THE STATE OF THE COMMUNITY
From Your 2021 Board of Directors New Amenities & Activities Somersett West Park features an expansive lawn with a 20-mile view from the hillside. It also features a new community garden where vegetables and flowers flourish. There are two dog parks open, one for large and the other for small dogs. We’ve added many new community events this year for the summer and on through the fall. There are wine tasting events, food trucks, concerts, a golf cart dinner cruise, and holiday events on the calendar. Be sure to check your calendar and participate in the best Somersett has to offer. There are two new restaurants coming to Somersett, one at the Town Center and the other at the Country Club. Make plans to visit this fall.
Progress in Governance
One Community, Indivisible Somersett has come together. Differences with the Golf & Country Club which were resolved last year have brought us together again on the same team. As a result, the SGCC is thriving and building healthy fiscal policy and reserves. Their membership is soaring, and it is said that they soon may sell out of golf memberships. So if you’ve ever wanted to join, don’t wait. We’re cooperating on water, events, and common details and all residents should take advantage of the free amenities that are offered such as driving range privileges, use of the restaurant at the same prices as members, bocce ball courts, special community events, and more. Also, important to note is that our various associations, including Sierra Canyon and the SOA, are again working together and addressing opportunities and issues that we have in common. The cooperation and collaboration benefit us all. It’s wonderful to work together again, cheers!
Somersett is Getting Recognized and Property Values are Soaring Being recognized as one of the premier places to live in Reno has its benefits. While property values in the greater Reno area have risen everywhere, few are rising as fast as Somersett. The average increase in home values in Somersett over the last 12 months is 37%, based on homes now on the market (Zillow survey 7/22/21). Even if you don’t plan to sell soon, your home value is a big part of your financial security.

• Somersett official communications are stellar! This effort includes homeowner surveys, weekly newsletters, Town Center announcements, and regular updates. We’ve achieved effective bilateral feedback. If you haven’t already, opt in to receive the newsletter and other communication by visiting the website and signing up to receive info at somersett.org/p/Sign-up-for-SOA-enewsletters. • Legal costs are down, way down. We’ll work to keep our legal activities about what is smart and necessary only. • We’re developing new rules for contract bids and awards. There will soon be new protocols and procedures for responsible board and management decisions. These will include checklists to ensure that best practices are followed, and that we aren’t missing anything before decisions are made. Better controls mean better execution and less waste. • Careful review of major contract renewals. Our $1 million+ contracts have gone or are now going out to competitive bid. In the case of our management contract now up for renewal, an exhausting 6-month effort is taking place to vet and understand our available options and craft a plan to ensure the best performance for our dollar.
Around the Community It’s great to get out and people are enjoying the chance to participate in activities and socialize once again. Nothing energizes, restores, and rejuvenates like freedom! Everywhere we’re seeing better attitudes and friendly people. Neighbors are cooperating, helping each other, and showing increased patience. Keep up the good work! Sincerely,

