WE LCO ME

Welcome

Who is Compass? The story behind the tech-centric real estate brokerage that’s sweeping the nation (and now Jackson Hole).

Robert Reffkin grew up the child of a hardworking single mother. A tireless entrepreneur, she spent most of her career as a real estate agent. She tried to instill an entrepreneurial spirit in Reffkin, too. “When she would put me to bed at night she would rub my head and say, ‘Robert know that you can be anything you want in this world. So go to bed and have big dreams.’” Reffkin told Compass employees during a speech.

COM PASS X JAC KSO N HO L E

In 2012, Reffkin founded Compass with tech mogul Ori Allon, who had previously sold two companies to Google and Twitter respectively. The idea for the company was deceptively simple: create better technological tools for real estate agents so that they can spend less time pouring over market reports and more time with their clients. It was an idea based on the tribulations that Reffkin had seen his mother undergo as a real estate agent.

“We’re building the operating system for real estate,” Reffkin said. “We’re working across every part of the Compass team to elevate the most personal parts of the real estate process and build technology to streamline everything else.” Almost a decade later, Compass is now the largest independent real estate brokerage in the country. Its innovative blend of proprietary technologies has attracted the best real estate agents from Manhattan to Denver to San Francisco. As of 2021, the agents of Jackson Hole Real Estate Associates (now Compass Real Estate Associates) have joined the ranks. But, we are more than a fast-growing brokerage. We are a company that is dedicated to a singular mission. A mission that inspired Jackson Hole Real Estate’s former owners to pass the reins on to new leadership.

Our Mission is to help everyone find their place in the world.

SUPERIOR TECHNOLO GY As a silicon valley entrepreneur, Ori Allon gained a reputation for creating technological tools that provided exceptional solutions to common problems. According to Fast Company, code from Allon’s former company, Orion, “is now part of Google’s core search algorithm.” Allon took his solutions based approach, as well as a team of coders and machine learning experts, and applied it to Real Estate. “Across the real estate value chain–buyers, sellers, agents, developers, renters, et cetera–everyone is making decisions that have enormous financial ramifications, and the big secret is that no one is confident in making those decisions,” Allon told Fast Company. “We are bringing the science to what has for too long been only an art.” Now Compass operates a proprietary platform that allows stakeholders to make data-based real estate decisions. But, you don’t have to be a coder to understand Compass’ analytics. We have developed separate mobile applications, one for prospective home buyers and one for agents. The apps are intuitive and userfriendly. We also offer a collaborative platform that allows sellers to collaborate with agents on marketing strategy.

COM PASS X JAC KSO N HO L E

UNPAR ALLELED SELLER SUPPORT Compass may have been founded on an ideal of technological innovation, but our support for home buyers extends far beyond analytics. Buyers that choose to list with Compass have access to the best financial support and marketing networks in the industry. Through Compass Concierge, sellers receive funding for home improvements with zero up-front costs and zero interest. These loans allow sellers to update their homes with renovations that have a proven return-on-investment. The funds are paid back upon closing. 55% of concierge listings sell within 60 days versus the 33% average for MLS listings.

6

Bridge Loans are another way in which we empower clients to find their dream home. The program connects sellers with the funds to purchase a new home before they close a deal on their former residence. To make the transition as seamless as list with us. Last, but not least, sellers with Compass have access to the most exclusive real estate marketing networks in the world. Among these is Morgan Stanley Reserve, a network of Morgan Stanley clients that have, on average, $2 million invested with the bank. Our network is both exclusive and global.

Compass may have a network that extends from coast to coast, but, individually, our agents are invested in the communities they serve. At the end of the day, Compass’ technological tools and financial resources allow our agents to better serve their clients and share in our

The meteoric rise in housing prices in Teton County in 2021 has had a devastating effect for many in the community experiencing housing insecurity. Concerned about the rapidly changing character of Jackson Hole and the ability for essential employees to afford stable, secure housing, Teton County’s real estate community is stepping up to help. Inspired by Devon Viehman, with full support of the Teton Board of Realtors, the Community Housing Fund was launched to make it easy for every agent and seller, at every transaction, to dedicate a portion of their proceeds to the development of new affordable housing opportunities for the workforce. Backcountry in the Park

