Get ready to bargain for great deals at the semi-annual Somersett Garage Sale, one of just two community-dictated garage sales each year. Maps will be available for pick up starting Friday, May 1 from noon to 9 pm and Saturday starting promptly at 7 am at The Club at Town Center. Participants are welcome to put up signs during the sale only to direct people to their street and house. The Salvation Army will be available to pick up all items not sold during the garage sale. Building on the success of last year’s Learn to Golf Program, Stuart Smith and our staff of country club PGA professionals will again be instructing this beginner/intermediate class. Whether you are a former golfer looking to dust off your clubs and brush up on your fundamentals or someone eager to learn for the first time, this is an ideal program for golfers at any stage. A typical session will include clinic-style instruction as well as time for individual help from instructors. Over the course of each month we will cover all aspects of the game, including full swing, putting, short game and on-course playing instruction. This program will run through the golf season with a projected end date of September 26. If participation dictates, we will add an additional 1 pm class on Saturdays at the height of the season. Junior Learn to Golf (Ages 7–14)

Why You Should Consider Earthquake Insurance

M

any people think that earthquakes are only likely to occur in California. But according to the U.S. Geological Survey (USGS), more than 20 U.S. states have experienced measurable earthquake activity over the past three decades.

A majority of the world’s biggest earthquakes take place along the U.S. Pacific Coast, stretching from Southern California to Alaska. Though California has one of the highest earthquake risks in the country, only 12% of the state’s homeowners have earthquake insurance, according to the California Department of Insurance. To help encourage more Californians to purchase earthquake coverage, the California Earthquake Authority (CEA) was created in 1995. The CEA is a nonprofit, privately funded insurer created by the state’s government to help make earthquake insurance more affordable. This “mini-policy” option is available through most California insurance carriers. Supplemental Earthquake Insurance Standard homeowners, condo owners, or renters insurance policies don’t cover earthquake damage to property and personal belongings. Federal and state financial assistance after an earthquake will probably not cover all your replacement costs. Even if your neighborhood is declared a disaster area, the Federal Emergency Management Agency (FEMA) can only offer limited assistance through grants, and only to those who qualify. In most states, insurers offer earthquake insurance as a separate option to their standard homeowners policy for an additional premium. Premiums vary from state to state, depending on statistical and risk-assessment factors. Rates are lower in states with lower seismic activity. • Kids’ Corner will only accept children two to six years of age. All children must be registered by the parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at mysomersett.com. • Parents with children who are not bathroom independent must remain on Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or during a special Club function. • For the morning time slots, parents may sign their child up for either 8:30–10:30 am or 10:30 am–12:30 pm Monday through Friday and either 8–10 am or 10 am–12 pm on Saturday. Evening slot is from 5:30–7:30 pm, Monday through Thursday. • The room operates on a six to one ratio, with a maximum of sixteen children allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Reservations may be made online at mysomersett.com seven days in advance. • All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void and the spot will be opened to a child on the wait list. • No-shows will result in a $10 fee per child due to the Club. Assessments are due on the first of each month and are past due if not paid by the 30th of the month. A late fee of $25 will be posted to accounts not paid by the 30th of the month. Accounts 60 days past due will lose clubhouse and/or Canyon Nine privileges. Accounts 75 days past due will be sent to collections.

Assessment Payments Submitted Online (via

Paylease) Did you know you can pay your monthly assessments online from the FirstService Residential website? Please be aware that payments submitted online go through a third party payment processing company called Paylease. Payments submitted through Paylease will, and typically do, take up to three business days to be credited to your assessment account. Please keep this information in mind for last minute assessment payments as payments received after the 30th are subject to a $25 late fee. Paylease does charge a fee for its service, and you can pay a larger fee to have the payment posted within one business day. If you would like information on automatic payments that are processed free of charge, please contact the Association and request a ‘surepay’ application. You may also submit payments to the SOA office via check or money order only.

Landscaping for Summer By now you should have your irrigation system running and the landscaping on your property will be greening up nicely. If you have a fire pit in your landscaping, please take special care to trim any nearby shrubs or tree branches before putting the fire pit into use. If you have not turned on your irrigation system, please do so as soon as possible to prevent further damage to your landscaping. With our last dry winter, attention will be needed for weeds in the community earlier than in previous years. The Association will routinely inspect for landscaping compliance within the standards of the community but if you have any concerns regarding a property, please feel free to contact the Association. Be aware that if violation proceedings have already been started on a property, the Association cannot share any information regarding that violation. It is considered confidential under Nevada Law. For any new home purchases, the CC&R’s require that rear yard landscaping be installed within six months of your purchase date. Written approval must be granted by the Association for your rear yard landscaping plan prior to installation.

