State of the Association As Somersett enters its third decade, there is much to take stock of as we continue to ascend a positive trajectory of continuous improvement. Our Finances Are Healthy

Prudent spending, competitive bidding, and tight controls over our contracts have created better value in our purchases and spending which has helped to partially offset the effects of high inflation. This has also allowed us to pay down our debt since 2020 by almost $1.6 million. We recently refinanced our loan balances to take advantage of low rates before the rise in interest rates, which alone has the potential to save $500K in interest expense. When we keep our finances healthy, we keep control of increases in monthly assessments and avoid any unplanned special assessments.

Our Reserves Are Well Funded

According to the most recent Reserve Study, our General/ Common Reserves were funded at 72%. (Anything over 70% is considered healthy.) The reserves for the private streets are funded at over 100%. Healthy reserves are our protection from future expenses either planned or unexpected and by the time you read this, we will have added to the reserve balances further.

Bringing the Community Together

A big part of this relates to communication. We’re bringing homeowners the latest information, provided timely and with transparency. We’re engaging your opinion on important matters. This invites you as a homeowner into the inner circle and allows for real-time participation. Another aspect of “community” here in Somersett is a robust and active series of community events and activities. There are year-round events waiting for you to get involved and meet your fellow community members thanks to an active Events Committee and dedicated SOA staff.

Club Upgrades

At the beginning of the year, the Board authorized nearly $400K in Fiscal Year 2021 TCTC cost center funds to address the needed improvements at the Club at Town Center. Our committees are hard at work to get these improvements completed in 2022. Watch for some tangible improvements to the Clubhouse interior, exercise rooms, and pool areas this summer. 4

Progress with Landscaping

Our new landscape contractor has started off with a huge cleanup effort to bring our landscape back to par and set a course for major improvements in 2022. It’s still early, but an increased level of commitment will be in place to address the irrigation and landscape issues. We are excited to see how this year shapes up. There are staff controls and monitoring of our contractor to keep things on track. A major goal will be to eliminate water waste, trim our water use, and improve the health of living landscape assets.

Declarant Period Winds Down

Next year it will be time to bring our governing documents up to date in preparation for the declarant period which draws to a close in 2024. Then it will be a time for Somersett to be completely self-determined and chart a course for the future that is appropriate for a mature and fully built-out community. Projections are that we will be completely built-out in 18-24 months after The Cliffs and Brae are completed. There will still be a few private lots left, but for the most part, Somersett will finally be complete, and with that some major opportunities to reap the rewards of a stable and mature community free from major construction.

Strategic Opportunities

As we improve our finances, we open the opportunity to improve and add to our amenities around Somersett. Developing this plan will be a collaborative effort and as we move to implement homeowners have the final say because capital improvements will be subject to a majority homeowner vote.

We are fortunate to have competent and energetic management, a committed Board, and valuable assistance from the many men and women who serve on our committees. Everyone pulls together as we plan and implement a pipeline filled with projects in a collaboration with-and for the benefit of everyone who lives in Somersett and Sierra Canyon. This summer will be packed with new activities, features and events at the Club at Town Center, the Canyon Nine, and beyond. Here are a few highlights: •

By popular demand, we are expanding some of resident favorite summer events. For instance, Fireside S’mores will be set up every Sunday evening starting May 29 and we will offer THREE Music on the Green events (June 18, Aug. 13, and Sept. 17)! There will be new events, such as mountain biking guided day trips and a golf tournament at Canyon Nine. Brandy Casey will offer golf lessons on the Canyon Nine for kids and adults. We also plan to offer tennis and pickleball lessons. The Memorial Day Bash on May 30 will be rebranded Summer at Somersett and will serve as a kickoff to the summer featuring a golf Closest to the Hole Contest, pickleball Round Robin, kids’ challenges with prizes, live music from the Jason King Band, adult basketball scrimmages, cornhole, a Happy Hour Social, and an evening luau with a special entertainment. The Events Committee is planning the second annual Somersett Car Show on July 16, plus off-site visits to a local brewery and an Aces game, another Sunset Golf Cruise, and more. Peavine Taphouse is working on an enhanced menu for our poolside snack bar.

