A Stellar Season Of Sales Awaits...

We want to wish everyone a very warm welcome everyone back to our wonderful John’s Island Club. We hope that you’ve had a wonderful summer filled with family, friends, fun, and travel and are looking forward to the exciting season ahead. To that end, the Major Golf, Racquets and Mallets calendars have been published and there are plenty of great events this season to get excited about. There is also a new Island Pickleball League being organized that is sure to bring out all of the pickle players and enthusiasts.

On the real estate front, Q3 was a bit busier that usual, with Q3 sales ahead of where they were at the same point last year - indicating continued strong demand for our exceptional community. Additionally our average price per square foot of $1,294 is at a high, well above our local peers. Speaking of real estate numbers, we did a deep dive into how the values of John’s Island have performed over time compared to peers. We looked at the three other gated club communities on the barrier island in 32963 and analyzed values from pre-Covid in 2019 to Q3 of 2024 ...and what we found should excite fellow JI property owners.

John’s Island saw a staggering price appreciation of over 220% for single family homes and 202% for condominiums. This is compared to a nationwide average of 162%, according to the National Association of Realtors data. John’s Island has the highest average sale price compared to our local peer communities, which is an incredible 25% higher than the next closest. We also have realized the highest absolute property sale price

of our peer communities at $22± million versus a high of $8.4 million from the next closest community. All of this has been acheived in our gates without these properties being advertised on the MLS.

There are many reasons one could point to for this price appreciation - including our amazing Club, amenities, and our incomparable membership - but what is unique and seems to be a leading driver, is that John’s Island Real Estate is located within the gates of the community. Our agents live on site and we are 100% focused on only representing clients and properties within John’s Island. All other peer groups, who did not perform as strongly as JIRE participate in the MLS, do not have agents who all reside inside the gates, and do not have the 250± combined years of experience that our team has.

As we are dedicated to only John’s Island, our firm has historically been involved in 95% of the transactions on our sunny isle. Coupled with our proven sales process, this has allowed our owners to achieve significant price appreciation compared to our local peer country club communities and much better than the national average.

Each quarter, we’ll dive into key findings - and more importantly, what they mean. Numbers aren’t just stats; they’re our compass, guiding us in how we serve our clients best. They help us adapt to changes in the market so we can always offer top-notch service with the most in-depth information and anticipate needs to optimize results.

Real estate in John’s Island is poised for another strong year with sales totaling $308,528,400 through Q3 of 2024. This represents an increase from $285,455,693 during the same period last year. The average sales price has also risen, reaching $4,570,047 in 2024 compared to $4,240,155 in 2023.

There was a slight increase in listed properties within the community with 1.74% of JI currently for sale as compared to 1.66% in 2023. All of this points to the continued strength of real estate in John’s Island and the demand for the world-class lifestyle that our Club provides.

Throughout the year buyers have continued to show a willingness to pay premium prices for property that is newer construction or recently updated properties crafted with current style in mind, while older homes in need of renovations tend to spend more time on the market and sell at a discount.

The number of sales across most property categories has remained rather consistent between 2023 and 2024, with the exception of 11 fewer condominium sales this year. We attribute this decline to a reduction in condo inventory rather than a shift in buyer tastes or preferences.

The local real estate market outside the gates has slowed with increased inventory, longer days on market and lower sale-tolist pricing. John’s Island’s market remains robust, even with record high average sale prices and near historic low levels of inventory.

• ELECTION PROJECTIONS

Based on extensive experience through many election cycles, we’ve seen how our market typically reacts. It tends to cause activity to slow as buyers and sellers cautiously await and evaluate the outcome, with the market usually picking back up again after the inauguration.

The 50-basis point rate cut was a welcome sign for homebuyers and seemed to spur additional activity in JI during a normally slow September. Buyers and sellers anxiously await the next move from the Fed in November, that could further spawn activity in our market.

ONCE UPON A PICKLEBALL

The sport was invented in 1965 by three fathers—Joel Pritchard, Bill Bell, and Barney McCallum—in Washington State. Designed as a game to entertain their kids, the goal was to have it be accessible to all ages and skill levels. The game quickly spread from local families to schools, and eventually worldwide. Florida, with its year-round warm weather, became a hotspot for the sport.

The quirky name? Legend has it that Pritchard’s dog, Pickles, would chase after stray balls during games, but another account suggests it was named after the term “pickle boat,” a crew team’s last and most hodgepodge group of rowers.

STAY AND PLAY

February, March and April are our peak periods for Temporary Members who are visiting to experience life in John’s Island prior to joining the community. Temporary Members typically book their stay 6-8 months in advance to ensure their visit goes as smoothly as possible.
