the creative agora

a proposal of urban regeneration of the creative industry realms in georgetown , malaysia.

Keywords : urban regeneration, world site heritage, creative industry, location : Georgetown, Penang tutors : Syed Sobri Syed Zubir, Fairuz Redza Razali Georgetown, Penang is a melting point of a trading industry since the 18th century ago. However, the inner city of the town itself is having an urban decay due to the move of the trading industry to Butterworth. In order to revitalize the areas, a creative industry is proposed as a catalyst for urban regeneration. The ideas of creative clusters was based on the precedent studies, and Penang government support with the creative industry. The creative ecosystem will be based on people instrument, economic instrument and places instrument. Commercial area, office spaces, residential and public realms is the basic framework that will be injected to the design. The establishment of creative clusters is aimed to give a dynamic solutions for the urban revitalization and community to thrive and be resilience in the incoming future. To support the ideas of creative environment, the proposed typology will be created to support collaborative meeting spaces where exchange of diverse viewpoint will be created. With the creation of active collaborative spaces, all the people in the area could participate and give ideas and solutions for the creative people. To create the sense of identity in the development that is unique to the places, a theory of senses of place is inserted in the program to suit existing environmental context, people and built environment. In order to creative a conducive place for creativity cluster , the masterplan is designed to provide a various possible area for social interaction and contemplation as in nature of divergent and convergent thinking. The atmosphere of creative place is varied from The design resource centre , cafes , and various park. The park and rooftop park is provided to resolve the problem of the lack of green public spaces in Georgetown.

THE DIGITAL & CREATIVE HUB office space ranging from small Soho to the medium to the co working space with a recreational zone is sit on a top to encourage physical activity. The hub is fronting the sea view and near the accomodation and bus hub to encourage liavability of the inner city itself. RECREATIONAL ZONE To encourage physical activity and social interactions among the creative people, the recreational zone provide an oppurtunity for a balanced work life experience.

MERCU MAYBANK a proposal of MAYBANK OFFICE TOWER in georgetown , malaysia. Keywords : world site heritage, highrise, office, location : Georgetown, Penang tutors : Pm Josmin Yahya Harizan Khamis Maybank is among the top 5 banks in South East Asia with total assets of USD183 billion. It has an international network of over 2,400 branches and offices in 20 countries, employing 47,000 employees who serve over 22 milion. The tower is programme to cater for Nothern Region office for Maybank Berhad, Etiqa Insurance and Maybank Foundation. The proposed site is located adjcent to the KOMTAR building, a well renown and highest highrise building in Penang. To response with the site and its programme, an active public podium is designed to cater for Maybank foundation with the niche programme for the public art gallery and resource centre. The podium is designed to be in irregular shaped and a lot of opening to allow cross ventilation. In the tower block, to correspond to the KOMTAR tower and corporate image of the bank, a rectangular floor plan is choose as a basic shaped that been morped at the lower level. The upper part of the tower is left transparent to the sky to symbolise the aspiring Maybank group global business. Mercu Maybank / 16

Embong Mohamad, Panel : Dr Mimi Zaleha Abd Ghani, PM Josmin Yahya. Stress illness have been a major problem to the working class people in the metropolitan city. usually a retreat getaway might be far to the city and make it hard for the people to spend their time due to load of commitment that need to fullfiled. An urban getaway that provide a holistic wellbeing experience will fullfiled the needs without sacrificing a lot of commitments. the proposed thermae and wellness centre is aiming to provide a holistic wellbeing experience for the urban people to rejuvenate their mind, body , soul or other desired wellness goals with the programme and architecture that is designed based on the context of local culture and values. The project is proposed on a hilly terrain and 3 major programme that is thermae & spa block, main block and accomodation block has been proposed for this project.

The site is closed in a mature neighbourhood of Bandar Baru Selayang, Kota Damansara, Kepong and Sg Buloh. There is a close natural attractions such as forest reserve and medical centre establishments that could sustain the whole environment of the wellness journey. In terms of road and linkages, jalan Bidara is the road that is connected to the Jalan Kuching , a main aterial road that link Kuala Lumpur and Rawang.

The site forces / genus loci of the site is becoming the main generator of the design that is based on the tropical rainforest and cultural landscape of malaysia. Other generator is a spatial narrative of the space to give the end users a rewarding expereince when entering the building.

Meadow The meadow a place to reclaim biodiversity back to the building with the special attention to frangrant flower and plants that could attract the insect to come.

Central Oasis

Experiencing architecture involves movement and how well the sensory experience is received to the users. The central oasis is an interplay of lavishly landscaped area where the irregular shape of the walkway will induce users to be in the oasis.