And that’s just a sampling of what we have in store for you over the coming months. Read through this magazine to learn more and be sure to check the Events Calendar on www.Somersett.org regularly because we will be adding even more activities and events as the season approaches. Cheers to summer!

Little Tykes Golf Clinic

This golf clinic is designed for small children, and it’s one of the best opportunities to get your child involved in a game that will last a lifetime. Somersett Golf and Country Club PGA professionals are proud to donate their time to your little ones! This class is best suited for ages 3-6. The May clinic will be held inside our Short Game Arena located in the country club parking lot. The June clinic will be held at the Driving Range. Park at Ridgefield Trail lot. Sign up and confirm dates with the Golf Shop at 787-1800, ext. 2.

Play the Tom Kite-designed Championship Country Club Course

All Somersett residents are welcome to play the Championship Country Club Course six times per year per the SOA/Country Club agreement (you may schedule a tee time four times and twice you may play as a guest of a member). Each resident may book up to a foursome of players at our accompanied

It’s spring—time to play the Canyon Nine! What is the best way to control distance from short range to the green? 1) You must first understand the distances you hit the ball with all of the wedges in your bag on a full swing. A player usually has at least three wedges. I carry four. The most important distance to learn is CARRY distance. Once you chart those distances you have a starting point. You must use all of the wedges in your bag—not just a Pitching Wedge. Your Gap, Sand, and Lob wedges provide distance control in and of itself. A 4-degree difference equates to +/- 10 yards per club. When you are charting your wedges, you want to make 1/2 shots, ¾ shots, and full shots with all of your wedges. Take note of your trajectory as well – certain clubs and trajectories will be better with different green types and pin locations. 2) Remember your tempo for a less-than-full shot is 2:1. (Full swing is 3:1) This puts the emphasis on a positive strike through the ball and encourages a complete finish. To practice, you can recite a two-syllable word on the backswing and a one-syllable word on the through swing (you have to recite at the same speed though). Example – AP-PLE-PIE or PIZ-ZA-PIE. 3) Control distance with the length of the backswing. This along with adhering to the 2:1 tempo will allow you to start seeing different distances without hitting the ball “easy” or “hard.” A shorter backswing will be slower than a longer backswing, however, they should take the same amount of time. Driving Range

Somersett residents have both complimentary & fee-based access to the country club Driving Range. We encourage you to take advantage of this wonderful opportunity. The range is available Tuesday through Sunday and is closed to all activities on Mondays. In season (mid-April thru October) there is no charge for residents to hit off the matted surfaces. Most of the time this will be on the north side of the driving range. However, on rare occasions, we will be on mats on the south side and you will be welcome to utilize that side. Our service attendants will provide shuttle service or you are permitted to walk to what is the back of the driving range. We do not allow private cart access due to the one-lane path traveling back and forth. The golf balls will be staged there for you. Off-season (November thru mid-April) the north side of the driving range is closed

Controlling Your Wedge Distances

through-swing will reflect this as well when reciting the one-syllable word. A longer backswing will equate to a faster through-swing, and a shorter backswing will equate to a slower through-swing. Consistent tempo will lead to better distance control with your wedges. 4) Benchmark a couple of backswing lengths with all your wedges and chart what carry distances you are getting. This will help you take it to the course. 5) Limit the weight transfer on less-than-full shots and keep more weight on your lead foot. This will ensure you get a good clean strike of the ball. I like to hit shots as if my feet have grown roots into the ground. I may even twist my knees outward as I address the ball to get a little tension between ground and feet/ lower body. 6) Make sure you hinge your wrists on the backswing. This will help the club travel down through the ball. 7) Lastly, you still must turn your chest through to the target. If you are accelerating the club through the ball with the 2:1 tempo you will be successful with this. Remember—the ball gets in the way of the clubhead. There is no need to hit at the ball. Always work to improve your skillset. If your skill is where you want it—enjoy! Need help? Our professional staff is anxious to get you on your way to better golf. Juniors MUST be accompanied by an adult. Men, please remember our simple dress code of no denim or jogging suits, collared golf shirts, and caps always worn forward. For the ladies no denim, no jogging suits, no spaghetti strapped tops, bare midriffs, or short shorts. Proper footwear such as golf shoes or tennis shoes is required.

