PROJECT MANAGEMENT UPDATE Welcome back! April snow brings May flowers...wait, that doesn’t sound right. If you have been keeping up with the construction updates you will be happy to know that the frost laws were relieved the first week of April and construction has resumed its normal activities and is moving full steam ahead....”weather permitted” of course. Over the past month, the Benson building continues to keep its course and the 3rd and 4th floor finishes are starting to take shape. Even with the south end stairwell still under construction, the trade contractors have been able to perform their work up until that point. The footings for the Kresge addition are complete and the slab-on-grade has been poured revealing the building’s new footprint. Once the concrete has passed a compression test, the metal stud framing and structural steel will follow closely behind creating the building’s exterior skeleton. The McMullen Wellness Center has also made giant strides by comparison to previous months. By mid-May, the foundations for the building will be completed and underground utilities will be brought into the building. As always, the staff, residents and visitors have been a pleasure to work around and we thank you for your patience with all of the noise and disruption that construction commonly presents. Stay tuned as we turn the corner into warmer weather and we hope that you enjoy all the action! Matt Wintjes, Assistant Project Manager MattW@elzinga-volkers.com

KRESGE EXPANSION & RENOVATIONS | UP NEXT

This month we will be construcing the load bearing walls and installing the sheeting on the outside. These walls will be temporarily supported until the roof framing is complete. The plumbers, electricians and mechanical trades will all soon be inside completing their various projects. Fun Fact: There are 277 plumbing, electrical and mechanical penetrations through the concrete floor.

BENSON OFFICE BUILDING | UP NEXT

We are currently performing finishes on the third and fourth floors; ceiling grid, painting and floor prep all on the north end of the building. The stair tower masonry is complete and brickwork will start next week. With the masonry done, we are now framing and installing drywall on the south end of the project on all four floors. Over the next four weeks, we will be installing the exterior brick on the south end of the project. We will also continue the finishes on all four floors, along with installing the new windows on the first and second floors. Flooring install will start the middle of May followed by final inspections and turn over at the beginning of June.

MCMULLEN WELLNESS CENTER | UP NEXT

Now that Mother Nature appears to be playing nice again, we will focus on installing the footings and foundation walls. There are hundreds of yards of concrete to be placed this month. The shape of the new McMullen Wellness Center will soon be visible! Fun Fact: It will be 230 feet around the walking track. That means it will take 23 laps to walk a full mile!

TEAM SPOTLIGHT Who’s Who On Site

Wilbur Plumbing is the “go to” plumbing company for UMRC. Because of this, they know the existing plumbing system like no other. They have worked long and hard on all three projects to keep up with the pace. We look forward to working with John and his crew for many months.
