffed by scientists, educators and leaders. In 2017, the organization purchased the historic Hardeman ranch from the Jackson Hole Land Trust. The facility now includes a flight barn, housing for long-term avian residents and housing for staff. This summer, they are constructing an outdoor pavilion to host warm-weather events. Perhaps the most beloved raptor in TRC’s mews is “Owly” the great-horned owl. Twenty years ago, she was hit by a logging truck on fall creek road in her first year of life. For years, she has been the emblematic “avian ambassador” for TRC. “Most kids who have had an elementary school experience here in Jackson Hole know owly the great horned owl,” McCarthy says.

After just over a decade Jackson Hole Lacrosse’s legacy already runs deep
50

Scholars have claimed that Lacrosse is the oldest organized sport in North America. Originally introduced to French Canadian tribes in the 17th century, the game has grown to be emblematic of high school and college sports in the Northeast. But, it took another few centuries for the game to cross the great plains and take hold in Jackson Hole. The Jackson Hole Lacrosse Club started as a locally-grown scrappy affair. Back in the late aughts, a group of former players, mostly adult men, met up for pick-up games throughout the summer. One of them, Tyler Hardy, coached a small youth team at the community school. As word spread, Hardy began to recruit local explayers to help coach. In 2009, the Jackson Hole Lacrosse Club fielded its first co-ed team of high school players. One of the first pick-up players to come on board as a coach was George Hein, who is now the head coach for the high school boys. Hein looks back on those early years fondly. “When we were starting I would cold call teams in Utah to see if they had a JV team that wanted to play us,” Hein says.

In the past 13 years, the club has grown to include youth and high school teams for both girls and boys. Though lacrosse still hasn’t really caught on in the rest of Wyoming, it is a growing youth sport in neighboring states. The high school boys team now plays in the Idaho league, while the high school girls team plays in Montana. As the boys from the first youth teams that the club ever fielded have grown into young men, the high school team has become competitive against Idaho’s largest school districts. Max French, now

a high school senior and attacker on the lacrosse team, remembers when he was invited to the inaugural elementary team in 2011. “My first year I was playing in the Presbyterian church parking lot with like five other kids. My Mom, who is big into lacrosse, organized it,” he remembers. “It’s amazing to see how far it’s come.” The years of hard work are beginning to pay off. In 2021 French and his teammates finished first in their league division. In the quarterfinals for the state championship, Jackson Hole upset Timberline, a dominant Boise team, 8-5 to proceed to the championship game. In the ultimate match they were beaten by Mountain View High school, but the season stoked the fire for 2022. “It was this affirmation of ‘okay, we’ve arrived. We can play on this level and be competitive on this level,” Hein says.

Before the 2022 season could get underway, beloved volunteer coach, and Compass Real Estate Broker, Rad Spencer passed away in a skiing accident. Spencer is remembered by his athletes and fellow coaches as a driven coach exceptional leadership. “We’re all still coping with it and grieving,” Hein says. “It’s been a motivator and also a challenge.” In Spencer’s honor, the team is determined to leave everything out on the field during the 2022 seasons. They will pay tribute to his memory through sweat and hard work. Most importantly, they will honor him through strong teamwork and sportsmanship. “Lacrosse has taught me how to foster good relationships with people,” French says. “There are so many positions and levels of leadership, that communication is paramount.

HAPI TRAILS FOSTERS COMMUNITY THROUGH EQUINE RESCUE
Rehabilitated horses are educators and therapists to Teton Valley residents
57
In 2005, Julie Martin adopted a horse from the Animal Adoption Center in Jackson and brought H A PI TR A ILS
him back over the pass to her 10-acre property in Victor. As a long-time horse and animal lover, Martin immediately hit it off with the AAC’s founder, Vicki O’Brien, and began to work with her on the center’s newly-created horse adoption program. Less than a year later, O’Brien died in a car accident on Teton Pass. In the wake of her friend’s untimely death, Martin became the unofficial patron of lost and neglected horses in Teton Valley. People called her up for help and advice when they couldn’t take care of a horse due to poor health or finances. The horses would spend some time in Martin’s pasture while she networked among the local riding and farm communities to find them homes. In 2009, Martin picked up a very pregnant mare. She was surprised when a local rider, Jen Carter, agreed to take the animal in. She was even more surprised when Carter gave her some straight-forward unsolicited advice. “She told me ‘you need to do this for real, and we want to help,’’ Martin remembered. That year, Carter and Martin applied for and received nonprofit status for Hapi Trails, an organization dedicated to rescuing and rehabilitating horses throughout the Tetons.
In 13 years, Hapi Trails has built a solid, supportive community of both horses and people here in Teton Valley.

