HOW DOES A LISTING QUALIFY?
To include your listing in the Exceptional Homes by John L. Scott® luxury program, the following minimum list price must be met for each geographic area:
• $2,000,000 - King County (WA) (excluding South King County), Bainbridge Island (WA)
• $1,000,000 - All other counties that John L. Scott serves
In addition to the price, the home must possess characteristics or attributes that reflect the luxury home market.
If a listing does not meet the minimum price for it to qualify as an Exceptional Home, there is a waiver process available to request an exception. Please submit all waivers at www.exceptionalhomeswaiver.com.
The above pricing requirements also determine if a listing meets the minimum requirements to be eligible for the exposure, tools, and resources available through Luxury Portfolio International.

LEVERAGING YOUR NETWORK
All brokers that have an Exceptional Homes listing may use the Exceptional Homes logo and brand to promote the property,, regardless of whether you have earned your Certified Luxury Home Specialist designation. Below are several tools & resources you can utilize for your luxury listings.
Listing Presentation
Exceptional Homes by John L. Scott offers an exclusive listing presentation for luxury listing consultations. Choose from a variety of formats and packaging options such as a printed copy in a branded Unibind cover, a digital flip book on the Issuu platform, or incorporate the presentation content into your Cloud CMA by updating the theme. You can also incorporate supplemental listing sheets from Luxury Portfolio International for additional information on the benefits of the network to your clients. The additional materials can be found through LuxeXchange or by emailing luxurymarketing@johnlscott.com.
Property Signs
All Exceptional Homes listings may use the Exceptional Homes property signs. SignPros is our preferred vendor in the Puget Sound area and orders can be placed online at www.signpros.net. For use of another vendor or vendor recommendations outside of the SignPros network, please contact luxurymarketing@johnlscott.com.
Marketing Materials
All qualifying luxury listings have access to exclusive Exceptional Homes marketing materials to enhance the promotion of the property. Several options are available to choose from including customizable templates from Bear Printing or in Canva, as well as exclusive designs and listing packages that can be ordered through the Luxury Marketing team. Luxury Portfolio Web Syndication
All Exceptional Homes listings are automatically included on LuxuryPortfolio.com and then syndicated to additional luxury websites, including Mansion Global, Wall Street Journal, Juwai, and more. The full syndication process takes a minimum of 2 business days following the day the listing is made active. Advertising + PR
All Exceptional Homes listings have exclusive access to advertising opportunities both locally and through Luxury Portfolio International. Luxury Portfolio ads can be purchased on LuxeXchange or contact luxurymarketing@johnlscott.com to order local ads or with any questions. PR opportunities can be explored for distinctive luxury listings at the discretion of the luxury marketing team.

Attend marketing consultation using the Exceptional Homes listing presentation
2-3 business days from list date: Send marketing materials to printer (additional time may be needed for Bear Printing)
1-2 weeks before list date:
Order signs from Sign Pros or from your preferred sign vendor

Professional photoshoot (to ensure photos arrive in time for marketing materials)

Ensure that listing is live on Luxury Portfolio and partner syndications
