ven though it is an exciting one, the idea of remodeling or even renovating your home can also be overwhelming. From recognizing the real needs to the planning of the process, timeline, its stages, the actual costs and available budget; the key is to keep track of –and on track– all the factors that come into play.

Whether you are trying to update and remodel a house to make it a more comfortable place to live, want to revamp the personality of your home or you are looking to increase its market value and sell; most of the time, the biggest factor that needs to be carefully evaluated and meticulously planned is budget. Besides space, which is manageable to some extent, a tight budget often becomes a limitation. It doesn't always have to be, but if this is the case, in addition to dreaming big, you should also think smart and plan creatively. There are plenty of ways you can fix up a house that don't necessarily break the bank. The two rules to keep in mind so you don't go over your remodeling budget are, one, careful planning of every step of the process and its costs; and two, sticking to it. These two aspects go hand in hand, if one step is unnecesary, missed or not perfomed in a satisfactory manner, the cost of that stage of the process will increase, causing a snowball effect on the overal budget –and 10

The smallest room in a home, is one that can make the greatest impact. The name powder room, was coined in the 18th century, when servants needed a place where they could apply fresh talcum powder to the white wigs of wealthy gentlemen. Back then, powder rooms did not have a sink, but when the wigs went out of style and the needs changed, a sink was added and the powder room became the half-bathroom we now know as an essential place in the home to freshen up. Otherwise known as a guest bathroom, the powder room is usually conveniently located on the main level, allowing visitors to use it without going into the more private areas of the home. Because
of its location and smaller size, you will find the need for just a sink, a toilet and maybe a decorative mirror, leaving the shower and tub for a full bathroom. Now…just because it may be the smallest room in the house doesn’t mean it has to be drab and boring. Take this opportunity for what it’s worth. Just because you’re small on space doesn’t mean you have to be small on design ideas! Think of it this way, with a smaller space to work with, renovations will be easier and much less expensive than redoing a full bathroom. Because you get so much design for your money, it’s really the best room to start with when upgrading the rooms in your home.

Another factor to consider is the size and style of the sink for your space. The look of a classic pedestal style sink will remain in style for years and with the elegant look in white, you can really use your imagination. Go simple in more of a farmhouse or country style or be bold and go wild by creating a black and white theme with a touch of glam. With limited square footage in mind, by adding a freestanding, classic white sink, the possibilities of layout and style are endless.

It can be as unique as you want it to be without overpowering the visual presence of any other room in the home. Forget the fact that you have little space to work with by letting your design vision take over. A glamorous look might not be the first thought that comes to mind when you think of a powder room. The classic look of white basins can be enhanced by beautiful leg supports, exuding a hint of elegance no matter what finish or style you choose. Go bold or classic, literally anything goes! Take some time with your decorating ideas. Make use of the space you have wisely. Tackling this smaller space in your home is a great way to express your personal style without breaking the bank.
