members understood the design, specifications and installation techniques communicated in the construction documents. We discussed topics such as the size of aggregate in the concrete mix, the placement of reinforcing steel and the temperature restrictions on pouring concrete. At several points throughout the project, meetings like this will be held to ensure high quality and adherence to the project’s design.

Executive Summary Making the Grade
It’s been another great week of weather and progress on the HFA expansion site. Crews continue to concentrate on two main areas: the building pad and the underground utilities. At the building pad, crews from DN Higgins are performing a task called final grading. Through this process, the elevation of the ground, or grade, is raised or lowered to a specified elevation. The soil is also placed so it is compacted to a specific PSI, or Pounds per Square Inch. This process ensures a solid base for the building’s concrete foundation. As we publish this newsletter, the building pad has reached its final elevation and compaction, making way for the concrete crews. The installation of underground utilities also continues on the site. Crews are working hard to
reroute and install new water, sanitary and storm piping. Another exciting event from this week is the installation of a new primary electrical service to the existing Towsley Village building. This will provide a secondary means of power to the building and allow us to construct the HFA addition without the risk of inadvertently cutting power to the residents in Towsley Village. It is also important to point out that if at any time there was an accidental loss of power to the Towsley building, an emergency generator would automatically kick in to keep residents safe and comfortable. All of the work on-site is performed with the utmost care and coordination with the UMRC staff. We would like to thank all UMRC staff and residents for their cooperation so far on the project! - John Parker, Project Manager jparker@elzinga-volkers.com

Safety Spotlight The interruption of electrical services is a very serious procedure both from the perspective of worker safety and resident comfort. The electrical work to be performed this week has been planned closely with UMRC staff, Chelsea Light and Power and our electrical contractor, Allied Electric. All of the individuals working on the electrical systems are highly trained and certified to perform this work. Constant conversation with UMRC staff will ensure that

residents are safe and comfortable throughout the process.

Two Week Look Ahead
We are optimistic that the fall weather will continue its sunny, warm streak so we can charge ahead on the underground utilities and foundation work. A base of gravel will be laid on the new perimeter road along the west, feeding the extended south parking. This will double as a construction laydown area before asphalt is spread in the spring. As the gravel layer is laid, the utility crews will continue to run the underground storm and sanitary sewer lines as well as the main electrical feeds around the perimeter of what will be the new building. We welcome Moretti Foundation Co. to site early next week to begin pouring the trench foundations. Moretti expects to have around six large concrete trucks to the site each day they pour! Shortly after the foundations start, a crew from BMC Masonry will lay a single layer of block on the newly poured foundation. This will act as a pour stop for the concrete slab perimeter. For now, you’ll see dirt, utility lines and concrete developing on-site, but stay tuned in the next couple months as your building continues to take shape!