MC Believe in Education 5K & Fun Run Sunday, Sept. 26 9:30 am walk | 9:45 am run | 10:45 am kids fun run Somersett’s annual MC Believe in Education 5K and Fun Run honors a former resident, Michele Cervantes, with the proceeds going toward a scholarship for a McQueen graduate. Michele believed that education is the true equalizer for mankind. She was a master elementary school teacher who was passionate about literacy. Her vision for lifelong learning continues to be actualized through her students, family and friends. The 5K race is limited to the first 500 paid and registered participants, so mark your calendars now and sign up early! Registration forms are available on somersett.org or at the front desk of the club.
Golf Cart Cruise Monday, Sept. 13 The Community Events Committee is planning an evening cruise on golf carts at the Somersett Golf & Country Club’s championship course. Appetizers, music and drinks included. Adults only. This event is open to all Somersett residents, including Sierra Canyon.
Fall Social Thursday, Sept. 30 We will take the fun to Somersett West Park for a picnic outing featuring tours of the garden plots and a presentation on bees courtesy of the SOA’s Garden Committee.
Fall Festival Saturday, Oct. 16 A haunted house, fall-themed crafts, and all for a good cause! Join us for the Fall Festival, our annual kick-off to the Club’s holiday food drive benefiting the Food Bank of Northern Nevada. Get here early—the first 125 kids to arrive in costume will snag a bag of treats! There will be a costume contest, face-painting, pumpkins and more. Bring your non-perishable food items to participate in the fun!
Fall Garage Sale Saturday, Oct. 2, 7 am–3 pm If you love garage sales, this popular event right in your neighborhood is among Reno’s best. A link to a digital map of participating homes will be available beginning on Monday, Sept. 27, on the home page of somersett.org. If you plan to host a sale, get your home listed on our map of participating homes by emailing Robin.Bolson@fsresidential.com with your name and address. The Association publicizes the sale in local media, Craigslist and Facebook, as well as on garage sale sites. We recommend that you place signs during sale hours directing shoppers to your street and house from the nearest parkway.
Neighborhood of Lights The fifth annual Neighborhood of Lights contest will illuminate Somersett this December. Let’s make this the best year ever with lots of new participants and displays! Start planning your festive illuminations now—order those holiday lights and décor! And talk with your neighbors—is your block ready to challenge perennial winner Deerbrook Court for the title of Best Street? Check the November/December edition of this magazine for further details.
Haunted House Friday, Oct. 15, 6–9 pm PLUS Saturday, Oct. 16, during the Fall Festival Our spooky haunted house will make you shiver and scream—just in time for Halloween! Test your nerve with a visit on Friday evening and if you make it out, come again for another hair-raising tour during the Fall Festival on Saturday. Driving Range
Saturdays, Sept. 4, 11, 18, 11 am–12:30 pm $15/clinic | RSVP 4 days prior to clinic 3 minimum; 16 maximum Engage in the game of a lifetime—GOLF. This excellent beginner/ intermediate class has been extremely successful with PGA professional Rob Dugan leading the programming. Whether you are a former golfer looking to dust off your clubs and brush up on your fundamentals OR someone eager to learn for the first time, we are here to get you ready to play. A typical session includes clinic-style instruction as well as time for individual instruction. Over each month, we will cover all aspects of the game, including full swing, putting, and short game. Please sign up with the golf shop staff four days prior to clinic time at 787-1800, ext. 2. September sessions are the final sessions of the season.
September: Tuesday–Sunday: 8 am–6 pm October: Tuesday–Sunday: 8 am–5 pm Somersett residents have both complimentary and fee-based access to the driving range. We encourage you to take advantage of this wonderful opportunity. The driving range is available Tuesdays through Sundays and is closed to all activities on Mondays. In-season (mid-April through October) there is no charge for residents to hit off the matted surfaces. The majority of the time this will be on the north side of the driving range, however, on rare occasions, we will be on mats on the south side and you will be welcome to utilize that side. Our service attendants will provide shuttle service, or you are welcome to walk to what is the back of the driving range. Golf balls will be staged there for you. Off-season (November through mid-April), the north side of the driving range is closed and all play is from the mats on the south side. As a Somersett resident, you have access to our newly renovated turf tee as well as the putting and chipping area for a fee of $10/ person. Pay in the golf shop before usage and present your receipt to the range attendant. Access to the putting and chipping area is allowed only by paying the $10/person fee—no exceptions. Juniors must be accompanied by an adult.
Little Tykes Golf Clinic Sept. 8, 5:30–6:30 pm; Oct. 13, 5–6 pm 4 child min; 12 max | Complimentary Little Tykes Golf is designed for small children and it’s one of the best opportunities to get your child involved in a game that will last a lifetime. Somersett Golf & Country Club PGA professionals are proud to donate their time to your little ones! Just meet us at the country club driving range and your child can join the fun.
Play the Tom Kite-designed Championship Country Club Course All Somersett residents are welcome to play the Championship Country Club Course four times per year. Each resident may book a foursome of players at a rate of $80 per player (in-season) and $50 per player (off-season, November through March). This includes green fee, driving range usage and golf cart. We take tee times for residents four days in advance at 787-1800, ext. 2. Men, please remember our dress code of no denim, collared golf shirts, and caps worn forward at all times. For the ladies no denim, no spaghetti-strapped tops, bare midriffs, or short shorts. Proper footwear, such as golf or tennis shoes, is required. 6
TIPS FROM THE COUNTRY CLUB The Sand Shot

O
ne of the most daunting shots in the game is the sand shot. I hope that the few tips I provide along with a little practice will give you a newfound hope in becoming more proficient out of the sand. 1) The sand wedge is weighted and designed to lift the ball out of the bunker. The first thing to remember in the bunker is that you do not have to help the ball up and out. 2) When practicing out of the bunker, draw a box around the ball—about the size of a normal divot—approximately 4-by-6 inches. The object is to take your swing and splash the sand out of the box. The visual of splashing encourages a relaxed motion, allowing the club to do most of the work. It is OK to let the clubhead surpass the hands through the ball on this particular shot. Your wrists should hinge and unhinge in this shot. Splashing encourages this. 3) It is imperative that you finish facing the target with your weight on your lead foot. In
fact, your weight can stay on your lead foot at all times during the bunker shot, which leads to a more downward strike. The most common mistake is to finish on your back foot or flatfooted. When you try to lift the ball out with just your arms this is often the result. Remember, a splashing of the sand and weight on your lead foot at impact will get the majority of your shots out of the bunker.