The Creek

A journey to the natural streams is always been associated with a short trip crossing a forest trail where the visitor will immerse themselves with the forest bath. The journey of the forest bath is imitate again where the end users will stepping downward on a stepping stone across a small stream of water underneath the canopy of tropical trees.

The creek also is designed to functionally reduce and filter the sound that is sourced from the

Main Thermae

The bathing complex is divided into a small cluster of programme to give a more intimate journey and ambiance . The itimacy of space is based on the durbar theory of relationship that suggested the intimate number of person in a group is 5 while the person in outer circle is 30. The divided space provide a more controlled acoustical level to compare 86 with a large undivided area.

The arrangement of the space give an indirect view to give privacy and also provide a sense of exploration of a space to the end users. The main thermal pool is located at the end of the complex. A volumetric space above it , the chandelier and light that passed through the space in addition of the natural steam that evaporate into the space give an intense experience to the users.

Spa pavillion The spa is built on a shear wall construction to give a seamless thickness of wall and jointing thus giving a minimalistic effect of the space. A raised floor system is used to keep the mechanical & plumbing fixtures & allow for flexible arrangements of layout for future planning.

Private Bath The private bath is located on the topmost floor of the bathing complex to offer the users a retreat in privacy . The bath offer a private lap pool , spa area and a lounge to relax and rejuvenate under the nature and skies.

Technical study is a continuation of a design thesis from the previous semester where the integration of technical part, services and regulations will be applied. The studies include a structural studies, special studies, Fire fighting regulations , UBBL regulations, integration of services and its callulations and etc. The aim of the studies is to made the project is viable to purposely to be constructed according to the regulations and standart of safety.

structural diagram The selection of the structural system is based on the span of the building and the architectural language of the building. The building is mainly designed on a medium span structure topped with a hip roof structure. A Post tensioned RC. structure is used for the main structure due to the economic viability, medium span structure and the familiarity for the local contractor to commisioned the structure. A much more technical and architecturally detailed structure is reserved for the area that is visible and accesible to the public such as entranceway and public lobby. This place is using a glulam structure and a light roof caternary structure with the main aim to expose the architectural detail of the structure.

The material choice for the flooring, wall roof and interior is subtely picked and combined to give the sense of sensorial journey. A raised floor is used in the spa pavillion to accomodate technical run of the spa. the sunshading system is enveloping the building to camourflage and blur the boundaries between inside and outside.

Detail A ( Facade detail) A GRC louvres is fixed to the structural MS. steel structure. The louvres will be covered with the creepers that is planted in the pot from indgenous species from tropics. The planted is automatically feeded with water and fertilizer by the use of dripping pipe.

Detail B ( Facade detail , balcony ) The planter box will be planted with green creepers that will acts as a sunshading device.


Detail C ( Glulam Detail) The exposed structure is treated with a clayer of clear epoxy to reduce water penetration to the wood, special attention has been taken care at the finials of the wood where the wood is covered to avoid water from seeping to the structure. A led ligting and lighting conductor is fixed in the copper finials.

Detail D ( the walkway) Glulam truss with caternary steel cable is selected to show the architectural detail of the building in the public area. The Steel CHS column is been used to give a minimalistic and slender effet in this public areas.


Light is allowed to permeates into the hammam area with the used of a tempered glass at the perimeter of the shear wall structure. The location of the RWDP will be directly discharged in the sanitary riser that is provided in each pavillion.

special study ( spa pavillion) For the special study, an area of spa pavillion is selected with the studied area is on flexibility of interior space in terms of internal layout and construction process and the integration of mechanical layout.

In general , The spa pavillion opt for to be constructed using a shear wall construction in order to give uniform and smooth thickness of the perimeter wall and eliminating the needs of bulky point load column. The internal layout is furnished using a drywall , light construction and modular unit that allow flexibility and ease of alteration for the future usage.

