‘GROW YOUR OWN SUBURB’ W93 CONCEPT ‘Grow Your Own Suburb’ is a celebration of British suburban life with every aspect of the design configured to promote a thriving community. Shared, walled gardens overlooked by balconies and terraces are envisaged as the core of the community; a space where people might enjoy to sit out, exercise, kids can play or people will simply go to and from their homes. We propose a leafy suburb, comprising highly flexible, 2-3 storey courtyard houses, laid out around a network of shared gardens and intimately scaled tree lined pedestrian streets and mews. At the heart of the scheme, pedestrian streets leading from courtyard garden communities form narrow pedestrian mews, lined by 1-2 storey houses, which open out into a little public square – an ideal place for a corner shop, chippy, cafe or new business start up. TOWARDS A FLEXIBLE HOUSING TYPOLOGY ‘Grow Your Own Suburb’ welcomes growth and change as part of its development with every house having the potential to adapt to the changing needs of the rental market and community who live there. As a family grows, a working from home business takes off, children leave home, come home to stay after university, or an elderly relative becomes more dependent, the courtyard house can be easily and cheaply extended or divided, thus allowing residents to live in the same neighborhood for longer and encouraging a thriving community. Reflecting the larger community structure on a more intimate scale the courtyard house typology is designed with living accommodation arranged around a private courtyard garden and terraces. This allows light to penetrate the interior and enables maximum flexibility. With the external walls already in place the courtyard typology with its walled garden can be easily and cheaply extended with the addition of prefabricated timber frame structure and panelling and hay bale insulation. In the same way the courtyard acts as a buffer and light-well so that if required in the future the house can be cheaply and quickly divided into a smaller, selfcontained house with one bed flat or studio. COST The typical courtyard house units are repeated across the site, with this in mind we anticipate they can be built cheaply and easily at a cost of between £1300 and 18000 per square meter. The terraces and balconies provide variation and interest cheaply by offering a chance for residents to add personal features such as pot plants and outdoor furniture, which also helps to instil a sense of ownership in rented accommodation. MIX AND NUMBERS It is envisaged that each garden community will have a mixture of house sizes. The figures below are an indication based on the initial site plan, and current market structure. However as every house type has the potential to grow or change it is anticipated that this mix will change as the market and requirement of residents change over time. Total number of units achieved: 250 houses 67 x 1 bed houses (26%) (option to extend to 2-3 bed) 88 x 2 bed houses (35%) (option to extend to 3 bed or 1 bed +studio flat) 40 x 3 bed (16%) (option to divide into 2 bed +1 bed studio) 40 x 4 bed (16%) (option to extend to 5 bed) 15 x 5 bed (6%) (option to extend to 6 bed)
