As we move into the winter season here in Jackson Hole, we are reflecting on what an unprecedented year this has been on so many levels. After a record breaking first quarter 2020 from a real estate standpoint, we anticipated a successful and peaceful 2020 for our community. And then, of course, the world was quickly tuned up-side-down by the global pandemic. Nobody could have anticipated what the future would hold for the world at large and for our valley. After a pause in the market in March and April, while uncertainly reigned, the local real estate market began to gain momentum and it just didn’t stop. By the end of the third quarter 2020, the Jackson Hole real estate market closed over $1.5B of residential transactions, more than the entire year of 2019. No one could have predicted this incredible surge in the market. But why? While the pandemic has had countless down sides and disrupted life for nearly everyone on the globe, it has given a new meaning to a familiar word: Home Home, for many, has suddenly become a place to tighten family bonds and allow time to give back to those you love and love you. Why Wyoming Tax Benefits Are Attracting Buyers from around the Country Wyoming has long been renown for its stunning beauty. From the regal Grand Tetons to the wonders of Yellowstone National Park to the magnificence of the Big Horn Mountains, the state’s natural grandeur and biodiversity are second to none. That rugged charm has attracted homebuyers of every variety and from around the world. There are plenty of reasons to own a home in Wyoming: Two national parks, three ski resorts, twenty-five historic landmarks, countless art galleries and restaurants, unique Western heritage and some of the most philanthropic communities in the country. Today, discerning buyers, investors and businesses are finding another reason to call Wyoming home, and it’s one that affects their pocketbooks. Wyoming’s tax code is among the most beneficial in the country. A study this year by the Tax Foundation ranked Wyoming as the most tax-friendly state in the nation, as have reports from MoneyRates.com and Bloomberg Wealth Management. Last year Kiplinger awarded the Equality State the second-best tax destination for retirees, behind only Alaska. It’s not hard to see why Wyoming consistently scores at the top of the country. There is no

individual or corporate state income tax, no state capital gains tax, no tax on trust income, no state gift tax, no estate or inheritance tax, and no intangible tax. The state sales tax is tied for the eighth lowest in the nation, and property taxes as a percentage of home value are the seventh lowest. Wyoming also boasts strong privacy and trustfriendly laws. Here, individuals and families can shield real estate from federal estate taxes for up to 1,000 years through dynasty trusts, which can be established to benefit family members or other beneficiaries. Wyoming is one only a few states that permits single family private family trust companies (PFTCs) to act as trustee for a trust or group of trusts. This structure creates privacy and facilitates family involvement in the decisionmaking process, allows for control over the investment asset mix, trustee succession and, importantly, is a tool by which the younger generation can be educated about valued family assets.

the BLOCKCHAIN FRONTIER As currencies evolve with modern technology, Wyoming has emerged as a frontier for digital assets.

Wyoming’s rugged mountains and sprawling plains have long been considered the Last of the Old West. The state’s reputation is one proudly embraced—a badge of pride steeped in tradition. It is displayed in bold lettering on signs adorned atop weather-worn ranch gates: “This Is Cattle Country.” That heritage lives on, and boldly so. But this pioneer country is fast evolving into a new kind of frontier, one that takes shape in cyberspace rather than wide open spaces. Driven by forwardleaning lawmaking, Wyoming has stepped to the vanguard of digital assets—modern currencies like Bitcoin that are creating new financial markets and rapidly changing how business is conducted. Over the past three legislative sessions, the Wyoming Legislature passed 20 laws to better define digital assets. Policymakers have then wired those securities into existing commercial laws to provide protections to investors. As a result, the Cowboy State is the only state to offer a comprehensive legal framework and clarity around these exciting new financial instruments. This year, state authorities are expected to establish a chancery court, which will be among the first nationally, to provide further legal precedent. Last month the Wyoming Banking Divisions issued the first charter for a crypto-bank, marking the country’s first approval of a new type of bank charter in more than 40 years. A state known more for T-bones than technology may at first glance seem like an unlikely incubator for one of the world’s most innovative emerging markets. But Wyoming’s advantageous tax policies, which have long attracted discerning investors, make it a logical destination for cryptocurrency. Wyoming tax codes are well known. Residents pay no state

income or capital gains tax, no gift or estate tax, no tax on out-of-state retirement income, and no tax on mineral ownership or intangibles. It is not hard to see why Wyoming topped the Tax Foundation’s list of most tax-friendly states in the nation. Less known are Wyoming’s strong privacy and creditor protection policies. Private trust records are not public, which means details regarding trust assets remain private. Records are automatically sealed in the event of judicial proceedings.

THIRD 2020 QUARTER

The real estate market is booming in the Tetons. By the end of the third quarter of 2020, from January through September, the Jackson Hole real estate market closed over $1.5 billion of residential transactions, more than the entire year in 2019. In July, Jackson Hole Real Estate Associate’s 2020 Mid-Year Market Report showed a steep uptick in pending transactions for single family homes and luxury listings. Many speculated that the trend was due to pent up demand after the market stagnated during the earliest days of the COVID-19 pandemic’s arrival in the United States. However, the trend only became more pronounced in Q3, suggesting that it may represent a more fundamental, and potentially persistent, change in the Teton area real estate market. Reports from moving companies like Hire a Helper have indicated that some Americans are choosing to leave large cities in favor of smaller cities and towns. Although the data is mostly anecdotal at this point, even a small group of emigrating city-dwellers could help explain the increasingly competitive housing market in the valley. The overall average sales price jumped 62% from the end of Q3 in 2019 to $2.8 million in 2020. In the single-family-home category, the average sales price rocketed to $3.6 million, pushed up by an explosion

