welcome in this role! Congratulation ! You’ve just been hired as our new concierge and we’d like to welcome you officially to Gratosoglio. Our neighbourhood is on the verge of an overhaul and you are one of the very key elements. You are are the important change that is going to be implemented into Gratosoglio. We’ll work side by side and together as a combined force, the inhabitants, you and we will turn Gratosoglio into a blooming neighbourhood.

So get your suitcases ready and move into your new home. A new challenge awaits you.

2. How to know the inhabitants of your building?

The first step you’re going to have to take is getting to know the inhabitants. They’re not only the people you have to look out for but also your clients and your actual neighbours. This means that there will be an important and possible complicated relationship that has to be treated with the utmost mutual respect.

We think a formal introduction with drinks and food to the building is the best way to make you known to every of the inhabitants. In the following years you will tie strong links with your neighbours. You’re going to be a trust-person and a spokesman for all these people so it is very important to keep an honest and healthy relation with everyone.

3. What you have to do

As we mentioned already you are going to be a key part for the transformation of Gratosoglio. This implicates that your tasks are very important. As concierge you are going to have several tasks. The first being the one of a classical concierge: 1. knowledge and respect of the building’s rules: You’re responsible for the maintenance of the building. This goes for taking care of the mail and handling minor complaints of handyman jobs as far as the management of the companies that are in charge of the cleaning of the building

2. Listening of inhabitants’ complaints and requests People can turn to you when they are in need. This can vary from minor issues to actual serious life changing concerns. We know that the neighbourhood is characterized by loads of people that live on the edge of their financial capabilities. Some people especially foreigners that are not yet accustomed to the Italian Administration might need a person to contact in order to open up about their problems. It is much easier for anyone to open up about your problems to someone you can actually trust then to an anonymous administration.

3. managment of common spaces: You’ll be responsible for the organization and management of the newly created common spaces. This goes for overlooking the maintenance of these spaces as the management of the booking schedule.

4. Organization of common events, like dinners, reunions of inhabitants. Being present for any kind of help that should be provided to people that need extra care and have special needs (mentally and physically disable people, elderly people living alone, evicted families, etc.) 3. Manage of the work of the cleaning cooperative (inside and outside the building).

4. What you don’t have to do

This manual is designed to provide you with the necessary guidelines that come along with this job. However there are also boundaries that are absolutely prohibited to be overstepped.

Here are some of the undesirable actions:

1. In no shape or form should any kind of power abuse be tolerated from the concierge towards to tenants. 2. The concierge does not have the right and power to evict anyone from their home.

3.

Any kind of discrimination towards one single person, family or group of people shall be tolerated.

4. Withholding money, destined for the

management of common spaces, for private use is strictly forbidden.

In the case of violation of any of the above mentioned terms, the concierge will be suspended. Afterwards, each case should be treated individually and undergo the necessary investigations until a committee will come to a conclusion concerning the future of the concierge in question.

5. Which tools can you use? There are some tools we put to your disposal.

First of all this manual is the first toolkit that helps you to get through the job. Respect the guidelines and there shall not be any major incidents.

Secondly, we’re going to give a a limited amount of funds that should be used for the management of the common spaces.

Thirdly, we’ll provide you with another manual which contains basic and relevant translations from foreign languages into Italian.

lastly, we will provide you with this calender to help you in organizing the events related to the building

6. In case of need contact... In the case of an emergency or any kind of clarification you shouldn’t hesitate and contact the cooperative right away. This goes for any emergency concerning the administrative concerns or social problems. In the case of health emergency, medical aid should be of course be the first contacted. In case of a crime being committed, the police should be contacted in the first place and a check up call for the cooperation is expected to inform about the ongoing situation.