Push-In Ceremony

The Reno Fire Department will host a traditional Push-In Ceremony to

welcome Engine 19 to the station. This tradition dates back more than 100 years when fire trucks were drawn by horses. In those days, firefighters would have to push their trucks into the station after a call. Refreshments will be served and residents will have the opportunity to take pictures with the new engine. Kids’ Corner will only accept children 18 months to 6 years of age. All children must be registered by a parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at mysomersett. com. Parents with children who are not bathroom independent must remain on Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or attending a special Club function. For the morning time slots, parents may sign their child up for either 8:30-10:30 am or 10:30 am-12:30 pm Monday through Friday and either 8-10 am or 10 am-12 pm on Saturday. Evening slot is from 5:30-7:30 pm, Monday through Thursday. The room operates on a six-to-one ratio, with a maximum of 12 children allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Reservations may be made on Zen Planner seven days in advance. All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void, and the spot will be opened to a child on the waiting list.

The Care Matters team turns plastic bags into “plarn,’’ then crochets the “plarn” into sleeping mats that are distributed to people in the Reno area without permanent shelter. P R O F I L E

Parkinson’s Disease (PD) is a chronic, progressive neurological disorder that affects 7 to 10 million people worldwide with over one million in the United States. It is a disease that does not care if you are a man or woman, what race you are, or what your religion. People with Parkinson’s who have increased the public’s awareness of the condition include the boxer Muhammad Ali, actor Michael J. Fox, Olympic cyclist Davis Phinney, Reverend Jesse Jackson, Pope John Paul II, Attorney General Janet Reno, and actor Alan Alda. PD is a syndrome caused by a reduction in the number of brain cells that produce dopamine, a neurochemical controlling motor functions. This depletion of dopamine creates many different symptoms which produces a different Parkinson’s Disease life experience unique to each person. As symptoms and progression vary from person to person, neither you nor your doctor can predict which symptoms you will get, when you will get them or how severe they will be. Even though broad patterns of similarity are observed among individuals with PD as the disease progresses, there is no guarantee you will experience what you see in others. In June 2021, the Parkinson Support Center of Northern Nevada (PSCNN) was founded. It is currently the only organization in northern Nevada serving this population. Since it is estimated that over 10,000 Nevadans have Parkinson’s Disease and every 9 minutes another American is diagnosed

with Parkinson’s Disease, the need for a resource center in Northern Nevada was critical! The Parkinson Support Center is a non-profit organization dedicated to providing information on access to care, education, and social assistance to patients and families affected by Parkinson’s Disease (PD) in Northern Nevada. We have an extensive website, www.PSCNN.org, as a centralized source of information for people with PD and their families. By providing a single place to go for Parkinson’s Disease information, PSCNN can help PD families live their best life! In addition to our extensive website, the PSCNN is starting several Support Groups for people with PD as well as for their caregivers. Support groups provide a place for people impacted by Parkinson’s disease to share information and experiences. Groups may host presentations by professionals, such as neurologists with expertise in movement disorders, fitness trainers with PD experience,


financial or legal planners who can help with medical billing and insurance issues, home care providers, etc. Most support groups are open to all Parkinson’s patients, families, caregivers, and friends. Some are for patients-only or caregivers-only, while others are oriented toward Deep Brain Stimulation or early-onset patients and their families. Groups typically meet on a monthly basis. See the calendar on our website for days and times. We at PSCNN are also excited to be starting a Mentor Program, the only such program in Nevada. Based on the successful program in San Diego, we match Mentors (people experienced with PD) with Mentees (people newly diagnosed with PD). The Club at Town Center Reminders General Club Rules

Members must check in to the facility upon entering. Members may be turned away if they cannot provide valid ID. RESERVE YOUR SPOT: Members need to secure a time slot to use fitness classes, the Lap Pool and the Tennis Courts. Space is limited. Reservations may be made through Zen Planner (recommended) or over the phone (787-4500) up to 72 hours in advance. Please be considerate of other residents and only reserve time slots you will actually use!