in the Luxury Segment of the market (listings trading at the $3 million mark and higher). This market segment saw a 137% increase in the number of sales and a 175% increase in dollar volume. 2020 is on track to be a record-breaking year for Teton County real estate. Active listings in Q3 2020 are down 43% from 2019, while pending listings are up a staggering 96%. As the pandemic continues to limit the way in which Americans can gather, recreate and relax, more and more people are discovering the benefits of living in a town surrounded by a vast network of pristine public lands. It is clear from the 2020 Q3 report that demand for property in the Tetons is still increasing and shows no sign of letting up. S N OWS H OE IN G Hiking and sightseeing doesn’t have to be limited to the summer months. Snowshoes allow a world of possibility to tour the parks via foot and offer a great alternative to skiing. Similar to walking on sand or running on a beach, snowshoeing can also be a great work out depending on conditions and snow depth. You can rent snowshoes and pretty much any outfitter and head up to the top of Teton Pass for a non-guided experience as you traverse the many different ridges and roads. Or, search through a myriad of guided or experiences in Grand Teton and Yellowstone National Park for a curated trip.

Capturing the expansive landscape and wildlife is a favorite pastime of locals, and visitors alike. HOT SPRINGS After a 22-year hiatus, Astoria Hot Springs has reopened, and is experiencing overwhelming love from the community. Safe levels of minerals were determined after a full, year round testing completed by the Trust for Public Land; meaning that no chlorine or chemicals will need to be added to the pools (with the exception of the kids’ pool). Water is pumped directly from the natural springs on the banks of the Snake River, keeping temperature in the adult areas around its natural warmth of 102104 degrees, and cooling slightly for the family and kids’ pools to around 94 degrees. There is a secondary filtration system to treat the water prior to it being recirculated back into the Snake. More than just a geothermal area, Astoria is a true testament to the beauty and possibility of open space. With 95 acres of open space along the banks of the Snake River, the park is considered critical habitat to almost 100 avian

What to expect on

OPENING DAY AT JACKSON HOLE, TARGHEE AND SNOW KING

If you’re a meteorologist, you know that La Ninã climate patterns are caused by colder-than-average ocean surface temperatures in the equatorial pacific. But for the rest of us here in Jackson Hole, a La Ninã year usually means one thing: deep powder. When the NOAA issued a La Ninã advisory in September, town was buzzing with the news. Although climactic forces are too complicated for the cycle to be an outright guarantee of good snow, the last two La Ninã winters brought with them frosty temperatures and above-average precipitation. The La Ninã cycle wasn’t the only good news this fall. After the COVID-19 pandemic forced local resorts to stop lifts early in the spring of 2020, business and community leaders immediately began to strategize about how to keep local slopes open for the 2020/2021 season. As a result, Grand Targhee Resort, Snow King Mountain Resort and Jackson Hole Mountain Resort have all released innovative plans to keep visitors safe while they enjoy one of the world’s most coveted alpine destinations.

General manager of Targhee Mountain Resort, Geordie Gillett, summed up local sentiment at the end of his presentation during the Jackson Hole Chamber of Commerce’s winter preview webinar. “Hopefully lots of days like this,” he said, pointing to a picture of two skiers screaming through waste-deep powder in an open glade. Grand Targhee Resort will be the first of local resorts to open this winter on November 20, the Friday before Thanksgiving. Jackson Hole Mountain Resort will follow on Thanksgiving Day and Snow King will open on December 5. All of the resorts have implemented policies and practices in keeping with local government guidelines and advice from public health experts in order to protect their guests and employees against infectious disease. During last week’s webinar, JHMR chief brand officer Tyler Lamotte stressed the importance of visitors and staff working diligently to adhere to hygienic and protective practices.

JACKSO N H OLE, WYOMIN G “Our goal is to stay open and operating all season long,” he said. “It’s really going to take your vigilance, compliance and working together as a community to be able to do that.” Advanced reservations will not be required at any of the resorts for day passes, but they will be encouraged at all. At JacksonHole.com, visitors can access a calendar that ticks down the number of remaining tickets any time the available passes fall below 300. Ikon passholders that want to visit JHMR will be required to register in advance, but season pass holders will not.

JHMR president Mary Kate Buckley. “We are adopting the best practices and direction from the National Ski Areas Association, the CDC, Wyoming Department of Health, Teton County Health Department and St. John’s Health.” There won’t be any specific policies against sharing lift, tram or gondola rides at any of the resorts, but Targhee will eliminate the singles line in an effort to encourage visitors to group with their pods. Even so, Snow King might be your best bet if you are hoping to ride solo.

All three resorts will require visitors to wear face coverings at all times while indoors or in lift lines. Social distancing requirements will also be encouraged through signage and staff will be dedicated to the frequent sanitation of shared spaces.

“Snow King is a great place to space out on the hill,” said Snow King Mountain Resort general manager Ryan Stanley. “We don’t have to deal with some of the problems that other places do due to the fact that they are a little bit more popular,” he added with a touch of dry wit.

This winter’s music schedule will be considerably slimmer with events like Jackson’s Rendezvous Festival postponed for another season. But, some events that lend themselves to effective distancing will go on. JHMR will once again host Kings and Queens of Corbets from February 16 to 21 as well as the local’s favorite spring race: the Karen Oatey Pole, Pedal, Paddle. Snow King will once again invite sled heads to town for the annual hill climb on March 25 to 28. It’s no secret that this winter will be different from any past season for Teton area resorts, but less time spent in the lodge and more time spent on the slopes is hardly a sacrifice for snow lovers. In the grand scheme of things, skiing and riding in the Tetons may turn out to be one of the best and safest ways to spend a weekend this winter.