Errant Golf Balls - CC&R’s Article VII, Section 3

No easement exists on the residential lots or the association Common Areas for the retrieval of errant golf balls. These are in fact private property, and golfers have no right to trespass for any reason. The Association is not responsible for any damage caused by golf balls. All owners should have insurance covering all risks to persons or property on their lot caused by errant golf balls.

Garage Use - CC&R Article IV Section 18

Garage doors shall be closed at all times except when entering or exiting the garage or cleaning the garage. Garages shall not be converted to living space or used exclusively for storage.

Landscaping/Parkways/Sidewalks -

CC&R Article IV Section 40 Each Lot Owner is responsible to properly and attractively landscape his/her Lot pursuant to approved landscape plans. Each Lot Owner must establish and maintain landscaping on his/her Lot to the applicable fire protection districts requirements for minimum defensible space, and all such landscaping shall be continually maintained. Sidewalks located on Lots shall be maintained and repaired by Lot Owners, including snow and ice removal. For Lots which have a parkway strip located on the Lot between the sidewalk and the street curb, the parkway shall be landscaped and irrigated by the Lot Owner.

Joe and Judy Fadrowsky

H

e describes himself as persistent, analytical and logical, balanced with a good measure of common sense. Most people would agree with those adjectives as well as devoted, determined, and thoughtful. By trade, Joe is an accomplished real estate businessman who also happens to be a CPA and attorney. He has spent 40 years in real estate, serving on many association boards as an owner and as a developer, so he has a thorough knowledge in the workings of home owner associations. Not too surprisingly, he selected Somersett because he believes it is a “very well done master planned community.” When you ask him why, he doesn’t hesitate in responding, “It has an excellent variety of housing choices; it has a retirement community with lots of indoor and outdoor amenities & activities; it has great views and an open feel with the golf courses and natural hillside open spaces weaving through the expansive community; it has several restaurants within the community and a wide variety association programs & activities for both adults and children.” Best yet, it is close to family and within driving distance to the grandkids in Salt Lake City. When one talks with Joe about his life, he is rather systematic in his answers. But he immediately brightens when he talks about meeting his wife, Judy, 47 years ago.

Joe was attending the University of Hawaii at the time and Judy was passing through Hawaii with a girlfriend on their way around the world. She was working as a nurse as she traveled. Her trip was interrupted when she met Joe in Waikiki, fell in love and married him all in a span of 5 months. Joe and Judy made Hawaii their home. Joe says Judy “grounds him in all things.” Both served in the Air Force Reserve and Hawaii Air National Guard and both are retired Lieutenant Colonels. They have 3 children and now enjoy spoiling 2 grandchildren. Before moving to Somersett in January 2010, Joe lived in Hawaii for over 45 years, receiving his undergraduate and law degrees from the University of Hawaii. And, oh yes, having just returned from 2 weeks in Australia & New Zealand, Judy and Joe are still trying to complete that trip around the world – just not all at once. So why add SOA responsibilities to an already active life? Joe is devoted to the community and wants to use his extensive home owner association experience to insure that the SOA serves its owner-members as effectively as possible. He is also interested in fostering more cooperative relationships between the master association and the sub-associations around Somersett. He is very concerned with effectively managing the landscaping and water usage within the community. Dedicated to maintaining high standards for the appearance of our beautiful neighborhood, he is an advocate of fair and uniform CC&R enforcement. As treasurer, Joe was instrumental in completing the loan for the purchase of the golf course land and water rights. He serves on both the SOA finance committee and strategic planning committees, and is a liaison to Sierra Canyon Association where he serves as a board member and treasurer.

2015 POOL SCHEDULE Family Pool & Spa – Sat., May 23 to Sun., August 9 10 am–9 pm Lap Pool – Sat., May 16 to Sun., August 9* 6 am–9 pm *Free swim for all ages with one lap lane for lap swim: 12 pm–4 pm Swim Lessons – MWF 9:30–10 am & 5:30 pm–6 pm Water Fitness – Tues., Thurs. & Sat. 9–10 am or 10:10–11:10 am Adult (18+) Spa – Sat., May 16 to Sun., August 9: 6 am–9 pm Please Note: The lap pool will be open for free swim 10 am to close on Memorial Day, July 4 and Labor Day. All pools will be closed Wednesday, July 8 for cleaning and staff in-service training. After Labor Day the pools will be open weekends only through the end of the season, weather permitting.

Group Lessons

2-week session; 3 classes per week starting June 15 $35/session for members; $40/session for Goddard students Group lessons are available to members of the Club and students of the Goddard School. Beginner, advanced beginner and intermediates levels will be offered.

