Tips from the Country Club Professionals STUART SMITH – PGA DIRECTOR OF GOLF Q. What is a chip shot? A. A chip shot is a low flying shot that carries less in the air, then rolls out to the target. There are many times on the C9 when this shot is more beneficial than a pitch shot. Consider a chip shot when the distance from your ball to the front edge of the green is less than the front edge of the green to the target. The club of choice for this shot should be a lesser lofted club than your pitching wedge, such as a 6, 7, 8 iron. The stroke mechanics are similar to that of a putt with just a few minor alterations in the set up. 1) With your club of choice (6,7,8), take hold of the same length that you would normally hold your putter. 2) The hold of the club is more in your hands and less in the fingers. The grip of the club will run through the lifeline of both hands. This is much different than a full swing hold. 3) Eyes over the ball – the above hold of the club makes this easy. 4) Keep your weight forward and hands positioned ahead to create a forward shaft lean. 5) Stroke is “equal back/equal through,” catching the ball on the downward part of the stroke. Remember – positive energy through the ball and towards the target. Good luck! If you need help, all country club professionals are eager to help you with your game. Schedule your private lesson or clinic today. Remember, the golf shop is fully stocked and we welcome you to visit us for all of your golf needs. Even better, we typically beat local Golf Headquarters and online pricing.

Transfer on Death Deeds –
PLANNING FOR THE FUTURE We shape our dwellings, and afterwards our dwellings shape us. —SIR WINSTON CHURCHILL When one is fortunate enough to own a home or other real property, estate planning offers various alternatives for the transfer of real property ownership to beneficiaries. Before death, a property owner has the option of naming joint tenants on the title for the purpose of avoiding probate. However, such transfer during the owner’s lifetime, creates a present property interest in the joint tenant, which eliminates sole control of the property by the grantor, and may lead to circumstances that override the original intent of the grantor for transfer at his or her death. Property transfer through a Last Will and Testament to a named beneficiary, or beneficiaries, requires the Will to be validated by a court probate proceeding, which process can be expensive and time consuming, depending on the complexities of the estate. Often times, property owners create a revocable or irrevocable trust into which the real property is transferred, and beneficiaries of the property are named. This vehicle allows for avoidance of probate, if all proper steps are taken to fund the trust before the death of the grantor, but there are associated expenses for the creation and maintenance of a trust that may not be desirable. Nevada is one of a growing number of states that has adopted legislation allowing for the use of Transfer On Death Deeds as an alternative to joint tenancy, and transfer of property by will or trust. The owner of real property executes the deed that names a beneficiary, or beneficiaries, at the owner’s death. The deed does not transfer ownership until the owner’s death, the owner retains full ownership and control of the property, the deed is revocable and beneficiaries may be changed during the owner’s lifetime, and, the deed does not trigger a taxable event. The law requires that the deed must be recorded, and there are specific actions that must be taken by the beneficiary at the time of the grantor’s death, in order to complete the transfer process. Although a Transfer On Death Deed may not be an appropriate means of estate planning in all situations, contemplation of its use and discussion with a qualified professional will help you navigate your options.

Association Information The SOA is professionally managed by FirstService Residential. Onsite office is located at The Club at Town Center. Customer Care: 775-624-9152 Assessment mailing address: PO Box 54089 Los Angeles, CA 90054-0089 Account information: nevada.fsrconnect.com/somersett OFFICE HOURS Monday through Friday: 8 am–5 pm Closed Friday, July 4
Assessment Reminder Assessments are due on the first of each month and are past due if not paid by 5 pm on the 30th of the month. A late fee of $25 will be posted to accounts not paid by the last business day of the month. Accounts 60 days past due will lose clubhouse and/or Canyon Nine privileges. Accounts 75 days past due will be sent to collections.
Assessment Payments Submitted Online (via Paylease) Did you know you can pay your monthly assessments online from the FirstService Residential website? Please be aware that payments submitted online go through a third party payment processing company called Paylease. Payments submitted through Paylease will, and typically do, take up to three business days to be credited to your assessment account. Please keep this information in mind for last minute assessment payments as payments received after the 30th are subject to a $25 late fee. Paylease does charge a fee for its service, and you can pay a larger fee to have the payment posted within one business day. If you would like information on automatic payments that are processed free of charge, please contact the association and request a ‘surepay’ application. You may also submit payments to the SOA office, via check or money order only.
Gate Codes Homeowners living behind gates within the community, excluding the Village and Vue, are reminded to change their gate codes annually to limit unwanted traffic. Utility and mail companies have all been assigned vendor codes for gates throughout the community. These vendors include UPS, FedEx, Truckee Meadows, NV Energy and Waste Management. If you have another vendor doing specific work on your property, you may give them your gate code or you may contact the Association to set up a separate gate code.
Compliance Information To report a non-compliance, please email or call Sean Stapleton at sstapleton@mysomersett.com or 787-4500 ext 322. Please note that while we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing at which time they could be suspended from the Club and assessed fines. Once fines reach $500, a lien could be placed on the property. At this time the Association has a policy not to enter a property, unless it is bank owned, and then only to repair front yard landscaping. 20
Landscaping for Summer
At this point in the season, your irrigation system should be running and the landscaping on your property in full bloom. If you have a fire pit, please take special care to trim any nearby shrubs or tree branches before putting the fire pit into use. If you have not turned on your irrigation system, please do so as soon as possible to prevent further damage to the landscaping on your property. With this dry summer, attention will be needed for weeds in the community earlier than in previous years. The Association will routinely inspect for landscaping compliance within the standards of the community but if you have any concerns regarding a property, please feel free to contact the Association. Be aware that if violation proceedings have already been started on a property, the Association cannot share any information regarding that violation. It is considered confidential under Nevada Law. For any new home purchases, the CC&Rs require that rear yard landscaping be installed within six months of your purchase date. Written approval must be granted by the Association for your rear yard landscaping plan prior to installation.

SIERRA Summer Projects Galore! CANYON
T
his year, we have a number of projects either underway or in the works. Landscape and Lodge maintenance projects are in full swing and our community is looking great thanks to the extra effort. The Groundskeeper has been working double time to complete a long laundry list of landscape items by the end of summer. Hopefully as you walk around the community, you will notice the improvements, which include the reduction of both erosion onto asphalt paths and common area lawn areas to be watered by the Association. Weeds are an ongoing maintenance issue this time of year for not only Sierra Canyon common areas but for individual homeowners. Remember to plan ahead and hire a landscape company if you are leaving for the long term – don’t wait until you get back and the weeds are beyond your capability of removal. Besides weeds, mow strip trees this time of year will show signs of stress due to summer heat. Sierra Canyon Association sends notices from time to time to owners whose mow strip trees may have health issues, offering words of advice from our landscape company’s tree arborist. Please remember this letter is sent to help you, not to criticize you regarding tree care. The most common issues with the mow strip trees include trees blocking homeowners on sidewalks in front of homes, juniper encroaching onto concrete sidewalks in front of homes, no tree well established to protect the tree from a mower or weed whacker and having water drip lines as well as lawn irrigation that adds too much water to the tree. Working on these important projects will help maintain and enhance everybody’s property values to the high level you expected when moving into Somersett and Sierra Canyon by Del Webb in particular.
