2013 State of the Community Dear Owners,
J
anuary 2013 kicked off the start to a homeowner-controlled Board for the Association. Ray Lee, Tony Fakonas, Curtis Chan, Danielle Kirby and David Hughes were elected with a full list of action items on their plate. So we all hit the ground running!
The Association started the year with 2,422 assessment paying units, ending with 2,478. We have approximately 6,000 residents in the community, and 40% are under the age of 18. Our unique owner emails over the course of the year increased from 1,147 to 1,732 for event and programming related communications and from 745 to 1,065 for electronic Association communications in lieu of hard copy mailings. Additionally, Somersett has five active builders as well as several custom home sites being built throughout the community. With each new home, the Association continues to grow! Along with the new Board came new committees and owners volunteering their time to each. The Association thanks each and every member who served on Budget & Finance, Strategic Planning, Communications, Community Standards and Election Oversight. Each committee was tasked with various projects, objectives and goals designed to continue the improvement of our community and the operations of the Association. Finance has successfully implemented a contract review and bid process, Strategic and Communications rolled out a comprehensive survey to owners, Community Standards has worked to ensure consistencies throughout all areas of the community, and Elections conducted the second homeowner-controlled Board election. Each committee now provides a report at the Board meetings as necessary to keep owners informed of their tasks and progresses. The Strategic Planning survey was a major task for the Association with 515 responses out of a distribution of 1,950 homeowners in June. Sierra Canyon had a 25% response rate and the rest of Somersett had a 27% response rate. The top areas for amenity improvement were aquatic, cardio fitness, trail system and safety/security. Multiple committees are examining these areas so that short and long term plans can be considered and implemented. Owners are reminded to submit the amenity request form if they have any ideas for further improvements to the Association. We are pleased to have Somersett Owners Association nominated for Northern Nevada Outstanding Master Association of the Year through the Community Association Institute’s Nevada Chapter. The years ahead offer endless possibilities for the Association through the hard work and insight of the staff, owners, committee members, and of course, the Board. Now it’s time to tackle 2014 with new Board member Chris Huff, the conclusion of a CC&R vote, the preparation and vote on a new agreement with the country club, and a final product on the strategic plan. It’s so easy to say “It’s Great to be Home” when thinking of Somersett!

2013 State of the Club What a great year 2013 has been for The Club at Town Center!
T
he Club was proud to promote Blake Lederman to sports director this year after being with Somersett for 3 years. He made it his mission to grow the sports and fitness department, and the results were astounding! The department continues to see exponential growth in its programs, such as tabata boot camp, youth basketball and tennis programs, just to name a few. Blake has been able to adapt the department to the growing needs of the community by adding new and unique classes to the schedule, as well as more golf events, and will continue that trend into 2014. When Washoe County changed its school schedule, the activities department modified its camp schedule to meet the demands for childcare throughout the school year—and what a success! Each camp week has seen more children than in years prior and the addition of our before school program has also been a great triumph. Community events continued to be popular, evidenced by our turnout at Music on the Green and our Touch-A-Truck Fall Festival. From weddings to pool parties, the rentals department planned over 75 events in 2013. The Cabana modified its pool menu to accommodate the desires of our poolside residents, which proved to be the place to be on our hot summer days. Jeanette, our private events director, also welcomed Hunter Metz into her family this September! From everyone here at the Club, we thank you for an amazing 2013 and look forward to what 2014 has in store for us all!

ALL Somersett Resident Events & Specials! Pinochle Club Mondays | 1:30–3:30 pm Pinochle, anyone? Somersett’s pinochle club is welcoming new or advanced players ready to play three or four-handed pinochle. This is a casual drop-in game at the Club on Monday afternoons. Mah Jongg
Tuesdays and Thursdays | 1:30–5 pm Mah Jongg is a challenging tile game that originated in China, and we’re playing it at the Club with the National Mah Jongg League rules and 2014 play card. Join us on Tuesdays and Thursdays to play or just watch, and feel free to bring a snack and non-alcoholic beverage.