Parent-Toddler Lessons

Saturdays starting June 6, 9:15–9:45 am $5/class for members; $10/class for Goddard students Parent-toddler lessons are available to members of the Club and students of the Goddard School. Children participating in the program must be between six months and three years of age with little to no experience in the water.

Private Lessons

$25/single lesson; $95 for a package of 5; $145 for a package of 8 Private lessons are available to members of The Club at Town Center. Swimmers must be at least two years of age to participate. All lessons will be scheduled through your instructor during times that best meet the needs of the facility. All lessons are 30 minutes in length.

AQUATIC RULES POOL RULES 1. Use of the pool is restricted to hours when lifeguard is on duty. Swimmers are asked to use caution at all times when utilizing the pool area. Any incident should be reported to a lifeguard immediately. 2. Children using flotation devices must be accompanied by a parent or guardian. Children under the age of six must be closely supervised by an accompanying adult. 3. Children wearing diapers must have vinyl pants over the diaper and under the bathing suit. The Club reserves the right to ask a child be removed from the water if he or she is not wearing vinyl pants. 4. Proper bathing suits are required for swimming. No cut-off shorts or thongs allowed. 5. Please shower before entering pool. 6. No diving in any area of the pool. 7. No glass containers of any kind permitted on pool deck. 8. No food or drink allowed in the pool. 9. Persons with skin disorders may be denied use of the pool. 10. No pets allowed within pool deck area. Exceptions will be made for guide animals. 11. Adult swim is for persons 18 years or older. 12. No rafts permitted without approval from management. 13. No running, horse playing or water guns permitted within pool deck area. 14. Kickboards are for use as swimming aids and/or swimming instruction; no standing, sitting or horse playing allowed.

Lap Pool Usage*: Signs at the lap pool will indicate what is taking place during the day. Look for signs reading “Swim Lessons Only,” “Lap Swim Only,” and “Aquatic Fitness Class” posted on the lap pool gate entrance or at respective swim lane ends. *Lap Swim Etiquette: Please be courteous to other lap swimmers when there is only one lane in use. Circle swimming is a good rule of thumb when there are multiple swimmers in one lane. Please stay to the right of the blue lane guide to swim when this is appropriate.

Adult Water Fitness 25 person max One of our most popular drop-in classes is back for another fun, fit summer! Starting in June, join this invigorating and joint-friendly workout in the lap pool; the entire pool will be utilized during these classes. When signing in for class, the Club will follow our group fitness policy, which states that participants may sign in no earlier than 15 minutes before class. If participation warrants, we will also utilize the 1-to-25 number system as we have in previous years. Please look for class days and times on the fitness calendar found at The Club at Town Center and online at mysomersett.com.

15. The pool furniture is not to be removed from its location on the pool deck. 16. Members are not permitted to bring in outside coolers larger than 12” x 12” x 12” without prior management approval. No outside alcohol is permitted. 17. Refrain from talking to lifeguards while they are on the stands. 18. Lifeguards’ instructions must be obeyed at all times by members and guests for maximum safety. SLIDE RULES 1. Swimmers must stay clear of the catch pool and slide exit area. Do not reach into the slide from the deck area. 2. Riders must exit the catch pool immediately after use. 3. Children less than 48 inches tall who are unable to swim may only use the slide with a parent. 4. Parents may assist their child out of the water in the catch pool if necessary, but they cannot stand in front of the slide to catch their child. Parents may wait at the steps if needed. 5. Only one person at a time allowed down the slide, excluding a parent and small child as described above. 6. Please walk up the steps and make sure the catch pool is empty before beginning slide run. 7. Riders must go down on their back with feet first. 8. No flotation devices of any kind permitted on the slide, including those in bathing suits. 9. No goggles, sunglasses, hats or any object that may fall off

into the water permitted on the slide. 10. No diving from the slide into the catch pool upon exiting the flume. SPA RULES 1. The adult spa adjacent to the lap pool is for adults (18+) only. 2. Children 12 years of age or younger who wish to use the family spa must be supervised by an adult. 3. Children under 12 years of age should not use the spa for more than 10 consecutive minutes. 4. Extended exposure to hot water or vapors may be detrimental to the health of elderly persons and persons with heart conditions, diabetes or high or low blood pressure. 5. People with skin, ear, genital or other body infections, open sores or wounds should not use the hot tub because of the possibility of spreading infection. 6. Parents are to warn children not to allow water in their mouths as this can cause infection and illness. 7. The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness. 8. Horse playing, splashing and swimming are not permitted in the spas. 9. The family spa will close daily from 2–2:15 pm for backwashing and refilling.