A raised floor is opted to provide a solutions for mechanical integration for sanitary pipe, hot water pipe, cold water pipe, air conditioning chilled water pipe , electrical trunking, mechanical air ducting and etc. The raised floor also offer the flexibility in terms of renovations and alterations of fittings in the future events.

cold & hot water supply Cold & hot water system for the main building, hotel building & residential building . In the spa complex, Hot water storage tank for spa and treatment complex is channeled in the rootop and feed via gravity feed to the spa and bath complex. make up tank for hot storage is located underneath the prespective pool tank. For the hotel & residential block , individual hot water storage is selected to be used in the individual room to reduce the amount of heating insulation & low usage. with the integration of room access card, The system could be shut down/ standby mode when guest does not occupy the room. Hot water diagrammatic flow pool is cleaned and new water is introduced every week. consist of two main tank . recycled water tank and fresh water resevoir. the heat from hot water that been discharged to public is extracted before been dischearged. type of water cleansing sand filter filter the hot spring water. small amount of hot water is constantly introduced to pool. ozone added in the pool.

heating, ventilation & air conditioning HVAC system in the proposed project is proposed based on the usage of the aircond system, the area to be conditionized, & the efficiency of the system.The selected system are as : a)Natural ventilation + ceiling fan is used in the semi open air area such as restaurant and public bath. b)Exhaust fan unit is used for toilet and etc. c)Water cooled system, Centralize plant unit is used for the main building & spa complex d)Air conditioning , VRV unit for hotel and residential block. f ) Heating, hydronic Underfloor heating for hammam room.

The system is efficient to be used in the medium size room. electrical supply & telecommunication ELECTRICAL SUPPLY Based on the estimated demand factor of the electrical in the building, the proposed building will use a TNB substation Single chamber.

TELECOMMUNICATION PABX, internet & server line is integrated to served the hotel & villa, reception & admin & spa building.


vertical transportation no lift provided on the reception block as the served floor is only 2 storey height. Its also aim encourage people to use a stair by designing a prominent staircase. a link from the bath complex lift is still provided.

2 public lift for disable & connection to the private bath & spa at 1st floor escalator for the high traffic area between reception ,retail & restaurant to the thermal bath complex. encourage people to go upstairs after a bath. hotel service lift is off to the hotel guest and have a direct link to the buggy route. - hotel guest will not been disturbed. service lift located close to the main kitchen , retail outlet & rooftop greenhouse.

sewerage system The sanitary sewer is a system of underground pipes that carries sewage from bathrooms, sinks, kitchens, and other plumbing components to a wastewater treatment plant where it is filtered, treated and discharged. The proposed therme will share the sewerage plant facilities of a larger masterplan of KL Northgate that been sited next to the site. TYPE OF WATER DISPOSAL. 01. Common sewerage from toilet. 02. pool wastewater 03. Wastewater from laundry. POOL WASTEWATER DISPOSAL. Discharge of Water 1. If the discharge to sanitary sewer is not feasible, then the following guidelines must be followed before discharging the water: a) Prior to disposing or using the water for irrigation, shut off the chlorination system if there is one, or stop adding chlorine. b) Hold the water in the pool or hot tub for two weeks to reduce the chlorine level. c) Discharge or use the water for irrigation in an area where the water will not flow into a stream or storm sewer. d) Discharge or use the water for irrigating the property and ensure that it does not flow off the property.


waste disposal system In terms of sustainability, the waste will be recycled to reduce the waste that been produced in the centre. The organic kitchen waste will be go through insite composting heap, the waste oil will be turned into biodiesel and lastly, the unprocessed crap will go through the kitchen grinder & sewerage. Keywords : Latitude competition, location : Bologna, Italy Supervisor : Prof Dr. Sabarinah Ibrahim Nervo mercato is a proposal of community regeneration via the regeneration of existing market as a catalyst and platform of a community of Bolognina, Bologna. Vandalism , lack of green area and heat wave is some of the main issue of the place that need to be tackled down . The proposal of the competition is aimed to resolve and answered the issue by providing a community platform for grafitti art, urban gardening and hanging out space for the community in the marketplace.

profile Mohd Khairudin Mohd Asa ( KAS) was born and raised in sekinchan , selangor, malaysia. most of the childhood time are well spend in the sekinchan where it is the site for the algicultural (rice field) , and ecological (mangrove & seascape). the early exposure to the environment make him a person who care about the environment, ecological and sustainable approach holistically in the daily life. khairudin attend a technical school during his o level majoring for a basic in civil engineering and it is the first official exposure to the built environment. After finishing his a level in the technical school, khairudin is continuing his study in the polytechnic majoring a diploma of architecture where he is establishing a strong foundation in technical aspect in architecture. His aspiration and love towards architecture make him furthering his studies in architecture (riba part 1) in mara university of technology where he could explore and experiment various design approaches and concept. After finishing the school, he is working in a local architecture firm as a asistant architect and asisting various project mainly in highrise and residential development. . personally , Khairudin is a person who love to travel,hiking, meeting a new people and searching a new ideas, love nature , and food from various countries. currently he is graduating on his study in master of architecture in UiTM Puncak Alam, Selangor.
