While this could affect our schedule, it is more important that we wait for conditions to be right so that the final product is of the highest quality. We have targeted a few days in the next two weeks when we think we will have our chance to complete this work.

Executive Summary Taking Shape

The snows of December and early January have ushered in a new phase of construction. After our crews worked for almost two weeks clearing snow from the building foundation, they started assembling walls and roof trusses on-site. In just over two weeks, the framing crews from Chelsea Lumber have assembled three quarters of the wall panels, started the installation of wall sheathing and installed the first of many roof trusses. The building is really starting to take shape now.

With the new walls in place, one can really start to envision these spaces being used by new UMRC residents. Safety Spotlight A clean jobsite is a safe jobsite. With the major snow and extreme cold we experienced on the project site over the last few weeks, Elzinga & Volkers spent a substantial amount of time making sure that the site was free of snow, ice and debris as the wall framing started. Another advantage of the panelized wall system we are using on the building addition is that our jobsite remains much cleaner. If you can imagine all the cutting that would take place if the walls were built on-site and all the small scraps that would be lying around, the panelized walls have significantly reduced this mess.

Two Week Look Ahead

With our fingers crossed, we will have a few consecutive fair-weather days for Creative Cement to pour the final floor slab in Quadrant 1. Once this slab is poured, Chelsea Lumber will set the remaining pre-fabricated wall panels. Elzinga & Volkers Steel Shop will arrive on-site in the upcoming weeks to install the structural steel beams and columns. The installation of these steel members will allow Chelsea Lumber to install all of their roof trusses. Crews from Chelsea Lumber will also install a fiber board and house wrap to start making the walls weather-tight. Currently, Chelsea Lumber continues to set roof trusses that sit on the already-erected wall panels. The roof truss sequence will follow the same counterclockwise pattern as the wall panels, starting in Quadrant 4.