Additional guest passes are available at the cost of $10 adult; $8 junior or $65 for a pack of 10 passes. Households may bring up to four guests at one time for a maximum of 10 visits per guest. Members must accompany guests at all times.

ZEN PLANNER: Zen Planner is the amenity reservation system used by the Club at Town Center. Protecting Somersett from

Somersett is over 3,000 acres of rangeland and to attempt to clear fire fuels from all areas annually would cost more than the entire SOA budget. So, we must be smart about where, when and how we mitigate by using a measured plan targeting the highest risk areas and using the most cost-effective methods. This year the SOA is thinning and removing fire fuels in the biggest risk areas using a mosaic technique. We’re also moving to create a Firewise community. We’ll be working with Nevada Division of Forestry and others to create a multi-year plan to build continuous improvement and lower fire risk. Read on to learn how you can do your part and slow the spread of fire by creating defensive space around your property. The following is by Reno Fire Marshal Tray Palmer, who is a Somersett resident.

Preparing for Summer

The Somersett community borders a high hazard wildland-urban interface area. As vegetation dries out, the potential of uncontrolled fire increases. It only takes one spark. Wildfire knows no boundary. A fire in Verdi can quickly spread and threaten your home here in the Somerset community.

Simple property maintenance will slow the spread of fire when the next wildfire occurs. Keep hot embers from entering your attic and living space by clearing juniper, pine shrubs, and combustible ground covers like pine needles, leaf litter, and wood chips at least 5 feet away from your exterior walls and decks. Make sure the protective flashing at the bottom of your exterior walls is intact. Keep your rain gutter free of leaves, needles, and debris. Remove tree limbs that are within 6 feet of the roof and remove evergreen tree limbs that are close to the ground to keep a ground cover fire from progressing into a larger crowning fire.

Make sure we can quickly get to you in the event of an emergency. Make sure your address is clearly posted from street view and in contrasting color. Make sure your closest fire hydrant is unobstructed. A firefighter needs a clear space of three feet around the entire hydrant to connect a hose and turn on the valve. Any vegetation planted within 3 feet of the hydrant must be removed. Don’t park in front of emergency access gates or fire lanes. Our apparatuses need a minimum of 20 feet width on access roads to correctly respond to and set up suppression operations. 18

If You Evacuate

In the event of an evacuation and if there is time: • Close all interior doors and windows. • Remove combustible curtains from around your windows. • Turn off all pilot lights to gas appliances. • Move overstuffed furniture to the center of the room. • Turn off air conditioning. • Turn on outside lights. • Leave exterior gates unlocked. • Place an “EVACUATED” sign in the front window or on the main door. If authorities issue an evacuation notice, be ready to leave with your important documents, pets, medications and spare clothing if possible. Do not wait until it is too late to leave the area. Any delay in deciding whether to evacuate or not can lead to tragic consequences.

This year Camp Somersett will be more exciting than ever! Camp staff are planning a weekly schedule of enhanced, fun activities, in addition to our field trips on Tuesdays and Thursdays. This year we will offer nine weeks of regular camp for ages 5-12 plus a week of KinderCamp for children entering Kindergarten. Camp activities will include sports and swim lessons, the Challenge Island STEAM program, games, arts and crafts, and much more. Our campers will discover new skills, cultivate friendships, and just have fun in the Nevada summer sun! Campers will need packed lunches and snacks every day. We will provide lunch on field trip days, but you will still need to provide snacks. Registration forms are available at the front desk. Sub-Association Spotlight: The Village

The tale of two Village rooftop residents Hoo, Hoo, Hooooooo’s there? Why it’s a Great Horned Owl, that’s who.