Play Championship Golf at the Somersett Country Club Course January and February tee times: Tuesday through Sunday starting at 11 am* All Somersett residents are welcome to play the championship country club course twice per year. Each resident may book a foursome of players at $40 per player during the off season through March. This price includes green fee, driving range usage and golf cart. We take tee times for residents three days in advance at 7871800 ext 2. Men, please remember our simple dress code of no denim, collared golf shirts and caps worn forward at all times. For our female golfers, we request no denim, spaghetti-strapped tops, bare midriffs or short shorts. Proper footwear such as golf shoes or tennis shoes is required. *All times are weather dependent. For those interested in playing bocce, please note there is a grooming rake/brush located on the outside wall of the golf shop. Bocce balls and scoreboards may be checked out from the golf shop staff during operating hours.
Community Driving Range Hours Jan. & Feb.: Tuesday–Sunday from 10 am–4 pm Range balls: $5/large; $3/small All Somersett residents are encouraged to use the driving range at the country club. Residents may access the putting green and chipping/pitching area in addition to the driving range for an allinclusive price of $15.
Winter/Snow Season We kindly ask that you refrain from winter activities on both of our golf courses during the winter season. We do not allow tubing, tobogganing, sledding, saucering, skiing, snowboarding or any other winter activity on either course during winter months. Damage caused by these activities becomes apparent in the spring and playing conditions are greatly sacrificed. Thank you in advance for your cooperation.

Have you joined our kids’ membership programs? If not, don’t forget to fill out or update the registration forms for Kids’ Corner, ages 2–6, Kids’ Club, ages 7–10, and the Tween Scene, ages 11–15. Then you can begin receiving information on upcoming events, activities, fun trivia and more. There is no initiation fee and no monthly fee. Joining is easy – just fill out the form according to your age group and return it to the Club. Kids’ Corner Policy Reminders
Kids’ Corner will only accept children two to six years of age. All children must be registered by the parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at mysomersett. com. • Parents with children who are not bathroom independent must remain on Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or during a special Club function. • For the morning time slots, parents may sign their child up for either 8:30–10:30 am or 10:30 am–12:30 pm Monday through Friday and either 8–10 am or 10 am–12 pm on Saturday. Evening slot is from 5:30–7:30 pm, Monday through Thursday. • The room operates on a six to one ratio, with a maximum of 16 children allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Reservations may be made online at mysomersett.com seven days in advance. • All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void and the spot will be opened to a child on the wait list. • No-shows will result in a $10 fee per child due to the Club. Cancellations must be received by 8 am on the day of the reservation.
Kids’ Club is a FREE club for children ages 7–10! All Kids’ Club members receive a membership card and a quarterly newsletter filled with interactive games, trivia and birthday wishes. Bring your new Kids’ Club membership card to events and get a hole punch for attending. Get ten punches for a special gift certificate! Late Pick-Up Fee The Club will charge a late pick-up fee for any child not picked up within 15 minutes of a program’s end time, including Kids’ Corner. Following the 15-minute grace period, a $5 fee will be charged for every 10 minutes your child remains with us. Guest Fees: $10 adult; $8 junior Members are allowed to bring up to six guests at one time for a maximum of ten visits per guest. Members must accompany guests at all times. Alcohol Policy Alcoholic beverages may be purchased from the Club. Members and their guests are not allowed to bring their own alcoholic beverages onto the premises, including the pool area and Canyon Nine. No alcoholic beverages will be sold or served to any person not permitted to purchase the same under the laws of the state of Nevada or be sold for off-premises consumption. The Club reserves the right, in its sole and absolute discretion, to refuse service to any member or guest who appears to be intoxicated.

