he annual members meeting for the Association will be an important event this year, as five homeowners will be elected to take office effective January 1, 2013. Additionally, owners will be ratifying the 2013 budget. Beginning in November, please be on the lookout for mail that will include an agenda, the 2013 budget and an election ballot. Tallying of the votes will begin at 3 pm and the main agenda items will start approximately around 6 pm. For further information on the candidates running for the Board, login to mysomersett.com and visit the “Meet the Candidates” page under the SOA tab. Ballots must be returned in the envelope included in the mailing via mail by November 14 or in person by 1 pm on November 15.


Holiday Food Drive

Through Saturday, November 17 Benefiting the Food Bank of Northern Nevada Give the gift of food to those in need this holiday season with the Club’s annual Holiday Food Drive. Non-perishable food items including peanut butter, macaroni and cheese, canned fruits and vegetables, spaghetti sauce, dry cereal, rice, pasta, cereal and canned items that serve as a meal, such as soups and stews, are welcome. Please leave donations for the Food Bank at the concierge desk.

Toy and clothing drive benefiting the Boys & Girls Club Pick your angel beginning Saturday, November 17 Drop off all gifts by Friday, December 7 Our Stock the Tree event is a wonderful way to make the season brighter for a needy child in our community. It’s easy to participate and your generosity will make such a difference. Stop by the Club to pick out an angel from the tree, purchase a gift that is age and gender appropriate, and bring it to the Club by December 7. If you choose to wrap the gift, please attach the angel to the front so we can ensure it arrives in the correct hands. On Saturday, December 8, the Club will deliver all gifts to the Boys & Girls Club.

After parking in the Ridgefield Trail parking lot, continue to the driving range podium and meet the attendant for range ball bags and shuttle transport to the community tee. The attendant will check with you every 15 minutes for transport back to the Ridgefield Trail parking lot.

Kids’ Corner Hours & Programming

Kids’ Corner will only accept children 2 to 6 years of age. All children must be registered by the parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at mysomersett.com.•Parents with children who are not bathroom independent must remain on the Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or during a special Club function.•For the morning time slots, parents may sign their child up for either 8:30–10:30 am or 10:30 am–12:30 pm Monday through Friday and either 8–10 am or 10 am–12 pm on Saturday. Evening slot is from 5:30–7:30 pm, Monday through Thursday.•The room operates on a 6 to 1 ratio, with a maximum of 12 kids allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Each Saturday at 12 pm, reservations will be opened for the upcoming week.•All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void and the spot will be opened to a child on the wait list.•No-shows will result in a $10 fee per child due to the Club. Cancellations must be received by 8 am on the day of the reservation.

Then we’ll head back to the Club to make a crafty collage displaying all of our special findings. Weather permitting.

Kids’ Club is a FREE club for children ages 7–10! All Kids’ Club members receive a membership card and a quarterly newsletter filled with interactive games, trivia and birthday wishes. Bring your new Kids’ Club membership card to events and get a hole punch for attending. Get ten punches for a special gift certificate! Please Check In Remember to present your membership card at the concierge desk each time you use the facility. Even though the staff may know you by sight, your card must be scanned into the system for tracking, accounting and planning purposes. If you have not had your membership card made, please bring your Nevada driver’s license for identification and we will print one. If you’ve lost your card, we will gladly replace it for $5. RSVP Policy Please remember to RSVP for programs by the deadline listed so we can ensure that enough supplies and staff are available. All event fees are due at time of reservation. Cancellations must be made 48 hours before an event to receive a refund. No refunds will be given for no-shows. Unless noted, all events are for residents only. If residents choose to bring a guest, event and guest fees apply. Late Pick-Up Fee The Club will charge a late pick-up fee for any child not picked up within 15 minutes of a program’s end time, including Kids Corner. Following the 15-minute grace period, a $5 fee will be charged for every 10 minutes your child remains with us. Guest Fees: $10 adult; $8 junior Members are allowed to bring up to six guests at one time for a maximum of ten visits per guest. Members must accompany guests at all times. Alcohol Policy Alcoholic beverages may be purchased from the Club. Members and their guests are not allowed to bring their own alcoholic beverages onto the premises, including the pool area and Canyon Nine. No alcoholic beverages will be sold or served to any person not permitted to purchase the same under the laws of the state of Nevada or be sold for off-premises consumption. The Club reserves the right, in its sole and absolute discretion, to refuse service to any member or guest who appears to be intoxicated. Inclement Weather The Club at Town Center may operate on limited hours due to inclement weather. We will do everything we can to open by 8 am and remain open until 6 pm. Assessment Reminder