At an undisclosed location within the

Village at Somersett Town Center resides a pair of Great Horned Owls ... that is until recently, so let me explain. For the past six years or more, this mating pair of owls has arrived at an established nest situated on the gable roof, beneath the eave of a house in the Village. Each December the owls arrive and begin their courtship rituals. This mating ceremony plays out through the better part of January. By mid-February, the female owl can be seen roosting on the nest with an undetermined number of eggs beneath her. Her 24/7 mothering lasts for the next 33 days, after which the baby owlets hatch. Her nesting duties continue as the owlets grow bigger. Meanwhile, the male owl has the busy task of feeding his spouse and their hungry offspring. By late March, the heads of the baby owlets can be seen peeking over the edge of the nest. Within weeks they are looking more and more like adult owls, and by mid-May, they are ready to fledge the nest. Unfortunately, this scenario did not fully play out this year. The pair of owls arrived in December, and they began their mating ritual. However, come

January, the female owl was nowhere to be seen. Night after night the male owl would call for her from the rooftop, but alas, there was no reply. At the time this article was being written, there was still no sign of the female owl, but the male has stayed ever vigilant. His nightly calls have somewhat diminished, but he continues searching for his lost mate. In the daytime, he spends his sleeping hours in the evergreen tree located by the rooftop nest. So, this begs the question, what happened to his mate? Great Horned Owls have a life expectancy of nine years. Has she died of natural causes, or has she succumbed to a more sinister fate? Due to the large population of ground squirrels, bushy-tailed rats, and mice, many homeowners place bait boxes around their houses. The critters that eat the poisoned bait venture off in search of water, as they become thirsty because the poison is causing them to hemorrhage internally. These poisoned rodents now become easy prey for owls and other birds of prey. The result … the owl is now a victim of the poisoned bait. Did Mrs. Owl die from something she ate? Whether she did or didn’t does not negate the fact that poisoned bait boxes are not a desirable solution to rodent control. There’s a lot to be said for a good ol’ fashion rat trap. So hopefully, this cautionary tale will make people think twice. Mr. Owl certainly hopes so.

The Play Pool will open for the season on Saturday, May 28, from 10 am to 8:30 pm. Open daily (after May 28): 10 am–8:30 pm

Lap Pool

Lap swim is by reservation only. One session per resident per day. Reservations may be made through Zen Planner or over the phone (787-4500). The Lap Pool and Upper Spa are currently open during the following hours: Monday–Friday: 7 am-7 pm Saturday–Sunday: 8 am-6 pm Lap swim times starting May 28: Monday, Wednesday, Friday: 6-8 am & 11 am-12 Tuesday, Thursday: 6–9 am Saturday & Sunday: 7–11 am Please note that the Lap Pool will not be available for lap swim use during AquaFit classes. From 6-8 pm, lanes will be available upon request so long as pool is not too busy.

Lap Swim Etiquette

Please be courteous to other lap swimmers when there is only one lane in use. Circle swimming is a good rule of thumb when there are multiple swimmers in one lane. Please stay to the right of the blue lane guide when this is appropriate.

4-week sessions: Saturdays starting June 4 $50/session for members; $60/session for Goddard students Session 1: June 4, 11, 18, 25 Session 2: July 2, 9, 16, 23 Session 3: July 30, Aug. 6, 13, 20 Parent-toddler lessons are available to members of The Club at Town Center and Goddard School students. Children participating in the program must be between six months and three years old with little to no experience in the water. Classes focus on fundamental water exercises that encourage and promote swimming skills and comfortability in the pool. All lessons are 25 minutes long.