Kids’ Corner Policy Reminders
Fall Break Camp
Kids’ Corner will only accept children 2 to 6 years of age. All children must be registered by a parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at somersett.org. Parents with children who are not bathroom independent must remain on Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or attending a special Club function. For the morning time slots, parents may sign their child up for either 8:30–10:30 am or 10:30 am–12:30 pm Monday through Friday and either 8–10 am or 10 am–12 pm on Saturday. Evening slot is from 5:30–7:30 pm, Monday through Thursday. The room operates on a six-to-one ratio, with a maximum of 12 children allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Reservations may be made online at somersett.org seven days in advance. All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void and the spot will be opened to a child on the waiting list.

From the minute they step in our door in the morning or off the bus in the afternoon, your children will enter a safe, structured environment filled with activities and games, help with homework, tutoring, snacks prepared daily, and fun times with their Somersett friends. THE CLUB AT TOWN CENTER REMINDERS General Club Rules Members must check in to the facility upon. Members may be turned away if they cannot provide valid ID. MASKS: In conformance with the latest guidelines from the CDC and the State of Nevada, all visitors to the Club are required to wear a mask while indoors. RESERVE YOUR SPOT: Members need to reserve a time slot to use fitness classes, the lap pool and the tennis courts. Space is limited. Reservations may be made through Zen Planner (recommended) or over the phone (787-4500) up to 72 hours in advance. Please be considerate of other residents and only reserve time slots you will actually use!

Once we approve your status as a Club Member, we will send you an email invitation with a temporary password (this may take up to 72 hours). GUEST FEES: $10 adult; $8 junior. RSVP Policy Please remember to RSVP for programs by the deadline listed so we can ensure that enough supplies and staff are available. All event fees are due at time of reservation. Cancellations must be made 48 hours before an event to receive a refund. No refunds will be given for no-shows. Unless noted, all events are for residents only. If residents choose to bring a guest, event and guest fees apply.
Late Pick-Up Fee The Club will charge a late pick-up fee for any child not picked up within 15 minutes of a program’s end time, including Kids’ Corner. Following the 15-minute grace period, a $5 fee will be charged for every 10 minutes your child remains with us.

COMPARATIVE MARKET ANALYSIS SUMMARY REPORT: Residential Summary Statistics THE LATEST REAL BOOM started October 1 of last year, I have included the sales since then. The Vue and the Village sold 30 units during that time at an average dollar per foot of $227 and up 13% from the previous high of $198 per foot. In Del Webb, there were 58 sales at an average dollar per foot of $312 and up 13% from the previous high of $271 per foot. Currently as of this printing, there are three Del Webb homes on the market. Lack of supply continues to be the theme, leading to multiple offers and higher than asking prices. The Somersett homes that sold during that period were 116 at an average of $284 per foot which was up 12% from the previous high of $256 per foot. As of this printing, there are 20 homes on the market of which five are not built yet. In a normal market there would be about 60 homes on the market in Somersett.

COMMUNITY PROFILE
In May of 2019, 15-year-old McQueen student, Landen
Smith, was diagnosed with a sports injury. Nine months later, his misdiagnosis turned into a childhood cancer diagnosis. “Landen went from fighting for wins on the basketball court and birdies on the golf course, to fighting for his life,” said Debbie Smith, Landen’s mom. Landen had a rare and aggressive bone and soft tissue tumor which required an equally aggressive treatment protocol. During a span of ten months he endured 34 weeks of chemotherapy, 28 radiation treatments, more than 12 blood transfusions, five surgeries, five months with an open wound on his shoulder, four emergency trips to the E.R., and physical therapy to regain the use of his arm. The Northern Nevada Children’s Cancer Foundation (NNCCF) was able to provide financial and emotional support to Landen and his family throughout his treatment. From helping with the logistics needed to navigate a childhood cancer journey to sending gifts to lift Landen’s spirits, NNCCF has provided a listening ear and support wherever needed. Since inception, NNCCF has given more than $6 million dollars in direct financial support to local families. Landen rang the “No More Treatment” bell in January, 2021, but his journey with childhood cancer isn’t over. He is one of the many local children surviving the effects of childhood cancer treatments. One out of 264 children will be diagnosed with childhood cancer in the United States, before the age of 20, and because of the treatments they received, by age 50, more than 99% of childhood cancer survivors have a chronic health problem and 96% have severe or life-threatening conditions. “We cringe every time Landen’s oncologist reminds us that due to his treatment, Landen at 16-years-old, has the heart of a 35 to 40 year old,” said Debbie. “Federal funding for databases and research is so important for these children with these rare diseases. Without this funding doctors will continue to simply prescribe the same toxic treatment that fails to save enough children and leaves those that do survive with lasting effects.” In April, 2021, NNCCF staff and families, including Landen and his parents Craig and Debbie, virtually participated in the Childhood Cancer Action Day typically held on Capitol Hill to urge Congress to support childhood cancer awareness and research. NNCCF has participated in this advocacy effort each year since 2006. “We ensure families have a place to turn for financial and emotional support services upon receiving the news that their childhood has cancer, but ultimately what our families want is a cure,” said Shirley Folkins-Roberts, NNCCF Co-Founder and Executive Director. “Local and national awareness of childhood cancer is so crucial to growing support for research and a cure.” Along with national efforts, NNCCF is striving to build local awareness of childhood cancer this September, which is Childhood Cancer Awareness Month. On September 1, 2021, NNCCF will launch the annual Know the Gold Campaign. The northern Nevada community can participate in many upcoming events to raise awareness and support for many local children like Landen.

