COMMUNICATION & FEEDBACK Communication with you, the seller, is critical to an exceptional selling experience. You will be contacted via your preferred method with feedback, reports, and comments on a regular basis. ACTIVITY REPORTS I will provide periodic activity reports that detail all marketing and advertising efforts. The reports will include open houses, showing activity and comments from prospective buyers and their agents. A neighborhood market activity report that includes a list of comparable properties on the market that are active, pending, or recently sold can also be provided. OBJECTION VS CONDITION It is important to differentiate between possible objections and conditions regarding the property. • •
An objection is a feature or state that can be adjusted or corrected. Common objections: outdated paint or wallpaper, carpet in disrepair, the landscape in need of sprucing, etc. A condition is a feature that can’t be altered or changed. Common conditions: property located on a busy street, property backing to a commercial property, located in a flood plain, etc.

PREPARE Together we will tour your home to prepare a detailed summary of the interior and exterior areas of the property. Since first impressions are lasting, we will suggest improvements to enhance the marketability of your home and ensure that it will compete more favorably with other homes in the marketplace.
POLISH
Evaluate how your home looks from the street. Curb appeal is paramount and the first impression. Cut and trim the lawn and get landscaping in top condition, adding new plants and color as necessary. Consider painting the front door and replacing the doormat to freshen the entrance. Paint any part of the house that needs it. Clean walls and windows, inside and out. Repair screens and windows so they show and work properly.
STAGE
Neutralize the home of any pet, smoking or cooking odors. Over use of air fresheners can also be unpleasant. Clean carpets and patch or replace if necessary. Make rooms appear larger by storing or removing excess furniture. Replace any items that are of a permanent nature (light fixtures, etc.) which will not be a part of the sale. If you have a pool, make sure it sparkles.

Organize closets to show off storage space. Remove unnecessary items from kitchen cabinets to show off their spaciousness. Clean appliances and keep them in good working condition. Clean garage and storage areas.

PHOTOGRAPHY FIRST IMPRESSIONS MATTER The first impression in the home selling process happens long before a buyer walks through the front door. Over 95% of home buyers start their search online, so the quality of your home’s images is crucial to the success of the selling process. Oftentimes a buyer will decide whether or not they schedule an in-person showing solely based on the photos. PREPARING YOUR HOME FOR PHOTOS: • A thorough professional cleaning is ideal, including carpets. • Declutter and depersonalize, paying special attention to the kitchen and bathrooms. • Store any trash cans, pet bowls, and other items that might detract from the features of the home. • Good lighting is ideal. Open window coverings and turn on lamps. • Don’t forget the exterior: a freshly mowed lawn and sharplooking landscape beds photograph best.

SHOW Together, we will work with ShowingTime to show your home on a schedule that is convenient for you. You will have 24/7 access to showing activity and feedback from potential buyers when it’s provided. There are several ways we can set up your home to be viewed by agents and their clients: GO SHOW No advanced notice is needed. This works best for unoccupied homes, or sellers with a very flexible schedule.
COURTESY CALL ShowingTime will notify you based on your preferences about an impending showing. We can set criteria for appointments such as, at least one hour notice prior to the requested showing time.
APPOINTMENT ONLY The seller must approve the date and time with Showing Time prior to the confirmed showing appointment.
SHOWING FEEDBACK Showing agents will be prompted to give feedback within 24 hours of the showing. If the agent provides feedback, you will either receive those automatically or I will provide feedback to you, depending on your preference. OPEN HOUSES At your discretion, an open house will be scheduled for the public. Your home should be made ready for the open house as you would for any showing by keeping the exterior and interior in impressive condition. I will arrive early to place open house signs, turn on all lights, open window coverings, and adjust the interior temperature. At the conclusion of the open house, your home will be left as it was found. Feedback will be provided and follow up with visitors about a second showing or offer.

AFTER CONTRACT IS SIGNED INSPECTIONS: The inspection time period will be agreed upon during contract negotiations, typically a 7-14 day window. The buyer and their agent will be responsible for scheduling all inspections. I will communicate with you when the inspections are being held. You should expect to be away from the home while inspections are taking place. Plan on the whole-house inspection taking about 2-3 hours. Prepare your home for the inspection as you did for showings. Please note that the inspection notice, reports, and supporting documents are often not provided at the time of inspection, but in the days following. Unless negotiated differently in the purchase contract, the buyer(s) have 3 options once the inspection time period is complete or the inspection notice is delivered. The inspection notice will denote one of the following 3 options: Accept the property as-is (ask for no repairs) Cancel the contract Resolution of Unacceptable Conditions (negotiate repairs) Any relevant inspection report(s) will accompany the inspection notice. Once the inspection notice is delivered, the parties will have 5 calendar days to agree upon any renegotiations or repairs, unless the time period was adjusted in the originally contracted terms. In some instances, compensation in lieu of repairs is negotiated (by way of a credit to closing costs or a reduction in the purchase price). APPRAISAL: The buyer or buyer’s lender is responsible for ordering the appraisal. Typically, the appraiser will contact me to set up a date/time to conduct the appraisal and I will communicate that to you. Prepare the home as you did for showings for the appraisal appointment. Oftentimes, the appraisal report and value details are not shared with the seller outside of a verbal indication that the home has appraised at.