Backcountry skiing in the park requires good fitness and a knowledge of avalanche safety protocols. But, despite the intimidating profile of the range’s highest peaks, the Tetons’ contain terrain for every level of skier. Common routes like “25 short,” “Maverick” and “Wimpy’s Ridge” dump you out onto wide open snow fields, while a maze of couloirs and cliffs await skiers that venture into Avalanche Canyon or Garnett Canyon. For Compass associate broker David Vandenberg, there’s nothing better than “super deep days backcountry skiing in GTNP.” When he’s not working, chances are he’s taking advantage of the 300,000 acre natural playground in his backyard.

Fat Biking In 2018, Outside magazine called Jackson Hole “Fat Biking Heaven.” For those that prefer to stick out the winter on two wheels, there is no better place. The Cache creek trail system features a network of groomed trails and packed single-track, all accessible from downtown Jackson. For those looking for a longer adventure, the Granite Hot Springs road is a perfect getaway. The road, which is groomed (not plowed) during the winter, snakes into the heart of the Gros Ventre mountains. At the end, a scenic view from a steaming tub awaits.

E XPLO RE WINTE R

Grand Teton National Park is most famous for its scenic summertime vistas, wildlife and crystal clear alpine lakes. In the winter, the park receives a fraction of the attention and the road is only plowed a few miles past the entrance in Moose. But, for the persistent (and experienced) adventurer, winter in Grand Teton is synonymous with some of the best backcountry skiing in the world.

R Park Fun Jackson Hole has a reputation among extreme athletes for it’s formidable and unforgiving recreation opportunities. But this is just a sliver of what the Tetons have to offer. Miles of snowshoe, fat bike and hiking trails await the easy-going adventurer. For family fun, there is no better place than Rendezvous Park, a 40acre public green space that is owned and maintained by the Jackson Hole Land Trust. The park lies along the banks of the snake river and features sledding hills, hiking trails and public art installations. “When I’m not skiing in the backcountry or at the Jackson Hole Mountain resort, I like to take my kids to R Park,” said Compass associate broker Betsy Bingle. “It allows us the freedom to walk for hours, explore on our snowshoes and sled all winter long!”

“Skinning the King”

14

It’s no secret that Jackson Hole is home to an inordinate amount of fitness fanatics. For many, Snow King provides a convenient pre or post workday workout fix. In the winter, you can purchase an “Uphill Pass,” which entitles you to as many self-propelled trips up and down the mountain as you would like. Skiers can choose to follow the skintrack, a circuitous route with moderate incline, or to brave the bootpack, a series of steep steps that climb straight up the mountain, to the summit. Either way it’s hard to beat “the King” for a spectacular workout and an incredible view from the top. Compass sales associate Breezy Mulligan starts her winter work days early with a lap up and down the mountain.“I start in the dark and get to watch the sunrise over our cute little town,” she said.

15

Backcountry in the National Forest These monolithic limestone peaks hold incredible snow and are seldom visited during the winter.

“The dogs love to get their turns in as well!” she told us. Of course, some skiers are looking to get deep into the backcountry, away from the crowds and tracked-out slopes. In terms of solitude, the Gros Ventre mountains south of Jackson can’t be beat.

“The bond you share with your partner, the educational process in perpetuity, and the joy it brings all combine for a fulfilling experience that keeps you coming back for more” Compass broker Rad Spencer explained.

However you like to enjoy the backcountry, the most important part of the equation is the people you ski with. Lifelong friends are made through this sport. You get to experience a stunning winter ecosystem, bond over an insanely fun way to recreate, and you have to trust each other with your lives.

Disclaimer: Do not attempt backcountry adventures if you are not qualified to do so. There are plenty of guides that would be happy to assist you on this adventure.

E XPLO RE WINTE R

The incredible backcountry terrain doesn’t end at the Grand Teton Boundary. Some of the best powder and most legendary ski runs lie in the patchwork of forest service land that surrounds Jackson Hole. Teton Pass provides a low-commitment option for quick runs with great snow. You start by driving above 8,000 feet, so it’s a good bet for early-season conditions. Local Compass broker and yogi Meghan Bell Lori likes to bring her canine friends along for the ride.