Private Swim Lessons

$40/single lesson | $115/pkg of 3 | $ 225/pkg of 6

Private swim lessons are available to members of The Club at Town Center. Swimmers must be at least two years old to participate. Lessons are 30 minutes long. Aquatic Rules — POOL RULES —

1. Hours of operation are set by management. Swimmers are asked to use caution at all times when utilizing the pool area. Any incident should be reported to a lifeguard immediately. 2. The Lap Pool has designated times for lap swim only and free swim determined by management. 3. Children using flotation devices must be accompanied by a parent or guardian. Children under the age of six must be closely supervised by an accompanying adult. 4. Children who are not bathroom dependent must wear a designated swim diaper. The Club reserves the right to ask that a child be removed from the water if not wearing a swim diaper. 5. Proper bathing suits are required for swimming. No cut-off shorts or thong bikinis allowed. 6. Please shower before entering the pool. 7. No diving in any area of the pool. 8. No running and jumping off the side of the pool. Members should not throw other members or children into the pool from the pool deck. 9. No glass containers of any kind permitted on the pool deck. 10. No food or drink allowed in the pool. 11. Temporary shade structures are limited to outdoor personal

umbrellas. No tents, canopy or other similar personal shade structures will be permitted on the pool deck. 12. Persons with skin disorders may be denied use of the pool. 13. No pets allowed within the pool deck area. Exceptions will only be made for service animals. 14. No rafts or inflatables are permitted without approval from management. 15. No running, horseplay or water guns are permitted within the pool deck area. 16. No balls will be permitted in the pools. 17. Non-aquatic toys are not permitted in the pool. Diving rings and other pool specific toys are permitted. 18. Kickboards are for use as swimming aids and/or swimming instruction; no standing, sitting or horse play allowed. 19. The pool furniture is not to be removed from its location on the pool deck. 20. Members are not permitted to bring in outside coolers larger than 12” x 12” x 12” without prior management approval. No outside alcohol is permitted. Staff reserves the right to inspect coolers and take possession of any alcohol being brought into the facility. 21. Refrain from talking to lifeguards while they are on the stands. 22. Lifeguards’ instructions must be obeyed at all times by members and guests for maximum safety. Failure to follow rules will result in being

required to leave. 23. Management may reserve portions of the pool deck for member or club-sponsored parties or events. 24. No outside decorations will be permitted. This includes, but is not limited to, streamers, balloons or confetti.

— SLIDE RULES —

For the safety of members, the Club follows American Red Cross guidelines for thunder and lightning. From the time staff hears thunder or sees lightning, the pool will be cleared for 30 minutes. In the case of lightning, the pool deck must be cleared due to the danger of lightning strikes. In the case of consistent inclement weather, the manager will make the decision to close the pool for 2-hour increments to accommodate the ever-changing weather patterns. If the weather improves, then the pool will reopen. Pool closing and/or opening times will be placed on the Golf Hut window, concierge desk and Facebook. Rain passes will be issued in the case of inclement weather if the guest signed in less than one hour prior to closing time. The check-in attendant on duty will issue the rain pass to applicable guests. No cash refunds will be given. Air quality: Management reserves the right to close the pools at any time due to poor air quality. If the air quality index reaches 170 or higher, the pools will be closed due to the health and safety of residents and staff.

1. Swimmers must stay clear of the catch pool and slide exit area. Do not reach into the slide from the deck area. 2. Riders must exit the catch pool immediately by use of stairs. No diving from the slide into the catch pool. 3. Children less than 48 inches tall who are unable to swim may only use the slide with a parent. 3. Parents may assist their child out of the water in the catch pool if necessary, but they cannot stand in front of the slide to catch their child. Parents may wait at the steps if needed. 4. Only one person at a time is permitted to go down the slide, excluding a parent and small child as described above. 5. Please walk up the steps and make sure the catch pool is empty before going down the slide. 6. Riders must go down on their back, feet first. 7. No flotation devices of any kind are permitted on the slide, including those in bathing suits. 8. No goggles, sunglasses, hats, or

Accounting Portal

With the exception of like-for-like changes (replacing a tree or shrub with the same species, repainting an existing color, repairs, etc.), all exterior modifications must be approved by the Aesthetic Guidelines Committee (AGC). If you are interested in making changes to your property and have questions about the review process or what needs to be approved, please contact the Aesthetics Coordinator, or 787-4500, ext. 310.

To report a non-compliance, please email soa@somersett.org or call 775-787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.
