Construction Director Mic Mac, Tuca Construcciones. Employer: J Blas Treviño blas@tuca.mx One of the most expected hospitality projects for 2022-23, Four Seasons Tamarindo is located in the middle of the Melaque rainforest reserve. The design of the top firms L+L and Taller de Arquitectura is reflected in the uniqueness of the exposed sandcolored concrete and natural wooden elements. Main contractors Tuca Construcciones and Mic Mac are in charge of civil and wooden structure construction. The construction of the main building, 70% of cabin units, Family & Pools, and Beach Bar and Grill areas, together with the restoration and rehab of 10 houses, were the responsibility of both firms under the management of Franser and Paralelo19.

NVDS studio info@nuevedos.mx www.nuevedos.mx For more than 15 years an abandoned construction was located in one of the most exclusive districts of Queretaro. After considering the burden of sunk costs and soaring caprates, the owners decided to develop a high-end residence on the site. The design follows the typical Mexican architecture canon of “Bajío style” on a post-modern basis. A special clay and orange-colored finish was applied mostly all over the house as a unifying element; the aim was to diffuse the distinction between the interior and exterior by strategically allocating courtyards around the house.

Design and Construction development NVDS studio info@nuevedos.mx www.nuevedos.mx The project responds to Balhuer sanitization company’s need to transform a house into an office complex. The intervention was done with the working ambiance for employees as a high priority; thus, the design involved natural light, ventilation, and views as the main aim. The preexisting Japanese-style garden became one of the key elements of the project, where most leisure, relaxing, and socialization activities will take place.

Roma Norte district’s 100 years old building was restored, and an adjacent vertical housing building was added. Maximum FAR and landmark restrictions over the preexisting building framework total of 11 departments; 2 in the preexisting construction and 9 in the new one. The development implied a challenge from conception to execution. Fortunately, the project was a striking success that ensured a 20% ROE.

The client required an elegant, original, and contemporary building designed in New York, in Atizapan, a residential district under development. The result was an articulated house of minimalist shapes. Underground floors shelter an exhibition parking hall, whereas the ground floor is a semi-public space with meeting and leisure halls. The upper levels contain rooms and a rooftop for meetings and social events.

Mexico City’s population represents 17% nationwide, produces 20% of total GDP, and gathers in less than 0.5% of the territory. This is one of the increasing numbers of centralized cities in LATAM, the fastest urbanizing region globally. Such cities have severe environmental and social problems, which create insufficient mobility, housing inaccessibility, and unemployment.

Mexico City centralization can be found through Reforma, Insurgentes, and Periferico Poniente avenues. This project is delivering a plan to compensate for such asymmetry. We will intervene in the southern area of the city, considering economic growth potential, urban connectivity, and community identity.

Mexico City’s decentralization is a vital interest from academia and local government; the “*Plan de Ordenamiento Urbano” official document* states the need to develop new activity centers inside Mexico City. Distrito Sur is the name of the zone surrounding the University Tecnológico de Monterrey and Azteca Stadium. It is one of the districts intended to be activated in the upcoming years. Leveraging on the common interest of private investors, government, and academia to activate this urban spot, MIT delivers a PP proposal for a TOD with a mixed-use program developed in consecutive stages. The government can leverage equity on land value or the addition of FAR levels for the developer. The project is still under review by the local government. It is expected to be beneficial to the candidacy for Azteca Stadium as the main stadium for the 2026 FIFA World Cup.

Project Mentor:Dennis Frenchman dennisf@mit.edu Oxfam numbers are striking; over the last 30 years, social stratification has been steadily growing, and the effect is emphasized in developing countries. The affordable housing problem is nowadays a primary concern for more than 150 million inhabitants of Latin America and over 600 million around the globe. According to the Worldbank, technology development and improvement of resources allocation would make LATAM twice as wealthy as today; it is a duty to mitigate this social gap. Today, LATAM is considered the fastesturbanizing region globally, and most of its social, ecologic, and real estate problems will be concerned with this trend. Indeed, regarding BBVA, more urbanization means more digitalization; a new market is silently emerging among those at a social disadvantage. For this, creating prefab housing to be assembled on-site and making the module itself collateral for microcredits helps reduce costs and extend the market scope. This will help close the gap for people in need of better quality affordable housing.

Offices face the affluent avenue of Coyoacan, whereas housing is located on the silent secondary street. Structural considerations on the top cantilever are notorious; therefore, the outriggers of the building respond to it; through different design considerations, the structure results are iconic for the project.

The proposal for a residence in the growing city of Querétaro follows clear design guidelines: leaving open-air parking spots aside from the house and 3 meters of free land in the frontal facade. The design was inspired by the lessons of privacy and silence of architect Luis Barragan; thus, the garden becomes the heart of the project. A solid house with a private secret garden will make this a unique place to inhabit.

CULTURAL PROJECT 2 CENTRO CONTRACULTURAL 7,397m2 Mexico City, 2013 Academic Individual Project ITESM Professor Raúl Nieto Located in the Atlanta neighborhood of Mexico City, this project aims to reactivate a belittled industrial zone by turning it into an arts center. The zone is unique; urban tribes in the name of rock and punk gather in the historical Chopo Museum and help define the area’s anti-system identity. Moreover, the district is expected to develop in the incoming years; these projects are intended to perform as gravitational centers for anti-system arts. For its landmark conditions, the intervention seeks to expose the natural beauty of the building by taking out paint and moisture from its original finishes, thus naturally revealing the iron structure.

Thousands of visitors come every year to enjoy the experience of such a delicatessen, and the client wanted to seize the benefits of such a hyping market. For this, we were required to develop a boutique hotel. A Mediterranean vibe and closedprivate patios are the underlines of the project design under the inspiration of the winery culture.

Concept execution and development Professional project with DCPP and Abraham Cruzvillegas: Employer: Pablo Pérez Palacios pablo@perezpalacios.mx

The artist Abraham Cruvillegas invited Pablo Pérez Palacios to design an intervention for the ecological reserve in UNAM. Based on a complex artistic background on self-construction and popular art, Cruzvillegas required Perez Palacios to deliver a project inspired by the natural conditions of the site, specifically trash that is disrupting the reserve. Agreeing with this, Palacios added up the beauty of the natural site to be considered for the design process, thus restoring an abandoned and unconcluded volcanic stone wall with both natural rock and trash. In the artist’s words, “this wall is a remanence of the past, the present, and the reserve’s future.”