The Community Safety Network

The Tetons are undoubtedly one of the most beautiful places on planet earth. Many people have driven through the valley on a road trip only to find themselves still here a decade later. In such an aesthetic place with such a friendly community, it’s sometimes hard to imagine anyone experiencing abuse. Unfortunately, intimate partner violence can happen anywhere, to anyone. “I can’t tell you how often I tell friends and family what I do and they say, ‘Oh. That’s a problem in Jackson?” director of education and prevention at the Community Safety Network (CSN) Adrian Croke told a group of valley denizens during a recent education session. “Of course it’s a problem. It’s a problem everywhere. But I do believe we have the power to change that.”

A hardworking team of volunteers provides resources, support and empathy to victims of intimate partner violence.

Croke is one of many community members that devote their time and energy to creating a better future for victims of domestic abuse (more accurately referred to as intimate partner violence or IPV), sexual assault and stalking. The Community Safety Network is just one such local resource. Teton County Victim Services, the JH Community Counseling Center and the Department of Family Services each do their part as well. “This is a community with lots of resources,” Croke said. “So often, what we are doing is just connecting folks with resources that they don’t know are here.” According to the National Network to End Domestic Violence, 33.9% of women in Wyoming and 30.5% of men in Wyoming are subject to physical violence, sexual violence, and/or stalking from an intimate partner in their lifetimes. Last year, the organization conducted a 24-hour survey of domestic violence aid programs in

What’s new in ‘22? Local resorts are stepping it up this ski season

Last year’s ski season was undoubtedly dampened by the pandemic, but Teton area ski resorts are ready to make up for it this year. While keeping a close watch on COVID-19 news and public health orders, all three resorts have invested in new infrastructure to make this winter an unforgettable experience. So far, the weather looks like it will cooperate wholeheartedly. This summer, The National Oceanic and Atmospheric Administration announced that the La Nina weather pattern is likely to return for the second winter in a row. In Wyoming, this means more snow and colder temperatures (powder!). Ski.com listed both Grand Targhee and Jackson Hole under its list of “17 Resorts that Historically see Above Average Snowfall During a La Nina Winter.” Get your skis tuned and your outfit picked out. Opening day is right around the corner.

Why Wyoming Tax Benefits Are Attracting Buyers from around the Country Wyoming has long been renown for its stunning beauty. From the regal Grand Tetons to the wonders of Yellowstone National Park to the magnificence of the Big Horn Mountains, the state’s natural grandeur and biodiversity are second to none. That rugged charm has attracted homebuyers of every variety and from around the world. There are plenty of reasons to own a home in Wyoming: Two national parks, three ski resorts, twenty-five historic landmarks, countless art galleries and restaurants, unique Western heritage and some of the most philanthropic communities in the country. Today, discerning buyers, investors and businesses are finding another reason to call Wyoming home, and it’s one that affects their pocketbooks. Wyoming’s tax code is among the most beneficial in the country. A study this year by the Tax Foundation ranked Wyoming as the most tax-friendly state in the nation, as have reports from MoneyRates.com and Bloomberg Wealth Management. Last year Kiplinger awarded the Equality State the second-best tax destination for retirees, behind only Alaska. It’s not hard to see why Wyoming consistently scores at the top of the country. There is no individual or corporate state income tax, no state capital gains tax, no tax on trust

income, no state gift tax, no estate or inheritance tax, and no intangible tax. The state sales tax is tied for the eighth lowest in the nation, and property taxes as a percentage of home value are the seventh lowest. Wyoming also boasts strong privacy and trust-friendly laws. Here, individuals and families can shield real estate from federal estate taxes for up to 1,000 years through dynasty trusts, which can be established to benefit family members or other beneficiaries. Wyoming is one only a few states that permits single family private family trust companies (PFTCs) to act as trustee for a trust or group of trusts. This structure creates privacy and facilitates family involvement in the decision-making process, allows for control over the investment asset mix, trustee succession and, importantly, is a tool by which the younger generation can be educated about valued family assets.