Assessments are due on the first of each month and are past due if not paid by the last business day of the month. A late fee of $25 will be posted to accounts not paid by the last business day of the month. Accounts 60 days past due will lose clubhouse and/or Canyon Nine privileges. Accounts 90 days past due will be sent to collections.

October Board Meeting Recap

Holiday decorations may be installed up to 10 days before a holiday, and must be taken down within 10 days after the holiday, with the exception of the December Holidays. December decorations may be installed at Thanksgiving and must be removed by January 31.

Compliance Information

The Board of Directors met Thursday, October 11. Please note several key items discussed. • 2013 Reserve Study Update: 2013 Reserve Study Update: Browning Reserve Group completed a financial update for each of the 3 reserve studies of the association. The Board accepted these updated studies at their meeting and may now be found online at www.rmiconnect.com/ somersett. • 2013 Annual Budget: The Board approved the 2013 Budget which goes to homeowner ratification at the November 15 Annual Meeting. To view the Budget, login to mysomersett.com and visit the “News and Documents” page under the SOA tab. Based on the approved budget, assessments are set to decrease in all three cost centers (General Common, Club at Town Center, and Private Streets/Gates).

To report a non-compliance, please email or call Sean Stapleton at sstapleton@mysomersett.com or 787-4500 ext 322. Please note that while we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing at which time they could be suspended from the Club and assessed fines. Once fines reach $500, a lien could be placed on the property. At this time the Association has a policy not to enter a property, unless it is bank owned, and then only to repair front yard landscaping.

Friendly Reminder for Rental Properties

We are notifying all homeowners about meetings of the Executive Board of Directors per NRS 116.31083.2, “not less than 10 days before the date of a meeting of the Executive Board.” Following are the scheduled meetings for 2012, including the annual membership meeting and budget ratification. All board meetings will be held at The Loft in Town Square, 7665 Town Square Way, Suite 201. Any changes to the meeting dates will be updated in the Somersett Living newsletter as well as online. Executive sessions, AGC and CSC meetings are not open to residents other than those on the agenda.

If you rent your property to tenants and have assigned them clubhouse access, please make sure to contact the Association when leases are renewed. You may email or fax the updated leases to soa@mysomersett. com or 787-4511, and we will update the database so your tenants have no delays in accessing the Club. If you have any questions, please contact Melissa or Sean.

Political Signs

Political signs are defined as signs that express support for or opposition to a candidate, political party or a ballot question in any federal, state or local election or any election of an association. A homeowner may not display a sign larger than 24” x 36” or more than one political sign for each candidate, political party or ballot question. Political signs shall be removed within 10 days following the actual election date.

A

n independent study conducted by IBOPE Zogby International revealed that homeowners are satisfied with their homeowner’s associations. This is the fourth time in seven years that residents have expressed their heavy support of their community associations. More than 62 million Americans live in an estimated 315,000 association-governed communities, and the research confirms that most committee members, board members and professional managers are doing a good job for the various associations they serve. The survey results are encouraging, considering many people these days look upon institutions negatively. That doesn’t appear to be the case for those living in neighborhoods with community associations. Of those surveyed, 24 percent cite neighborhood attractiveness and maintained property values as positive reasons for residing in these areas. Here in Somersett and Sierra Canyon, we employ a management company that inspects the community for violations of the governing documents. The enforcement of these documents has a direct result on

your neighborhood’s attractiveness, which assists in maintaining your property’s value. An active community is an important ingredient to a successful homeowner’s association.