PRIOR TO CLOSING A few weeks prior to closing, the title company will contact your current mortgage company (if applicable) to obtain an official loan payoff. I will assist the title company in connecting with you to get pertinent information to allow them to access this information. If your home is subject to HOA assessment, the title company will contact the HOA management to obtain verification that any dues are current. Buyers will likely perform a final walk-through of the property in the days leading up to closing. This is to ensure that the property condition has not changed or been altered. If any repairs were negotiated, they also have the option to reinspect to ensure repairs are completed. If applicable, the buyers will need to be provided invoices and paid receipts for negotiated repairs. Call or go online to have all utilities transferred out of your name as of the contracted possession date. Don’t forget to have the mail service transferred to your new address. Make sure your homeowners insurance remains in place through the contracted possession date.
CLOSING AND POSSESSION Sellers typically sign closing documents prior to the buyer signing, and in many instances, sellers may sign a few days prior to the contracted closing date. The signing of closing documents will take place at the title company and you’ll need to bring a valid government-issued photo ID (i.e. Driver’s license or US Passport). Coordinate with the buyers on access to the property at the time of possession. It is customary that any additional keys, garage door transmitters, ceiling fan remotes, and the like are gathered and left in the home. Most purchase agreements will say the home needs to be left in “broom clean” condition. It is best to clean once all your belongings have been moved out. When the buyer purchases your home, usually they are also purchasing most appliances. You can make it easier by gathering all of the manuals, warranties, and receipts for those appliances in one location - many leave in a large envelope or a kitchen drawer. If you consider leaving anything behind, please make sure we clear it with the buyers first to ensure they would like the items. Also, make sure you do not take any items that convey with the home and were not previously excluded from the purchase.

HELPFUL TERMS MORTGAGE TERMS ADJUSTABLE-RATE MORTGAGE (ARM): Mortgage loan in which the interest rate of a home may vary at specific intervals during the loan term. AMORTIZATION: A payment plan by which the borrower gradually reduces the balance of the mortgage by making monthly payments of principal and interest. CONVENTIONAL LOAN: Any mortgage loan other than a governmental loan. FIXED-RATE MORTGAGE: Mortgage loan in which the interest rate will not change throughout the duration of the loan. GOVERNMENT LOAN: A mortgage loan guaranteed or insured by a government agency such as the Veterans Administration (VA) or the Federal Housing Administration (FHA).
ASSESSED VALUE: Estimate of property value by a public tax assessor used as the basis for calculating property tax.
SURVEY: A process whereby the property is measured and a scaled blueprint of the land and its property lines, structure, and easements is drawn.
CLOSING: The final step in the sales agreement where property ownership is transferred from seller to buyer.
TITLE: A document that refers to the ownership of a particular piece of property.
CLOSING COSTS: Fees and expenses, other than the cost of a property, are charged to transfer ownership. EARNEST MONEY: A payment provided by the buyer that is held, typically in escrow, as a show of good faith, indicating the intent to purchase the property. ESCROW: A legal arrangement in which a third party, typically a title company, temporarily holds money or property until a particular condition has been met (such as the fulfillment of a purchase agreement).
POINT: One percent of the loan amount is paid to the lender, usually in exchange for a lower interest rate on the loan.
HOMEOWNERS INSURANCE: Also called hazard insurance, covers physical damage to the property, as well as theft and personal liability. It does not cover flooding; flood insurance must be purchased separately if needed.
PRINCIPAL AND INTEREST PAYMENT (P&I): The monthly payment of interest charges and part of the principal loan balance. With taxes and insurance included, this makes up the monthly mortgage payment (PITI).
INSPECTION: Service performed by an inspector to identify any possible structural or mechanical problems.
PRIVATE MORTGAGE INSURANCE (PMI): A policy that protects the lender in the event of default, and ensures repayment of the loan in case of the borrower’s death or disability. PMI is generally required if the buyer’s down payment is less than 20 percent of the purchase price or appraised value.
CONTRACT/CLOSING TERMS APPRAISAL: The opinion of an appraiser in estimating the market value of a home; usually required by a mortgage lender.
LISTING CONTRACT: An agreement between a homeowner and an agent authorizing the agent to offer the owner’s property for sale. MARKET VALUE: The highest price a buyer would pay and the lowest price a seller would accept. SELLER OR OWNER DISCLOSURE: Legal requirement that the seller discloses in writing any known defects or repairs that have been made to the property.
TITLE INSURANCE: Policy that protects the holder from any loss resulting from defects in the title. TITLE SEARCH: Research of public records to identify ownership, liens, and encumbrances affecting the property.

AGENT: Term used to describe a real estate salesperson licensed by the state who, under the supervision of a broker, represents a buyer or seller in the purchase or sale of a home. BROKER: A person licensed by the Kansas or Missouri Real Estate Commission who acts as the fiduciary agent of the seller or buyer in a real estate transaction. BUYER AGENCY: Agency relationship in which a buyer contracts with a broker to represent the buyer’s interests in real estate transactions. MULTIPLE LISTING SERVICE® (MLS): A computerized list of all properties for sale by member brokers. REALTOR®: A licensed agent or broker who is a member of the National Association of Realtors®, through local affiliates such as the Kansas City Regional Association of Realtors. Realtor® membership is voluntary and represents a commitment to the highest levels of professionalism.