His intimidating size and lack adopted, but he spent many happy months in Martin’s pastures. He is one of many unique characters that have passed through Hapi Trails’ program. Though the horses don’t get ridden much, they are put to work. Hapi Trails runs educational seminars through a collaboration with Teton valley 4-H: Horses for the Horseless. Local kids come to learn how to care for and interact with the animals, and, in turn, the horses get more face time with people. On top of working as educators, Hapi Trails’ horses are mental health professionals. Both Martin and Carter are certified in equine therapy, and Hapi Trails provides counseling to clients that are looking for a hands-on approach to healing. Clients are attended to by an equine specialist like Martin, a mental health professional and the horses. The sessions are free-form. “We allow everything to happen naturally,” Martin says. “We’re not telling the person what we think the horses are doing. They’re telling us.” In 13 years, Hapi Trails has built a solid, supportive community of both horses and people here in Teton Valley. In the future, Martin hopes to hire the organization’s first employees. Most of all, she is intent on continuing to rescue neglected animals and foster connection between the valley’s equine and human denizens. After all, according to Martin, “a happy horse is part of the herd.”

Teton Valley Youth Hockey: from a frozen field to the state championship The Cutthroats hockey program fosters community and confidence for boys and girls
70
71
In a place as cold as Teton Valley, you would think ice hockey would be a time-honored tradition. In reality, the story only began in earnest two decades ago. In the early 2000s, a scrappy group roots searched for a place to revisit the winter sport of their youths. Ari Kotler, a life-long hockey lover from Massachusetts, got the idea to flood Sherman Park. “He would drag out the fire hose and lay down some ice whenever the weather permitted,” Teton Valley Foundation rink director Miranda Milligan says. “Parents would zamboni the ice with snow shovels.” Soon a few local kids got interested, and an informal youth program was formed. As more and more kids fell in love with hockey, the community did too. In 2010, Kotler raised the money to build a covered rink. Still, because the valley is more temperate than the other side of the Tetons, they rarely had more than five or six weeks of solid ice. “The kids would go to tournaments with only a few weeks of practice a year,” Milligan says. It was around this time that the Teton Basin Ice and Recreation, run by Kotler, merged with the Teton Valley Foundation, a nonprofit dedicated to events, culture and recreation in the valley. The newly-minted partnership fostered a series of successful fundraising efforts and, eventually, built a fully-chilled indoor ice rink replete with facilities.

HIGH SCHOOL CHAMPS The high school seniors who played their final year with Cutthroats youth hockey this winter were the first to go through the program from beginning to end. Unlike the youngsters following in their footsteps, they remember a time when hockey season was four weeks long and the zamboni was a snow shovel. As facilities have improved, so have the teams that skate on them. This spring, the Teton Valley

Cutthroats high school squad traveled to Sun Valley for the State Championship tournament. On Saturday, they played four games and beat two well-established teams, Boise and Coeur D’Alene. After a hard-fought match, they lost to Salmon in a 3-0 shutout. But they had a second chance on Sunday when they faced Salmon again for the championship game. The Cutthroats regrouped and came off the boards hard the next day. In the end, the score was 2-1, and the team had cemented their first ever state title. “In four years, we went from having no wins and no ice time to state champs,” Milligan says. INCLUSION ON THE ICE Unlike most youth sports teams, the Cutthroats are not divided by gender. Though only one of the players on this year’s high school team were

come to participate in clinics and compete in scrimmages. Milligan remembers one moment from the 2021 event particularly well. A coach from Sun Valley was sitting with a group of under-10 players. She told them that she had started playing hockey when she was nine, which is considered old in the youth hockey world. Out on the ice, lots of people told her that she wasn’t any good. Not only was she old to be learning how to skate, but she was a girl in a male-dominated sport. “She told them that they could take that negativity and turn it into strength and ambition,” Milligan says. “It was a good moment.” Hockey in Teton Valley is full of these moments. You can find them in the adult leagues that Milligan has found a community in. You can find them, too, in the learn to skate programs for four-year-olds. For the Cutthroats, hockey isn’t just about winning games. It’s about fostering connection and inspiring confidence.