FITNESS CLASS DESCRIPTIONS
Basketball: Residents are welcome to come and shoot hoops during reserved gym time. Please bring your own basketball if possible. Reservations are for one hour, six residents per time slot. Masks are mandatory. Body Sculpt: Define, sculpt and build lean muscle for all levels of fitness. Classes focus on intense isolation exercises with free weights and resistance, ending with abs. Boot Camp: Each boot camp class will push you out of your comfort zone with different exercises to keep you on your toes and work up a sweat through total body, high intensity interval and circuit training. Cardio Step: A high energy, heart-pumping cardio class that mixes basic to intermediate choreography in a variety of fun styles. Different intensity levels ensure everyone gets the most out of their workout. An excellent cross-training class for all fitness levels.

Crunch 15: A 15 minute power class that focuses solely on core and ab strengthening exercises. Fundamental Yoga: Introduces the principles of alignment and breath work in a flow of postures. Gentle Sunrise Yoga (Levels 2 and 3): Greet the morning slowly and methodically with deep stretching and mindful yoga practice. Mat Toning: Use controlled breathing during body weight resisted movements on a floor mat to tone and build core strength. Pickleball: Pickleball is a beginner-friendly racquet sport that combines elements of badminton, tennis and ping pong. Pickleball is open to anyone who wants to play — come check it out! Power Cycle: A condensed spin class that uses effective bursts of strength training while spinning.

With a variety of exercises and methods for this training, you’ll always be targeting major muscle groups for a total body workout. Yoga: A Hatha based yoga class focusing on foundational yoga postures practicing alignment, strength and flexibility in the body. Breathing techniques and meditation are also integrated. An emphasis on simplicity, repetition, and ease of movement. Zumba®: Latin rhythms and easy to follow moves, Zumba® keeps everyone motivated by creating a dance party atmosphere. REMINDERS: Heavy colognes/perfumes should not be worn during class. All participants are asked to wipe down equipment before and after use. Cleaned equipment should be returned to its’ original location after class. Hours of operation are set by management. Swimmers are asked to use caution at all times when utilizing the pool area. Any incident should be reported to a lifeguard immediately. The Lap Pool has designated times for lap swim only and free swim determined by management. Children using flotation devices must be accompanied by a parent or guardian. Children under the age of six must be closely supervised by an accompanying adult. Children who are not bathroom dependent must wear a designated swim diaper. The Club reserves the right to ask that a child be removed from the water if not wearing a swim diaper. Proper bathing suits are required for swimming. No cut-off shorts or thong bikinis allowed. Please shower before entering the pool. No diving in any area of the pool. No running and jumping off the side of the pool. Members should not throw other members or children into the pool from the pool deck. No glass containers of any kind permitted on the pool deck. No food or drink allowed in the pool. Temporary shade structures are limited to outdoor personal umbrellas. No tents, canopy or other similar personal shade structures will be permitted on the pool deck. Persons with skin disorders may be denied use of the pool. No pets allowed within the pool deck area. Exceptions will only be made for service animals. No rafts or inflatables are permitted without approval from management. No running, horseplay or water guns are permitted within the pool deck area. No balls will be permitted in the pools. Non-aquatic toys are not permitted in the pool. Diving rings and other pool specific toys are permitted. Kickboards are for use as swimming aids and/or swimming instruction; no standing, sitting or horse play allowed. The pool furniture is not to be removed from its location on the pool deck. Members are not permitted to bring in outside coolers larger than 12” x 12” x 12” without prior management approval. No outside alcohol is permitted. Staff reserves the right to inspect coolers and take possession of any alcohol being brought into the facility. Refrain from talking to lifeguards while they are on the stands. Lifeguards’ instructions must be obeyed at all times by members and guests for maximum safety. Failure to follow rules will result in being required to leave. Management may reserve portions of the pool deck for member or club-sponsored parties or events. No outside decorations will be permitted. This includes, but is not limited to, streamers, balloons or confetti.