Winter Adult Spa
The winter spa will open on Friday, November 1 for use within the hours of 8 am to 8 pm, and 8 am to 7 pm on Sundays. Usage is strictly for adults only; no one under the age of 18 will be allowed on the pool deck. Please check in at the concierge desk to use the spa. WINTER SPA RULES 1. The winter spa adjacent to the play pool is for adults (18+) only. 2. Extended exposure to hot water or vapors may be detrimental to the health of elderly persons and persons with heart conditions, diabetes or high or low blood pressure. 3. People with skin, ear, genital or other body infections, open sores or wounds should not use the hot tub because of the possibility of spreading infection. 4. Patrons must not allow water in their mouths as this can cause infection and illness. 5. The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness. 6. Horse playing, splashing and swimming are not permitted in the spa.
sierra canyon A Year of Change for Sierra Canyon!
W
here has the time gone? It seems that 2013 came and went in a flash, and how wonderful to note with a smile that we enjoyed another successful year! A large number of landscape renovation projects were completed, bringing much-needed upgrades to several different areas of Sierra Canyon. After a number of challenges, our pool deck was installed and looks great. The success of these projects gives us momentum for 2014—a year that will mark significant additional change in our community. The most important change coming in 2014 will be the transition from a developer-controlled to a homeowner-controlled board of directors. We will also be working toward the Lodge vestibule installation, continued landscape renovation projects, the addition of several new committees working on important projects for the community, community website projects and new carpet installation within the Aspen Lodge. This year will also include a lowering of your monthly assessments from $81 to $78 per month! Another piece of good financial news is that the reserve study for Sierra Canyon is over 100% funded for future replacement of assets. Sierra Canyon had very few foreclosures in 2013 and the economy seems to be improving heading into 2014, which is a positive sign. Dave Suhr, our computer guru, has worked tirelessly to upgrade the office network at the Lodge and will be implementing the original package for our community website, allowing for easier management and use by residents. As we begin another new year, we hope you feel confident that your board of directors, staff and committee members are all working tirelessly to keep our community running smoothly. The staff and I are looking forward to the coming year and will once again work to make sure our goals are not only met but that they improve the continued success of the community.

Somersett is a Dark Skies Community You may not be aware that the lighting on your property violates AGC Guideline requirements and the Planned Unit Development (PUD) for Somersett. Somersett is considered a dark sky community, and as such, no up-lighting is allowed in our neighborhoods. Lighting levels should be soft, unobtrusive and limited to effect dark skies. Lighting should be directed downward or shielded, and should not spill over to any adjacent properties or be so bright that it could be considered a nuisance. Please be aware that up lighting in your landscaping or otherwise is not allowed in Somersett and that you may be subject to violation proceedings and suspension of club privileges if it is present on your property.
Assessment Reminder Assessments are due on the first of each month and are past due if not paid by the last business day of the month. A late fee of $25 will be posted to accounts not paid by the last business day of the month. Accounts 60 days past due will lose clubhouse and/or Canyon Nine privileges. Accounts 90 days past due will be sent to collections.
Gate Codes Homeowners living behind gates within the community, excluding the Village and Vue, are reminded to change their gate codes annually to limit unwanted traffic. Utility and mail companies have all been assigned vendor codes for gates throughout the community. These vendors include UPS, FedEx, Truckee Meadows, NV Energy and Waste Management. If you have another vendor doing specific work on your property, you may give them your gate code or you may contact the Association to set up a separate gate code.

Public streets are maintained by the City of Reno. For more information on the street plowing priority listing or to report street conditions, visit www.reno.gov or call Reno Direct at 775-334-4636. Somersett Parkway, Evening Rock Trail, Del Webb Parkway and Somersett Ridge Parkway are all classified as Priority 1 streets.
PRIVATE Street Snow Plowing Private streets maintained by the Association are plowed according to the Board policy of three inches of snow accumulation. For more information on private street plowing, please call 775-624-9152. During inclement weather, the gates may be placed in a hold open status for snowplow access. Please note the private streets located in the Village and Vue are maintained by the sub-association managed by Associa Sierra North. Contact 775-626-7333 for plowing questions and concerns for the Village and Vue.
Sidewalk Snow Plowing Homeowners are responsible for maintaining the sidewalks adjacent to their property. The Association will plow the common area pathways/sidewalks along the three major parkways (Somersett, Del Webb and Somersett Ridge) if there is still snow on the walkways within 48 hours after the end of snowfall.
Compliance Information To report a non-compliance, please email or call Sean Stapleton at sstapleton@mysomersett.com or 787-4500 ext 322. Please note that while we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing at which time they could be suspended from the Club and assessed fines. Once fines reach $500, a lien could be placed on the property. At this time the Association has a policy not to enter a property, unless it is bank owned, and then only to repair front yard landscaping.