Lucky’s Place provides love and care for animals from the Tetons and beyond
77
In 1998, Ron Ahrens retired from Bethlehem Steel in Maryland and he and his wife, Mary Anne Ahrens, moved to Thayne. They bought a 10-acre ranch and settled into a quiet, peaceful life on the range. As a life-long animal lover, Mary Anne had put in a handful of volunteer hours at animal shelters over the years. She flipped through the phone book in search of one to volunteer at, but the nearest shelter was in Jackson. Dogs and cats in Thayne and the rest of Star Valley were on their own. “There was no place to put them,” Ahrens says. “That’s when I thought, ‘we gotta do something.’” At first, Ahrens took matters into her own hands. Across Star Valley, she saw animals in need of love. Some simply wandered onto a ranch or into a farm field. The origins of this type of stay are mysterious. They may have been born among the hay bales in a nearby barn or, more likely, they slipped through the space/time continuum from another dimension. Other animals found themselves underfed and neglected after their owners had a shift in fortune — they lost a job, a home or passed away. No matter the reason, once word got around, these animals found themselves on Ahrens doorstep. Their ribs were showing and they had ticks in their fur, but when they showed up at the ranch they were fed and brushed and taken care of.

Most people are lucky enough to change one or two lives for the better during their own lifetime. Some people change many.
At one point we had almost 20 dogs and I’d say 32 cats,” Ahren remembers. “We stacked kennels on top of each other to make room.” Ahren’s received nonprofit status for Lucky’s Place Animal Shelter and Adoption Center in 2003, but it took another five years for the operation to move off of the ranch. When former board member at Jackson’s Progressive Animal Welfare Society (PAWS) Sophie Craighead visited the Ahren’s ranch, she saw a kindred spirit. Neither woman could stand to see a stray cat or dog go neglected. Craighead had deep experience with nonprofit leadership from her time with PAWS, and her insights helped Ahrens grow and expand her backyard animal shelter. With Craighead and former Lincoln County Commissioner Tammy Archibald onboard, Lucky’s Place found a shelter. In the 14 years since, the organization has grown to accommodate more and more of Star Valley’s stray pets. The shelter now employs a staff of five, has 28 dog kennels, 34 cat kennels, an isolation room for sick animals and an overflow room that Ahren’s says is “always filled with cats.” Despite the massively increased capacity, Ahrens can’t help herself from fostering animals

distress because they were overrun with puppies from the Uintah and Ouray Indian Reservation. They didn’t have any room to anyway. Twelve of them came back to her ranch and another 6 went home with one of her employees. Lucky’s Place has become part of a network of animal shelters across the U.S. that work together to accommodate as many animals as possible. Through a program called “Dog is my Copilot,” Ahrens is able to unload the shelter’s overflowing population of cats to shelters that have room for them. Cats have been flown to Salt Lake City, Spokane and Seattle. Ahren’s “pet project” has grown into a highly effective nonprofit, but she is not one to rest on her laurels. As long as there are stray cats and dogs in the world, she will work to find them homes. “We just want to keep going, get more people involved and raise enough money to pay our employees and vet bills,” she says. “This place is here because of people that have love for these animals.” If you would like to explore stories about the animals at Lucky’s Place, foster a new pet or donate to the cause, you can get started at www.Luckys.Place

Star Valley’s exceptional wrestling program teaches students to ‘do hard things’
As the final match of the 2022 Wyoming State Wrestling Championships drew closer, two teams battled neck-and-neck for the title. While Star Valley High School had gained an early lead, Douglas High School was quickly closing the gap. Next up was the 182 pound weight class. Star Valley senior Zac Patterson had gone undefeated all season. He was raised on wrestling, and years of hard work had begun to pay off. “As soon as I could walk, I was wrestling,” he says. “I’ve been in the Star Valley program for 15 years.”