Swimmers must stay clear of the catch pool and slide exit area. Do not reach into the slide from the deck area. Riders must exit the catch pool immediately by use of stairs. No diving from the slide into the catch pool. Children less than 48 inches tall who are unable to swim may only use the slide with a parent. Parents may assist their child out of the water in the catch pool if necessary, but they cannot stand in front of the slide to catch their child. Parents may wait at the steps if needed. Only one person at a time is permitted to go down the slide, excluding a parent and small child as described above. Please walk up the steps and make sure the catch pool is empty before going down the slide. Riders must go down on their back, feet first. No flotation devices of any kind are permitted on the slide, including those in bathing suits. No goggles, sunglasses, hats, or any object that may fall off into the water is permitted on the slide. Lifeguard instructions must be obeyed at all times by members and guests for maximum safety.
AQUATIC WEATHER POLICY
For the safety of members, the Club follows American Red Cross guidelines for thunder and lightning. From the time staff hears thunder or sees lightning, the pool will be cleared for 30 minutes. In the case of lightning, the pool deck must be cleared due to the danger of lightning strikes. In the case of consistent inclement weather, the manager will make the decision to close the pool for 2-hour increments to accommodate the everchanging weather patterns. If the weather improves, then the pool will reopen. Air quality: Management reserves the right to close the pools at any time due to poor air quality. If the air quality index reaches 170 or higher, the pools will be closed due to the health and safety of residents and staff.

Rules + Regulations Tip RENTALS IN SOMERSETT The following key points are taken from the CC&Rs and Rules and Regulations: • Rental agreements must be for a term of no less than six months. • Single-family dwelling units are to be used solely for residential purposes, including private garages, guest or servants’ quarters and other outbuildings. No businesses or short-term rentals such as Airbnb are permitted. • A single family shall be defined as any number of persons related by blood, adoption or marriage living as a single-family household unit with not more than two people who are not related. • No more than three people who are not related may rent all or part of the home. • Homeowners are responsible for the conduct and any violation of the Rules, Regulations and Covenants the renters may cause. • Homeowners may sign over the rights to the Clubhouse to their renters.

Assessment Reminder Assessments are due on the first of each month. A late fee of $25 will be posted to accounts not paid by the 30th of the month. Accounts 60 days past due will lose Clubhouse and/or Canyon Nine privileges. Accounts 75 days past due will be sent to collections.
Assessment Payments Submitted Online (via ClickPay) You can pay your monthly assessments online from the FirstService Residential website (www.somersett.connectresident.com) through ClickPay, a third-party payment processing company. Payments submitted through ClickPay (Autopay) typically take up to three business days to be credited to your assessment account. Please keep this in mind since payments received after the 30th are subject to a $25 late fee. ClickPay charges a fee for its payments made by debit or credit card. There is no fee if you pay by e-check. For an extra fee, you may arrange to have a payment posted within one business day. You may also submit payments to the SOA office, via check or money order only.

While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.

Executive sessions and Aesthetic Guidelines Committee meetings are not open to residents other than those who are on the agenda. 2021 Board Elections
There are two positions open on the Board of Directors. If you would like to serve on the Board, please complete the form included on page 28 of this issue in its entirety and return on or before Oct. 1 to the onsite office located at The Club at Town Center. The completed forms will be reproduced and provided in a mailing to the membership. We also ask that each candidate provide a headshot via email to soa@somersett.org for posting on the website. Candidates will also be asked to participate in Candidates Night Forums in October, exact date to be determined. Board election ballots and candidate statements will be mailed to unit owners by Oct. 15, 2021. Nevada law requires that all directors be elected by secret written ballot. Only you can vote on your secret ballot, which must be completely filled in and placed in the envelope marked secret ballot. It will not be opened until the annual meeting on Nov. 15, 2021. Ballots returned by U.S. Mail must be sent to The Club at Town Center, 7650 Town Square Way, Reno, NV 89523 by Nov. 14. Ballots may also be returned in person to the ballot boxes at either the Club or Aspen Lodge, no later than 1 pm on Nov. 15. No ballots will be accepted at the annual meeting.
